Negative experience: Something needs fixing every 3/6 months no closets no storage areas ugly painting like they let a 5 year old paint the walls rude neighbors keep driving in my driveway thieves somebody walked up and stole my son bike out of the garage it’s always a plumbing problem grain problems

Positive experience: Well, I lived in one of their properties for 3 years. I suggest to anyone who wants to rent….pay your rent ON TIME, take care of THEIR property, always be honest about housing problems. I suggest to MP to winterize the homes. It is so hard keeping the house warm in the winter. My relationship with them has been a very professional one. Nothing more or less is said when I need something done and when they call about their rent. There are things that could be better when it comes to the company and then there are people who need to be better.

Negative experience: Do not rent from them they are horrible people !!! THEY WONT LET ME get out of my lease they want me to repair for things I did not cause !! They won’t answer the phone or call back barely text back . And MHA is no better ! By this time I feel like they working together!! I wished I woulda looked at the reviews before because all of our situations sounds the same this is sad and not acceptable and I will be doing a news report to get my story heard !

Negative experience: Horrible property management my stuff keep having electrical problems and they money hungry as hell never answer the phone Laura is rude James is rude and try to get over on his tenants house still having issues I just called code enforcement 3 days ago because this is ridiculous and I called mha on them just horrible

Fantastic experience: I honestly just moved into a great apartment in a quiet location that I absolutely adore! When I moved in there were a couple of issues that were addressed QUICKLY AND EFFICIENTLY! ALL OF THE PEOPLE at Memphis Passive that I have came into contact with have been more than great to me! I highly recommend renting from them! They literally DO CARE about their tenants as they have went above and beyond for me in a situation and I am soooo grateful and very appreciative! Thank u Memphis Passive for providing me a great home and I am looking forward to enjoying my peaceful life here! Thank u guys very much!

Negative experience: DO NOT RENT THEY WILL NOT FIX ANYTHING AT ALL....AND WHEN THEY TRY THEY HIRE PEOPLE FROM THE STREET TO FIX THINGS AND THEN WHEN IT GO BACK OUT THE NEXT WEEK WE BE THE BLAME

Negative experience: I was trying to wait until I received my SD check from them, but please be careful renting from Mr. James Jones. I rented one of his properties at 808 Josephine in Memphis in 2023 time to move out it's wasn't any wear nor tear to his property after staying there for 1 year and 2 months with 8 kids no holes nor writing on the walls no plumbing issues yard was keeping up and inside was clean everyday. I have receipt from them stating no damages nor wear or tear and I was one of their best tenants that ever rented from them. My family out grew that property so they agreed to move me to another one of their properties which I didn't like the areas nor the properties. This where the problem began when I told them I didn't want to rent from them any more. Mrs. Laura is real nasty, she talk to tenants any kind of way but she the one you have to go through to handle business. Mr James Jones all about the money . Mrs. Jennifer is very sweet and honest. They charge me $200 in damages that where there before I move in and they didn't have any proof me and my kids did it. They buy old and hood houses and cheap fix them up to rent out. Please take pictures before moving your things in their properties so they won't charge you for things that wasn't done by you to get your SD.

Negative experience: I'm not understanding why would you need a credit check for section 8? And it doesn't state anywhere that u need a 650 credit score. All they say on Fb is that section 8 is welcomed. I did my application and was denied because of lack of credit. Why would u all have section 8 welcome in big letters but not must have a credit score of 650. They knew that my application fee was all the money I had to my name and still took it and denied me because of lack of credit. So don't be fooled by them saying section 8 welcome on all their sites but not must have a credit a score of 650 for section 8! And no *UPDATE to your reply * I don't have any evictions or a background. You guys don't say anything about credit checks on Facebook. I was messaging James and he didn't even say anything about a credit check. Mha said we didn't need to do a credit check if we had a voucher. The only way to have a 100% voucher is if you don't work and you have to have a job to be on section 8. I had a pretty decent job.

Positive experience: I have never lived on my own. I always stayed with people or I stayed with family members. A friend of mine had got me in touch with James and I had filled out an application. I was hopeful to get the first location I had looked at and filled out the application for. But the location was being renovated. But God had made the location I'm at now available. The location of the residence that Memphis passive have offered me is a good location to be centered at. I'm down the street from the zoo. The neighborhood is not all that bad but that situation is not Memphis passive fault that is a mess that the city of Memphis would have to address. The one bed room is perfect because Im a single man and hopefully in the future I can get a 2 or 3 bedroom because I do have 2 growing boys and I hope in the future I can get the rooms to make them more comfortable when they are with me and have the extra space to call their own. Negative experience: The people in this office don’t work together . 1st off I applied for a home that someone had already gotten approved for. I was told when her section8 inspection passes then the house will be taken off the market. That was June 28,2022. July 6,2022, I was contacted because the woman that got approved hadn’t paid her deposit within their 72 hour frame. I was told to bring my app fee that day which they were going to be closing 20 minutes later. Anywho I put the money order in the dropbox. I was called the next morning and asked to come get my money order because the woman came with most of her money and was only short some 200 dollars so they allowed her to get the keys. All of it was just a waste of time. People in that office should really communicate better.
