Negative experience: Worst agency to work with by far. They will force you into a lease renewal 9 months before your lease ends, they never fix anything wrong with the house, they raise rent constantly with no notice, they invade your privacy constantly, and they belittle you and disrespect you as a tenant. I’m a college student and the unit to avoid is on 16th Ave. DO NOT RENT FROM THIS AGENCY.

Positive experience: I finished my lease in September and am just getting around to writing this. I feel lucky to have gotten almost all of my security deposit back (they deducted $90 for carpet cleaning; I had left it vacuumed). My unit was clean when I moved in. Maintenance requests were easy and effective for issues within my own unit. I think it's as likely as not that you'll have a decent experience with them unless you end up needing to interact a lot with the office itself during your time leasing. My building had dingy laundry/bike room with a single washer-dryer for all the units, and for some reason, a tiny water-closet type bathroom attached. That area and the carpeted stairways were never maintained. The room is supposed to only house bikes and be the laundry facility. When I moved in, it was full to the brim with old furniture and other discarded items in disarray. There were many bikes, some abandoned but still locked to the locking apparatus. I have a bike, so I wanted to use this area, and also it was just in a nasty state for a laundry room so I fussed about it. It took about four to six weeks of back-and-forth with the office to get them to clean it out fully. The refuse got removed at my request but I had to cite landlord/tenant laws to them before they removed those of the bikes which were abandoned (before that, there wasn't enough room on the one locking apparatus for me to use it). The strange little bathroom seemed to never be cleaned and would occasionally cause a stink through the rest of the room. Later in the year, I noticed what appeared to be a little bit of mold in there and sent an email about it, being clear (I thought) the issue was in the common area. At first I got a reply saying "residents are responsible for upkeep of their own units, try cleaning it with bleach." () It did get resolved after further emails. The common washer-dryer sometimes malfunctioned and in those cases it was hard to get a maintenance request through; I had to use laundromats a couple of times. Our dumpsters/recycling bins had padlocks. When I picked up my keys, I was given the code for the main door, key for my unit and my mail key, but not the key to the dumpsters or the code for the laundry/bike room. I had to come back the next day and request them. The woman at the office at the time took a long time getting me my trash key, then I said, and the laundry? She said, "There is no laundry." I knew this wasn't true but didn't have a screenshot of the listing advertising coin-operated shared laundry. I happened to find out about the room a couple of weeks later from another resident. The bureaucratic ineptitude at this point and with the mild mold incident was annoying.

Negative experience: These people are absolute garbage. They don't listen to you, they respond to your issues with chatgpt robot responses, and they DO NOT care about you. All they are trying to do is take advantage of college students and charge as much as they can. Anything of importance whether it was talking to them or getting something fixed took way too much effort. They are rude and unhelpful almost all of the time, and try to talk to tenants like they are stupid. Lastly, they do NOT actually clean their places like they say they do, but they will 100% charge you as if they are going to clean it "so well". When we moved into our house, it was super dirty, yet when we moved out, we got charged an arm and a leg for cleaning services, even though we left our house practically spotless. AVOID THEM AT ALL COSTS. They suck.

Fantastic experience: I never write reviews, but I’ve been with AG property management for 4 years and one, I’ve never had a problem and they always maintain my property and it’s not high end (under 1000) but, I’m writing this review because I had a safety issue/ problem and had to have the locks changed, and had to go back and forth with the lock company on times, etc…and AG and Ms. Leah and the young (British or Australian) lady at the front desk were … they really helped me, especially such things can be difficult, with the local laws, etc…but I just had to write this review and say if safety is ever an issue for you I would highly recommend AG in Eugene. They were professional (but firm) but also efficient and helpful. Thank you Ms. Leah and AG property management.

