Only regret is not calling her sooner, they’ll look at your credit + background and have comprehensive knowledge of hundreds of complexes around the area. If you’re on the fence, just try it! Negative experience: this is is the biggest scam ever!!!!! u go to the office and u pay OVER 20$ for a background check then she literally gets on a computer and looks for available apartments so basically everything u can do yourself! then she sends u to the apartment complex to check it out when u get there the people at the apartment complex DOES NOT WORK WITH THEM so u gotta pay yet another fee for background checks credit checks and everything that is required so she really just a waste of time and energy if ur not lazy and have a brain u can open ur computer yourself look for apartments in ur area until u find the right requirements for u and in ur price range bc again that’s all she is doing and you can go down to the apartment complex yourself and only have to pay everything ONE TIME she say she works with low credit i promise u she don’t! she made it sound impossible unless i had 5000 or more…… hell no she knows nothing and is the biggest waste of TIME she was unpleasant to work it rushed us out and got us nowhere she just took out money and got a credit check for else!

Negative experience: I reached out because I was on a very tight housing timeline and was looking for tenant representation. During our call, I was told that no work could begin until an in person meeting the following Monday, despite all required information being easily transferable via phone, email, or electronic documents. When I asked for a clear explanation as to why nothing could be done remotely given the urgency, the response was simply that they would not proceed and wished me luck. There was no explanation provided and no alternative path offered. For anyone in a time sensitive or urgent housing situation, this firm may not be a good fit due to their desire to maintain full control over the process and their lack of clarity. I ultimately found it more effective to handle my search independently rather than wait on unnecessary barriers. I fully expect a response to this review that attempts to deflect, minimize, or reframe this experience for their benefit, which is precisely why I am documenting it publicly.

Fantastic experience: Extremely grateful for this place! I worked with Scott Janssen at the Mesa location and he made this the most seamless stress free process. Within 24 hours of walking in the door I was able to apply for an apartment. Wish I could give 100 stars!

Negative experience: I recently visited this office and was assigned an agent upon completing check in. I paid the money for the credit check fee. Sat in the office for over an hour going over everything. I was given 1 property as an “optimistic choice”. The rental application for the property $200 now I went in explaining I already went through the process of applying elsewhere and being denied hence the reason for the appointment. I need to move in less than 2 weeks so paid the additional $100 for the expedited application, total now spent $300. I was denied, shocking! Reached out to the agent via text and email. It’s been almost a week and I have not heard back from this place at all! I have used this office before but back in the day! I am absolutely floored by the lack of customer service, the more money paid for denial and the lack of respect or empathy for at least a response or call back!

Fantastic experience: I definitely recommend working with Valley King Properties when interested in moving in the East Valley area. Robin Haney was great! She listened, understood the quality of home I was interested in, my budget along with affordability, she was direct, and quick in finding perfect options for me. Even though I had to stop my search due to a family emergency, I would still recommend.

Negative experience: Predatory place with predatory practices. Can’t see an apartment until you’re guaranteed going to cough up the money for the app. Using high pressure tactics. Renting should be transparent and easy. Wouldn’t even at least show pictures of the places available.

Finding an apartment was tough for me because of my credit situation, but she never gave up on helping me. Fantastic experience: Dale really is an apartment whisperer (he has a plaque that states that on his desk). He asked me what I wanted most in finding a place. I said safety. He got all my info and he immediately knew a spot that would give me what I was looking for. He was able to work around my personal challenges (credit mainly). I didn’t have to look at a bunch of places. The place that Dale told me about has more than enough security. My apartment is very secure and I love the area. Thank you Dale for listening and placing me in my perfect new home!

