Fantastic experience: I cannot recommend Mary McClellan highly enough. While I was stationed in Lemoore, California, Mary worked with me from across the country and went well beyond her role to ensure everything went smoothly. She even consulted directly with my loan company to resolve issues so I could close on the right date. Mary found the perfect house and didn’t stop working until I truly felt it was home. She did such an amazing job helping me purchase my home that it was a no‑brainer to hire her to represent me when I PCS’d — she held countless open houses and appointments until the job was done. Mary carefully reviewed all the documents and guided me through the process, and because of her attention to detail everything went smoothly. Professional, persistent, and genuinely caring.

Fantastic experience: We engaged with Crystal Layton on the recommendations of one of my husband's work buddies and we're so glad that we did. Crystal engaged with a photographer to take amazing pictures of our home before the sell which was instrumental in having so many showings during December, typically a slow month to sell. She was available for all of our questions and was extremely patient with us during the entire process as we were moving out of state. She went over and above after the sell of our home to ensure that an issue that happened from an error that caused an outside water pipe to bust by the water company was fixed properly and spent several hours in a home with no furniture in it to ensure that that process was completed satisfactorily. I would highly recommend Crystal and her knowledge and experience if you plan to sell in the Northeast North Carolina or Hampton Roads Virginia area.

Negative experience: I rented a townhouse in Chesapeake through Greentree for 3.5 years. The first 2 years were great. Any issues were addressed and if the owner could do the fixing/repairs himself, he would. The last year and a half not so much. My teenage daughter and I lived with a broken toilet, two outlets in the living room that didn’t work, a broken gate and rotting deck. I put in a maintenance request. They came out and looked at the issues (except the outlets, that never got addressed), and they even sent a contractor out to do an estimate. Then nothing. I never heard another word from anyone. I gave it some time and then emailed Kim about it. She told me the toilet would be replaced and the outlets would be fixed. I ended up finding a house to buy and broke my lease. They kept the security deposit which is fine, I broke the lease, I get that. I don’t even mind that I paid them an extra $500 because the carpet cleaners I hired did a terrible job, but the fact that they ignored the maintenance issues and never acknowledged any wrong doing on their part is maddening. They were very aware for almost 2 years that my toilet wasn’t flushing. They do not care. Unless you’ve done something as a tenant, that is when you’ll hear from them. If you need them to do something, good luck getting any help. I don’t know if this is the norm when you rent, but I am so glad to be a homeowner again!

Fantastic experience: Kim Stanley has been the salt of the earth. She sold the house with no problem and made it very easy doing the lowest point of my life. When I became ill Kim picked up the ball and continued to work on my behalf.She does more than sell houses she sells a new start. Fantastic experience: Mary McClellan listed our house and we had a full offer with $4k above asking price under 24 hours of it being listed. In addition, the buyer's agent didn't order the required termite/moisture inspection. Mary hopped on it right away and got an inspector down there and the house inspected the same day (at a great price too). The buyer's agent attempted to amend the original contract 3x. As a seller, I was stressed and annoyed, but Mary took care of the transaction and all the stress that came with it. HIGHLY RECOMMENDED!! Her years of expertise was really demonstrated in our transaction.

Negative experience: I would strongly caution any property owner against using Green Tree Realty. After my long-time property manager left the company, the owner deposited my rental funds into my account and then withdrew those funds the following day without my authorization. There was no justification for handling my money this way. This is not how a professional property management company should operate. Owners deserve honesty, transparency, and respect when it comes to their rental income. Unauthorized movement of funds is unacceptable and completely undermines trust. Because of this experience, I would not trust Green Tree Realty with rental funds or property management.

Negative experience: I cannot share on the buying/selling side of the company. As far as rentals go, STAY AWAY. My partner and I have had a collapsing and rotting sub floor in our rental property for months, causing us to move out of the property. Zero update on fixing going on two and a half months. Green tree reality’s “property manager” has been nothing but difficult to deal with, including telling my girlfriend what she should and shouldn’t wear around the house. Renting out a home that should be condemned for nearly 2k a month. If you do rent from this company, I recommend staying as far away from Larry DiNino as possible. I’ve been renting for almost ten years in Virginia and have never been treated so poorly. I am beyond disgusted.

