Fantastic experience: Stayed at one of their properties on West 8th street for about 4 months and had a really good experience overall. The furnished house was exactly like in the pictures. The support staff and maintenance team were genuinely helpful and easy to work with. Just make sure you handover the house in the clean condition that it was given to you in. Special shout out to Jada and Dale at the front desk, and Jim from the maintenance team. They were always quick to respond and super helpful whenever needed, and I cannot stress on this enough. I’d definitely move into one of their properties again, especially if they expand into the suburbs. Highly recommend.

I just wanted to say these guys are the Absolute best rental team I’ve EVER came in contact with in my whole 22yrs of rental experience in Erie pa. When I say i brag about Jason and his team weekly it’s an understatement. BPM has provided nothing but the best experience I could have ever imagined. Thanks to Dale for always texting me back expeditiously about any questions I have. I’d also like to thank Jim.O for his outstanding handy man experience and reassurance that I can call or text about any and everything and it’s never a bother. Fantastic experience: I wanted to Thank both Jim and Jacob for their incredible work on our apartment. I personally got to experience this when the door to my bedroom that was falling off from usage was completely fixed to basically brand new conditions. They always come and repair anything we need fixed within hours of the requests we put in. They always are friendly and extremely nice when interacting with us. They are such hard workers and I thank them for their service to us!

Negative experience: My mother had been renting an apartment for almost ten years, when she had passed away they treated her items and myself very heartless and disrespectful! When I received a notice to remove her things but by the time I received it the three day period they said I had to have them by had already passed as it was wrote on the 13th and post stamped on the 17th and then when I contacted them they ignored me when I tried to inquire about the matter and then they stole her items told me they instead threw them in a dumpster then when I confronted them as to I can see my late mothers things still inside threw the window they told me she didn't have nothing and upon my further demanding that they are lying I can see them right there threw the window they then told me to wait outside they will go get the items, then told me I was trespassing !! They did not give me proper notice , they lied to my face numerous times, they took what they wanted out of her stuff and instead told me it was trashed and nothing of worth value ! The maintenance man instead told me I was trespassing and said oh well my moms dead too as he blately lied as he stood next to my mothers air conditioner, vacuum, coffee pot , kitchen shelf rack, basket of towels, computer chair, an family's antique heirloom glass lamp that is priceless to my family! She was cremated and her ashes were thrown out as if she were trash as I was not given any regards of respect or notice of given the chance to get her and her items they just threw it out is what they said to me as they kept her stuff instead!!

Negative experience: Please do full research before moving in and out. Everything looks so coordinated and smooth while moving in because you are paying money and they want money for empty rooms. But when you decides to move out then thats where rosy days turns into who are you experience. They only care about the money that you are paying. Not to mention they are milking the cow as long as you live there through Trash collection, water and sewage and everything is surcharged and can be billed as they want. They never explain how they reach the number but the answer is always sketchy when you lack transparency. And when you move out FORGET ABOUT GETTING SECURITY DEPOSIT back in full. They will find each and every way to SCREW you OVER. Cleaning fee, carpet cleaning, Bathroom Cleaning and various other fee although you rented out nice and clean. I have rented many other places and lived in various apartments but this was one of my baddest experience. As long as they are getting milking you for various things and generating cash revenue the experience is so pleasant but once you decide to move out for better place then things start go south. They shifted me in two apartments because of rusted pipe issue an mold that was in their old apartments. So I would look around other places before I sign lease with this people. Also if you are INTERNATIONAL Students please consult other students and stay FAR from this guys. I am NOT SUPRISED by there way of denying it and saying we couldn't find you in our database. They have done in past when i start looking at all 1 STAR Review they deny and in all 5 start Review they say thank u. They don't say we did find you in our data base and we love milking for your for so many years.

The leasing process was straightforward and stress-free, and any questions I had were answered quickly and clearly. Fantastic experience: Working with BPM was an absolute pleasure. The guys came out on their day off to make sure I was all set to move in. Maintenance was well kept and communication was very easy any time I needed help with anything. Dale and Charles do a great job working with tenants to make sure needs are met and properties are suitable. Also the maintenance team worked like a machine to make sure the side walks and drive ways were accessible after a big snow storm. Would absolutely stay with BPM again!!

Negative experience: This company practices discriminatory, ablest housing policies and application processes. I would strongly discourage anyone from considering applying for a unit with them - especially anyone with a disability! Poor professionalism and rude customer service on top of that. AVOID AT ALL COSTS! AND they think they can put PII on their review replies as shown below without legal repercussions. Better consult with an attorney! It's not the law for ME to put any disclosure in a rental application. But it IS illegal for you to expose any PII from my rental application on this public website.

