Negative experience: Whatever you do do not rent from this company. They are nasty people and they do not do anything for you when you need them. I can't believe as a person who have good credit, and excellent renter's record. This guy named vlad declined my application. His reason was; OH that property just became available and he does not have any pictures of the property. So, he told me to come get my $ for the application fee and credit check because he did not want to be responsible for our paperwork while he wait to get pictures of the house. okay all of our paperwork and said they will send the paperwork to the guy who handles the application process. And they will call us in 10 days. 1. This lady name Gloria was so loud and negative about explaining to us the process of our application. 2. She told the guy in the back "she thinks we will be a problem ". 3. Different staff members said Different things to us. 4. Stephanie told us to hurry up and bring our application and money in so they can process our application. 5. Vlad told us not to submit our application until later. He returned all of our paperwork and $. So you see there is something fishy going on with this company. please do your research and read the reviews about this company. There are more property management company that will do right by you and who is very professional also. Who will not Intimidate her and make her feel nervous when she is receiving applications from customers.

Negative experience: This place is very unprofessional over 1 month ago that we applied to a place and still havent heard anything back , if they assign VALD to help you he is ZERO help , we sent in all our paper work paid the app fee went to view the property VALD said we were already approved that they were just waiting on the owners approval, we called VALD no answer we called the office they were clueless said to call VALD , we tried contacting him multiple times he loves to ignore calls dont use this property management they are the worse ,

Negative experience: Never rent from these people. They always ignore you when you need something fixed. And when they finally do fix something and it’s installed wrong they blame you when you move out and try to keep your safety deposit. Worst ever and run while you still can.

The security deposit refund disposition was proceeded after the approval and it was mailed accordingly. If the maintenance request was submitted in proper way which is via Portal or Email , the repairs are always done on time.

Negative experience: Be careful renting from Sg. They took over for our original property manager and we’ve had nothing but problems and issues since. They are sneaky and do things to make living uncomfortable if they can’t evict you. Have had contractors come and start painting our unit with no notice blocking us in, they’ve tried to get access to our unit with no notice claiming it was inspection for the city etc. I can go on and on about this pm. Listen to the bad reviews I understand if you don’t have a choice you have to do what you have to do but look elsewhere if you have an option. Very shady

Our team and property owner have reviewed your review. We looked into this matter, and from records, you were already a tenant when we took over management. There was never any intention to evict you nor were there any records of eviction during your tenancy. The inspections mentioned were mandated by the City, in which was conducted for all units in the area. As for the painting, all units were notified properly by posted notices. Regarding your security cameras, without proper consent / permission of the owner. They are unauthorized, especially when mounted through the stucco of the property. Fantastic experience: Hello, I have been a tenant both me and my son since 2021, and, from the moment of us needing help when we were homeless SG and the Sutter family have been awesome to us. Everyone that we have dealt with has always treated us well with great personalities, and whenever we need anything fixed they don’t delay. We never have to wait on service, the maintenance is always on time even every when I have needed emergency help they got right on it. Everyone from the managers that we first started with, to Stephane, Rothie, Edwardo, the maintenance Tony and Anthony and a list of others, I appreciate them all both me and my son. I also want to say that even the broker Tatiana is amazing with an understanding personality she has been great help to me , they all are amazing! Thank you all, and God Bless all of you.

Negative experience: “I am extremely disappointed with my recent experience with 2901 snyder Ave. I attempted to purchase a property, but was scammed out of $100 due to fraudulent charges for ‘Crimen.’ Despite multiple attempts to contact the seller for clarification and a refund, I have received no response. The entire process has been highly unprofessional and fraudulent. I would strongly advise others to exercise caution and avoid dealing with this property to avoid similar issues. The lack of transparency and responsiveness has been very frustrating.”