Positive experience: I really enjoyed living here. The response to maintenance requests was always timely. The house itself is lovely and in a great location. My only main complaint is the washers in the laundry room. The washers were replaced about a year ago because the previous ones broke often. The new washers are too small to do a useful amount of laundry and yet the price was raised. They also do not make my clothes feel clean. I wish they were either larger or less pricey (or both).

Fantastic experience: I’ve been a renter for nearly 30 years and have only rarely been treated with the care and attention that AG provides. As someone who has primarily rented from “mom and pop” landlords, especially in the last ten years, I was anxious about going back to a property management company. The folks at AG held my hand at every step and have continued to respond to my questions and requests in a timely, professional, and comprehensive manner. I’ve also never see an apartment so clean at move in! I mean, even the window tracks were vacuumed out and cleaned. I can’t recommend AG enough. The one thing to remember, and it will save you a lot of frustration: no matter how much you clean, some of your deposit will be needed to do those finishing touches (e.g. paint touch ups, cleaning blinds, professional carpet cleaning). It’s the nature of renting. In my experience, AG actually does those things, and if you stick with them, you can be sure your next apartment with be sparkling!

Negative experience: AG Campus housing took advantage of my roommates and I. After our lease had ended, we made sure the place looked spotless. Two of our four roommates spent the last 4 days of our lease cleaning, I spent 2 days, and our other roommate spent 1 day. We were swiffering the floors, scrubbing the baseboards with a toothbrush to get marks from shoes off, cleaning the bathtubs and toilets, cleaning the microwave, the stove, the counters, and most of all, making sure all of our items were removed from the house. We even removed an LED light strip from above a window that was left by the previous tenants. We left our unit in better condition than we found it, but AG Campus Housing charged us for 25 hours of cleaning. This must be a falsified record because it is physically impossible to have spent 25 hours cleaning. AG Campus took advantage of the fact that my roommates and I were not present to dispute the work they claimed to do.

Fantastic experience: We had a good experience working with the office in Eugene and living at Hess Apartments. Things weren't totally clean when we moved in (the residents had left some things behind in the kitchen cupboards and the blinds definitely hadn't been cleaned), but the unit was in great condition and all of our maintenance requests were resolved promptly throughout the year we lived there. We ended up having to break our lease and the property manager waived the lease break fee for us because they found someone else to move in quickly! That was really good customer service. Edited to update: We left the unit in better condition than we found it and received our full security deposit back.

Negative experience: Lived in an apartment on 95 Polk St. for a year. Upon move in the apartment reeked of cat pee, the carpets were full of animal fur, the back yard area was covered in blackberries and weeds, and there was a nice pile of dog feces on the concrete patio. I was not super stoked on move in day. I invited the property management over to see all of this and she said, "I don't smell any cat pee," and, "Oh, your yard will green up nicely." Spoiler alert, the yard did NOT green up nicely. They went ahead and had someone treat the carpets. This did not get the cat pee smell out. We ended up buying a scent covering paint and painting all the closets because the paint was bubbled up where the cat pee was. This did not help. We gave up and lived with cat pee and weeds for a year. In my experience, this property management does not care about your living conditions. Don't support them.

Positive experience: As far as a managing company goes, they're straight as an arrow. They say what they mean and they mean what they say. Never hid anything from us, never did the abhorrent, evil practices that we expect from most managing companies, and have... Reasonable prices. Not "good" per se, but reasonable. The actual crew that interacts with current, past, and future tenants is wonderful and they all have good intentions as individuals. Corporate will always be corporate, though. Maintenance is timely and they always call you back if you ever leave a voicemail after hours. Pre-move-in photos taken by staff were acceptable but neither extensive nor comprehensive, things I would like to see from such a relatively large group. As for their Willamette St location, the parking lot is abysmally small (2-4 vehicles MAX) and good luck turning left out of it! My solution was to navigate through more substantial corner lots, but if your destination is southbound you'll have no qualms. Their lease agreement was straightforward and transparent, clearly listing out the major things we needed to know and even bolded some of their more firm things. The AppFolio Portal can be annoying, especially with their electronic processing fees on every digital transaction (ie paying for rent, utilities, maintenance, etc) but it's marginal compared to some competitors. Four stars, would work with them again, but prefer American Campus. ★★★★

Positive experience: A decent rental experience. Rented a place in Corvallis for 2 years. They were usually responsive except a couple of times they had notified us there would be power washing done and no one ever turned up. Also, they asked us to decide if we wanted renew the lease in October despite the lease beginning and ending in June which was odd. They did return deposit minus cleaning.