Fantastic experience: I can’t say enough good about everyone who works for BPM! They are/were the kindest people I have ever rented from, anything that was ever needed or if a problem occurred, which was so rare, they were there with in 20minutes or less of putting in a maintenance order. I can’t give all of the people at BPM a higher recommendation. Their Appartments are very well kept, and the price is beyond fair for what they are offering you.

Negative experience: Rented a place from them in Cleveland Heights, Ohio, I had a hole in my ceiling for five months that they did not fix, also found out that the place I was living in had serious mold issues - and my kid was very ill while living there! I would not trust these people as far as you can throw them. I have also spoke to other tenants who feel the same way. Beware!!!

Positive experience: The parking situation is not ideal and it’s not that safe walking through an alley at night. Too pricey for that. But everything else has been great so far. Will be reporting back at the end of this school year. We love it so far though!

Positive experience: Overall, I enjoyed the two years I lived at my apartment through BPM. My apartment was very nice and rent was reasonable. Maintenance was always quick and everyone in the office was very nice. However, when it came to the move-out process/security deposit refund, I am very disappointed. I spent probably close to two hours cleaning my apartment prior to moving out (wiping down baseboards, scrubbing the sink, vacuuming, etc) and left it in what I considered acceptable condition (I would be satisfied if I moved into an apartment that looked the way I left it). When I got my security deposit refund in the mail, I was charged for 6 hours of cleaning which was $240 plus an additional $80 for 2 hours of carpet shampooing. Mind you, my apartment was not very large, so I am not sure how a total of 8 hours was spent cleaning a one-bedroom apartment. I am hoping to get some things figured out and resolved by contacting them about this issue. It is just disappointing how much management companies, especially those renting out to college students, charge for cleaning, damages, etc. Especially when basic cleaning/sanitizing of an apartment should just be standard between renting out to different tenants. Just be cautious when it comes to cleaning when renting from any apartment management company. Take photos for proof because you never know when you may need them. EDIT: I was not emailed the photos until after inquiring about the issue. The cleaning the expect you to do is that of a professional cleaner. Be sure to scrub the baseboards, behind the sink, the window sills, etc with a toothbrush if you don't want charged for 6 hours worth of cleaning.
Shayla. We don't understand the confusion. You were sent an email with 117 Photo's. I can assure you that these photo's will show exactly what needed to be addressed. The amount of cleaning and shampooing in your apartment was more then we expected. Please review your move out photos.
Positive experience: Not sure how I’m feeling about BPM housing right now! When your shopping for an apartment for your college aged student they seem eager to help you land that perfect comfy apartment to call home. Unfortunately, if for “any”reason you need to leave lease few months before it begins, they’ll refuse to give you your $500 dollar deposit back no matter your life circumstances! Im actually not sure if you can get your deposit back at anytime once paid! Being a property owner myself, I’d prefer to give a deposit back, as you keep a professional relationship with that individual and you never know when they’ll be back to lease from you again! Shopping and having to back out of a first apartment for a college aged student should feel as good of an experience! Our daughter sent 2 emails trying to get in touch with anyone at BPM when trying to figure out how to get out of lease, as she’s not attending Gannon anymore! She was considerate of finding & even having another person take her spot in lease! Man on phone couldn’t of cared less! I was just told on phone that not only will we not get any portion of our deposit back, he could be charging for 2 months rent on top of that. Never thanked us for finding another person to take our daughters place in lease! I think if someone is considerate enough to find another person to take over your lease, you should be able to receive your original deposit back, since they take another deposit from new person! He was sure to tell me about all the other hundreds of students he helps! This man just belly ached about all the paper work/forms online he could charge $300 more! I said, isn’t that part of your job! He also claimed our daughter looked at 11/12 apartments, she looked at one or two! If you have/live with any kind of illness/aphasia/MS, Ext- be sure to have someone within BPM go over contracts verbally with you! No one even told my daughter she wouldn’t be getting her deposit back in her email communications! If you’re excited about using BPM to lease, they will be just as excited to show you around, however if anything goes wrong, the tone is complete opposite unfortunately! I hope this helps any future students/families while considering their lengthy contracts with BPM Housing!
Hello Lizard 2772, Yes when an individual signs a binding contract there are rules and we are not able to change the rules for anyone. We respect the contract and the Fair Housing laws and practices. For us to change the terms of the lease would be incredibly unfair to others plus it would be Illegal.
That being said, we do understand your frustration.

