Since Candace took the lead role - with help from her husband Josh - the management and support has been nothing less than spectacular! Communications are always timely. Candace is super responsive to all my requests, goes above and beyond to make sure everything is handled professionally, and always with high quality and attention to detail. She doesn't miss a beat! Josh does an outstanding job of putting eyes and hands on every detail of property management and his judgement and guidance is always well received. I know this is a difficult job at times but both make sure that great tenant and owner service is at the top of their priorities. Thanks to both of you for going above and beyond and making our partnership great!

Fantastic experience: I’ve been with Hillcrest Properties for around three years, and I recently moved from one of their properties to another. The move could have been a stressful process, but they made it feel easy. They were helpful throughout, and it meant a lot to already know I was working with people I could count on. At my previous place, Josh personally came over to fix a few small issues. While he was there, he also took the time to speak with me about other concerns. I appreciated that he listened and treated even the little things as worth his attention. That experience has stuck with me. Candance is an absolute delight. She is friendly, responsive, and genuinely one of the most helpful people I’ve ever worked with. She was especially wonderful during my recent move, and having her help throughout the process made a real difference. What stands out about Hillcrest Properties is the people. Over the past three years, Josh and Candance have shown me the kind of care that makes a place feel like home. Negative experience: So here is what happened. I first had this company to manage my rental property, a nice single family home in a very nice neighborhood. I no longer reside in NKY and they were the local management that i took on since i was too far away to do it myself. First tenant was great and lasted a few years. Then they moved out. Then the trouble began. They moved people into the home that did what is shown in the photos ( i only attached a few). Dog urine stains (they were not supposed to have dogs), usage of the stairwell to the basement as a trash repository, dryer vent completely clogged, ALL appliances broken. I found out that they were evicting these tenants as they were in the process after months of late payments, and me on the phone with them trying to understand what was going on. When i found this out, i immediately flew to NKY to see all of this for myself and begin to deal with next steps. That is when i discovered the damage the the mgmt company told me was “kind of dirty”. The neighbors had stories to tell me about the tenants such as dogs killing each other, and not sure who lived there as there was a lot of coming and going. How were these people vetted? They were able to damage this house to the point that i had to spend about $40,000.00 to get it ready to sell. And when they learned that i was going to sell they had the audacity to offer to fix thing “at cost”. the only thing was that they also assumed that they would be the agents to sell the house. When I asked them what would happen if i used a different agent Josh the genius said “well we would just add 25% to the cost to get it ready. Wow, thoight you were going to do something ethically. After I sent an email to them implying that I was consulting a lawyer and Josh and Michael came over and said they would do the work at cost even if they werent the agent. I would never consider using this company.

Fantastic experience: Candace and Mr Denigan and staff are always quick to respond to issues. Have been living here for 6 years now and really enjoy the neighborhood with great neighbors. I really appreciate Candace as she is always on top of responding. Updates: no compassion after 7 1/2 years and treats us like low life tenants. It’s really disappointing

I have no complaints or problems from this management, they take care of things when I need something taken care of. Always around when I have a question. They have been nothing but good to me! Negative experience: Rented for almost a year in Florence KY, my work moved me during covid to Missouri. Per contract my 1K deposit was to be refunded but never was. I could not get a response from the company.

Fantastic experience: I have been renting from Hillcrest for almost 8 years and have lived in 4 of their houses. Candace has been truly amazing since she has stepped in! She is so prompt in responding as well!

Negative experience: Just called to inquire about rental management. While this was quite obviously not going to be a good business fit for me, I could have done without being laughed at over the phone while explaining my circumstances. Rude, disrespectful, highly unprofessional.

Fantastic experience: I have been renting from Hillcrest Property Management for about 9 years. They have always been extremely friendly and very attentive to anything that I addressed to them, such as repairs etc. They got back to me promptly and situations were taken care of. I would definitely recommend them to anyone who is looking for a place to reside. They are a loving and spiritual family business that puts their tenants first. I've enjoyed renting from them and look forward to many more years.

Fantastic experience: I've been renting from Hillcrest for 11 years and has been a enjoyable experience. Their ability to handle issues you never thought you would need was fast and easy to file for. Office staff was always nice never seen them not nice. Any time I had a issue with hvac or doors or plumbing or roofing they never gave me any issue for it and fixed it. Sherri has been great to us through the years even through covid we never had any issues. They even helped us move to another home when we really were struggling and she made is easy for us. Thus all good things comes to end eventually as were aare separating under good terms. I wish them well.