Negative experience: **Avoid This Property Management at All Costs** This is the worst property management I've ever dealt with. They refused to return my security deposit with bogus claims of damages and ignored all my attempts to dispute it. Communication is non-existent; they completely disregard any complaints or requests for repairs. To top it off, they raised my rent significantly every single year without making any improvements to the apartment, when it is outdated and frankly falling apart. I would’ve been better off living in a cardboard box on the sidewalk. Stay away! Edit: Trying to argue that you’re a halfway decent business is insane.

Negative experience: Didn't get the chance to sign a lease, but according to the yelp and google reviews, seems like it is for the best! Their communication is horrible, I tried applying to two different apartments and waited for weeks just for them to say nothing and remove the listings. Only got information after emailing constantly. I've rented from three different management companies in Eugene, all of which actually seem like they want to help you find a place to live. AG is a waste of time.

Negative experience: ALL CURRENT AND POTENTIAL RENTERS READ THIS REVIEW as well as the many others like mine. THESE PEOPLE WILL ALWAYS TRY AND TAKE YOUR DEPOSIT! This rental company will absolutely try to scam you! Take very detailed pictures and videos when you very first enter the home you’re about to rent and then make sure you have some money saved for a lawyer after. We were lucky enough that the property we lived on was previously owned by an individual from Eugene and she fought for us to get our deposit back. There is no way for them to calculate what work was done to just fix damage that was done by previous tenants (which I think is why they don’t fully fix the houses before you rent) vs. what has been done by just yourself, so they will try to CHARGE YOU for ALL of the repairs and any tidying they do. Get a lawyer to make them give you itemized receipts saying exactly what was charged to clean or fix what or YOU WILL NOT GET YOUR DEPOSIT BACK. Wish I could give zero stars Also take note of how they try to blame every single person who gives a low rating on the person themself. I’m sure they’ll do it on my own as well, but I want everyone to know I got my deposit back and I kept my check to prove it, and while some people might be lying the likelihood that EVERYONE is lying I think is much less likely than this being another scummy scammy company that tries takes advantage of people.

Positive experience: I currently live at an AG Campus Housing apartment. I will update this after I move out, as a lot of these reviews say that their security deposit process is nefarious. I've had great experiences with communication and maintenance. I was able to move in a couple days early at no extra charge and my maintenance requests have been fulfilled quickly and easily. I hate the $25 bonus charge when I pay my rent online with a credit or debit card, but I don't know if that's the company's fault or because of the system they go through. The quality of the unit is fine. I'll be moving out of this unit because the surrounding noise is crazy, but I don't fault this company for it. Nothing has broken while I've lived here. It does what I need it to do. I hope they don't steal my security deposit like many of these reviews claim. I would love to keep this review positive.