Negative experience: All renters please do a "pre-move out" inspection with this management company because if you do not you will be charged an outrageous fee to "bring the apartment back to the original' condition in which you received it. My daughter was charged a fee of $180. to clean the apartment so that BPM could rent it to the next student without any cost to BPM. This is after we cleaned the studio apartment before we left. BPM's report said that we left the apartment in "GOOD" condition and we were still charged $180. Please note BPM charges individually for dust on the windows, dust under the stove, shampooing the carpets and moping the floors. I thought those were normal items a management company will do before renting all apartments. When I spoke to BPM management about the fee they said "the cleaning crew said they had to spend 5 hours cleaning the studio apartment" that we left spotless and that "if my daughter had a pre-move inspection she would not be charged as much and they did not think the $180 fee was that much". At this point it is not the money but the predatory nature of BPM management on students who receive these reports when they are back in their home states and are at the mercy of BPM at this point . I think this practice is wrong and BPM should stop!

This truly was a miscommunication and we apologize for that. Our process is to communicate with the tenants a month prior to their move-out date by email and even a letter delivered to their door. This notice is to remind them that we expect the apartment to be returned in the manner it was given and to offer a pre-inspection to review any areas of concern. In this case, she vacated a month early and therefore did not receive this reminder. We understand your frustration, and have changed our process to begin communications even earlier to prevent this from happening again. Also, we hope no one feels as though they are being taken advantage of. We are as open and honest as possible and provide notices upon move-out outlying all expectations. We want to ensure everyone’s move-in and out is seamless. We have shared the images to her online portal of the areas we did need to clean for your review as well. We know we cannot change your opinion at this time, but we do strive to keep our relationship with all past, current, and future tenants positive. We appreciate any feedback to improve our processes as we plan to serve the Erie community for years to come. As always, thank you!

Negative experience: DO NOT RENT HERE!!!!!!! The number of positive reviews does not accurately reflect this landlord, they buy reviews from tenants. (PROOF IN THE PICTURES BELOW) I had two leases with BPM housing and both of them were bad experiences. My first lease was with a house that was under construction when we looked at it, almost 6 months before the start of the lease. The lease had to be pushed back because the house was unfinished, once we were allowed to move in work was still being done at the house almost until the day we moved out nearly a YEAR later. At that same house we had a lockout situation, in which we called all of the emergency numbers, and left messages to try and get help. Now over a YEAR LATER WE HAVEN'T RECEIVED A CALL BACK. During the last few days of our lease at this house the landlord turned off the power to our unit with no warning, again we called all of the emergency numbers, and AGAIN NO ANSWER OR CALL BACK. During my second lease at a small one bedroom apartment during the covid-19 pandemic. NONE OF THE MAINTENANCE WORKERS WORE MASKS WHILE WORKING INSIDE OF TENANTS ROOMS OR INSIDE THE BUILDING. Again during these leases I had another lockout situation, again calls were made and no answers, or returned calls. I eventually was able to get a hold of someone who was able to let me in. BPM also offers private parking in lots, however I cannot recommend against paying for this enough. During normal business hours it is hard enough to find a spot in the lot with all of the maintenance trucks taking up student spots. The lots are unmonitored and anyone can park there after 5pm when the staff leaves. After 5pm it is a free-for-all between people who pay to park there and those who abuse the system. These parking lots are also unmaintained during the winter and turn into a sheet of ice as pictured below. It's truly a miracle that someone hasn't been seriously injured from a fall on the ice. I cannot recommend avoiding this landlord enough. I strongly urge anyone interested in living here to do your research, there are better options in Erie.

Fantastic experience: I couldn’t be happier with Bauer Property Management! The staff is always so friendly and helpful. Last month, when my refrigerator stopped working, I reported it to the office’s front desk. Jenna immediately called the head maintenance worker. While he went shopping for a new refrigerator, another worker stopped by to take my groceries to another fridge so the food wouldn’t go bad! Within two hours, I had a new refrigerator stocked with all of my food. What could have been a total disaster seemed like no problem at all! I’m so happy I chose BPM!

Negative experience: Most unorganized, scamming real estate company in Erie. Terrible. Takes advantage of kids who are going through college. Do yourself a favor and rent through anyone else but them.

Fantastic experience: I enjoyed my stay with them! Amazing apartment, much cheaper than living on campus! Respond super quickly and resolve issues for tenants. They even know me by name and face! Only issue, laundry takes quarters, limited laundry machines, and they have no quarter makers.

