Negative experience: Waooo 3 days I waited for a phone call from Kacey Kanaty. I came down from Florida had spoke to her 6 weeks ago the day we spoke she had told me she had a family emergency and had to run to the hospital, that she'll get back to me. We'll the time for me to fly from FL to PA came and I stop by tbe Office spoke to the boss lady I guess, and she had her on the phone and told me she'll give me a call back. I explain I was Orlando that was coming from FL in search of a house and a business repair shop. Well I guess my appearance wasn't good enough since I was down dress with jeans and a T-shirt. Well they lost a $980,000 deal that I have under contract right now for a commercial property that its gonna serve my needs, it was a easy find because I know the owner and I already had spoke to the owner of the property prior from me coming down to PA with my intereston tbe property. I made it clear to the office manager at Better homes and garden that I was a walk in that I didn't had an appointment but had a deal that I wanted to talk to Kacey Kanaty and I only had 6 days since I had to go back to FL to my business. Also she referred me to Maria Baxter a boker, waooo thats another one that left me hanging and never call me after she told me, shell call me after 12:30 because she was on a meeting. Some times this things are ment to happend I was able to do a deal directly with the owner and save me Well over $65,000 in commissions and fees... thanks for not returning the call. I have 14,000 customers in my data base that will hear this story because it is inportant to open people's eyes.

Fantastic experience: I had been holding onto my home for nearly three years after moving out of Pennsylvania in 2022. The house sat uninhabited, slowly falling into disrepair while I held on to the memories it carried. In 2024, I finally began the process of cleaning it up and held an estate sale — and that’s when I met L. McCord. From that moment on, she stood by me through every step of the journey to sell my home. L went far above and beyond her duties as a broker. She checked on the property regularly since I lived far away, contacted the Monroe County clerk on my behalf, helped coordinate repairs, and even lent me her own power washer so I could clean the exterior. Her dedication, patience, and encouragement made all the difference. The home needed a lot of work, and the process took time, but L never gave up. She always reminded me that the right buyer would come along — and she was right. I truly couldn’t have done it without her. If I ever return to the Poconos area, I’ll 1000% be reaching back out to L. McCord. Thank you for everything, L — you made what felt impossible, possible.

Negative experience: Our experience with this agency left us with serious concerns. Initially, we contacted Donna, who was in Florida, and she referred us to Cynthia. During our first tour, Cynthia barely engaged, spending most of her time at the kitchen table. What she did make clear was that her son, Maurice, was a contractor who could handle anything we needed—repairs, moving, you name it. Not long after our home inspection, something troubling happened: the heat was mysteriously turned off in the middle of winter, leading to frozen pipes that subsequently burst! And who ended up getting the job to fix it? Cynthia’s son, Maurice. Then he actually tried to get me to pay for it!!! While I can’t prove anything, the timing was unsettling. Additionally, there were odd issues with the lockbox. I personally witnessed one of Maurice’s acquaintances open it during a tour, meaning they had access to the home. Later, after the lockbox went missing post-inspection, it suddenly reappeared. Concerned about the situation, I filed a police report. Even more concerning, when the lockbox initially went missing, the sellers instinctively wanted to involve law enforcement—but Cynthia convinced them otherwise. These incidents felt too coincidental for comfort. In situations such as these one asks themselves: cui bono—who benefits? While I can’t say for certain what was going on, the entire situation left us feeling uneasy. As a result, I’ve installed security cameras around my home for my family’s protection. If you’re considering working with this agency, I’d strongly recommend proceeding with caution and keeping detailed records of every interaction. Update: The case the owner is referring to in his response has been adjudicated. Ms Lynch and her son Maurice had in fact tried to collect on monies they thought I owed them. The judge did not see it that way, and ruled in my favor.

Fantastic experience: My husband and I can finally say we are homeowners, and it’s all thanks to Nicholas Simone. As first time home buyers, we were clueless with where to begin. From the first phone call, Nicholas was nothing but kind, polite, and extremely informed in all areas of purchasing a home as well as home renovations. He responded to all texts, emails, and phone calls promptly. He made us feel like a priority when scheduling viewings. And when it was time to put in offers, he made us feel confident in our submissions. With a market as competitive as the Lehigh Valley, it was hard to remain hopeful we would find something in our budget and time frame. But Nicholas got it done! Throughout the closing process, he maintained constant communication with the mortgage company and processors to ensure everything went smoothly. There is no doubt we would work with Nicholas again, and recommend him to all our friends and family for their home purchasing and selling needs.

Fantastic experience: This past summer I was finally able to realize my millennial dreams of owning a home, and it was made possible because of the tireless work of my realtor, Nick Simone! We toured nearly 2 dozen homes to find the perfect one. In the competitive market of the Lehigh Valley, houses would frequently go on and off the market in days. Nick was always getting us great listing opportunities when time was a precious resource. When the home I bought first came on the market, I was out of town and Nick was quick to get an appointment for my mom and aunt to walk around for a virtual tour. When issues with the mortgage company arose, he was always ready to work to find a solution. We closed in under a month and even managed to get some fantastic antique furniture gifted to us from the previous owner. I can't recommend Nick enough!

