Fantastic experience: I've lived on 7th bay st. For 4 years now. I'm happy with my landlady Mrs.Hainer. if I have any issue in my apt. It's taken care of immediately. The apt is just right for me and the rent is perfect. I wish I could get my daughter and grandson to move in my building as I have serious health problems and it would be nice to have her close by. I would recommend gifford management.
Negative experience: Do Not Use... they are not helpful. they are rude and will accuse you of being rude... They are lazy and just do not want to work.
Negative experience: My mother in law pays 1800 a month in rent and they do not fix anything. Her apartment is literally falling apart. The doors are literally off the hinges. The dryer is broken and they take forever to fix any issue. Unsat and piss poor customer service.

EXCEPT THE 1 STAR If you would like to know really how this company operates look up past years county court dockets. they are full of petty claims going back years of suing clients. they don't make their real money by rent they do it by suing u after. do research before you rent from them they give clients discounts for good reviews at signing, it PLAGUED me and my husband for years after renting house- in norfolk off tidewater dr. BEWARE!!! Will Ruin ur credit!!!! Update after being in SC for 6 years now in the same rental property Gifford strikes AGAIN. Putting a Hold ON BANK ACCOUNT. YES SIX YEARS LATER. Positive experience: I've been renting with Gifford Management Group for exactly 1 year & 1 month & I absolutely LOVE my home!! This is the first time that I've rented from a realtor & Gifford Management has been great to me! Brice Humphries is my property manager & has been wonderful to work with & talk to. Whenever I've called to talk with him & had to leave him a message, Brice has always promptly returned my call, ready to listen & help me. The front desk ladies that I've spoken with the few times that I've had to call have been real nice & pleasant to speak with--great phone etiquette & personality. The lawn maintenance team always does a great, professional job. Gifford's maintenance guys are very respectful, pleasant to talk to & has done efficient work whenever I needed something fixed when I moved in. The only thing that I would like for them to work on is their rent posting system. I really like my renting location, neighborhood & my neighbors. I would recommend Gifford Management Group to anyone. I'm so glad to be where I'm at & to be renting from them. I'm looking forward to continue working with Gifford Management in the future.
Negative experience: Y'all have people living in MOLDED APARTMENTS LIKE 1336 E.Balview Ave A it mold in it and it's falling apart and GMG won't fix nothing.
Fantastic experience: They were so amazing and accommodating and truly helped us out from getting out of temporary housing finally and finally have a permanent place to call home. I truly appreciate everything they did for me and my handicapped husband who was having a hard time living with our temporary housing . Negative experience: If I could give this place ZERO stars I would. I've rented through this company for almost 3 years (out of desperation) each of those years I've had 4 different property managers. My property was built in the 60s (maybe even sooner) & NO ONE has kept up with its routine building maintenance. My neighbor & I have had to pay OUT OF OUR OWN POCKETS for things that have needed to be done BY GIFFORD or the landlord themselves YEARS PRIOR. When I moved in initially .. ❗Washer dryer broke after 1 use, took Gifford WEEKS replace. ❗The windows were SCREWED, CAULKED shut & duct taped shut, I informed my property manager at the time (Mr. Steve Summerlin, who was later "let go") to which no one came to fix. I had to do it myself. ❗My AC unit (&bathroom) had BLACK MOLD COVERING it when I moved in. Mr. Summerlin & James from Nightingale Contractors BOTH gaslit me, telling me it was only mildew. I am Immuno-compromised & severely allergic to mold (black mold the most DUH) I had to go to the doctors for them to tell me I was having a reaction. They finally replaced my unit with a significantly smaller unit that DIDN'T properly cool the living space. ❗Roaches were covering the fridge, entire kitchen & to this day they've only had the exterminator come and spray ONCE. I've had roaches since then, even with buying my own traps, sprays, excessively cleaning etc. To no avail. They even tried to get me to pay OUT of pocket for an issue that had been here for over 14 years (roaches and pests) so I eventually BOUGHT AN RV & MOVED THE HELL OUT. ❗The windows (they have STILL NOT REPLACED AFTER 7 YEARS of being given the ok to replace them) are so old & falling apart from the lack of routine upkeep, dry rotting, water damage & sun damage that they are falling out, breaking from everyday usage; tenants NEED ventilation in this building ( especially given its history of BLACK MOLD, rodent/ pest problems) & no vent hood for the kitchen & making a tenant pay for a window that fell out because of THEIR lack of maintenence is not acceptable. ❗My ceiling had a leak since I moved in and I've had over 5 different contractors tell me that simply replacing the drywall isn't going to help the underlying structural problem of the issue which is WATER DAMAGE. One of the main wood struts is damaged,leaving a permanent bow in the ceiling. I lived with a MASSIVE hole in the ceiling of my living room for the majority of my lease last year & they took almost the entirety of last years lease to fix it, leaving me almost homeless that entire time as it was not a habitable environment. Upon my 2nd year of living here the leak was still there after they "fixed" it. 1 contractor actually went ontop of the roof to put down a shield to block & slow it down. STILL LEAKS. I've left that for the next sorry sucker who rents through Gifford. ❗The power/breaker box is located outside underneath the ROTTING stairs behind a broken door for any passerby to access. Also an EXTREME Firehazard. ❗Last year I had 2 male electricians randomly show up at my apartment without ANY PRIOR NOTICE (unfortunately was an often occurrence with them); I had to answer the door in my towel (I had to rush to answer the door because I was in the middle of a shower & didn't want them to just let themselves in my apartment, which they have a history of doing.) I have PTSD & am a SA survivor, that situation alone should NEVER HAVE HAPPENED & they're lucky I haven't taken them to court over that alone. I later called Mr. Summerlin to inform him of the situation & that that was not legal nor was it ok to do. I was met with aggression, gaslighting & yelling again. Mr. Summerlin has verbally abused me to the point of a breakdown, making me cry hysterically whilst on the phone; yelling at me, arguing with me about how these things have needed to be fixed for so long yet they still haven't done anything to remediate any issues & that I needed to just "get over it." I could list more. These were just the largest & most important issues. If you can afford not to live here, DON'T.
Negative experience: I’ve only ever rented from one property manager as terrible as this one. I don’t know how companies like this are allowed to operate legally. Fully taking advantage of young people just starting off or those who think they found affordable housing and can’t afford to take legal action. NEVER RENT WITH THIS COMPANY!
Negative experience: This is absolutely the worst rental company. I had 3 property managers in less than a year of living there! They refuse to do pest control and no one ever wants to help you! Just horrible
Negative experience: DO NOT, UNDER ANY CIRCUMSTANCES MOVE INTO A PROPERTY ATTACHED TO THESE FOLKS. They took over a property I was renting and started sending notices about things that they, and the previous property management company never checked out. Gifford property management is a joke and they just want your money. My heat/ac didn't work the whole time I lived there (3years).
Negative experience: Customer service is horrible. The staff are consistently rude. Trying to get maintenance for anything is like pulling teeth. Maintenance requests will go unanswered for long periods of time only to randomly be canceled or falsely marked complete. Our air conditioning went out a week ago (like it does every single summer for the past 5 years) and they lied about having a work order in. Hvac repairman just confirmed today that he never even had a work order for it. There is no follow through or follow up at all, and management treats their tenants like absolute garbage.

