Super respectful, maintenance was on top of things, and they were very thoughtful leaving baked goods after inspections. Would highly recommend renting from Rock Rentals based on my experience!

Positive experience: I've not had a lot of interaction I'm familiar e there practices and know they are good people and are decent landlords due to few friends who rented from them 8nor so yrs ago they have 3x there rentals since then you don't fontjst enough good honest and good common sense practices

Negative experience: If u have ever had a retaliatory landlord in ur past, DO NOT put an app in to any of their properties! They will take the word of a slumlord who lies rather than any proof u have over that landlord. Adam said its their policy. My past landlord claimed I still owed him rent from when I had to break the lease. That landlord refused to fix the bathroom when the ceiling fell due to condensation from a leaking water heater and there was toxic black mold growing all over the bathroom. I lived there, hoping he would fix it, but my Dr. told me my levels were high in all the tests. The only time he had seen them so high was In a corpse. He told me I would die if I stayed any longer. I told my landlord that because of this I was breaking the lease. I have the same phone number and I gave a forwarding address. If i truly owe him back rent he could have reached me. He never contacted me. I think that shows hes lying. I also have the statements from my bank that show all payments were made and cleared my bank. I could have taken him to court but wanted to move past it. But I guess Rock Rentals has a policy that states they take the word over the phone of a slumlord who doesn't care about their tenants or the law and prefers to retaliate. Retaliatory actions like this are illegal in KS according to the Kansas Landlord Handbook: Essential Information on Legal Compliance and Tenant Relations. By taking the word of this man who was my past landlord, over my documented proof, Rock Rentals so called policy is basically supporting illegal activity. Therefore, who knows what other rental laws they ignore. This is a concern because if landlords are irresponsible in this area how well do they actually take care of their own tenants. And I don't think that even if they made their famous cookies out of edible gold it would make up for ignorance of the law or ignoring it. I stupidly told people I was impressed by what i saw in ur company until u showed ur true colors. I have reached out to those i spoke to and corrected my previous glowing report. This is not my only review and the next stop is the BBB. Unfortunately for u, i tend to have a big mouth when it comes to unfair treatment and injustices like this. I don't have to lie. The truth always wins in the end. I believe knowledge is power. They also informed me they wouldnt accept my ESA. Yet another illegal act and because of registering them as such with an ESA company, i can take them to court if i needed to, because part of that registration is protection from landlords who do not follow the laws of the Americans with Disabilities Act. I can also follow up with the U.S. Department of Justice and the U.S. Department of Justice Civil Rights Division for discrimination against my civil rights regarding my rights to live freely with my ESAs. Rock rentals uses the petscreening.com site to screen pets and when it came back with "waiting for owner," Adam said this was a denial and i requested to know what "waiting for owner" meant because i knew my dogs would pass any screening. He said he didnt know. 1. if he didnt know then how does he know it was a denial and 2. he would have followed up with the site. But he instead told me to contact the site and i asked for their email or phone number to do so. My request was ignored. i found the site and contacted them. Again, no response. So i searched and found reviews of the site. The reviews by people with working dogs told of taking months, rewritten letters from their drs and multiple charges not from the landlords but from the pet screening site itself. The reviews by owners of pets were fine. Therefore this site is not an honest site by many ESA and Service dog owners

Negative experience: Not sure where they get off disrespecting their tenants. Weeks to get anything fixed, management is egotistical and cares only about the dollar bill. Maintenance and management comes in unannounced. Once you end your lease they show their true colors. I'd advise looking for a private landlord or a more reputable company.

Negative experience: I rented from them for nearly two years and we left the house spotless and even bought new blinds for the house so we could get our deposit back and we never did get it back. Don't rent from them, they'll keep your money.

