Fantastic experience: The move-in experience was fantastic, as the team was very helpful. Even when an issue arose, it was quickly remedied. Brittany, a member of the team, also went above and beyond in providing support! If you are looking for an easy, no-hassle rental company to work with, then definitely reach out to Core3! Negative experience: My experience with Core 3 has been genuinely awful. The unit we rented from them has lost hot water over 7 times, electricity gone out 2 times, and as of recently there has been loud banging on our door that has repeatedly awoken us (me and my partner work night shifts so need to sleep during the day) and have led ta incessant anxiety in our day ta day lives here. The hallways smells like LITERAL dog piss. The maintenance man who was let into our apartment made dick jokes ta my girlfriend, said he wasn't qualified ta work on electrical issues while messing with our fuses, and then told us the apartment had been warned about being rented out ta higher management due ta all our problems. A management just WALKED into our apartment one day because she had thw wrong room, frightening my poor girlfriend. We were promised a 50 dollar credit when the gas went out for 4 days in the building and never once saw it. Repeated talks ta management is usually led to a simple "we are working on it" and nothing else. The electrician will appear two days later (because its the weekend and they're closed) with no warning or pre message ta fix something. This has all been within TWO MONTHS OF MOVING IN. There has been no conversation about compensation, relocation within the building, or contract negotiation because they hardly answer calls. This has without a doubt been the WORST renting experience I have ever had.

Negative experience: Been trying for a week to get a response to view a couple houses. Can't even get a human to speak with. I have tried calling 2 different phone numbers, I have tried emailing. The AI bot will ask when I want to schedule a viewing, after I reply I get no response. I have tried several times. How ridiculous!

Negative experience: Most awful communication ever. I put in a maintenance request about my washer not knowing it wasnt something they would take care of. After over a week of silence I just got a new one myself. Today I get a text saying the request was canceled so when I called after getting the text, I get told the owner doesn't take care of the washer. That wasnt something you could have called and told me about a day or two after receiving the request so I would know and just take care of it? It takes 2 minutes to do to give the renter an ounce of common courtesy. Just do better.

Negative experience: Me and my partner had shown interest in an apartment, so we got a hold of this company. We went to see an apartment, it was not the one that I saw in the pictures. No big deal. I let them know the one I wanted to see. The day we were supposed to see the correct one She texted me an hour and a half prior and canceled on me so I rescheduled. The day she rescheduled for I went to the apartment and she was not there would not answer her phone I finally got a hold of the Springfield office and they got a hold of her. she still did not show me the apartment and was showing me ones way out of my price range. She kept saying she didn’t have the key so I rescheduled again. I was really adamant about getting this place but I just got a Text saying they rented it already. The communication is poor and I felt led on through the whole process. I will not be looking at any of Core 3 properties again.

He also installed a dishwasher for me in the past, he is always very professional and in good spirits! Core3 has been keeping my house fixed up decently as they have restaffed with better staff! While there were a few minor issues when I first moved in, the property management was quick to respond and resolved everything without any hassle. Negative experience: Not sure how they sleep at night. The worst kind of company that served slumlords I. Springfield. Sent me to a house on Martin that’s literally uninhabitable. Disgusting. And no human should ever try to live there. It’s better to sleep in ur car .. … how do they even stay. in business. Apparently lots Of unethical slumlords in sangamon . county. Fantastic experience: Core 3 was good to me. Anytime something needed fixed, it got done quickly. They were patient with me deciding on my move in, worked with me on moving out later than expected, were always friendly ..honestly no complaints. If you pay your rent on time, take care of your place, and leave it as nice as you found it..take care of them , they take care of you ..it all works out. Received a full deposit refund to. Negative experience: I should have listened to the reviews! Dishwasher has been out of commission for 2 mos! Every time we get told something different. Now again it’s we need a new one! The furnace sounds weird and takes forever to get started. Would call but what’s the point! So disappointed ☹️ what is the point of paying rent if you can’t get the help you need? New year! New problem! Guess who gets to go all weekend with no hot water

We have sent a few technicians to assess and attempt the repairs to the dishwasher. Once the issue was located and plumbing-related, we received the approval and scheduled the repair. Unfortunately, a dishwasher would not take precedence over other plumbing-related issues being scheduled at the same time. Once the plumber notified us of your heating issue, we reached out and created a work order, as heating is a necessity.

We do apologize for the time it took to get the dishwasher and its plumbing in working order, and we assure you we will resolve any functional problems in your home. In the future, please be sure to reach out with all maintenance concerns. Safety is our number one concern with all of our homes.

Negative experience: They care more about money than they do about tenants. They're fine letting people move into a unit without heat or hot water but they'll charge tenants for everything they can think of and be rude if you need anything. Good luck getting your deposit back because they'll lie about the condition of the unit just so they don't have to give your money back. We decided to rent from someone else instead of spending another year dealing with them.

Fantastic experience: Catrina and Core 3 have managed our buildings for at least 10 years. They have done a great job managing the property, especially as we moved away from Springfield and we rely on them to ensure that it runs smoothly. Negative experience: Slum lords, never rent from them. They don’t clean their properties upon move in. Appliances are broken, pest problems, run down property, poor management. Someone should run these guys out of business. My sister rents from them and at this rate it is way too much of an expense and a health hazard for her young children.