Fantastic experience: These people are on it. Anytime we had a maintenance issue they had someone there within 24 hours, they people in thr office are family friendly and don't mind kiddos running around. Will definitely be using you guys again, sadly our owner changed property management and it's been an absolute nightmare. Until we meet again!

Negative experience: As a home owner , It is a long story which will not be situated by the Google reviews. but giving a little piece of facts they filed an eviction against the tenant for not paying the (first month of rent ) which supposed to due at signing the contract and before move -in , and the end of story damaging my home while it was under their listing (sever water leak damage due their negligence in securing the home while the cold storm).

Negative experience: Terrible!!!!!! Do not rent from them. We rented for over 5 yrs. We were excellent tenants. It was like pulling teeth to get them to repair things. They don't answer emails or calls in a timely manner. We are still waiting for our security deposit and its been over 50 days since we left!!

Negative experience: Can’t speak from the renter side but as a property owner, I would not recommend them. They managed my property for almost 5 years. Things were good in the beginning but it slowly fell apart. 1. They charged a ridiculous amount (I believe was $600+) to advertise/screen tenants. 2. Communication is lacking. The property manager is hard to reach. They don’t always return phone calls/emails. They notified me after the upper tenant moved out and repairs needed to be made while they could have contacted me earlier so I can arrange the repairs sooner. 3. How it ends was they decided they no longer want to manage my property (claimed there was foundation issues but engineer repost came back not, which is fine) but offered to buy my property for below market price, then retracted the offer. 4. When I found a cash buyer myself and would like to arrange showings, they were not able to arrange with the tenant even though I gave them 24hr notices. I had to go in there last minute to show the property myself. 5. Lock box was still left there after I sold my property.

Fantastic experience: Today is the perfect day to share an in-depth review of full of gratitude and positivity. We moved into a rental home in August of 2015, and recently needed to downsize in September. We renewed our lease 3 times. HPM is truly the greatest place we’ve ever rented from. Sherri and the rest of the Denigan family (HPM owners) are far superior to previous rentals we’ve had. Amazing people is an understatement. HPM & the owner of the home went above and beyond to accommodate us in every way possible. There’s no trickery with this company, and that’s rare to find. Sherri went over our lease thoroughly and answered any and all questions. She’s an absolutely wonderful soul. The home was absolutely stunning! Just as pictured. Spotless and gorgeous. They’re on top of sending out technicians if something stops functioning properly (RARELY happened in 7 years.) They’re extremely responsive, and take care of anything you need. 10/10 recommend! They steered us in the right direction so we did not purchase property that was not in our best interest. Their program of managing properties and securing the best tenants on our behalf is very valuable to us. They have been more than fair and generous with us over the past in managing properties as some tenants have left and they quickly brought in new renters in a smooth and efficient way. We are very pleased with their service and integrity.

Fantastic experience: Hillcrest property management has made the process of renting out our home a breeze. I thought it would be stressful and I would have to worry but they take care of everything. Whenever the tenant calls and has a problem, (our appliances went out this year), Hillcrest took care of everything. I was notified that repairs were being made and I didnt have to do a thing. Very happy and not stressed out.

Negative experience: As a property manager, all they do is collect rent but when the tenants do not pay, they do not take any action. Furthermore, they do not vet the tenants and they do not do their due diligence in finding the appropriate tenant. Stay away!

Fantastic experience: We have been with Hillcrest Properties for over 3 years. They are absolutely incredible to work with. They do a great job in the upkeep and protection of the properties the manage, while being responsive and respectful of their tenants. They deliver quality to their property owners and their tenants. Fantastic experience: I lived in a home built by the Hillcrest Property (Denigan Family) for a little over 9 years and just recently purchased. Over the passed 9 years Hillcrest Property Management has always been honest, fair and responsive. When a new roof was needed there were NO hassles or delays by Hillcrest, they got the job done. I would recommend to utilize the services provided by Hillcrest Property Management, they really do treat you like family. No complaints, great people/company to rent/purchase your home.