Fantastic experience: SG recently took over as our property management company (this is our 3rd company now) and I feel like the saying 3rd times a charm could not be any more accurate. The communication, support, and responsiveness I have received within the first month of them taking over has been phenomenal. Genuinely appreciate the whole team of individuals for the help they have provided and look forward to working with them ☺️
Negative experience: Jessica was very rude over the phone and they over charge just to pay rent. Why is there a 10 dollar convince fee when I have been at my apartment for 4 year and it’s only been about 2 or 3. I know it’s only ten dollars but you add it up every month that’s a lot and in this economy I barely have enough. Instead of helping me she laughed. Very disappointing.

Fantastic experience: As a plumbing contractor I have to leave a 5 star review (which is rare). SG is very easy to work with and they take care of issues quickly to avoid damage to their properties. Very friendly, honest and no gimmicks.

Negative experience: SG PROPERTY MANAGEMENT IS THE WORST PROPERTY MANAGEMENT COMPANY I HAVE EVER DEALT WITH THEY ARE UNPROFESSIONAL AND VERY RUDE. They pretended to loose my rent money order and said I had 24 hours to pay my rent after I brought to their off but when I showed them I had proof of bringing it in because the person who took it signed it and gave me a receipt and I still had the money order receipt. But when section 8 did my recertification and determined I had been over paying portion they pretend from July 26 till sept 7 the they had no idea what I was talking about although I had emailed them over ten times about it and showing the the letter from section 8 they would ignore every email about it but answer everything else! I moved out September 1 after the owner so harassed me all day while I was moving about him getting the keys when I had till 5 pm to turn them in then he got them on 9/1 at 3 and never told them he got them mind you I had already moved in my new house! They had 21 days to return my deposit and didn’t send an email till after I contacted section 8 on September 27 and they made sure all the charges added up to my whole deposit and the overpayment of rent money $850 for cleaning but I paid someone to clean it and we took pictures. The number they have in the website goes to a cell phone and then they ask why are you calling their cell phone like that’s the number on the website. They threatened to take me to court because I was moving on September 1 after they had signed a paper saying I could move this people are HORRIBLE

Unfortunately, your particular situation as moving out status due to the owners renovation property made you upset and angry. SG PM Investments , Inc will not be able to answer using specific numbers due to disclosure matter, however, we did serve the tenant based on Policy and Agreements. Even, due to three parties are involved in this subject which are Section 8 - program who was helping the tenant to receive financial help and the owner who was letting the tenant enjoy residency since 07/01/2022 and Property Management who followed up with all needed maintenance request so the tenant enjoys to reside the property, SG PM Investments, Inc proceeded security deposit disposition accordingly , all paper work was released to the past tenant in the proper time. The are five office phone lines where is the phone calls are answered accordingly. SG PM Investments, Inc is taken the full responsibility to ask the past tenant to contact the bookkeeping person if you sill need us to help with the Section 8 release funds. Fantastic experience: Stephanie has been managing my Modesto property since 9-2017, Stephanie and her staff have done a Great job of managing my property. I’ve owned that home since 1990. Negative experience: So today I took my SSI client to view an apt he was interested in for him and his son who both get SSI. We met with a man named Edgar he was polite and very explanatory. He provided us with a paper explaining everything we need to apply. He told me the office will be closed this Friday and Monday in observance for Memorial Day. So I will turn in my clients rental application next Tuesday so I will do a follow up review on how everything turned out. I really hope and pray I can get my client into the apt he liked for him and his child because I have applied at several different apt rental agencies in Modesto, CA and they all want 3x the rent which is impossible for anyone who get SSI once a month. So I hope my client gets approved. I will follow up with you all in a week or two and let you know my client and his son out come Update review they just took my $50 and left my client and his son homeless. God sent us to SPM property management and thru them I was able to get my clue and his son an apt. Beware they will take your $50 and leave you homeless. Another thing when you apply for an apt with them your are not the only one applying for the apt it’s like 5 others applying for the same apt or house and I assume they pick who is best qualified and they won’t tell you they have the place to someone else you have to call for any info in regards to your application. My 5 stars ⭐️ went down to 1 star ⭐️. FYI BEWARE BEWARE!!!!!