Negative experience: My experience with Green Tree Realty has been incredibly frustrating and unprofessional from the moment I moved in. I relocated from another state and expected basic competence and communication from a property management company—unfortunately, that was not the case. When I moved into the property, there was a Google security camera still installed on the front door from the previous tenants. This camera remained there for over a month, despite multiple notifications to Green Tree Realty. I was repeatedly given excuses and delays, and no urgency was shown to address a serious privacy and security concern. Communication has been consistently poor. Messages frequently go unanswered, including important issues regarding mail delivery and the mailbox. Because I moved from out of state, I was not informed that I needed to go to the post office myself to obtain a new mailbox key—this was never explained, and my messages asking for guidance were ignored. Additionally, the yard maintenance has been neglected. I have reached out multiple times regarding the grass needing to be cut and the previous tenant’s lawn mower still sitting in the backyard. There are also slabs of concrete scattered throughout the yard, creating both a safety hazard and an eyesore. Once again, my messages regarding these issues have gone unanswered. Overall, Green Tree Realty has shown a pattern of poor communication, lack of follow-through, and disregard for tenant concerns. Basic move-in standards were not met, and ongoing maintenance issues are ignored. I would strongly caution anyone considering renting a property managed by Green Tree Realty to think twice and document everything.

Negative experience: In my opinion this is the worse reality company in the 757 area! My husband and I were renting from them for a year. ( We are home owners now!) I wrote a review on their Facebook page and they blocked me! Because they don’t like bad reviews. This is what reviews are for! (The customer perception!) Our lease was over December 31, 2025 and we were moved out weeks before that but they are still charging us January rent? They also have the townhome on Zillow for rent and contractors are working in the property. In my opinion they are Greedy and want double the money for January. They also didn’t apply our $1800 security deposit? (We did have a balance) but I don’t know where that $1800 is?

Negative experience: “I had a very unprofessional and misleading experience with this company. My rental application for a property was denied on November 14 (as shown on the denial letter), but the agent continued communicating with me for nearly a week afterward as if my application was still being considered. During that time, the agent discussed move-in dates, rent, utilities, and even scheduled a meeting with the owner for November 20. I was never told that a denial had already been issued. Instead, all communication made it seem like I was moving forward in the process. I prepared for a meeting, reviewed the lease, rearranged my schedule, and asked follow-up questions, completely all under false expectations. I was only informed of the denial on the very day of the scheduled meeting. This level of communication is misleading, lacks transparency, and caused unnecessary stress and inconvenience. Renters deserve honest, timely, and professional updates, and this situation did not reflect that.”

Fantastic experience: We moved to the hampton roads area knowing nothing and no one. If it wasn't for GreenTree Realty, my husband and I wouldve been up a creek with no paddle. The owners happened to answer our phone call right after they closed and heard our situation. They reassured us and asked that we meet up at their office the next day. 12 hours later we were sitting down with two of their wonderful and sweet agents, Tara and Ginger, and viewing a list of rentals within our price range and preferred area. A few days later we signed a lease and were moving in. The support didn't stop after signing, we've regularly been in contact with everyone that helped us through that stressful experience. Fantastic experience: This review is long overdue. Life and the Holidays delayed me but I feel duty bound to write this review. We rented a beautifully renovated townhouse in the Ocean Lakes Area. I love Virginia Beach and I wanted to be a Snowbird during Chicago's worst weather. We were happy to pass the stringent requirements of Green Tree and be given the keys to our Unit. I felt the Realty Company was tough, but in a good way. I thought everything would be done right and the upkeep that wasn't in my hands would be done as it should be. I don't doubt that all would have gone as it should with us as tenants had my allergic body not rebelled against some of the first-class materials that were used in the rehab. Before moving in, it became clear that my body was intolerant of something in the house. The asthma attacks scared me to death. Looking back, I am shocked I am still alive! The Realtor released us from the lease and all would have been well had it not been for an illness in the Realtor 's Office and a glitch in the computer system. An inordinate amount of time passed. Although the lease had been canceled, the system kept asking for proof of insurance and other rental-related items including rent when the next month came around. No intervention worked. I kept waiting unsuccessfully for the security deposit return. Finally, I called and was connected to Bob Stanley, the Owner. After explaining the situation and all the steps that had been taken, he first said the check would be mailed to me in 45 Days. Upon learning that 45 days had come and gone already while technology played games with us, Mr Stanley told me he would have the money in my Checking Account within two days. That would be the day before Thanksgiving. I had my doubts because of the previous delays and the upcoming Holiday. Mr Stanley was as good as his word. He is a true professional. I wouldn't hesitate to do business directly with him again. Thank you Mr Stanley.