Negative experience: Moved into an apartment that hadn't been cleaned or painted in several years. We drove multiple hours to view originally without being told someone still lived in the unit, they had a lot of things, so we weren't able to see all the black mold at the time. Also, we presumed they would clean after someone lived here with an animal, but when we moved in, it smelled so bad like piss that we couldn't hardly breathe when we moved our stuff. There's torn up spots in the carpet from the previous tenants cat, and there's splatter spots on almost every square inch of the ceiling. The hard floor was so gross when we came in, it would stain our feet black, showing they never even mopped or cleaned a single thing in our unit. We found black mold in every single window, all over the bathroom, and even in our washing machine. It's in the pipes as well, so there's a terrible mold smell that comes up from the drain. There's also the fact that they'll send you an email to resign your lease 3 months into it, threatening that you probably won't be able to renew if you don't do it right then, 9 months before your lease ends. Also, don't forget that they'll threaten to tow your vehicle if you park at HOME when they schedule a day's worth of maintenance that they extend out for over a week, and won't offer anything if you're ticketed on the street where it's 2 hr parking. Terrible company with ridiculously low morality. They will not treat you like a person and they will leave the previous tenants filth to blame on you. Our apartment still regularly smells musty and gross from the lack of care before, while we thoroughly clean every single week. DO NOT RENT FROM THIS COMPANY!

Negative experience: Quite possibly the worst housing company in Eugene, and that's saying something. I stayed in a unit for two years and was dissatisfied throughout. Starting with the most egregious, say goodbye to your security deposit because they will find a plethora of fun things to charge you for. 12 hours of unit cleaning ($408), I worked for a week straight cleaning that husk of an apartment until it was spotless and empty and now they expect me to believe they sent someone in there for 12 hours to clean what? The air? They charged me $240 dollars to paint and fill in the nail holes that were left by the previous tenant which I reported before moving in. Good luck contacting them too, despite listing the few hours that you're able to contact them its a shot in the dark that they'll answer even answer. God forbid you have a pressing issue on the weekend or... past 4 o'clock on a given day. They have an emergency line which is the equivalent of throwing a message into a digital trashcan. One time there was a loud alarm going off in a locked maintenance room next to my unit that radiated through my walls causing a constant unpleasant sound. The alarm started at 3:00 on a Friday and I called AG Campus housing and was sent straight to voicemail. I left a message but knew that nobody would get back to me because it was going to be the weekend. After being kept up at night the entire weekend, someone finally contacted me about fixing the issue and said they would send someone to fix it that day. Nobody showed up so I called again the next day. It wasn't until that Thursday that someone finally showed up and fixed the alarm. Almost an entire week of having an alarm blaring through my apartment at all hours of the day. I had to buy construction grade earplugs to keep my sanity. Please heed my warning naïve innocent college students, save yourselves money and stress by looking elsewhere for housing. I sacrificed much to bring you this message.

Negative experience: Lived at an AG Campus property downtown for a year. (Would not recommend living anywhere in the area, regardless of rental company..) The issue started before we had even moved in. We scheduled a tour and they neglected to tell us that there were still people actively living in the unit we were touring. They just unlocked the unit and let us walk through someones living space (which was filthy, to the point where the guy who gave us the tour apologized. Beer cans everywhere, private bedroom items on the floor, wet bathroom, stained carpet, etc.). Management is incredibly hard to get ahold of. The whole company tries to get every penny out of you. Our garbage disposal stopped working and they told us that they'd charge us $60 if "there is food in the disposal". (We got charged). Getting any sort of maintenance done was nearly impossible, even if it was a safety issue. Also charged us for every fridge filter that needed to be replaced despite the lease saying that water was the company's responsibility. (EDIT: they paid for the first few and *then* decided to start charging us with very little explanation...) My friend lived in a unit in the same building and it took them weeks to even begin fixing their sliding glass door. Eventually they nailed plywood over it to hold it over. My car got broken into 3 times in the parking lot (and many other cars were broken into as well; windows smashed and the whole thing) and management didn't seem to care. They hired a "security company" which is really just a couple guys who ride by on bikes every so often (but never in the evening/at night, when the break-ins happen). There are signs posted on the property that say 24/7 surveillance but there are 0 cameras whatsoever. (EDIT 2: the fact thay the company had no idea about these signs, as seen in their reply, goes to show how they never actually come to the property to care for it..) The property only had maintenance come clean it MAYBE once in that entire time. The parking lot is pretty much consistently trashed and the entire building is dirty and has cobwebs. There's always some trash scattered around out front. Rent was criminally high considering the square footage. The only reason I gave two stars is because the kitchen had upgraded appliances. It really does not seem like this company cares about its tenants at all except to get their money. There's really no advantage to living here except having an overpriced roof over your head. Would definitely recommend finding elsewhere to live. The snarky replies to every bad review is also not a great look for business.

