Fantastic experience: Jim is a wonderful person. He took the time to come out today on Saturday on a day off fixed my heater and very polite and respectful. He’s a very good maintenance person. He does do the jobs write the first time first time I ever had a maintenance man do the work right the first time he’s amazing.

Negative experience: No way to get ahold of them. They left a note on my door saying that I needed to be out by the end of the month and I assumed they were selling the place or something because I've never been late on rent or caused any issues. We're having a hard time finding someone to rent to us because they've tried calling to verify that we aren't being evicted for being bad tenants, but a 3rd party phone service answers and says they'll pass on the message and have them call you back, but they never do. I've personally tried calling them, coming to the office at different times, and even messaging them on Facebook, but no one will answer or call back. Edited to add: The owner contacted me and we were able to talk to my perspective landlord to get things straightened out.

Negative experience: DO NOT RENT FROM THESE PEOPLE!!! They don’t communicate well at all. They ONLY care about the money. Have any issues on your property? Forget about it! They won’t have anyone come to fix it. They’ll allow water damage, black mold and unsafe living conditions to take over your house. I also don’t think the owners of the properties know what they’re doing! A lot people that rent from them have a lot of issues like this, but won’t speak up because they’re known to retaliate. Any kind of push back? Good luck on getting a good review from them on your next rental. They’re SLUM LORDS! Get out now like I did! Years of hell dealing with these people!

Fantastic experience: ⭐️⭐️⭐️⭐️⭐️ I’ve had a great experience with Uinta Basin Property Management! Jim originally came out to look at an issue with the AC going out, but while he was here, he also took extra time to help me get a sprinkler problem addressed. He was incredibly knowledgeable, helpful, and thorough throughout the whole process. I really appreciated his prompt response and willingness to go above and beyond. Great service all around—definitely recommend!

Fantastic experience: We got a call from Ashley water and sewer that we were going through 30 gallons every hour consistently. Made a call and Jim Shafor came speedy quick to diagnose that it was our hot water heater bladder and t&p valve. After a thorough check it was ascertained that re-pressurizing also finished cracking the hot water heater itself. Jim installed a new water heater and was the absolute sweetest man to our curious seven year old daughter who wanted to help. He was patient and showed us what the problem was and explained everything he was doing. Our fuse that runs power to our thermostat quit the next day (Sunday) the day this poor guy was supposed to have family time. He showed up in a matter of hours and fixed our ac. Jim and Jody go above and beyond for their clients, I really can't say enough nice things about them!!

Fantastic experience: 5 stars for UBPM! They took over our apartments August 1st and have busted their butts to try to fix everything the previous management didn’t. I hate to see them get blamed for stuff that wasn’t even under them. Yes a lot needs to be done, and they are trying to get to everyone’s needs. Overall best property management I’ve ever had to deal with, wonderful and kind people.

Fantastic experience: Garage door broke on Saturday, by Monday Travis had this knocked out in two hours. He explained everything that went wrong with the old garage door opener and answered any question I have about the new one, took care of the new door clickers and everything for me. Addressed any other questions or concerns I could be having with the rental outside of this and made sure I was 100% satisfied before he left. UBPM you guys are awesome!

Fantastic experience: As a home owner, it's imperative to have a trustworthy and hardworking property management company on my team. Uintah Basin has been just that. They are quick to respond and communicate. They are honest and upfront. I have been pleased with the year that they have been managing my property!

Fantastic experience: Professionalism, knowledge and all-around turnkey operation, this team has it all. After going thru a few different agencies in Vernal, I came across Uintah Basin Property Management. A number of challenges over the past years popped up and they took care of them all, but the one that sticks out is the Burst Water Pipe. During a short leave from the property the renters had a waterline burst in the upstairs bathroom, flooding 75% of the house. Uintah Basin Property Management, took care of everything, relieving me of any stress whatsoever, and this went on for 3 months. Team immediately initiated an emergency plan, found the renters a new house to relocate to, long term plan was set-up, initiated and coordinated, new tenants to move in once repairs were completed. This Team has rocked it. Fast forward 10 years later, it was time to sell the property and Uintah Basin Property Management, took care of that as well. Jim and Jody Shafer, you are by far the top management team we ever had the pleasure to work with, you certainly made life so much easier for us. Negative experience: Found them on line, filled out thier contact information form, never recieved a response.

Negative experience: I have called more than three times on different occasions about a rental. Each time, customer service tells me they can't help me, but they claim that they will give my phone number to someone who can help. Then, nothing happens; nobody ever returns my calls. I hope they don't treat their renters like this!

Fantastic experience: My heater stopped working and hadn't kicked on all morning. I put in a maintenance request and called the office and they were quick to respond. When Jim showed up he was quick, professional, and got our furnace cleaned up and working great.

Negative experience: Horrible customer service. Don’t rent from these people. Not professional and not responsive.