We see you are in business to help people and so are we, Your client did pay $50.00 fee for credit/background/and eviction screening through a third party (Transunion) . SG PM Investments, Inc helps all clients and unfortunately, out of the three applications sent over including your clients for the property. The owner unfortunatley selected a different applicant. We do hold on to applications for two months in order to help assist any applicant to find a new home. Thank you

Negative experience: Horrible experience located at 117 Spruce St. Had to deal with pests all the time, it was such a dangerous environment for kids. The landlords did nothing, so they hired this mediocre management company to avoid a lawsuit. When this management took place, they still did nothing. Unless you want to live somewhere where when you have a concern they want to just kick you to the curb, by all means, go ahead! They had no consideration of us.

Fantastic experience: Everyone at the office is nice and talk to you respectfully. I was denied for two apartments and mentioned I had a week left if I did not have a place I would have to stay in the streets. Vladimir almost immediately began calling the owner and work something out for me to move in ASAP with section 8. I did have to pay double deposit due to my income but thank God I was able to come up with the money and now I should be moving to my new apartment this Friday. Thank you everyone for getting me into an apartment and avoiding the streets.

Negative experience: Horrible experience. In my opinion, this place is run by people who have no clue of the law or renter’s rights in general. Other than the following, which you may or may not experience with them; they have ALWAYS pointed the finger at the owner for everything. They’re a property management company, the owner pays them to do these simple tasks and they can never follow through. They make you follow up on your own maintenance tickets, here’s a crazy one, the deadbolt on my front door was tampered with in 2021. Through an entire year, even at the end of my tenancy, this was not fixed and blamed over and over on the contractor. Both Tatiana and Stephanie continue to make excuses, along with refusing to provide the owner’s information for a suit. (Which was asked for, by me). This is after they stated they do not manage the property any longer, and to refer any issues to the owner. The owner information request refusal issue was also stated on record; in the court of law, by SG Property. They also tried to send me a forged document with the prior date on it, to make it seem like they sent me it “on time”. Funnily enough, I helped Stephanie out and linked her up with my Allstate agent, who’s treated them very well, as far as I’m aware. The extremely dishonest and underhanded behavior is unfortunate, the incompetence is truly astounding and I urge you to steer clear. EDIT: I also got a threatening text regarding the poor review. That’s illegal, as the statements made have been factual and also include my opinion and personal experience.

Fantastic experience: Came in as a business owner to see if we could partner up with Stephanie and her number of properties. We weren't able to come up with some sort of deal at this time, but Stephanie was very nice and courteous. I loved that I was able to speak to the owner directly. Hopefully, down the road we will be able to work together because she's a great human. Others who choose to live in one of her properties won't be sorry at all.
Negative experience: Horrible prop mgmt company, they took over mgmt of a property that I was residing in. The property was a renovation and during the first winter it flooded, when I called and advised them they asked for pics and videos which is understandable. The problem I have with them is "THEY NEVER SENT ANYONE OUT." I lost a lot of materialistic things, but as long as my son and I were safe that didn't matter. Until the next flood, mold on my Jordan's, Ugg's, Birkenstock's and all my original shoe boxes just about ruined. I cleaned with bleach and vinegar every day for the 1st month then every other day until I moved 5 months later. That's when I found out that my son was sick because of mold and not COVID-19. I left the rental immaculate besides the mold on the walls, which at this point I was tired of cleaning - AND SG PROP MGMT NEVER CAME OUT TO ACCESS AN DAMAGE. They charged me for the damage to floors and walls. out of a $1,200.00 deposit I received $227.00 back. I got a call when was I going to pay my rent, I advised I paid my rent every month (this was during Covid) I was threatened with eviction, demoralized, degraded, told I was worthless and that this person was going to MAKE SURE MY SON AND I WERE HOMELESS AND NO ONE WOULD RENT TO ME. They do not care about their tenants nor the clients they service or the properties they are paid to manage and maintain. I would not recommend anyone to give these people any of your time or money