Hello Sophie, I'm sorry to see that you did not have a good experience in the unit. We do have security guards who monitor the location as well as a clean up crew who comes and cleans up regularly. We do not know who put up the "24/7 surveillance" sign but I believe it is most likely one of the other tenants there. We do not have cameras at this location.

In regards to the tour of the unit before you had moved in, we were also unaware that the tenant would have the unit in that condition for us to walk into, which is why we apologized during the tour. There is always a turnover period in which we do what is necessary to get the unit clean and move in ready for the upcoming tenants. From my records, it the unit was in good clean condition when you moved in.

In regards to the refrigerator filter, your lease states that you are responsible for replacing the filters. What you are referring to is the water utility bill itself, the property owner is responsible for paying for the water utility bill.

Negative experience: DON’T RENT FROM THIS MANAGEMENT!! Would give negative if i could. These guys are terrible, at the Mill Manor out car gate has been open for over a month now and its been atrocious. The apartment complex is right next to the White Bird Clinic where there are tons and tons or tweekers and homeless people. I had a homeless lady break into our apartment and tried to steal our dogs, as well as trying to break into our neighbors place. She had pulled out a long divers knife on me after chasing her out of the complex and the cops found that she was on fentanyl. Another instance was again, a homeless man going through our trash and what looked to be someone’s mail. When asking him to leave he let out a string of profanities and refused, then swung a combat knife at my fiancé and downstairs neighbor. When telling the office manager Kristina and owner Lea we were given zero compassion. Was just told to call the cops as well as to not expect any sort of compensation because they weren't the ones who broke the gate, and the Bike patrol will be increased in the area. I have only seen the bike patrol once since moving here almost a year ago and they are not quick at all to get places when called upon. We and other tenants have called/emailed complaining and asking when the gate will be fixed. At first it was they needed a part to be ordered so it would have to be after fourth of July, then the vendor who came to look at the gate couldn't fix it, last i heard they supposedly had another person come out to “look at it” and that was a couple weeks ago.. Nothing since then even after asking for calls back from them, theres is no communication and all they want is your money.I REPEAT, DO NOT RENT FROM THIS MANAGEMENT!! We made the mistake of not reading the reviews before moving in so i hope that everyone is aware your safety is not a concern to them no matter what the say to you. No solutions are offered besides calling security or the police who both take a very long time to respond. This has just been so unbelievably traumatic for my fiancé and I, especially after no signs of improvement of their quality for customer service or basic human decency.

Negative experience: First of all, I have no complaints about the property itself and location. I live in the Studies at 19th and the unit itself as well as location have been amazing and priced reasonably! My issue with AG Campus is when it comes to maintenance. We are long term tenants going on our 3rd year in the same unit and our fridge recently stopped working. After putting in a request to fix it, the fridge suddenly began working again and so the maintenance team canceled the visit and told us "it happens sometimes" which was the first red flag. No one wanted to come to ensure there was not any further issues as it is an essential appliance. Two weeks later, the fridge goes out yet again and we let maintenance know immediately. Both my roommate and I calling the office multiple times and being told it was a high priority. No one came to look at the fridge for over three days, and when they did and told us our fridge was completely broken and needed to be replaced it was conveniently 2 hours before the office closes on Friday. We also had just hosted a large graduation event in our home and had over $300 of food that either spoiled or is being kept in a cooler we had to purchase due to this situation. Upon calling the office they basically told us they had no idea how long it would be before being replaced, and there was no way to reimburse us whatsoever. When the office reopens on Monday, our food will have been in the cooler 5 days straight with little to no help from AG. Having a running fridge is a legal requirement from a landlord under the habitability section of Oregon law. As a long time renter who has recommended the Studies to many friends, I am extremely disappointed and excited to move to a higher quality complex who actually cares about their tenants.

