Negative experience: Currently having a terrible experience with this company. Until closing, they were fine, but after that, there is no response of any kind as they still owe me $1000 . It’s as if they don’t want to give it back even though it’s in contract. The employees and the CEO (Charles) do not care about their customers and don’t even give a single reply after they get their commission. They are already way past their contract timeframe for getting me the $1000 which they owe. I wanted to write this publicly so that everyone is aware of the risks which come with working with this company . I’m currently working with my attorney to send them a notice. I hope they look at this review and reach back out

Negative experience: Avoid at all costs! Unprofessional. Dishonest. Did not follow through. We attempted to sell our home to them, we were pushed very rapidly into signing a contract with little time to read or review it. The initial TREC form that we signed was an old and out dated form. After reading over it, WE were the ones that noticed and had to bring it to David's attention. He then sent over an updated form to which we signed again. To our knowledge, no earnest money or option money was ever sent over to the title company, even though it was outlined in the contract. If it was, we never received any sort of receipt verifying that it was. The option period we agreed to was 21 days, which is well above the normal period a buyer is allotted. Even with this extended option period, they failed to follow through with the purchase. A few days before closing, David reached out to set up a day for an inspector to come to the home, to which we agreed to. Days later the inspector never showed. The day following our closing date we had still not closed, I attempted to reach out to David, I received no response. My numerous calls and texts were ignored. I eventually got through to someone in their office who informed me that they were no longer interested in purchasing our home and said that they would have David contact me to explain. Shortly after, David finally responded to my text. He confirmed that they were no longer going forward with the purchase. I then requested that he send over documentation stating that they would like to terminate the contract and also to have the title company release the earnest and option fee money to us as they were terminating outside the option period. He stated no documentation was necessary as the contract was now expired which i did not believe was the truth and still requested formal documentation to be safe. He stated that we would receive the funds via check the following Tuesday and failed to provide any paperwork to terminate the contract. I attempted to contact David the following Thursday as we had still not received the earnest and option fee or any sort of termination paperwork. I was ignored once again. It wasn't until i advised him that i would be contacting an attorney and filing a report with the Texas Real Estate Commission, that he finally responded. He told me the title company would be releasing the funds to me shortly, and that they are now sent. Which made no sense as they should have been released a week ago, and I still have not received paperwork for termination of the contract. Ultimately, I got fed up with being ignored and being lied to, I gave a written notice via text and email stating we no longer wish to sell our home to them, that we are terminating the contract on our end, and that we no longer want the earnest or option fee. I am sharing this experience in hopes to save any one else from falling victim to this company and its shady business practices. We wasted an entire month thinking we were going to save time and avoid the hassle of selling traditionally, just to be back at square one.

Negative experience: Had Smarter home offer call me inquiring on a property. We came to an agreement, filled out the contract, a few weeks past, called the office, left a message, sent a message to Charles and no response. Finally got an email stating they terminated the agreement which is fine but a good old fashion call would have been more professional instead of an email after several attempts of me reaching out.

Fantastic experience: I highly recommend Smarter Home Offer. Charles and his team were very professional, straightforward, and efficient. We turned to them after our first contract with another cash buyer fell through. These guys delivered on their commitments and they got the job done quickly. They gave us a fair offer, and we’re transparent about their process. Their transactions team helped us through some challenges with the title that could have really slowed things down. We closed in a week, with no “gotcha” surprises. I will use them again if they need arises.

Negative experience: Nightmare!!!! Nothing has gone per contract and I have to fight to get my payment every month!! Today is the 14th and my payment was due on the 1st. This happens every month and I am so fed up with it. Charles will not respond to any text or phone calls. I have left messages at the office as well and still no response. No one ever answers the phone when I call and it is just a NIGHTMARE. Now it is affecting my credit score! Don't do business with them unless you just want to get screwed. Had to give one star because it will not allow me to not give it a zero.

Fantastic experience: Not enough space here to fully describe Maritza's incredible efforts on this highly non-ideal transaction. It was complicated by a third-party's interference in the Title transfer process. It was muddled by the disappearance of one of the part-Owners. It was laborious to maintain communication due to international locations of other part-Owners. In spite of all these hurdles, Maritza maintained her positive attitude, and provided inspiration and improvization to clear the roadblocks for ultimately closing the deal. If you are seeking a true leader who shall make things happen in order to meet mutual goals of the Buyer and Seller, she is the one for you. I would provide a rating of ten stars, but they only limited me to 5 stars !!

Fantastic experience: I sold my house to smarter home offers last week. I am now living in my new home thanks to Maritza she is fantastic. Before i decided to sell my house she called me every couple of months until I was ready. She walked me through the entire process. The only thing I did not like is I was offered $250,000 and ended up being paid $236,500.00. but other than that everything went smooth we should have closing date of October 16th and when I decided I was ready to go we've been ahead and closed on October the 4th or 5th I think it was the fifth. If you need to sell your house these are the people that would go through. Maritza was very personable she let me know everything that was going on if I had questions she had answers. She even offered to come help me pack If you're thinking about selling your home please don't hesitate to contact Maritza, and the team she works with. You will not spend a penny out of pocket. And your money will be there the day you sign papers. No regrets for this lady
