Fantastic experience: If you’re looking for a realtor, I cannot recommend Chuck Parsons with Cobb Realty enough! Chuck has helped us through not one but THREE major parts of our home buying journey. From buying our first home in Kansas, then selling it, and then buying our second home in Missouri. He is licensed in both Kansas and Missouri which made the entire process so much easier for us. As first time home buyers we knew very little about what we were doing. Chuck walked us through every step and explained everything in a way we could understand and answered every question we had (and there was a lot!) and always made sure we were comfortable before moving on. He showed us SO many houses until we found the right one, and never once made us feel pressured to settle if we didn’t love the house. Every time we viewed a house he came prepared with information and took the time to make sure we understood what we were looking at. When it came time to sell our Kansas house and purchase a Missouri house he was just as amazing. He went above and beyond through the entire process and even helped us get our house ready to sell. He works incredibly hard to fit his clients into his schedule while still making you feel like you are his only client. We appreciate Chuck for making an overwhelming process feel so manageable and smooth sailing. Fantastic experience: I bought my home in Columbus this past October with the help of realtor Mary Geier with Cobb Realty. She was a pleasure to work with and I couldn’t have found the perfect place for me without her. She was patient with my pickiness of wanting to find a home with character but not in need of major projects. She showed me at least a dozen houses across southeast Kansas, sharing her knowledge on the locations and their housing markets as we went. She was especially helpful during the offering, negotiating, and closing stages. I’m sure these all would have been much more stressful as a first time homebuyer without her assistance. Negative experience: I cannot recommend Cobb Realty to anyone looking to sell their home in the Kansas City metro area. I would give them zero stars if that were an option!! As the saying goes, “No good deed goes unpunished.” When it came time to sell my home, my neighbor had recommended I contact Cassandra. She told me she was relatively new to real estate but she seemed very energetic and highly motivated. Knowing that my home was located in a neighborhood where homes rarely stay listed for more than a week, I decided I would give her to opportunity to list/sell my home. HUGE mistake! My good deed resulted in a nightmare of an experience. I wasted 2.5 valuable months (June – August) having my home listed with Cobb Realty. Cassandra listed my home for $20k less than fair market value of my home. She repeatedly gave me bad advice, e.g. don’t replace the carpet because buyer could request a concession instead and full window replacement was not a major selling point. And worse yet, she locked me into a contingency offer without a kickout clause because she said she couldn’t change the verbiage of the contract. So, for over a month, during the height of housing market (summertime), I was unable to show my home or accept any offers. When the contingency offer fell through, I asked her to take my home off the market for about a week so that I could get the roof replaced after inspections indicated it was “showing some wear” and to replace the carpet that I wanted to replace before ever listing. With work completed, I fully expected her to update the listing information to highlight the upgrades, but she didn’t. Not until I provided her with all the information I wanted, and should have been included, in the listing. Within less than two weeks after relisting my home, after spending $20k in the upgrades, she insisted that I needed to reduce the asking price!! Despite everything I had experienced, I still had to fight to get my contract cancelled. But, once cancelled, I contracted with a reputable real estate agent/company who listed my home for the fair market value it should have been listed from the beginning and the listing highlighted key features including new windows, provided excellent description and professional photos. Despite the market lull during the start of a new school year, my home was successfully sold within a month!! RESPONSE: Wow Madison!!. That is quite the rant of defamatory and slanderous statements you responded with. I would LOVE to see a copy of the reply email you allegedly received from another agent you claim I was sharing your contracts with but I know with 100% certainty that it does not exist. And the claim that an agent who wanted to see the house (which she did) and was supposedly getting pre-approved to write an offer that was significantly better than what I ended up selling my house is again false. That agent had reached out to my new agent after we listed because she felt her previous offer to Cassandra wasn’t being relayed to me correctly. Turns out the agent couldn’t get pre-approved, was not even able to offer the original asking price and wasn't able to write an actual contract to purchase until the end of the year. I could continue, but I firmly believe that your response to my original post, especially your closing statements, clearly demonstrate your character and demeanor and that of your company.

Negative experience: I an writing this review because I get tired of these rental companies making a profit on keeping deposits and using deposits for necessary cleaning. Since when did deposits pay for carpet cleaning and cleaning the bathrooms and kitchens? I went to this house and made sure that everything was cleaned out and even totally cleaned the garage. As someone who also rents multiple properties ( houses, apartments and a VRBO) I have never kept a deposit to clean what had to be cleaned for the next tenant, especially with Covid`19 when deep cleaning is a necessity. My son also had to move out in March and paid rent until August because of the government mandate and we never tried to get out of our lease. Wish I would have now.

Fantastic experience: My wife and I used Tony Sanchez to help us find a home when we moved to Pittsburg KS from Tulsa OK a year and a half ago. Mr Sanchez spent so much time listening to us about what we wanted in home. We didn't make it easy on Tony as my wife Billie and I had such opposite tastes in what we wanted. I wanted a new home and Billie wanted a home that was older to get that old time charm. A must for my wife was a walk-out basement since we are in Tornado Alley. Every time we looked at a Property, Tony was made aware of our wants and differences. Tony found the perfect home for us in the end, I got my new house and Billie got her beautiful home with lots of trees which she also wanted and a huge walk-out basement. We have so much room for our family and friends when they come to visit.