Therefore we assumed that the breaker had tripped to the refrigerator, which is why no follow up was necessary at that time. Negative experience: If I could give zero I would. I've lived in many states as a traveling nurse and rented from many companies but I have never been as appalled by any as much as this one. Renting a house that is ridiculously priced to start with, one would imagine it would at least come clean and in working order. Not only was the house filthy on move in day, with many non working items, they then billed my family over two thousand dollars in charges at move out. (Some charges to remove curtains/rods that were there when we moved in.)

Negative experience: Please be very aware of the deposit and the charges they apply in the end. We received our statement and they charge for ridiculous items. A deep clean for 1020.00, blind cleaning for 180.00, hauling 225.00, painting 408.00 and misc repairs such as door knob changes from lock to privacy, replacing burnt out bulbs and replacing door stops 253.00. Most of these items are normal wear and tear. They are using money from the deposit to upgrade the units for future tenants. I called to ask for detailed invoices and was told that it is up to 60 days after you file for a review to receive a decision. These are highly illegal practices and just be aware before you sign. Things were broken and unusable when my son and his buddies moved in but since they were college aged boys they did not complain. I am assuming that they charged the previous tenants for repairs and kept the money. I will update my post when we receive a decision.

I also sent a link showing what the unit looked like a couple days before their tenancy began. I hope these help during this review process. Our goal when turning over units is to get it back to rent-ready for the new tenants and it was clear that this unit needed quite a bit of work. What your son was charged was what the property owner paid third party vendors in order to get this unit back in in the same shape it was prior to their tenancy. AG does not "keep" any of those funds. I will await your son's review and I hope to further help with any questions or concerns regarding this matter. Negative experience: Absolute thieves when it comes to getting security deposits back. Moved in with damage throughout the duplex and not being cleaned good AT ALL, had to clean everything before even being able to feel comfortable living there. When we moved we left that duplex in better condition than when we moved in and ended up getting charged almost $2,000 for “cleaning and damages” they charged us for damage that was already there when we moved in. Make sure you document EVERYTHING on the first day living there or else you’ll end up paying for things that the previous tenants did. Definitely don’t recommend, they’re just out to get college students money.

Negative experience: If I could give them a 0 I would. Everything from their postings to their customer service is horrible. I repeat DO NOT sign or even look into this property management business. Just look at the other reviews that they try to address and bury. Don't get me start on the front office representative, when you call their phone number, in the occasion that they do answer, she is very unhelpful. In fact in the slight chance that you can even book a tour through one of their properties it will be messed up on their end. They are just part of the problem of why housing is terrible in Eugene.

Negative experience: We have asked to take three people of the lease and to add one person for 6 months now for this upcoming year, and it has taken them 5 new leases to send out for us to sign. All to end up finding out they kept two of the people on and the management told us "Sorry for our miscommunication but you need to figure this out yourself". Now I have to go through the hassle of playing telephone tag with 9 people and this "company" to get me taken off the lease when they said 5 leases ago I would have been taken off. Scamming students with high rents with little to no professionalism in them. Awful customer service.

Negative experience: poor communication, unprofessional, they don't care about their renters whatsoever! Don't bother to clean before move out thinking you will get your deposit back.

Negative experience: I would give them zero stars if I could. AG campus housing bought the house I had been renting for three years without even looking at it, and decided to kick us out so that they could remodel and triple the rent. They did not offer us another place to live that was in a similar price range or try to help in any way. This is gentrification and it’s disgusting. My house that I was renting cost $645 a month for a one bedroom, all of AG’s properties are over $1000. Do not support this company. They are part of why it is so difficult to find housing in Eugene. They also never even fixed our dryer that was broken since they bought the place.