Negative experience: We recently bought a home in Pennsylvania, and the homeowners were using this real estate company. Their agent was completely non-responsive to us. They allowed the homeowners to leave the house in a repulsive state despite the fact that in the contract, it was agreed to that certain items would be removed from the home. The agent was completely invisible during the process. She was completely unreachable and ignored multiple attempts to rectify the situation. Not only were multiple items left in the house as well as the house was not left in a clean state as agreed to in the contract, but the yard was left in complete disarray and items that were also agreed to be removed were left behind. The seller completely ignored the contract that was agreed to The agent did Did nothing to fix the situation.

Negative experience: Worst agency ever. They will completely lie to you about the rental value of your property so that you feel Desperate enough to sell instead of rent so they can profit more. DO NOT USE THEM

Negative experience: If I could give this no stars I would. This team is a very unethical and dishonest associates that do anything and lying to close the deal. Paul and Sarah only have their best interest in mind not the clients. Paul and Sarah showed Sarah's family home to my family whom the home belongs to Sarah's father and Sarah failed to disclose that information, just as well as Paul. Paul and the landlord his father in law kept their personal property on the property without disclosing the cars belonging to them for 9 months which hindered our use to enter the garage with our car and caused a couple grand dollars due to conniving trio family slum lords at 2113 Laurel Ridge Rd East Stroudsburg. The landlord Mr. Hussein never agreed to or allowed the property management team, (Anna Snook who did try her best to assist us) at Better Homes and Garden process or repair anything so he fired them from managing the property out greed. From the above to multiple other requests ignored for 3 quarters of our lease such as a non working heating and a/c unit that they used our security deposit to get a new one installed, a broken laundry unit, up to continuous mold in the home in which the slumlord wanted to blame us. There were water leaks/spots upon us moving in that were "fixed, " all requests that were mostly denied Don't be fooled by the Paul A James Team of Better Homes and Garden, nor trust them as far as you can see them... Sarah will act as the lister and then advise Paul will do the showing so that she can work from the backcourt to strongarm you into something that sounds good but really is a total disaster. Run and beware, they do not care...they are liars. If anyone would like any information respond and I will inform you to save you the troubles of a headache and wasting money.

Negative experience: Agent never showed up to appointment. Called agent and got no response. Called the office and no agents were in. Do not use.

Negative experience: I tried to schedule an appointment to have a broker show me a house that had just went on to the market. The listing agent avoided scheduling and asked if i was paying cash. The house is now pending i had no opportunity to see the house or make an offer. Very unprofessional!!!

Negative experience: Buyer beware! Unethical fim. I was in contract on 106 birch ct Hawley and when the title search was complete the property showed it owes more than its value(many liens) so our deal fell through. That was 6 weeks ago and I still have not received my deposit back. I spoke with Bill Schotte for three weeks he first told me the check was mailed Friday 3/8 and that conversation took place on 3/12 then 3/19 I called Bill there was a mix up the check will personall be put in the mail guess what no check! I called 4/4 the check was mailed on 4/3 sorry for the mix up but we had to have the owner. Of the property sign and assured me it was mailed on 4/3. Well it’s 4/8 unless he is walking the check over from PA to Long Island check is still not here and they are still selling that parcel that owes more money than it’s worth they know it so the next unsuspecting buyer come along and they will hold your deposit indefinitely. Most unprofessional experience ever buyer beware. Bill Schotte stop lying!

Negative experience: I am extremely disappointed with Kim. I reached out to her through Trulia, and received an immediate response from her. We informed her of the rental properties we were interested in, and informed her as to the days we would be in the area. We also informed her as to the days we would be available to meet with her and see the properties. I then received an email pretty much telling me that she needed to check the availability of the property. Mind you, she send that property to us as one to be considered initially. That was three days ago, and we have not heard anything. Extremely disappointed!!! Not clear as to where this all went south.

Positive experience: Moving from Virginia and looking for a rental. We (married couple) were stressed and separating from the military after 8 years. Mae offered to be our rental agent which we graciously accepted with much relief. We saw a few houses on an afternoon and thought we had found the one but discovered on the application that there was a nonrefundable fee equal to rent ($1300) which made us balk. Mae took our copies of drivers licenses, credit scores, application fees and application telling us to let her know what we had decided. Mae then started to ignore our emails regarding available houses for rent. After a few days (a long time in the rental market) she returned our emails and broke our contract saying she would be unable to be our agent any longer, adding to our stress levels. We suppose she did this due to her resources or caseload. This relationship could have been preserved with some expectations or even better communications from the agent. Moving is very stressful, especially from out of state, and saying you represent us, then drop us without warning, well we were hoping for better customer service. We have never rented in PA and we were relying on the professional. We eventually went with a direct owner lease to avoid unnecessary drama, fees, and pet weight limits of 50 lbs for our labs. Needless to say, we will be seeking another, better organized agent and possibly another real estate firm when we are ready to buy a home.
