Positive experience: I won’t give this place one star but they don’t deserve a five star. I have rented from many different companies because roommate situations have changed through the years. Few have been good and few have been bad. This one falls around the bad part. There are charges on our security deposit that should never came out. When we first moved in, we sent a list of things that were messed up and pictures. They only fixed half of the stuff and never came back. Communication isn’t the best. I’m just going to say what I always say to new renters. Take pictures of everything when you move in. Especially anything that is broken, dirty, or missing. Do not take blame for someone else’s damage. Also keep record of everything that they fixed or didn’t fix. Also when you move out, clean top to bottom and look up move out lists to help guide you. Then when you leave, take pictures of everywhere you cleaned. Since it takes time for these companies to give your deposit back, the house can get dirty from maintenance and them showing the place to other people. I work for a cleaning company that partners with maintenance and those guys suck at cleaning up after themselves and you shouldn’t be charge for that. Also read your lease before signing. Colorado does state 30 days for our deposit to be returned unless stated differently on the lease which can go up to 60 days. So know what you are signing up for.

Fantastic experience: 5 stars for C3 Property Management for sure! We moved to our place back in Oct of 2025 and Jessica was such a joy to work with. Very knowledgeable, warm, and helpful with all our needs. We’ve had to make a couple work orders (nothing crazy) and each one has been met in a timely manner with clear communication. Makes me grateful to be a renter with management that cares. They have by far been the best management we’ve worked with yet. Very happy with our choice and look forward to settling into our new home.

Fantastic experience: I've had this property management as a tenant for over a year now & they've been amazing from virtually showing me places, as I moved from out of state, to responding to me at very late hours when they were in the middle of a repair the unit needed. Super responsive, always friendly, and helpful! Every time I've reached out I'm not worried for a moment because I know they'll be there to assist. When the first place we applied for/were shown by them didn't work out, I knew I wanted to go with whatever else could work that they had available because of how professional and responsive they were and I'm so glad I trusted my gut. Fantastic experience: We purchased one half of a duplex in the Ft. Collins area two years ago, expecting it to be our primary residence. Work had other plans for me, though, and I never made it to Colorado. Instead, we converted the home to a rental and hired C3 as our property manager. Experience so far has been excellent, with the C3 team finding tenants, collecting rent, arranging for maintenance, and so forth. The team is on the ball and highly responsive; our home has not been vacant for a single month and the property remains in great shape. Fees are reasonable. I highly recommend C3 as a property management service.

Fantastic experience: I have used numerous property managers over the years, and C3 Property Management is certainly the best I have ever used. Ben and Sam are a fantastic team - using data to accurately price my properties, fantastic systems, excellent communication, and PROACTIVE efforts to ensure my properties are well cared for. They are on top of all the legal changes, constantly updating their leases and policies to make sure I am protected. They are NOT focused being the "biggest" property management company, but instead, the BEST. This allows them to pay attention to details, provide excellent care, and not drop balls. These guys simply do it differently. They are way beyond the average PM company and their rates/fees are competitive. I will continue to send them all of my properties and will give any investor I know their contact info.

Fantastic experience: I've worked with C3 since 2021. There has been some changes over the years, but I've been very impressed. They handle everything for you, from finding qualified tenants, to collecting rents, to handling repairs. I can go a year without even thinking about my property but have peace of mind knowing it's in good hands. If you're looking for a one-stop-shop, I'd recommend giving them a call.

Negative experience: They charged me twice for my application and i never received a refund, but not for lack of me reaching out. I also had to follow up daily on the application I submitted and it took a week for them to get back to me. Whenever I called for updates, I received the same generic response and repetitive questions about the information they already had in my application.

Negative experience: This company didn't show me one property, I didn't fill out one application and yet they took $120 from me. I was told I'd get my money back if they didn't find us anything, they don't return phone calls been waiting 7 days. Other management companies had my refund in my account in 3 days. My advice go somewhere else!

Fantastic experience: Ben with C3 Property Management was fantastic to work with. He did a wonderful job walking me through the process of renting out my home. C3 Property Management did all the work finding a tenant, background checks, showing the property, and providing the lease. I especially like that they offer the option of either just finding a tenant to full on property management.

Negative experience: I would give them 0 stars if it was an option. They refused to allow me to apply for an open property because they wanted to see if they'd be able to pursue a longer lease option. I would've been approved an signed today - but there's a chance someone longer will come so they won't allow me to apply. They also asked if I would be willing to pay higher than the listed amount to guarantee I can approved. I'm sorry, but what? That defeats the purpose of a lease. Stay far away from this shady company Edit: To reply to owner. If it wouldve been a situation where the lease terms wouldn't have matched up, I would have never written a review. The terms I sought were within the time frame but upon my inquiry to apply, I was told the company wouldn't process the application as they wanted a longer lease, but I could pay more to apply and they would.

Negative experience: This was an horrible company to deal with. The agent we initially leased with was great, but she quit and it all went downhill. Multiple work orders placed for the same issues that were never fixed - dishwasher, windows, blinds. The owner showed up with a replacement microwave at one point and had no idea what to do with it, my husband ended up having to install it for him…. Then when we moved out they kept all our security deposit and even wanted more - for a bunch of issues that were somehow not present during the walkthrough when we moved out. I have always gotten my security deposits returned so I was shocked. Their final documentation was a total lie. I would strongly suggest you rent from someone else. I would never use this company again.

Negative experience: Never provided an updated lease after property management transition despite requests. May inconvenience you and your schedule by not timely communicating updates, changes, no-shows, etc. Quick to rectify issues though, just takes way more work, energy and confusion than I've experienced with previous property managers.

Negative experience: If you are looking to rent from C3 please keep looking. I was a tenant at one of there residences in Loveland for just under 1 year. During that time I put in multiple work requests for the garbage disposal being broken and it was never fixed, it is probably still broken. I moved out of that property in July, it is now September and I still DO NOT have my security deposit check. I strongly discourage anyone from renting from C3.

Fantastic experience: Louisa and her team at C3 are the best! We were forced to move right in the middle of Covid and relocated from Washington to Colorado. Because of the restrictions on showings at the time we rented our house without seeing it! The experience was actually amazing and they did such a good job answering our questions and making sure we had everything we needed. I would never rent from another property management group now that I have experienced how great it is to have an awesome landlord. Our furnace was not working right one of the first nights when we moved in and there was someone there to fix it the next morning. We accidentally broke one of the window coverings and the handyman fixed it in less than an hour. It’s a well run, professional, and amazing company. If I were a homeowner I would 100% list my property for rent with Louisa and her team.