Positive experience: AG housing has been very accommodating to me and have never signed with a property management team who have been able to promptly and professionally approve my request. Every time I've moved into an apartment in Eugene I've needed an early move in date and have been denied every time, AG housing worked around my schedule and allowed me to move in on a date that was best for me - I'm super impressed.

Negative experience: Predatory leasing practices. Offer to end lease for 1.5x rent however it’s at the owners discretion so you know they will never say ok. Not flexible at all. Also the walls are paper thin. Don’t expect to sleep continuously.

Since we do not own these properties, we only manage them for the property owner, it is not our decision. When a contract/lease is signed, it states that the lease holder is responsible for the term of the lease and any early termination requests are sent to the property owner for review.

Negative experience: If your landlord calls a tow company to remove a vehicle from your paid dedicated parking spot without even talking to you, during Covid, I wonder how helpful they will be with more serious issues. $300 and several hours out the window because they did not feel they should call their tenant first, and their response is the written equivalent of a shoulder shrug or "because we can, it's in the lease". P.S. Contrary to what their response says, THEY called the towing company (not another tenant), instead of first contacting the person that is paying for the parking spot. So you can add honesty to the list of their weak spots.

Negative experience: First off, I want to say that the property that I rented was FANTASTIC! I have zero complaints about the townhome that I rented. However, after my lease ended, I was appalled by the way that they handled cleaning charges and getting me my security deposit. My four other roommates received their deposit back (which was remarkably smaller than what the original deposit paid was). I waited an additional two weeks for my deposit to arrive. I called regarding getting it re-sent and now I am stuck with a $32 re-issuing fee. My roommate spent a large amount of time cleaning the unit after it was fully vacated and they charged us a substantial amount. Additionally, the charges were not broken down as they should have been. The lady on the phone (can't remember her name) gave me the typical "manager is not available and she's going to the say the same stuff as me" line. Although this is not surprising, it just adds to my frustration with this whole situation. Again, the property that my roommates and I rented from was great, however dealing with these issues after moving out has been a headache and the lack of helpfulness shouldn't go left unsaid.

Negative experience: I lived at the apartments on Ferry Alley. I highly recommend this housing company to any college students looking to get away with anything and everything. If the property says pets aren't allowed, you can go ahead and get one anyway! They won't do anything. In fact, our apartment continually had bags of dog feces piled up in front of the entrance from the large dog that lived next to us, so you don't even have to worry about pet waste disposal! Besides this, our neighbors partied hard all night long. The walls are so thin, everything in our home would shake from the bass, so it was like I too was always invited to the party. Not to mention the constant fighting and screaming coming from our neighbors. The cops showed up many times, but AG didn't care. Even when our neighbors would abuse their dog and it would cry and scream, AG really said it was none of their business. The best part about AG has to be their office staff. There is very little communication between any of the employees, and often times we would call with a maintenance problem that would never be addressed only to find out later no one put a work order in at all. We have had so many conversations with mixed information from multiple employees, you would think that they don't train any staff at all. At the end of your lease, they will keep as much money as they can from your deposit. We left the place cleaner than we moved into. We personally scrubbed many stains out of the carpets that had been there from prior years of partying. Of course they charged us $215 for cleaning anyway though. I guess what I’m saying is there are really no consequences for anything with this company so if you want to party all night, trash your home and the property, harass your neighbors, and run a zoo in your tiny apartment, this is the housing company for you!!

Negative experience: Beware of this Property Management Company. Jessica was so rude during move in. They never fixed the shower in my sons apartment. Then they took over $400 in security deposit - which Oregon law clearly states you cannot do for normal wear and tear. I would not rent from them again. They have been responsive in my complaint about the security deposit which I appreciate. But- the laughable part is they sent pictures of the cleaning they supposedly had to do. Window frames? Refrigerator bins that you cannot get out because there is a wall that doesn't allow the door to open all the way? BEWARE- they steal deposits. I am a landlord and I would definitely call this company shady.