Negative experience: This is the WORST management company I have ever experienced. Our apartment complex was recently taken over by MGM and we have had NOTHING but NEGATIVE experiences. They talked our owners into raising rent 500 dollars at ONCE. NO UPDATES or repairs to our unit which has 15+ year old appliances and carpet, mold and holes in the door and dry rot counters that were in this condition at move in. The property manager is nothing short of rude and snarky. They never come to check on the property and tell us tenants we are responsible for most everything including mold in our unit that has been there since move in. RUN if you see their name attached to any home or apartmemt.

Negative experience: They don't take care of anything without you having to ask three or four times...then when you do request maintenance again through their portal like they asked they cancel your request.
Negative experience: Put in a work order request in November, it was approved. Still haven't had the actual work done. And it's an actual fire hazard. Another note, I don't know who answers the phone over there but they have zero phone etiquette whatsoever.
Fantastic experience: Robin is my property manager and she is such a joy to deal with. She has helped me beyond her job description and I am forever indebted to her
Negative experience: Speaking as an adjacent to an afflicted properly, I cannot recommend this office, at all. They do a horrible job at checking for references and consistently slip in awful people into the properties they manage. This has been going on for YEARS. They never check on the property. If they had, they would have found violations of their tenant agreements far sooner. Expect the same negligence if you choose to rent your property through them.
Negative experience: We bought a home using them as a real estate agent. They kept showing us homes that they were also the listing agent on so they could earn double commission. We ended up finding the home ourselves online but kept working with them (showing that we were completely naïve first time buyers). They didn't negotiate price at all and then tried to covertly insert an cause into the contract requiring the buyer to pay them a 1% higher commission. What a scam!