Negative experience: Worst property management in modesto Stephanie is very rude and unprofessional!! My slumlord has been refusing to repair issues in my house for months so I reported him then he hires Stephanie!! On the first of june I tell Stephanie about all my issues and she still hasn't fixed anything yet and it the 18th of june now!! My tile is broken and unsafe to sharp edges sticking out due to not having professional installing it so I ask Stephanie If the tile if safe she refuses to answer me!! My wall almost caught fire due to my gas range be inches away from my side wall so asked Stephanie if my stove is safe where is at she continues to not to answer me!!! I told Stephanie that I don't have carbon monoxide or smoke detectors in my house then she tells me that is the tenants responsible for that!!! Stephanie you should let everybody on goggle know if my living conditions are safe... oh yea she just gave me a 60 days to vacate due to no fault because of major renovation!!!! Your a joke Stephanie my landlord is retaliating on me for reporting him!! the only legal way he had to get rid of me without getting sued was to hire you your aware of everything thing go on and still continue to help slumlords take advantage of tenants!!! Don't trust Stephanie she haves no concerns for tenants safety even tho that's her job!!!!!

The property owner has let us know they will be renovating.

Fantastic experience: I rented an apartment from Stephanie in 2014. When we had flooding & roof leaks from a storm, she had contractors on site, in the rain, installing sand bags. The repairs were completed promptly once the rain stopped. When my A/C went out, she sent a repairmen within hours. She made sure exterior pest control services, landscape maintenance, pool maintenance, laundry room cleanliness & accessible parking was managed regularly. Her business has multiplied exponentially over the years. Stephanie's team works hard to house people & I will always recommend clients to SG Property Management. Don't believe the bad reviews; there's always more to the story & ungrateful people are never accountable.

Positive experience: Now that i have been here for 2 and and a half years,we got a notice(no fault) to mov out.Well i think the owners going to oet me have some kore time because its Christmas and i,we would be on the street Homless. And why. Its confusing?? But i woulda fivin m a 5 5 star itherwise.Only if my repairs get done here. A vandalized laundry room put a halt to our tenants being able to use the facilities,and people dump trash in the ally and ruffle thruogh the dumpster for stuff n leave iteewy. Before you post things on social media you should have the facts straight. We do have one Tenant with neighbor complaints and we have certain things we cannot disclose to neighbors about tenants. Negative experience: They threw away my deceased son and mom stuff away illegally. They tried to evict me during this pandemic. Stephanie does not like people of color I told her about the black mold she didn’t care she just wanted me out be very aware!!! No one gave me the contact information to the new owner. Everyone I called never gave me the new owner contact information.
You should have contacted the realtor. We had nothing to do with this property and you know this! It was sold.

Where still within the 160 dallor fee timeline so basically shes suppose to be working for us not one phone call not one update took are money and lost are number one might say why not call why not let her know believe me when someone pays almost 200 for there services and the overlying trick ops additude not worth the drama just remember we paid you for services you offered to deliver its not the other way around stephanie its funny the bad reviews you have are all very very similar like i said keep the money for services you didnt even attempted to fulfill is the sad part what gos around comes around remember that dead beat thief learn to work for ur money and what you got.
Hello There! We did see your review. However, WE our Team educate applicants before applying. If you applied for a property all applicants were either approved or denied and date stamped with confirmation time and date. Application are through a third party which is disclosed to the applicant in the process of applying. All applicants must authorize with signature.
This is signed and authorized by the applicant.
The fee is used for Credit / Criminal and Eviction screening per applicant over the age of 18, which is also sign and authorized by the applicant.
We will also provide you with your credit report upon request.
Negative experience: The apartment they were renting for almost $1k was horrible and in a dangerous area! And they were asking for too many requirements!!!
Hello! We did see you 1 star review. However we do manage for multiple investors that are purchasing and renovating units.With the pandemic us agents and investors are making sure the requirements for renting is finding a qualified tenant.