Fantastic experience: They improved the service a lot from the past year! When we moved in first in August 2016 in four bed room apartment and maintenance service was okay. Next year we lost one of our roomamtes, and Jason was able to give us a discount on the place for the next year. Before mainatanance did not do they job, now any maintenance will respond very quick to the problem. Another thing all of us love is that they use their office as amazon safe house we always getting our packages with out worries it can be stolen. Great idea! I would recommend rent from this company, but make sure you will fill out inspection form right you moved in to the apartment, because if you did not, they will charge for all the damage even if it was there before you at the end.

Positive experience: Nice place to live, college was 5 mins walk. They use to respond quickly if we have any maintenance problems. The only problem we have faced is, our apartment had only heaters and no AC very tuff to live during summer.

Thank you for your review. BPM is trying to find the fastest possible to reach and to provide a solution for our tenants to any issues and problems. That's why we have a downtown office in walking distance to any of our apartments and emergency contact in case our tenants will need help at any time. Air condition system is a great amenity to have and, yes, most of our buildings do not provide air conditioner system. The main reason why we do not provide AC system in our buildings is difficulties with distribution and operation for multiple units in one building. Fantastic experience: I am having a great experience with Bauer Property. I rent an apartment that is very close to school and I actually don't pay that much money. The location is perfect, and I know they have lots of houses for any price point.if at any point I have an issue with the apartment (which almost never happens) the maintenance is available 24/7 and usually come pretty fast to fix the problem... They are polite too ... I had a furnished appt and everything was working just fine. This is my 2nd year renting from them and I haven't had any issues. I will definitely continue my lease for next year!

Positive experience: I had a good experience living in their Property. They provide a furniture for the apartment and a good service as well! One thing that I did not like is the noise of the washing machine when people using it in the second floor. I wasn't be able to sleep well. I would recommend them to figure out a solution for it and also letting people using it during the day not at night. I would also suggest to remodel the places and provide a garage and storage space as well. I also do suggest them to do a follow up call once a while to make sure that their customers feel happy in living in their property.

Negative experience: My experience in this community has be the west. People who work in the office are hypocritical. No services they provide to their residents. They are unpleasant after signing the contract.

Negative experience: Terrible! Terrible! Terrible! First of all, my roommate and I were in our apartment for less than 6 months. Our couch was AWFUL and small with a huge sink hole under the middle cushion. We complained August 20th and asked for a new one. We never heard back. Three weeks before we moved out and a day before they showed the apartment to potential renters, a man enters our apartment (BEFORE CALLING) and brings us new couches. They were better but still not in good shape. Secondly, the parking lot was a mess constantly. Finally, the security deposit was $500. As I mentioned earlier my roommate and I were in the apartment for less than six months and we were deducted $364 from our deposit for cleaning. They took out a large sum for carpet cleaning even though before signing the lease they told us they were putting in new carpet. We did not put one stain or rip in the carpet. Absolutely absord. When confronting an employee, I believe Jason or Jassen he was standoffish and rude. WOULD NOT RENT OR DEAL WITH AGAIN!

Negative experience: Please to all the Gannon people like my self, don't rent from these guys. My mom and I when to their office cause they advertising for student housing, so we walking in and a really nice guy name Jason took us to and apartment down the street from the office , as we were walking in, it didn't seem bad but once we in the apartment and he was talking to my mom, there was a bed with a bunch of bed bugs and their eggs, I know cause my dad is a professional exterminator, so I kindly grab my mom by the arm and got us out of there, the office guy gave us his card and we literally ran out of there.

Negative experience: the worst and even if they the best in erie i will not take place with someone do not give respect for the customer. i walk in the the office and whoever was in the disk she was talking in the phone and i wait till she finished. after she finished from the call she looked to me and said "can i help you?" and i said i'm looking for one bedroom apt. she answer when she was look around with papers in her disk "when you looking? i said Aug? she stand up and walk away with saying "we can make Appointment. and she go inside. she left me when we talk without even say excuse me. i was so mad for the way she tread me like nothing and Disrespect. when she back i told her never mind i change my mind thank you. than another guy came and he like do you want for Aug. i said no i change my mind than he start talking and try make me i'm the one who Disrespect and he told me that they are not McDonald's. i know from this moment he try to get into fight. i said to him yes you are not. and also he told me do not come back. i mean if that how you guys to be Successful in the business world than i understand why Erie very Poor city.