Negative experience: I called this morning looking for a specific agent named Melissa. The gentleman answered the phone and he was just very rude. Very disrespectful I would ask certain questions and he was very short and kept mentioning you can call Melissa if you need to why don't you just go work with Melissa? I just felt like that was horrible Customer Service considering the fact that I'm looking for a home in distress I went to a professional to seek some professional help and the way that he handled me this morning. Makes me very concerned on how he's handling every he was very pacific on the ways that he did things and shame on anybody else if they did anything other than that, Melissa was very respectful, very sweet and was very accommodating to my needs with my special needs Children of not being able to go into the office with their equipment. This gentleman was very rude and very disrespectful and disregard any of the information that I told him on the reason why I couldn't go into the office and was asking if we could please do everything over the phone if I went in and brought my money in the information that he requested only because my children are on equipment that take up a lot of space to unload them put them in the office for only 20 to 30 minutes for his convenience was very disrespectful and it was not what Valley King properties is made out to be every time I've worked with Valley Kings with Melissa. She has gone above and beyond to make sure that I was placed in a home and that the service she gave me was properly handled and respectfully, and this man did not give either one of those and I would just like to share my experience because if you're a single mom with special needs children's that need help in certain areas and some people don't wanna go above and beyond for you in that sense it really takes from the company and I really think that the company should know of the type of people that are working within their office

Fantastic experience: Back in 2017 Valley King Properties helped me get into the apartment I am in. They found me a great deal. Renting market went to shit and rent got high. I came back to Valley King Properties again here in 2025. They helped me find another good affordable place to live. Thank you Arion.

I am a difficult person to work with because of an eviction that occurred in the past couple of years and he quickly and efficiently found options for me to consider. I ended up getting a spacious TWO bedroom apartment that was within my budget and worked with my rental history. I also didn't have to compromise on any of the amenities I wanted and the location was perfect for my daily commute. Fantastic experience: All these years of finding my own apartments, I wish I had known about this place sooner. Mirandi was so knowledgeable and we found an apartment the same day. It was that easy, we told her what we were looking for and she found it. The only cost was a $20. Fee for credit check and even though our credit wasn't that great she assured us she would be able find us something and she did. We have moved in and are very happy with the cost and the area. This is the easiest way to find an apartment.

I contacted the property managers for a replacement on our fridge cause it wasn't working on arrival and my shower was squirting everywhere, however they came ASAP after memorial day and solved all our issues. Michelle is a really nice property manager and is very open about what she expects from a renter and how she'd be fair to us as long as we did everything we need and thats exactly what I expect out of a property manager. Fantastic experience: I had to move out in a rush and contacted Arion at Valley King, not sure if I would even have any options with an eviction on my record from 5–6 years ago. I was really anxious, but he made the process super smooth and straightforward. I could tell right away that he was solid—just seeing how he treated other people and he was understanding about my situation from the beginning. At no point did I feel judged, even when I had slower or overwhelmed moments. You can find real estate agents who know the logistics, but it’s not common to find someone who’s also emotionally in tune and aware of what an individual or families needs are. Arion’s approach is intuitive and grounded, which makes a huge difference when you’re in the middle of chaos and can’t think straight. Fantastic experience: Picture this...my family and I have 2 weeks to find a place to live, make that less than a week by the time we think to come to Valley King for help finding a place. We sit down with Scott have a couple laughs fill out some paperwork, pay a little fee to get things going...and then reality settles in for me.... credit needs a facelift, rental history has had some work done so no problem there, income has seen better days and working off one not two but I think its doable..... I was worried. We seriously needed a place I was honest about all I had going on and what I could afford but also did not wanting to live in a dump just because I had not won the lottery yet. Scott was honest with me, ran some numbers and gave me two places to go see...I know what you're thinking...2 places!?? But I had none when I walked in. I wish that this dialog ended with us getting some extravagate and luxury home with all the bells whistles and upgrades but that NOT this story. BUT I will say Scott got us in touch with a place that was in a neighborhood I always wanted to live in, the space is what I call "cozy", it had some previous upgrades but more importantly it is clean, safe, and something I can afford. Bottom line I went from having no place to go in time, to getting in right on time with Scotts help and if you have ever been homeless then you know what a blessing it is to have a place to call home! All humor aside Scott THANK YOU from my heart to yours may you be blessed for being a blessing to us! PS...sorry it took me so long to post my gratitude