Negative experience: If I could give zero stars, I truly would. This has been the worst experience . From the moment I first spoke to one of the property managers, Robin, she was quite rude from day one and most definitely treated me as if I was inferior and ignorant of laws which were regularly broken. I still can’t believe they treat their paying customers like trash….. I would not recommend this company or their places to anyone. I stayed in 1023 W 38th and the entire building is infested with roaches, water bugs, and maybe even more. It’s so bad, I literally slept in fear and in my car . they called the “exterminator” who only made the problem worse. Not to mention the mildew smell in the place , no matter how hard you clean. Every month, some thing was falling apart , from the knobs to the air conditioning, the toilet constantly running, window literally detaching itself from the window, roach shellings throughout the place. I could not tell you how many food items I had to throw out. And to top it all off, they took 165 of my deposit money, $65 was for minor cleaning . Mind you, I cleaned the fridge, floors, everything but I forgot to take the lent from the dryer(which they charged for ) and the air filter from the air ( I accept that), and that’s $65?!? Overrall, just a bad experience, if you see this place, For your own good, RUNN….. save yourself the headache and stress.
Negative experience: DO NOT USE AS YOUR PROPERTY MANAGER!!! There are several experiences from my five years using Gifford Management to oversee my property management that I could give to explain why the service aspect of the business was essentially non existent. But the most honest thing I can do is express how over the years they claimed, and charged me for several things that I now know were not done or were 1/2 done to such poor standards that my tenants and my home's value suffered greatly. The people in charge of managing my home or handling the maintenance changed regularly and often without notice. Each new person lacked experience in their assigned job and many seemed to not have any understanding of home ownership. ***The only division that seemed to be managed with any efficiency or professionalism was their finance department. The polite and efficient response from the head of this departmentis the only reason I gave a second star*** I wish I had stopped using the company long ago, but nothing prepared me for the rude and disrespectful treatment I received when I did. No company this inefficient and harmful to tenants and landlords should exist in this business.

Negative experience: THIS COMPANY IS A SCAM! This a warning to those who are looking into renting a property with Gifford Management. In the beginning it was fine. They were professional. The apartment that I received was fine; however, the kitchen had objects left in the fridge, and the kitchen was dirty. When I received the apartment, the drip pans that were placed on the stove were dirty . On top of that I had roaches. The owner of the property came and fixed the roach problem. Which was not a problem for me. Also, I took it upon myself to clean the kitchen, and I should have never done it. The problem is when my lease ended. I have a pretty good rental history. Which means i've gotten my security deposit back in full from past apartments. Before I left the premises, me and my mother cleaned the entire apartment. Nothing was on the walls, it was spot less, and better than how i received it. I received a Inspection report. In the inspection report they said that I was responsible for the drip pans. Also, someone left patio furnish near the dumpster, and they blamed it on me. How is it even fair that I was responsible for the drip pans and patio furnished that did not belong to me. Especially if that is how they gave me the apartment. That makes no since. On top of that I left the apartment clean . They took out $160 for a cleaning fee? SCAM. Also, I spoke with Steve about the inspection report, and he was extremely rude, trying to talk over me. Just unprofessional. Also, the refrigerator handle was broke. Yes, I took full responsibility for that, but that was the only thing wrong with the apartment. They took out 125.00 for a fridge handle. Most fridge handles are under $50, so this was clearly a scam. This is the reason why I have gave them two stars.

Negative experience: I found a home I was interested in on the website so I gave a call the woman who transferred me was nice but the agent that picked up was rude and disrespectful and sounded like she didn’t want to talk to me. Come on even I could do a better job than that, if you don’t enjoy your job don’t do it? I set up my own scheduling to go check out a property and the area it was in was disgusting and their was rat poop in the closet and they want $900 for that? Lol, all the properties on this website are trash and over priced. Look else where if you want someone with manners.

