Negative experience: I wish I wasn't posting a 1 star review, however this seems to be the only way to get the attention of businesses these days. I would simply, for now, caution folks looking for homes in Leaville to heed my story as it relates to Aspen Leaf. I hope to remove this review or revise it, see why: Aspen Leaf Realty, with their partner organization KW, sold me a new construction home in 2024 (Westwoods Subdivision.) KW and Aspen Leaf are also aware of a necessary warranty repair that must be conducted at my home per their warranty agreements, however, as of September 2025, after repeated calls, emails, and text messages, the issue has not been addressed promptly or resolved. This is disrespectful when you hand hundreds of thousands of dollars over to a realtor and builder team for any home, let alone a new construction one. Accountability is what is really lacking here. I adore Amy Morrison (she sold my parents their home in Leadville), and I also like and respect Heather and Melissa, and at the very least give them props for trying to help to communicate, but their choice in partnering with KW really dings their reputation here locally. I'd happily remove or revise this review if these organizations resolve my home's problem, but until then...here it is.
Negative experience: so after i went in and asked to hire an agent to find a space fir me to work, still waiting months for a reply, Melissa still treats me as if invisible and did anything wrong, ask anyone, if you rented a place and lick was broke, and Melissa and owner refuse to infirce no noise after 10, it really hurts the way this business just ignores local respected people
We are sorry to hear you didn't find our services to meet your expectations. Unfortunately, without more information on who you are, who you worked with, what you were looking for and how we were unable to meet your needs, I'm not sure how to help rectify things for you. Please know that we take concerns seriously and would love the opportunity to hear and try to address your concerns. Please feel free to reach out to us at any time to discuss further!
Fantastic experience: Absolutely amazing experience, so into detail, knowledgeable, honest, responsive, we only have complements for all the members of Aspen Leaf Realty. Thank you, thank you, thank you!!

Fantastic experience: Heather was excellent on our recent property sale near Tennessee Pass. Her local connections helped solve a few hurdles that are inevitable in these complex transactions, and her intuition during the process was invaluable.
Casey,
Thank you so much for the kind words! Working with you both was an absolute pleasure, and I’m so glad we were able to navigate the complexities of the sale together. Leadville will definitely miss you! Wishing you both the best in your next chapter!
Fantastic experience: Candace was great to work with and provided lots of helpful information. Since we were from out of town, her knowledge of the area was a great help.
Thank you so much Ray! It was great working with you!

Welcome to Twin Lakes! I'm so excited to see your future project!

Fantastic experience: Amy Morrison is AMAZING!
Fantastic experience: Heather Lindh was a bless to deal with in the sale of two properties in Twin Lakes. She helped me sell land that had been languishing on the market for several years, and she helped me family sell a home following a death in the family. She helped us navigate some local logistics while residing out of state, and was simply wonderful to work with. If I ever purchase in the area again, Heather will be my first stop.
Fantastic experience: Aspen Leaf was a great partner in selling our home.
It was a great pleasure to work with you Alisa!
Fantastic experience: Amy was great to work with! Friendly, responsive and knowledgeable of the area. Highly recommend.
Fantastic experience: The Real Estate QUEENS! Doesn't matter how big or small the job is, Heather is on it. Her passion is finding the right house for everyone she meets. Super thoughtful and thorough with all sides of the deal. She's also been doing it longer than anyone else in town! BOOM!
Fantastic experience: Heather and her team were absolutely amazing to work with during our home buying process. She took the time to understand what we wanted in a new home and made amazing recommendations on properties for us to consider. As long time locals they are well versed in all the nuances of the Leadville property market which is extremely helpful as it is unique in many ways. They had great insight into what city/county future plans might affect our property value, new bike trails being built and new properties coming online that weren't even listed yet. We couldn't have found a better realtor to guide us in making the next big move for our family. Thanks to Heather and everyone at Aspen Leaf for making our home buying process enjoyable and easy.
Negative experience: I requested help selling property and left the info. Heather sent a text to reply or call back. I did only to be ghosted? Very odd behavior. If you're lazy just charge us a FlatFee to be shown on the local MLS and we'll sell it ourselves if you're so busy. Sheesh Update: after the review posted she replied with an attitude about my review instead of providing the info requested 3 days ago. She claims she must verify my identity before anything is given. Only verbal info for their commission requirements. Very odd, all other agents are happy to say to get a customer. This lady is rude and too lazy to call back to give me the info. Let me know how many send you a foto of their driver's license to get a price quote. No clue what's going on here but they seem snobby and not eager to assist with low value properties. Again thx for nothing.
