Within just a few days after meeting, we were able to move in. The process was smooth, fair, and efficient. Negative experience: Blue Sage Property Management in Sequim, WA. would not allow me to submit an application for a rental property on their business site after I identified myself as a prior military member. I called on Monday Oct 14, 2024, I was told that the owner would call me back. I did not receive a call from the owner on Monday. I went to the Blue Sage office in person on Tuesday and was told I could not apply at that time and she (Sarah) had to consult with the owner and the landlord. She said "I don't know if they want to rent it". She said she would call me by close of business Tuesday. I did not get called back on Tuesday. I received a call on Wed evening while I was on an airplane, the voice message said she (Liz) just wanted to share that this was a short term rental. I called back on Thursday, I left a voice message and sent a text message that I was aware it was a short term rental and I wanted to submit an application. I did not hear back from anyone on Thursday. On Friday I again called and left a voice message and then a text message. I received a text message later on Friday saying they had already accepted an application from another party. I spoke with Liz after receiving that text, she told me that they do short phone interviews for vetting purposes. I was never informed of this before. Was I interviewed and vetted for some reason without knowing so? She also told me she called several interested parties on Wed evening and accepted an application from the only party that answered her call. She did not leave any of this information in her msg to me on Wed. I contest that Blue Sage Property management in Sequim WA engaged in unfair and unethical business practice. I also contest that they engage in discriminatory behavior. Complaints will be filed with the State of Washington

Fantastic experience: As a remote landlord, I have been dealing with Blue Sage for over 5 years now. In the past, I have dealt with other property management companies in other parts of the country. I would put Blue Sage at the top of the list of all the property management companies I have dealt with. They are professional, well organized, communicative, detail oriented, well informed of changing legislation, etc. I believe they also do a good job of communicating with the tenants to handle any issues which have come up. For example, la couple of years ago the heat pump went out and Blue Sage was able to quickly get multiple quotes and secure an installer so the tenant would not suffer in a cold house. Monthly, and at the end of each year, I receive a nice detailed summary of repairs, expenses, rental income, etc. which I can turn over to my CPA for tax preparation.

Fantastic experience: I have had the best experience working with Joe Tyler from Blue Sage Property management. When I first contacted him to start renting our house out, I was a emotional wreck as for i just lost my dad and Joe was so caring and understood and worked with me on getting the house ready to be rented out. Joe and the staff took the initiative on getting all the repairs done and got it rented out in less than a month. Joe has been excellent in communicating with me and i highly recommend Blue Sage.

Negative experience: The house was dirty when we moved in and they charged us a cleaning fee when we moved out pulled garbage from the neighbors yard into ours when we were moving out and charged us for the clean up there’s never any one at the office to talk to go though some one else

Fantastic experience: I rented from them for a little less than a year in Sequim. They're house was by far the most affordable in the area. The house accommodated my wife, one year old, and our dog while we were in the process of having our house built. During that time there were minor problems with the house, including the AC unit that stopped working, and a rat problem in the basement area. During both instances, Blue Management responded promptly and arranged for a handyman or pest control to fix our complaints. Additionally, one time I locked myself out of the house and Blue Sage was able to get me back in, which was much appreciated. After our house was built, we ended up having to break our lease. Blue Sage was understanding of us having to break our lease and made the transition smooth for us. My only complaint is that at some point I was busy and had forgotten to take care of the lawn, as a result we got a letter on the doorstep reminding me to mow the lawn, the following rent for the month ended up being more simply because I neglected the lawn maintenance for a short time. I felt that this instance could have been handled better, I would have appreciated simply getting a phone call or email reminding me that mowing is the responsibility of the renter. Additionally, charging me extra rent for that month seemed a little aggressive in my opinion, especially considering that this was at a time of year when the most of the lawn was brown and dead anyways. Other than that single instance, I don't have any complaints.