Negative experience: It's funny that I was asked to give a good review of this company early in renting from them. I have to rescind my first review and inform anyone thinking of renting from this company to back out as fast as you can. If for any reason you miss a payment your access to the online pay service will be blocked. I tried several times explaining what happened with no sympathetic gesture of turning the service back on. Once you've made the mistake you have to drive your checks or cash to the office. Also, if you are late past the 5 days you will receive a summons for court. This company does not care for you or the customers they work for. In the beginning I was never late, made an early payment and they took another payment that very month which put my bank account in default. I paid all of my over limit and late fees but was cut-off from their online service. They don't care if you have an explanation or if there was a mistake. As I remember I asked them to repair a defective furnace which had me frozen cold for 3 winter months and they never came in to fix it. Rent from them at your own risk,.

Negative experience: I was yelled at and scolded for not understanding how things worked....I haven't rented in years ...I have no credit or rental history ...i paid a fee for myself and my youngest Sun i didn't get back.....i was married and lived with my husband... when we divorced I had to move....I had never had to have anything like this....I work hard and I'm honest and I get paid enough to pay for what I want...and the man that called me was rude and angry and mean..he yelled at me as if I was trash...I dodged a bullet..... God help you...I hope life gets better

Negative experience: I moved from another state and I looked at a townhouse Gifford had the carpet looked pretty rough but I was assured it had been professionally cleaned. I went ahead and took property because of just trying to hurry up and move into a place and shortly after I noticed when I vacuumed that a ton of carpet freshener was coming of the carpet. I sent the manger a message asking did they just poor freshener on the carpet and she said no that she had a receipt saying it was professionally cleaned. Well my children woke covered in flea bites and as I sat in the home fleas jumped out of the carpet in plain site. Beware of this company.
Negative experience: I was managed by this company a while back and like another tenant said run, run, far away. I was in the 1023 w 38th st apartments and when I was there they had bed bugs. Needless to say the management did nothing and didnt even report it to the owner until a month later. I ended up moving out and leaving all my stuff. I paid the rent still because I know they would take me to court if i didnt which they will gladly let you know. Anyway, that nightmare is over for me so unless you want to be a part of a story like this I would suggest you steer clear.

Negative experience: My apartment manager is the pits. Leaky tub for months after reporting it. They apply your rent to fees and hit you with late charge. Take you to court because they know poor people can't afford to take off work to dispute their claims, so we end up paying more because we can't afford to go to court. Day after posting this,,, I get a call from owner, who was bothered by my review. He said that the owner is responsible for maintenance although you report issues to management company??? In all fairness I decided to change my rating to 3stars. Funny thing is... Owner of management company wasn't interested in rectifying or hearing about my issues with apartment. His major concern was with the original 1 STAR, I gave his company! The best thing they got going is the sweetest receptionist, and a great staff, a few are mediocre. I'm constantly having to revisit this review... Latest news flash: Management refuses to replace stove because I throughout broken stove in wich the oven and 3 of burners were out and infested with roaches.. thank God I have microwave and air fryer. Guys avoid this place like the plague. I'm giving notice as soon as I can. They will find a way to evict me for this review...lol I was already threatened but; if my reviews helps someone to make better informed decision about choosing to rent here, just be aware of my experience. Negative experience: RUN ! If you see this review run far far away. I got into a lease and apartment and had to fight my way out of the lease within 5 days. 1023 W. 38th street is roach infested and no form of extermination has helped or can- it’s in the building. I questioned about pest before hand the the company lied and said they have no knowledge when all of the neighbors told me they have been reporting since the beginning of them staying there. In addition, i had 5 Maintenance request within the first few days because the property only looked ready. Scrubbed floors from black mop water to clear and the roaches were still everywhere. I refused to even unpack. I had to contact law enforcement to get out of my lease in the middle of a pandemic. I was refused to be spoke to on the phone because of “need for documentation” and refused to even receive my check of a rent and deposit refund in person. I had to constantly bagger and be persistent in order for them to simply hand me my check rather than mail it, even though we are in the same city and I always had to drive to them. I promise you no matter how nice the property looks- Run. Let my mistake save you from yours.