I’m sorry you felt ghosted as we weren’t able to respond to you within the timeframe you had hoped as Heather was on a scheduled day out of office for appointments when you responded to her message. She did however respond to you the same day. As discussed in the text conversation, our policy is to talk through the intricacies of a property with the client prior to negotiating commission amounts. As you were unwilling to have a phone conversation and only demanded your answers via text, and with the threat of a bad review, we quickly became leery to work with you any further. We don’t offer flat fee amounts as you were hoping. We negotiate our commission on each property individually and then that is most definitely put into a written contract. There are several instances of land sale fraud and there are steps we take to ensure we are working with an actual landowner. Someone unwilling to have a phone conversation is a red flag for us. In addition, your property isn’t just a basic property located in a subdivision with normal circumstances. There are water supply issues and other factors to determine appropriate pricing strategies. All of which you had no interest in discussing. I’m sorry we weren’t a good fit for you and wish you the best in selling your lot.
Fantastic experience: We purchased a home through Aspen Realty and worked with Amy Morrison. It was a great experience and we highly recommend Amy!
Negative experience: We interviewed Susan Fitzgerald as a listing agent for our home in Twin Lakes. After our call she emailed us and said she was not interested in working with us with no explanation why. This took us by complete surprise so I replied asking why. I never got a response. I also called her but nothing was returned. We interviewed three realtors and she was ranked last anyways, but we just wanted to understand why she was ghosting us. Very unprofessional, I would not recommend working with her or Aspen Leaf.
Fantastic experience: I applaud the staff at Aspen Leaf Realty, Heather and Melissa, for assisting me with property management then the sale of my property in a knowledgeable, honest, timely and thoughtful manner (in a very short amount of time). I so appreciated the frequent updates I received which greatly relieved my stress. Huge thank you to them. Highly recommended.
Thank you Mary Ann! It was really great working with you as well and I'm so happy we got to come full circle on this property together. Best wishes to you!
Negative experience: One of the worst after having our family home listed for over a year in pan ark estates with almost an acre attached we had 4 people come see it and no offers these real estate agents are trash kept telling my family to lower the price and sell for nothing after putting over 40,000 worth of work into it so I suggest if your looking to sell your home don't go here
Hi Felicia, unfortunately I think you may have the wrong business here. We have no record at all of working with you. If we are mistaken and perhaps the listing is under someone else's name, please let us know and we would be happy to respond accordingly and take the opportunity to try to rectify the situation!
Fantastic experience: I couldn't be any happier with my agent. Would recommend to anyone.
Fantastic experience: Heather is the best! She knows every nook and cranny of the area.
Fantastic experience: From getting a CMA from Amy Morrison until the check crossed the table, we could not have been happier with how Ms. Morrison handled our sale. She told us what we should ask, and what we should do to make it work. She was very hands on on the whole process. I don't know how she could have done any better. We say thanks to Ms. Morrison for all of her hard work to make this transaction as smoothly as possible.
Negative experience: Melissa Hill took my money and left me and my children homeless. Beware.