Their communication is on point, always letting us know when they will be by the house for inspection and such. All around I recommend them for anybody and the areas that they serve. Negative experience: I've been renting in several cities around the world for 10 years now, and this was one of the more unfortunate experiences I've had. It's a shame, I was prepared to pay the one year lease in full up front and even considered just calling and putting a deposit down on the property without seeing it. But ultimately I decided this company is sketchy and I don't feel comfortable working with them. I called in twice and spoke with someone who was just reading from a script. Then I scheduled a viewing, which I was told couldn't happen until Friday. Then 10 MINUTES before my scheduled viewing, I received a call that someone else had already viewed the property and had their application approved, and that I should've submitted an application. I was never offered any clear answers, decent pictures of the property, nor was I told I needed to submit an application without seeing the place. Also I'm not sure how someone else had a viewing before I did when the receptionist said there wasn't availability until Friday...

Fantastic experience: They are the best!! Rented from them for 3 years, if I ever needed something fixed they came right away, I never had to worry. During the 6 month filter change they will leave you an amazing baked good as well, it’s the little things and most landlords wouldn’t ever do that. Highly recommend! Fantastic experience: We have rented from Rock Rentals since 2014 and they have went above and beyond for us over the last several years. When something needs fixed on our house then they are there to have it fixed in a reasonable time. Inspections are done every quarter to make sure everything is working like it is suppose too. Renters insurance seems to be everyones hang up but for under $15 a month it is worth it just in case something were to happen. Rock Rentals has several branches of services in case you were looking for someone to clean, mow or renovate a room. They also have an online portal so you can pay rent online. People also think their rentals are to high in price but honestly you get what you are paying for. They fix alot of houses up nice and don't cut corners. We can't thank Shane and his team for everything they have done for us over the last several years!

Negative experience: Very poor yard maintenance let grass grow up knee high before mowing I don't rent from them and would never rent from them just for the record I live next door on William Street in 400 block as much as you charge for this eyesore I would think you could MOW IT MORE OFTEN

Fantastic experience: I had a quick move in and was from out of town and they helped me even tho I could t be there in person. The house was so we'll maintained and clean. If I had any issues, they fixed it immediately after I put in maintenance requests. When I had to terminate my lease, I was informed of the proper way to do it, was able to leave with no hassles or issues, and they worked with me the best that they could since I had to leave so quickly. Daniel is very professional and kind. I think the company has a strong mission to truly help people, while being a professional business at the same time. I have never rented from folks that made me feel so welcome and who truly seemed to want to serve my needs. Thank you!

Fantastic experience: I've got nothing but good things to say about Rock Rentals. Professional, polite and prompt to fix any problems I had. Worked with me having a dog although it said no pets. They are honest and hardworking, I recommend them to everyone.

Negative experience: Absolutely the worst people to rent from! They make promises that they can't keep do NOT take care of their maintenance I went 3 days without air conditioning in my house bc they wouldn't come fix which left 2 adults our 4 year old daughter and pet in a home with the temperatures above 85 degrees. Charge the renter for maintenance when we pay $750 a month on time every month plus we had to fix it ourselves bc it to them to long to come unclog a drain so our family could shower. If you are expecting to live in a home where the property manager takes care of you do NOT use rock rentals. Their customer service in the office is actually wonderful but I personally have had nothing but problems with them. I even had to call the owner when we were looking to rent bc we went over a week without hearing back from them. Guess that should have been my clue.

Fantastic experience: Without a doubt the best renting experience I've ever had. Found the house online and asked to see it. Right away we could tell they really cared about their renters. Bless everyone involved for making the repairs quickly to the home before we moved in. I've never loved a company more.

Negative experience: Bad experience with Rock Rental. I went out to the property and had I look. Since I was moving from out of town and liked the place, I filled out a app in a effort to move in asap. They said they would get started and let me know. I called the next day and they said they would call me back that evening. Never called. To this day I never heard back even after I left messages. I drove by a day later and saw some other folks moving in. I'm fine with them renting to someone else. Im sure they had their app in first. Just grow a pair of balls and give me a call back to let me know. It's a poor sign of character and I would not consider being tenant with them in the future.

The house was ready when they said that it would be, and we had nothing but good experiences with them throughout our stay in their beautiful house. If we called them for maintenance, it was taken care of quickly and done well. I would absolutely rent from them again. Janet and Shane are awesome!