Negative experience: Worst company I have ever worked with , details are so miss leading I have had a mold smell in my apartment since I moved in 6 months ago. I had a baby 4 months ago my infant can not breathe, in my room. Neighbors said they had similar issues with the same thing. I made 3 trips to the hospital all are recorded. My sons breathing sounds like a 60 year old smoker. But they let me know today if the problem was not fixed I was supposed to keep calling them. So I’m supposed to keep telling them that there is a problem. Like I only have to tell my 5 year old son more than once . My 7 year old catches it the first time but yet they needed reminders . How about this for a reminder one word. Escrow List of other issues: House won’t stay heated Drains won’t stay unclogged Mildew smell threw out the house Stove can’t go above the number 8 out of ten , or the house smokes up fast and alarm goes of also store catches fire over #8 very easily. Stove melts the side of the Refrigerator Back of the refrigerator freezes instead of refrigerate I’ve had to throw away so much food since October when me and my husband moved in . Water bugs , just Disgusting Don’t move here. RUN FAST

Negative experience: I picked up the keys to look at an apt today and i was horrified at the condition of this place. the building was dingy. the apt smelled and there were dead roaches everywhere. im terrified of roaches so i backed out and returned the key. they were informed about it but im not sure if they care. the carpet was dirty the kitchen floor was uneven. this propery doesnt seem to be kept well. hopefully the other properties look better.

I've never had an issue when it time to maintenance I would just go online put in a work order and the next day it's taken care of. The rent is fair and the property is clean. Robin is easy to talk to if you ever have a problem

Negative experience: They are very unhelpful, lazy service and terrible living environment. They do not fix anything or answer phone calls. Robin was my realtor and she was very unethical, quick to move you in slow to handle situations. Took them up to 3months to fix the things that was broken and damaged before we moved in. Windows was falling out and had to wait weeks for replacement after one finally broke. We lived in the apartment for approximately 5 months until bed bugs and roaches started popping up. Roach comes out the sink and bathtub. There are bed bugs in the hallway that I’m assuming eventually ended up in the house. The washer doesn’t wash the clothes or even accumulate a gallon of water, called to complain they sent a lady who pushed buttons and showed me a YOUTUBE! video and then told me everything was fine and issued an 70$ maintenance fee for a washer I’ve still haven’t used and isn’t fixed. WORST!!! experience ever! Biggest regret is not accepting other apartment offers.
Fantastic experience: I just moved to VA about a year ago, the first apartment I lived in was absolutely awful. I told Gifford about my experience and they assured me that I wouldn't have any worries here. I love the neighborhood and the spacious home I have now. Truly happy here.
Negative experience: I am the home owner of a property managed by this firm on Diggs Rd. In Norfolk, VA. My husband and I have called numerous times to have a tree cut back from our property as it is scratching our roof, window, and damaging our fence. The property is seriously over grown with trees and bushes - it’s the only one like that on our street. We have called numerous times to get assistance and have had this dragging out now for well over a month - just to get an estimate. This is ridiculous. If this is an example of their customer service and attention, I am not impressed. Will pursue legal action.

Each time I contacted Gifford with an issue, it was promptly addressed. The office workers and even the third-party maintenance contractors I've dealt with have all been very kind and professional. What more could you ask for?
Fantastic experience: Moving to Norfolk, VA . was very exciting for me. I looked at several place to rent but when I became aware of Gifford Managements property's, everything fell into place. Fantastic experience: This rental agency is awesome. I’ve had plenty of good experiences with them but the latest one is that I had lost my payment coupon and I was trying to make it to the bank and catch them before they closed, so I called them to let them know and they emailed me a link to use every time to pay my rent, I could’ve went through the phone and gave them a big hug.

Negative experience: Steve is really unprofessional they show a property they have no clue about. I would never rent from this management group period. Sorry for the late update 12-11-18- after this post about telling the truth about my experience they wouldn't give me a refund on my application fee when they was clearly in the wrong telling me incorrect information about a property. I would have never applied for. So they took me and my girlfriend's money then told us whole different story and got mad when I posted a negative review. Be very cautious of this so called management group...
Fantastic experience: I've been a resident at one of the properties that they manage and my experience has been great. They are very responsive to service issue and will continue to work on any issues until they are satisfactory resolved. If you see their sign on the property where you are considering renting, know that they will be there to make sure your stay with them is as trouble free as possible.
Fantastic experience: We've been with Gifford Management Group since we moved to Norfolk. The entire staff has been extremely helpful and friendly. The property is well maintained and maintenance is always very efficient. I would certainly recommend Gifford for anyone looking for affordable housing.
Fantastic experience: My wife and I are very happy with our rental apartment with Gifford Management Group, where we've lived now for over 11 years. It's got all the amenities, a wonderful location at the end of a lane by protected wetland woods, and if repeairs are needed they generally happen within 24 hours. Excellent landlords!