Fantastic experience: My property owners stopped using Core 3 as their property managers and oh man what a fricking horrible mistake that was!!!! Core 3 was responsive had some real cool handymen and always gave me good vibes. These new people are so sketch and corrupt it makes me sick.

Fantastic experience: Catrina is absolutely awesome ❗️ If your searching for a place to call home you should definitely get with her she’ll find you the perfect home. Me and my family have been searching for a home for over 4 months now and literally nothing ‍♂️ Not even 5 mins within viewing one of her properties we fell in love and was placed in this beautiful home the next day. Negative experience: The apartment is not what was advertised. Catrina porter is responsive to messages at times but has not fixed the broken lock on the back door in months, the washers have been broken for weeks, and the building has bugs. I often do not feel safe here and I am not a sheltered person. My ceiling also leaked for months, even though a light fixture and I had to notify her(management) many times to have it fixed. The maintenance crew is unprofessional, unreliable, and not good at communicating with tenants or management.

My sincerest apologies for the problems you have encountered and thank you for your feedback.

We are working on extending our office staff to ensure that we are not only receiving and assigning work orders, but notifying tenants that we have them scheduled. The property manager is not always available to give a text or phone call, but she does always make sure there is a vendor assigned to the issues as they are available.

In regards to your comment of the apartment not being as advertised. We are not quite sure what was deceptive in the listing. Please feel free to reach out with more details so we can make sure and improve on this for the future.

We do have routine pest control on a quarterly basis and have now shifted to every other month with intermittent services based on feedback we receive so this issue should be resolved soon. It is also up to each tenant to go by pest control specialist guidelines and keep each unit clean.

We have scheduled the washing machine repairs and are awaiting the scheduled day of August 30th which was the soonest we could retain a technician for coin operated machines. Our property manager had recently went a emptied the coins and one machine in each building was in use at the time, but did have one down as well. We had reached out to the repair service once we had completed to service the two machines, but have added all the machines for service to ensure they are all in good working condition.

On several occasions we have been out to repair the security doors. It is unclear who is pushing it in causing the doors to have issues. We are awaiting the technician to replace the back door as it was beyond repair. We will be adding some additional security such as steel plates on the door to help dissipate this issue.

We have definitely had some trouble with maintenance as we do use mostly local vendors, and do rely on the tenants to reach out if their issues go unresolved. We did send someone out immediately when we were notified sometime later that the issues with your leak still existed.

We have recently added more dependable and reliable local vendors as well as added more hours to our Core 3 maintenance staff, to ensure issues are addressed as soon as possible. We do our very best to keep the apartments clean with bi-weekly building cleaning and yard trash pickup. We have expressed our concerns with cleanliness to all tenants and have added weekly property cleanings.

I do apologize again for the issues and we hope to exceed your expectations in the future.

Negative experience: They are slumlords. No professionalism, no clue about customer service, unable to listen properly and relay messages, the run around for 3 days about fixing hot water heater. Sent someone with no plumbing experience, he couldn't fix it and call to emergency office number told me that they will pass yet another message along and someone will get back to me whenever. Don't rent from these people, your better off living in your car. Worthless and souless people and company!!!!!!!! Moved in August of last year. Good timing on the response though, lol!!!!!! I apologize for your frustrations. We take all of our maintenance requests seriously and do not ignore any of our tenants. However, not all issues can be resolved within 24 hours. Parts may need to be ordered, we may need owner permission, to check on warranties, etc. We do have our maintenance techs come out for work orders to see if they can first fix issues prior to sending out another outside vendor. Typically this is because we have to troubleshoot and see what the actual issue is first. For example, if we sent a plumber out for all water heater issues instead of a tech, it could be the plumber may not be able to resolve the issue thus sending the tech back out - wasting everyone's time.

We do care about our customer service levels and professionalism. If you can provide any details on who you worked with and the situation so we can avoid in the future that would be helpful as I don't have your name or where you lived.

Negative experience: After 2.5 years of renting with Core3, I decided to move in with my significant other and break my lease 5 months early (August of 2020). I called the office and was informed there was no lease break fee. I also emailed the office numerous times for months reminding them I was moving out. My emails went unnoticed and I was never given a move out checklist. When it came time to move out, I did so and dropped the keys off at the Springfield office. I even asked if there was anything they needed, to which I was told no. A few days after I moved out, I receive a bill for $2635. They charged me for a lease break fee, $150 to clean the baseboards and windows, $50 to clean the oven and microwave (which was dirty when I moved in) $100 to clean the light fixtures, etc. When I called the office to dispute the lease break fee, I was told “look up Illinois law” and then was hung up on. Very disrespectful. I contacted the Bloomington office who was fortunately more professional as well as a real estate lawyer in Springfield. The lease break fee was not written into the lease and Illinois law states I only have to pay for time the apartment sits vacant which they changed. I did have to pay $1500 for cleaning fees which was absolutely ridiculous. I’m a very clean person and my apartment was nowhere near dirty enough to justify $1500. Mind you, they performed this walk through without me present, without ever giving me a move out checklist and hit me with this bill after I was gone. Long story short, expect to get hit with a large bill when you move out. That’s how these property managers operate and make money! Completely unprofessional treatment of a renter who paid rent on time or early every month for 2.5 years. (Roughly $24,000 in rent!)