Negative experience: ** This review has been edited post response from RE/MAX. I have added the major highlights of our home buying experience. ** I didn't enjoy working with Bailey and Heather. It didn't feel like they were in my corner at any point through the home buying process. Overall, I experienced poor communication and support from them, and my negative experience was not related to looking and buying in a “seller’s market” as their response to my original review suggests. I scheduled a time to see a home with Bailey a few days in advance. 30m prior to our time to meet, I called Bailey to determine if we were going to meet at the property or carpool. At that time we found out that there was no appointment in place and she had failed to reach out and inform us. So we planned our day around something that had been canceled or was never scheduled. We should have looked for another realtor right then and there. Unfortunately, we continued working with RE/MAX. A house came on the market close to the top of my budget that seemed like it would be a perfect fit and I moved quickly to set up a viewing time with Bailey. After viewing it, I knew I wanted to make an offer. I was advised to make my best offer on the first offer because another person was interested in the property and likely going to put in an offer around the same time. In talking to both Bailey and Heather prior to formally putting in an offer, neither had talked to the selling agent directly by phone and it appeared Bailey had been communicating only via email. After the initial offer, our realtors came back recommending to now put in my best offer since they had been informed by the selling agent that someone else indeed had placed an offer. I ultimately upped our offer because I was very interested in the house and after watching the Leadville market closely for a year, I thought it was wise to act. A few weeks after going under contract, I was asked if I could find a way to move up the closing because the seller wanted to close sooner rather than later. Bailey relayed the message, and I worked many hours and made many phone calls to try to get all of the financing, insurance, etc. in order and to try to push up what was an initial 60 day closing. I gave her a new tentative closing date that worked for me, but did not hear back for a while, and checked in about a week before the new proposed closing date. She told me that the pushed up closing could not happen due to the fact the seller could not get a moving company in time. Again, at the final hour, after I initiated the communication, I found out we could not move forward with the seller's and our OWN realtor's request. Our realtors did not say, let's meet before we close and check the condition of the property. Instead I had to propose it and arrange it. There were some issues with the state of the house which were ultimately resolved in the eleventh hour, but it felt like I had to first advocate with my own realtors before they worked with the selling agent to find a solution. This is the second time I've gone through the home buying experience, iit was night and day between working with someone who cared about my experience and wanted to support me and someone who seemed to just be going through the motions to get to closing. I am very happy with my home but wish I had opted to work with a more supportive and communicative realtor.
Aaron, we are sorry to hear that you were unsatisfied with our service. We do wish this could have been brought to our attention during, or even right after, your closing several months ago in January. We were unaware that you were feeling this way, especially as we had numerous conference calls with you to discuss the negotiating process, the inspection process, etc. that I felt we could have discussed your concerns further. We completely understand how frustrating it can be to buy a home in a market that does not cater to buyers. And, honestly, we don't prefer this type of "seller's" market because very few people walk away truly satisfied with their purchase when sellers are being unreasonable. When you purchased your home, your particular seller was especially unwilling to negotiate or even leave the house in good shape for you which was extremely disappointing. And we are truly sorry that was the case for you. On the bright side, however, we were able to assist you to successfully win a multiple offer situation and even though you did not receive the entire amount you hoped to receive off the home price, you did end up getting a further price reduction for the inspection items. We were able to negotiate this inspection credit even when our initial contract was accepted by the seller with the understanding there would be limited inspection objections. At the end of the day, we really do hope you are enjoying living in Leadville and ultimately, your new home.
If there are other specific things you felt we could have done better, we would honestly like to know them and we would welcome a call to discuss. Please feel free to reach out to us via phone or email anytime.

Fantastic experience: Amy Morrison helped us buy a piece of land in Twin Lakes and we are so grateful she was our agent. She is extremely knowledgeable about the area, incredibly friendly and responsive, and she was able to connect us with everyone we needed to talk to about the nuances of the land (I.e. building, utilities, HOA, etc.). I’d recommend Amy to anyone looking to buy in the Leadville area.

Fantastic experience: Susan was a phenomenal agent! She was extremely friendly and professional and got us multiple offers over asking price within a week. I could not be more happy with the experience and would highly recommend her for the sale of your home.
Negative experience: No one to help

We also have 4 full time agents working diligently to assist people in a timely manner even times outside of those office hours. Fantastic experience: When we were looking to rent our old Victorian home in Leadville, Melissa Hill found the perfect family! She was always responsive and professional in her dealings, she managed issues quickly and efficiently, and she has been one of the hardest workers we've ever had the pleasure of hiring. We never worried about the condition of a home we considered to be a local treasure. We would hire Melissa again and recommend her to anyone looking for a top-notch rental agent without hesitation.
Fantastic experience: We had the pleasure of working with Amy Morrison when we bought our home. She made the experience as easy as possible for us. She also handled all the details for us while maintaining constant communication throughout the entire process. We would definitely recommend working with Amy and Aspen Leaf Realty if you get the chance!
Fantastic experience: Local, personal professionals. I've used them for several years now. Consistently excellent. Responds in a timely fashion and goes above and beyond to make sure things are just right. Highly recommend if you are looking for rental houses or property purchases.
Fantastic experience: Amy is the best realtor
Fantastic experience: Helped us find the best little home ever.