Negative experience: I'm about to end a year long lease with this company and I'm so glad to be rid of them. Our property has had not one, but THREE sewage issues that ended up leaking sewage water into the basement where myself and one of my other roommates reside. Any time we contacted them to get it fixed, they assured us that they would call a plumber and then contact us with more information. They never did. Every single time we either had to call them back to get info, or they would just send the plumbers over the next day with literally ZERO warning (keep in mind we have lives and the plumbers had to get into the house). We also had multiple maintenance requests that we were assured that we would be contacted with updates on time frames, etc. and after a week of waiting, we ended up having to call them AGAIN. It's not that hard to keep track of your promises and LITERALLY JUST PICK UP THE PHONE.

Negative experience: I’m tired of waking up at 7am due to hammering and hearing power tools on the other side of my wall. I have brought this up to AG campus housing to see if they could work on other units that are not right on the other side of my wall at such an early time, but that was ignored. We were offered to move to an apartment that was in terrible condition or deal with the noise. The company obviously does not care about their tenets. The entire building should of been completed before the company had people move in. Also there were no warning before moving in that we would have to deal with loud construction from 7am-5pm Monday through Friday.

Negative experience: AG Campus Housing is horrible to work with. When I spoke with them on the phone, their customer service was the worst I've ever experienced. I spoke with Denise Martes and Jessica Smith and they were both unnecessarily rude and unsympathetic towards concerns I shared with them. I would not recommend them as a housing company and I will never live in one of their properties again.

Negative experience: Wish I could give less stars! Over the time I've lived here, service has gotten progressively worse. The internet was changed in December and now is limited, meaning I pay the same amount, but cannot connect to the internet for more than two minutes at a time. The staff is consistently rude and unhelpful, and the prices are ridiculous. Really looking forward to moving this fall, and I would actually go so far as to warn people not to live in properties owned by this agency.

Negative experience: Literally, the worst property company in Eugene. They will take all of your security deposit (and probably charge you more on top of it) and say it was for damages that were SPECIFICALLY noted on the check-in sheet. Even worse, they won't fix those things for the next lessees. We contacted the current lessees of our former property and none of the things we were charged for had been fixed for them. Save your time and go to a property company that won't swindle you out of your money.

Negative experience: The apartment where I live was just transferred from BELL STATE to the AG Campus last year. Before that, I lived there for 2 years and have a good time there, especially No noise at night, even there were some people had the party, as we reported it to BELL, they will deal with it right away. However, right now, the people who live the upstairs having the parties to 1 or 2 am quite frequency and playing the loud music every day. We report that to AG campus, ironically, they said we probably made mistakes that were not they did. Even when we asked them to manage that, they tired to look for excuses to avoid it. Like the people are gonna to move out soon or they only can deal it if we had the police report. What?

Negative experience: These people will gouge you for as much as they possibly can on your security deposit. I suspect a lot of the five stars on here are from people who haven’t moved out yet. They’re charging us 900$ for a carpet replacement— there is damage to the carpet in a single spot in a small corner, no more than two square feet. I’ve looked, and carpet replacement costs around 11-15$ per square foot around here. They charged us for paint problems unrelated to normal wear and tear when we absolutely 100% said to them that the previous tenants had made holes in the walls and nailed hooks and stuff into them and left them there. They also gave us a terrible refrigerator that was legitimately falling apart from day one. I’m fine with being charged for carpet cleaning, but I know a small piece of carpet replacement isn’t 900$.

Fantastic experience: A Local rental company who’s owner is a women and is actually from Eugene. They rent for a lot of local owners so you don’t get stuck with corporate bs from out of state developers. The staff is knowledgeable and friendly and they actually answer their phones!
