Fantastic experience: We have bought and then sold half a dozen houses in 4 different states. We have had some real estate agents that we thought were good, and others not so much. But even the best can't compare to the job Margaret just did with the house we purchased. She had creative ideas to make our offer stand out with terms that would be attractive to this particular seller. She did her research so that our offer was commensurate with the property we were purchasing. She walked us through the entire purchase agreement so we knew what every single paragraph meant. Fantastic experience: We were so lucky to find Margaret Crayé for our SML dream lake house hunt! Searching for a home from a distance (NY) can be extremely challenging. The pictures posted on-line don’t always give a true feel for a home – the pitch of the walk to the water, the depth of the water off the dock so the kids can safely dive, how far from necessities like supermarkets and restaurants – all of these things come into play. So, we started off our search being pretty picky about our wants…then Covid hit and the prices started to soar…we started to get a bit desperate and looking at properties over our comfort level and homes similar to ones that we had initially avoided. That’s where Margaret was essential! She was wonderful about visiting numerous properties and sending us video walk throughs with commentary. She would sometimes have a heads up on a property before it hit the market to get us a chance at first dibs. That can really happen fast when you see homes shoot up over $100k in a year! So, we took her advice and kept on the search. Fantastic experience: We just recently closed on a lot July 6, 2021 at Smith Mountain Lake. She came recommended from a local person in Smith Mountain Lake. She helped us with getting information about a couple of lots we were looking at, and helped guide us as we hadn't purchased land before. She would always answer our calls to her personal cell phone, when we couldn't reach her at the office. When we decided on the lot, we found it had been recently taken off the market. She got the sellers to look at our offer, and had excellent negotiation skills. She ended up helping us get to a fair price and we saved 5K over what I was thinking of counter offering. We also had to extend our closing by a month due to difficulty in getting soil feasibility study completed, but made it super easy to electronically sign documents as we reside 3 hours away. She also recommended a custom builder, who I really like so far to guide us building our custom home. Pleasant personality and easy to work with too. I would definitely use her again.

Fantastic experience: Margaret helped us find our "forever" home at Smith Mountain Lake. The process went smoothly, good communication and a successful/on-time closing.

Negative experience: Her failure to have her client sign the closing papers for our property until it was too late to get the deed posted until this coming Monday. He was scheduled to close at 9 am on THursday. This would have allowed the deed to be posted early enough for us to close on our property and get our furniture moved in. Instead our movers stayed overnight and we then had to unload onto another storage facility and now have to hire another moving company and stay in a motel for 3 nights. Our closer got the funds too late on Friday to post the deed. This move and snags has cost us over 10 thousand dollars. This could have been avoided by sticking with an earlier time.