Negative experience: We applied and they didn’t even let us know that the homes were already rented they got back to us 2 weeks later. Don’t recommend this place it’s unprofessional and they just take your money!
Negative experience: They’re the worst when it comes to managing the property. You call them, email you text them reporting issues and they don’t send anybody to help. I like the house I’m currently renting but I’m to the point of moving out due to their poor customer service.

Negative experience: I have just given up trying to apply for places through them. I am being told one thing then another happens. I am usually a paitent person but after having them either not do what they say they are going to do multiple times with multiple situations, being rude to me, the amount of time it takes them to do something is triple what they say, i cant. Total waste of my 50.00$. This place has turned me away from dealing with property managments completly.
Fantastic experience: Came into SG Property Management about 2 years ago in a panic and in need of an apartment quick. Stephanie was very understanding and easy to work with. I was moved into a cute little apartment within 2 weeks! Sadly I’m moving to a different city now so I can no longer use them, but if you’re looking for a good property manager to rent from in the Stanislaus area I would highly recommend Stephanie Garcia.

Negative experience: Had a leak in my roof called to report it and get a repair. They never called ever! The first month they took over my property they lost my rent check! Don't get me started on there attitudes. Garage.
Negative experience: Nice people, but I didn't get much help getting a place. I felt ripped off of $120. (for 3 people) for fees just to submit one application for a house.
Fantastic experience: This is the best property management I've ever had to deal with in stanislaus county. They r the most nicest sincere people in the property management business period. Anyone who gave 1 star reviews are jerks that got evicted or didnt get approved for a place cause they have bad credit ect..
Negative experience: Very unreliable they would tell me they would call me the next morning to see if we got approved and would never call I would eventually call by like 3 in the afternoon just for them to delay my response they would promise. this happened for FOUR DAYS STRAIGHT them saying we will give an answer in the morning and never calling until I get fed up and call them and the final day, The only way I found out the place was taken was seeing the listing unavailable online and driving by and seeing other people moving in really really rude and unprofessional.
Fantastic experience: My wife and I met Stephanie 4 years ago at the beginning of SG Property management. Due to unfortunate events we were looking to rent an apartment in a hurry. Stephanie came through! She got us into a great place quick. Renting from SG property management has been great. All of our maintenace issues were dealt with promptly and efficiently. The staff, always professional. About a month ago we were looking to upgrade to a house. Again SG came through, we are now in a beautiful home, in a great neighborhood. Fantastic experience: Stephanie Garcia was such a big help in getting us in a rental when we moved back to Modesto in 2015. She was always on top of things. Anytime repairs needed to be made to the home we were renting, it was never a problem, she was on it ASAP! We have since moved out of the home and did the best we could to leave the home in great condition, so it was a pleasant surprise when we received the full deposit back. She took great care of us all along the way. Doing business with Stephanie Garcia would be a wise choice for anyone looking for a home. She'll do right by you.

Negative experience: They are never in the office. Never answer their phones. Horrible at following up even if you leave a message. One incident that happened was that I scheduled a showing for a property, and I was trying to call to let them know I was running a few minutes late. Right then they were trying to reschedule the showing. They didn't bother to call me ahead of time before our appointment... like they forgot they scheduled a showing which was totally unprofessional. Right when we reschedule the showing for the next day they told me in a very rude way to "be on time this time". I held my composure by not saying they were the ones that forgot about the showing and I was just trying to be professional by letting them know I was going to be a few minutes late... but whatever. Next day comes around, and I get there right on time when they were 30 minutes late. I applied for two houses with them, and they were so prompt about getting my application and the fee for it, but after they got their application fee they weren't prompt about anything after that. I applied for the second house three weeks ago, and they still have no contacted me back with a follow up even though I left a message. The most unprofessional staff I've ever worked with.