Fantastic experience: The only rental company in NKY that would give us the time of day was Hillcrest. There is a very terrible company that owns most of the rentals in this area, called American Homes 4 Rent, and if you have under a certain credit score, you are immediately disqualified. This is a blanket disqualification for every property, in every situation, across the board. I was looking for a large home to house my wife and four children as I took a new job and had to relocate from Utah to Kentucky. I had looked EVERYWHERE, even looking 30+ miles away from the job site. I found some listings that would accept a deposit from us in outlying areas of Cincinnati, but these were 30+ miles from my jobsite in NKY Florence. Literally every other property I found in NKY was owned by AH4R. However, I stumbled upon this small, family-owned property management company the same day that I decided it was hopeless, and had decided to move my family into a tiny apartment. Hillcrest listened to my situation and my story. I had a credit history with a backstory that involved changing locations rapidly due to job moves, and the expenses and downfalls that went along with it. This was not my whole story, and they understood this. What really mattered, and what the landlords that Hillcrest represented care about, was that I had excellent renter history, and all of my previous landlords vouched for me. They took the time out of their day to look at the whole situation, and got me in the place that I needed to thrive at. Now, 2000 miles and almost a year later, I love where I live, and am settling into NKY as a member of the community. If not for Hillcrest, I would have been cramped in a 3 bed 1400 sqft apartment with 4 kids, paying almost as much as I pay for the nice, large house that my family lives in. And, I am only 5 miles from my jobsite! Thanks, Hillcrest. I really appreciate what you did.

Fantastic experience: I lived in the same house under Hillcrest for the last 8 years and just Purchased it. In the 8 years i lived there i never had an issue with Hillcrest and/or Mike D. When my daughter was sick they worked with me on my rent. When my wife passed away they again worked with me. I have no complaints. Awesome people and an awesome company to rent and/ or purchase a home from.

Negative experience: I called this guy and was confused on the 3 floors they had. I asked was there a finished basement and he sarcastically said well there is 3 floors so yes. Then I proceeded to ask, how can I come see this place, and another sarcastic answer. He said well um just ask. I can see why this place is still posted. Avoid it at all means. You can't rent a place and be a smarty pants at the same time. Good luck

Fantastic experience: We have been doing business with Hillcrest for the past five years and have nothing but great things to say about their level of service, their staff and the manner in which they conduct their business. Any maintenance issues that have required attention, and there haven't many, have been dealt with promptly by their friendly and knowledgeable service providers to my utmost satisfaction. Furthermore, my wife and I are working with the team at Hillcrest and their network of experienced professionals to go from renters to home owners, and that says a lot about the type of people they are. Fantastic experience: Hillcrest Property Management this organization is AWESOME The Denigan Management Team is professional and consistently fair. The expectation regarding the maintenance of their properties is clearly communicated and their response time to every home issue exceed timeliness They care about the property they manage and the tenants who rent. Negative experience: They manage the property at 62 deer haven ct Florence ky and as long as they get their rent they let their tenants ruin the property and peace of the neighbors. What's the point of having a management company if they won't make sure that not only you get your money but also don't ruin the neighborhood and disrupt the community which will tarnish your reputation.

Fantastic experience: Hillcrest property management manage 5 of my rentals in fact all of my rentals in Northern Kentucky. They do an outstanding job. Whenever I call with a question they get right on it and give me a quick answer. They look after the houses I own with care and diligence and treat my renters with great respect. Negative experience: RUDE!!!!! I called to see if they had any rentals, because they do not have a website. the man said- where and how much? Then said- he had a Dr. apt and would try to call me back. RUDE!!!!

Negative experience: I was interested in VIEWING a rental property, and the agent that called me was rude and obviously had much more important things in her mind. She even had the nerve to tell me I wouldn't get approved with no credit check and knowing nothing about me other than that I had a lease that would over lap 2 monthes. Jokes on her in that 30 second conversation in which she spoke over me the entire time she didn't bother to ask wether or not the apartment was even for me. Turns out it was for a rather large local business seeking a rental company to house several relocating families.

Any time there was a problem He would call me personally and we always found a way to work things out professionally and respectfully (rent payment or such). I have been dealing with Hillcrest for many, many years and I recommend them to anyone wanting to be treated right and fair. In fact, we bought a very nice home from them recently and He went out of his way to be fair and honest with us from the start. If only everyone would run their business this way!

Fantastic experience: It has been a great blessing to have found Hillcrest Property Management! They have managed our rental properties in Florence for 2 years now & they are very efficient and knowledgeable, which has made the whole process very simple for my wife and I who were new to owning real estate. They have a wonderful and unique system regarding tenants that is strict, but also very fair to both landlords and tenants, as all the terms of the lease are laid out very clearly and properly enforced.