Negative experience: Update: I have updated this review with some evidence to the shenanigans of Blue Sage. The property had to be re-cleaned and still was not to their own standards and had a damaged appliance that had to be replaced, apparently these were just too many issues for Blue Sage to manage. In other attachments you can see that Katheyn at Blue Sage charged us $100 to provide us with a written revision to our lease that was initiated by the homeowner due to their change in circumstances. It was added to our folio. All leases (and common sense) require that changes to a lease contract be in writing, yet she wanted me to just take her at her word? I had to get an attorney to have the charge removed and get the written documentation signed. Total headache....avoid at all costs. Our experience with Blue Sage Property Management, specifically Katheryn MacGeraghty began a year ago in October 2020 when we rented a house managed by her company. There were a few minor issues with the cleanliness of the home at our initial walk-thru. In trying to rectify these matters, and others that came along the way throughout the year we were there, it seemed there was not good communication between her staff people and herself. Kathryn's attitude when I contacted her directly or when she decided to become involved was dismissive, curt and unprofessional. Short one liner emails, only responding to part of a question and a general attitude that we were a bother to her was the status quo for working with Katheryn. This continued throughout our lease term any time we had an issue that needed attention outside the scope of a renter. At one point we had to involve our attorney to reverse a $100 charge for a Lease Amendment that was proposed by the Owner of the home when they needed to return to Sequim from overseas earlier than planned and wanted their house back. As homeowners and landlords ourselves (we own a home that we rent in Thurston County) I really appreciate the communication we receive from our tenants when there is something that needs our attention. As a real estate agent myself, in an industry that is built on service to customers, I have been appalled with her behavior and would never recommend anyone work with Blue Sage Property Management or Brigadoon Rentals. It was only after we received our full security deposit returned to us that I felt I could leave this review without worrying about possible backlash.

Negative experience: Kathryn is not responsive to contact and rude when she does bother to reply. I don't know why this woman thinks she has the right to talk to people like she does. I guess that's why she needed to claim welfare for her business? Avoid this company by any means. There are much better in the area that don't rely on our taxes to stay afloat.

Fantastic experience: As a homeowner, I would recommend Kathryn and Blue Sage Property Management to those looking for a management company. We purchased a retirement home two years ago, a little ahead of our retirement, and wanted to lease it until we were ready to move. We live out of state, and had some concerns about leasing from a distance. Kathryn came at the recommendation of our realtor. From our initial meeting, she has been professional, knowledgable, and responsive. Blue Sage has managed our property well, taking care of any maintenance and tenant -related issues. Kathryn is a strong and vigorous advocate for the owner while being fair to the tenant. The monthly statements are reports are timely and accurate. Our investment has been well cared for. Blue Sage has my highest recommendation.

Negative experience: I would not give a star to Blue Sage Property, but I had to. Kathryn and her husband are very unprofessional and the rudest people I have ever met. I rented from another property management before Kathryn took over. I had been a resident for over 2 years and never had any problems brought to my attention. When Kathryn took over she immediately raised my rent so high I could not sign another year lease( my income was not 3xs more than rent at that point) Kathryn would also consistently leave 3 day eviction notices for thing's such as not sweeping the front porch. Kathryn proceeded to evict me and take me to court because I could not sign another year lease. I won in court and did not get an eviction on my record. Kathryn then tried to take me to collections, to try to get me to pay for cleaning, yard work, and court. I was refused a walk thru with Kathryn to remedy any problems, so I could get my deposit back. Needless to say I never got my deposit back and was homeless for 4 months.Her lawyer even made the comment she was the most unreasonable person he had ever met. I Would never want to cross her path in life again! PS check out Kathryn and Blue Sage in Colorado...too bad she had to come here to the PNW. Kathryn also has a video of how an eviction goes down in her world. It's like you're being attacked by a shark, very gruesome and sad!! Left me sick! Kathryn would like to say that I was evicted for not paying rent however that is not the case. I tried to pay my rent and it was declined by Kathryn. I was no longer in the house when going to court so there for there was no eviction. I was told by court that I did not owe her anything because she was keeping my deposit and declining a walk through. I find it hard to believe I lived in the house for over 2 years with no problems until Kathryn took over the property. Kathryn keeping telling yourself that, I'm sure it makes you feel better, however you know what the truth is. You don't like being you.

Fantastic experience: Kathryn is wonderful! She helped my family and I find a wonderful home here in PAWA in March. Finding dog friendly, reasonable housing can be a challenge, but Kathryn pulled through! She was a great advocate for us and our dogs with the private landlord. As expected, we had a small list of maintenance repairs upon moving in - Kathryn made arrangements and everything was taken care of in record time! Blue Sage is a great company - I enjoy having an online portal to pay rent, create maintenance requests, and keep track of records. Highly recommend!