Negative experience: The worst experience ever. I called in work orders 17mos ago, still not done, instead i got a vacate in 30 day notice. They harrased me about the kids my entire lease. I've never seen so much racist, dishonesty and hatred in my entire life. If you kids, don't rent from gmg
Negative experience: Michael Munder is the worst. The whole company to be honest. Their properties are in bad conditions, they don't look nothing like how they describe to be. Especially the one on Wimbledon way in Virginia Beach. Just be aware of this management group.

Fantastic experience: I just moved into a property managed by Gifford Management Group and l love my property manager Robin. She was very helpful and she always gets right back to if l every need to speak with her.lm loving the fact that l don't have to drive all the way to the office to pay my rent. I can pay online or at 7-11 and cvs.l highly recommend Gifford Management Group to anyone looking for a new place.
Negative experience: Horrible Management group . They tell you one thing about a property then as soon as you put application they tell you another. Steve Is really unprofessional and gets mad when you say something about it. Next time consult with your owner before you start showing properties you dont know you can rent. Beware of this horrible Management Company.
Negative experience: 11/22 Do not rent with them, you will regret it! Prior to my current maintenance need with my furnace, anytime I would make a maintenance request someone was sent out promptly. Well someone came out promptly to "look" at it, he informed me that he will return to fix the problem, he never did. I made 2 more maintenance requests for this same problem, no response from Gifford. If I pay my rent on time, I expect maintenance needs to be completed in a timely manner. 12/1 They finally sent someone to fix the maintenance problem, and I am very grateful! 7/9 I am no longer renting with them. I moved out their townhouse the end of April. I received a bill for $44.50. When I asked for proof of the repairs and services Robin told me she doesn't have to, the invoice is enough. So I told her I would just take this issue up in small claims court. Today I received an invoice from the maintenance coordinator for one of the services that was listed on the invoice. So I called the company to verify it with them. The person I spoke with said he performed the service however, he didn't even know if the property was vacant or if he made 2 visits to the property. But I was told the service was done twice from Robin and the maintenance supervisor. I'm currently waiting on the other receipts from Robin. 7/10 Robin contacted me and we resolved the issues. I would definitely not recommend Gifford to anyone!
Fantastic experience: Over the course of the years, I have had many rental properties I have lived at / experienced and this is one of the best. I have lived at their Pine Shore Ct location for two years now and have no complaints. Since moving in they are continuously making improvements to the property-including repaving the parking lot, updating the outside appearance with painting the doors (it looks a lot better) and general maintenance. Oh! And new, working thermostats. Every time I or my room mate has put in a maintenance ticket, they have responded promptly and fixed the issue very quickly. For example, the stove had a burner that need to be replaced-they sent someone with a brand new coil in less than a day. The towel rack fell off the wall in the bathroom and they securely affixed a new one without making it look gaudy. Honestly, I can see myself living here for years to come.
Fantastic experience: We are so impressed with Gifford. They are quick to respond to any and all requests for rentals and maintenance. Lille is top notch in maintenance. We love our home and are grateful to have found this management group.

Negative experience: I have had 4 encounters with this company and each of them was negative. The lady that answers their phone is rude and sarcastic, and their agent, Ms. Pullen, is extremely unprofessional. I can not recommend any of my clients to this management company. They do not even seem to like people. Like the other reviewer, I would give them a rating of 0 if I could.
Negative experience: Im not leaving a big rant, all I'm saying is receptionist was extremely rude to me and my husband and house we viewed was in deplorable shape. I would recommend going with a different company.

Negative experience: Called to inquire about a property I saw on Trulia. The man acted as if I was bothering him. He was very short with me and rather unpleasant. Perplexing! Is this how you interact with potential clients? My impression of him gave me an idea of what's to come if doing business with them. First impressions are everything...you only get one! I decided against going to view the property solely because of him...customer service training classes wouldn't hurt Stephen!