Negative experience: Poor communication, would not return my emails.
Fantastic experience: We sold our house through them and they made it as stress free as possible and they were able to sell it quickly and at a nice profit
It was truly a pleasure working with you both! Best wishes to you on your next chapter!
Negative experience: I live across the street from one of the short term rentals this company manages, and they NEVER plow the snow in front of their rental, so the tenants have to park in front of the neighbors plowed spaces. Sometimes the renters shovel the snow themselves. I recommend short term rental owners find a better agency to manage their rentals. And I hope this review catches Re/Max of Leadville's attention.
Hello Andrew. You are correct that we currently manage one of the homes across the street from your home, however, you are incorrect in our policy for snow removal. As is the case with all of our managed short-term rental properties, we have been and are currently engaged in a snow plow and shoveling contract with a local snow removal company. For the property across from your home, the contract is to remove not only the snow in front of our managed property, but also some of the snow in front of a neighboring rental that we do not manage. This contract outlines that the snow plowing shall occur any time it snows more than 4” and 3” for shoveling. We realize that managing the snow for properties in town is quite a feat and we understand the frustration of neighboring property owners or guests parking in areas that someone else has worked hard to maintain. Please know that we work very diligently to mitigate this as much as possible. To do so, we outline the parking etiquette to all of our guests both on our website as well as with instructions located inside of the property directing our guests to only park in the spaces in front of the property. Obviously, if others are parking in those spaces, this can lead to difficulty and create the chain-reaction of problems. In an effort to further address the specific issue on your street, where there are also several long-term rental properties with multiple vehicles for all of the tenants, we have numerous conversations with tenants, as well as the neighboring short-term rental owner, to try to work together for a plan that can accommodate everyone. We are happy to have your input as well to achieve a productive compromising solution. As you are aware the city does have limited areas for snow storage and parking when we get excessive amounts of snow. This always makes it tough if everyone doesn’t work together. To our understanding the city is currently working on plans to improve parking and snow removal downtown. However, we know that it’s going to be a difficult task and will likely take some time to come up with a good solution. We always welcome feedback and conversations with neighboring property owners so that we can address any concerns or issues that may come up. We strongly believe in working together to keep this community a wonderful place to live as well as visit!
Fantastic experience: Susan Fitzgerald is the best & most attentive agent I have dealt with. She takes the time to understand what you want & need in a central Colorado Mountain home. I have just completed my 3rd Leadville, CO property purchase with her. I look forward to working with her again in the future. Nate Bluett
Fantastic experience: Very helpful Realtors here. Best in the area.
Negative experience: What a joke.. they just make up insane numbers on houses and hope someone is dumb enough to pay it. If you list a house for $600,000 and reduce it to $500,000, who is going to work with someone clearly out to rob the buyer.. especially when it's worth ~$350,000...and that's with this crazy demand in consideration. Or the 2 bed 1 bath 1800s houses that are 600 sq ft, no yard, and are more knock down and start over than rehab-able listed for $180k-$230k. Have no intention of buying anything until the market collapses in a couple years and the realtors are knocked from this power play they're running.
Hi Jesse, I'm sorry to hear about your frustrations with the current market conditions. We certainly understand your concerns. As our community and economy continues to grow, there are going to be some growing pains associated with it. Prices are going to rise with progress and as the market changes, there are always going to be people who are going to try to take advantage. However, I'm not sure that you quite understand the role that a Real Estate Brokerage plays in it.
As real estate brokers, we represent both sellers as well as buyers and it is our duty to provide sound, realistic advice to which ever side that we are representing and our commissions rely equally on both. When it comes to setting the price for a home, we provide the seller with a market analysis and recommend a price, but it is the Seller themselves that will make the decision on what to list the property for in the end.
Because a brokerage represents both sellers AND buyers, it would be a very poor business plan to want to list homes for more than market value as they simply just won't sell. However, if a seller is not concerned with time, or even just happens to think that their home is worth more, it is our duty to list however they see fit and sometimes that market exposure brings some reality to the seller. We want both happy sellers and buyers. I hope this helps understand a bit, please feel free to give us a call at the office any time with any of your questions or concerns. Thank you.
Fantastic experience: Real estate agent was very knowledgeable and helpful. A wealth of local info.