Positive experience: I wanted to share this review based off my experience.With the rental market being so high demand everyone wants to get their application processed equally, fairly and efficiently.I applied to the home soon as it hit the market.Called Larry to confirm something about the application and he called me back some minutes after.Thereafter my experience went downhill.He took over 3 days to process my application but somehow got the second applicant done as quick as mine.I could never get him on the phone and when I questioned him about the communication to me he seemed a little snappy.I did let him know that I’m very understanding and acknowledged we can’t always answer the phone all the time but to neverrrr call us back or acknowledge our perspective was disappointing.After I gave my feedback he then started to update me through TEXT ONLY and the last update was I don’t want you to wait around or hold you up due to the other applicant .It made me question Greentree application process because of course I’m on the house hunt so I’ve been exploring my options.However, waiting my turn to get my application reviewed with most property managers is were I stood with other realtors.Im a very intelligent person and there’s a way to say things.So I expect an individual to be able to communicate with me and give me feedback as part of my customer service experience.To end my review Larry never contacted my current landlord for rental verification , so when I think about the whole application process was me and my mother application process done fairly.Overall, I was unsatisfied with my customer service experience with Larry and it has definitely placed a bad reputation for me when it comes to this company.

Fantastic experience: I'm convinced Kim is the best realtor in the world. While I know she has to have other clients, you would never suspect that from working with her because she always makes you feel like the priority. She answered all our questions no matter the time of day and met with us weekly (sometimes 2-3 times) to see homes. She is strong, calm, and confident which puts nervous house hunters like us at ease. She went above and beyond on offers to the point of donating a portion of her commission to our closing. I can truly say that she cared about us as people, became our friend, and made our dream come true.

Negative experience: It's been almost a year since I purchased my dream home. The person I bought it from worked for Greentree and part of the deal was that my old home be sold through her. To be short, she moved to Florida and was still supposed to handle the sale. She didn't and I did. The owner of Greentree said that he would reimburse his profits to me if she did not. Nothing but crickets from either party since. Ethics. You just can't trust a hand shake anymore.

Fantastic experience: I worked with Mrs. Grafton when buying my first home and I can tell you right now, she made the process 10x easier. I went through the process where it was pretty hard to find a house without someone offering way more than what it was worth and snatching it before you could put your modest offer in. I was active duty and had to leave the state multiple times in the middle of the process. She was very patient, she would explain anything I didn’t understand, she made sure I was shown only the homes that had all of my preferences and that was in my price range. She was very flexible when it came to scheduling walkthroughs and anything else I had to get done. Mrs. Grafton was very responsive when it came to answering calls, emails, and text and getting me in touch with the right people to answer any questions I might’ve had with the lenders, the contract, etc. All and all she gave me tons of advice and encouragement through the process. She would always make me feel welcomed and never rushed or persuaded in any of my decisions. To this day she still checks on me and I can’t stress enough how professional, punctual, friendly, wise, and helpful she has been. If there’s anyone I would recommend having as a realtor, she’s it.