Fantastic experience: I have been renting a unit managed by Gifford for approx. 2 months now; and so far, so good. I have had a few minor issues with the unit, but Gifford has responded and taken care of them promptly. The property manager for my unit, Glynnis Healy, is very responsive and easy to contact.
Negative experience: So I'm active duty military stationed here in Virginia. I can say I'm absolutely disappointed in this company. I took a chance and tried to ignore the negative comments but within my first month moved in things haven't progressed. I have a list of complaints. Please do your research and take your time finding a home for your family. This company does not meet my standards nor would it meet yours.
Negative experience: WARNING!!! Renters beware! where do i even begin. the house i rented was not even permitted to be a rental. after requesting maintenance on items i began paying rent to city of chesapeake. end result they let me break my lease because home was unsafe. also, they come up with anything and everything to absorb security deposits here. everything i requested to fix they charged previous tenant and never did the work. lawyer up and stand for whats right. dont let these alleged slum lords continue to take advantage of ppl who desire a safe and habitable home for our familys. they have to run everything by homeowners...better off renting from a homeowner than a "middle man" who always default that it was not approved by homeowner.
Negative experience: The WORST decision I have ever made. After moving in several problems happened and 2 years later they were still not fixed. AC damaged all carpets and leaked though ceiling. Ruined carpets and ceiling. Put in new carpet then put in new hardwood floors at my expense. Put in work order someone came out said they gave owner a quote. Still not fixed. Did not have AC for the 2 years I lived there. Bought window AC's. SEVERAL other problems ensued that some I fixed at my expense and some I left the work order in for that was never completed and I just lived with it. Michael (Property Manager): THE WORST! Submitted my 30 day notice to vacate-received a response from receptionist. Called and emailed requested for a meeting at the house to show problems. Never got a response. Called and emailed about leaving keys in mailbox instead of at the office (Because I received a letter from management asking to NOT leave anything in mailbox). Get an email almost 3 weeks later telling me I owe a full month rent because he, "didn't know I left until he went to the house and I wasn't there and it was empty." He received my email and sent a response, but "didn't know i left." He sent me an email telling me I owe a full month of rent because I didn't turn my keys into the office. Everything he says goes against the contract I signed. I am positive Micheal neglected my emails like he did my phone calls and is trying to cover his behind for not notifying the owner that I sent 30 days notice. Why else would he be trying to collect a full month of rent from me when I gave the proper written notice?! My next step is Mr. Gifford- maybe he can help me. Do not rent from this company - it will make your life miserable.
Negative experience: Dealing with this company is continuously frustrating. The owner of the house I rent changed to this management company when our lease renewed. If I had the foresight to know how they treat their tenants, I would have moved in order to avoid the constant headache. The few times I have needed to call they are extremely rude. As an example they once threatened to charge me for an issue that was clearly the owner's responsibility. When trying to explain this to the rep, she told me she did not have the time to listen to me and hung up.
Positive experience: I love ms Vickie she worked with me when i moved in and she's always return my calls and was so nice i love her if u wanna deal with anybody go with Vickie she's the best..but I love Gifford all together

Negative experience: Absolute scum. Applied for an apartment. Paid forty dollars, application fee. Was accepted, but the owner decided afterward to raise the rent on me. I was told by Hettie (Spineless lapdog flake) that she would talk to the owner. Three days of unreturned phone calls later, I talked with a receptionist. She informed me that the rent had escalated once again. These folks are swindlers, crooks, frauds, and slumlords. Avoid this company. Avoid this company. AVOID. THIS. COMPANY!!!
Negative experience: Wow the worst renting expierence of my life...We paid for one dog to live at the house with my two roommates. Occasionally we would watch a friends dog when he went out of town on business. The landlord came in the house uninvited while no roomates were home (to fix things"?) and saw the other dog. Made us pay 250 charge along with an additional 50 a month from now on since we would on occasion have other dogs over....Thought it was all handled,but boy did we have another thing coming. We get a call halfway through the next month about being evicted due to the extra dog. Gave us 5 days to get everything out,charged us up the ass for cleaning/removal fees. After asking why we paid 50 for the second dog if they planned on evicting us the whole time,they denied ever requiring it. Asked for the receipts and documentation to bring them to court,and they also refused to give us anything back. I can not make this up people,they are not human beings like you or I!! Gifford management is the direct ascendent to lucifer himself and cares Nothing about your well being. DO NOT RENT FROM THEM EVER! Even if you found the perfect home at the perfect price,if it is attached to Gifford in any way you will be disappointed in the long run.
Negative experience: Horrible maintenance "department". The two most frustrating things have been: 1. It took over a week for them to fix a shower handle. I didn't have a functioning shower for over a week... And all they had to do was replace a handle and its screw. 2. It took a full month after I moved in before they got around to fixing my front door. I couldn't close or lock my front door for a month. Not to mention the six or seven other things (less important, but still frustrating) that should have been in working condition upon move-in.
Negative experience: If you have other options choose one of them rude and lazy service