I’m sorry to hear after 2.5 years you left with a bad experience back in August of 2020. It looks like when you left 3 months ago all charges were communicated and agreed upon with the property manager.

I'm sorry for the confusion with phone calls and apologize if someone hung up on you. Please feel free to reach out to us if you have questions on the cleaning bill as we can provide an itemized list of the expenses due to damages and cleaning needed. Walk throughs of apartments are never done with the tenant's present. We do inspections and document the condition of the apartments before and after move in and also put it in your hands to do the same. Your move in inspection (that you filled out) did not indicate your microwave was dirty upon move in. We can only go off of that documentation and ours when people move out. Your total cleaning fees were not what you stated in your review so I see that you are confused on the fees charged. I will reach out to you privately to tell you about the charges.

Negative experience: If I could give this place 0 stars I would. I had to break my lease due to a new job offer. Was told I needed a 30 day notice. That’s fine, I emailed and let them know I was leaving, tried calling no answer. Well the day rolls around to when I need to break my lease and no one is in the office. ON A FRIDAY! Then I tried calling Saturday nothing. They close the office at random hours and never answer their emails. When I first went to get my keys they weren’t in the office. Since I’ve been a tenant. (FEB) they’ve been through 3 office managers. And each one is worse than the last. I highly suggest spending more money and finding someplace better. If you don’t want to ever get evicted though this is the place, my neighbors were extremely loud and so much it echoed up to my apartment. I can handle a lot but when your throwing each other into walls and knocking stuff off mine in my apartment that’s too much. I made complaints on multiple occasions and nothing happened.

Thank you for your feedback. Friday, 11/29 was a holiday after Thanksgiving so we were closed and we are not open on Saturdays in this location. I was told you spoke with the property manager today and still have not fully moved out as there are items remaining in the unit. Please drop off the keys during our normal business hours. 9am-5pm Monday - Friday.

I do see your complaints about your neighbors in our system and we did address their noise several times as we addressed complaints on both ends.

Negative experience: I'm a former tenant who decided to break the lease. I was told they'd be laundry facilities soon, NEVER. I was also told there would be A/C installed, NEVER. There was no one to clean up outside or hallways, the parking lot was riddled with trash constantly. July came, I immediately asked when the ac units will be installed., I was surprised at the response, that I'm responsible for that. I purchased a window unit... it was still hot as ever, I felt like I was gonna die, I moved several weeks later. I was never behind on rent, voiced every complaint, with no reasonable response... Don't rent from Core3, you'll regret it. Im extremely satisfied with my current landlord... They are the best! S/O to MP

Negative experience: The absolute worst property company I've ever had the misfortune to use. They will never answer or return calls, close at random times when they promise to be open for viewings, and are beyond rude. I don't know how they've kept their doors open treating buyers they way they do. April is a piece of work. She is late to listings and will not return calls on days promised, but a week from her own given date. If I could give it 0 I would.

Negative experience: When I first contacted Core 3 I was very hopeful but it quickly went poorly. After touring a rental and applying for it AND paying $70.00 to apply for my husband and myself, they say that having a large dog is a problem even though on the website it said that small and large dogs are accepted. They tell us that they will keep trying to work with the owner. We wait over a week before we give up because we never did get a final answer. In the beginning they told us that they would work with us to find a place if the house we applied for fell through. After scheduling tours for other places- they cancel the Day of and then later find out that they made the decision for us that our Large dog would not work in those houses even though the houses did accept them.. After All the B.S. - they would not refund our $70.00. I can't help but to feel scammed. There is a reason Core 3 only as 2 stars on here! They say it's a competitor making up false reviews but I'm pretty sure they are lying. I would give them NO Stars if it would let me.

Negative experience: I had to call multiple times about one house. The people who answered the phone could not anwser my questions. When I called back again to speak to someone in charge I got Tara or Kara I don't really know her name because I couldn't understand her. She talked to me so rude I just hung up on her. The Springfield il office is unprofessional and rude I will never rent from these people because of this. I'm so disappointed with the management!

Negative experience: These people own North Oaks community trailer park as well as plenty of others! They are horrible slumlords to say the least!! There is mold all over my kitchen floor, the wood is literally falling to pieces, we find this out by falling through the damn kitchen!! The landlord sent someone over which took a whole week they looked at it and that's all! Haven't been back since!! Core 3 has known about this for a month now! I have a 5 year old daughter and I'm 4 months pregnant!! They have done nothing this past month to make our environment more safe!! If you're looking for a place to live, definitely find a different property manager because these people literally SUCK!!! I am fed up!! Oh and while they are taking their sweet ass time to fix what needs to be done ASAP, they were so quick to tow my car that was in my driveway for having a flat tire hahah!! What a joke!