Fantastic experience: I have been renting through UBPM for over a year now. Jody has always been very understanding and very prompt with me. Jim, and his co workers that do the maintenance are absolutely wonderful and very efficient. My A.C went out late last night while we were all sleeping, I was worried about leaving my kid's home in a hot house while I was at work, I got on super early and requested maintenance then I called when they opened. Jim was super busy, but made time to come fix my a.c. so my kid's weren't sitting in the heat all day. He's very professional, efficient and super nice! Jes Crumpton

Fantastic experience: UBPM is a wonderful and professional property management company. We rented with them for 3 years and if we ever find ourselves back in Vernal, they'll be the first place we stop. The townhome we rented was very comfortable and in a friendly, quiet neighborhood. If we had any maintenance issues, Jim was very quick to address them. Jody was also quick to respond to questions and the office was great at letting us know when maintenance would be coming for routine maintenance. If you are a good renter, I can't imagine you having any problems with UBPM. We both miss our townhome rental in Vernal!

Fantastic experience: Shout out to our maintenance man Jim! I had my furnace go out and within 24 hrs.,Jim was here fixing the problem, thank goodness all it needed was a new thermostat. While Jim was here he also fixed the hose on my washer, he is very efficient, helpful and friendly!!

Fantastic experience: I have rented with Uintah Basin Property Management for almost three years now. They have respectfully interacted with me to fix everyday issues with my rental (ac, microwave, garage door). The online portal makes my life easier to pay my rent, look over my lease agreement, and place orders for maintenance. They understand that people rent homes in transition and for the long haul, emphasizing the ability of a renter taking care of the home as if it was their own. This agency would be the only consideration for managing your property or to become your landlord. They do a beautiful job with communication and ensuring I’m well taken care of. Hands down, the property management of my choice now and in the future.

Negative experience: I gave this place a one star because I couldn't give it a negative stars!! From the beginning they wouldn't answer my phone calls or call me back. Then it went down hill fast they were not going to give us our deposit back we had to fight them on it. Jody was hateful acted like she was better than us and rude still wouldn't answer our text messages. Then to get our check we had to wait in the hot sun waiting 30 minutes to unlock the door to give us our deposit and not the whole thing they are keeping the other half until the house is cleaned even though we cleaned the house so we could get the deposit back. This place is very unprofessional and the worst place I have ever had to deal with DON'T USE THEM!!!

We have had some situations that I didn’t expect to go so smoothly and these guys immediately show up and get on the job! I highly recommend renting from these amazing people!

If we had any issues they called me back immediately and took care of any maintenance that we needed. They were able to help us get into a place with short notice from us and worked with us after hours to make sure we found an affordable place to rent.. would definitely recommend renting from them.

Negative experience: This place is horrible and full of crooks they are very unorganized and will ignore you. I paid over $1000 in deposits and didn't do any damage to our unit and have waited well over 30 days for them to be returned. When i finally get a hold of the manager she says we can have 26 dollars back from our deposits..? Do yourself a favor and stay the hell away from these awful people. Or this town for that matter..

Fantastic experience: Tom Alexander Just signed my second contract as a tenant with Jim and Jody Shafor and couldn't be happier or ask for more from their company, they are a 10 (worth double the five star rating) in all aspects. I was a landlord for 14 years and can appreciate what it takes to provide professional timely service to tenants. If I was looking to lease my property I can assure you that you will find no better company to do so in the state of Utah and especially the Uintah Basin!!! You will be very happy and have peace of mind and your tenants will get first rate timely professional service with a heart

Positive experience: First, while the lease was supposedly a 6-month lease, it actually ran from January 1 until July 31 (7 months), which maybe is typical but I thought was weird. Also, we needed to move in about 3 days early, and of course we had to pay extra for those days, but we didn't get any reimbursement for moving OUT 5 days early—despite continuous pressure to turn in our keys sooner than the end of our lease so that they could get the next tenants in by the 1st of the next month. We also had to call multiple times about getting our deposit back, which did NOT happen before the 30-day legal timeline, and when we implied that we would take legal action, we got a message saying, "Oh, your check has been sitting here in the office for a few days waiting for you to come get it. Sorry we forgot to call and let you know," even though they asked for our address and we had given it to them, with the understanding that it would be mailed to us. On the positive side, not much was taken out of the deposit, despite the fact that our lawn-mowing guy didn't make it to cut the grass one last time; also, we were allowed to have our cat (with a pet deposit, of course), and the people in the office were friendly, despite being a bit misleading and occasionally pushy (about us getting out early).

Fantastic experience: Unitah Basin Property Management has been our management company for 10 years. We have been nothing but pleased with their professionalism and we have the utmost confidence in them. They are always quick to respond anytime we need to reach them. Jim and Jody genuinely care for both the tenants and property owners, they are great people. So thankful to have had them there for us all these years!

Fantastic experience: I've been renting my home in Vernal Utah through Uintah Basin for over 5 years. They have always done a wonderful job getting new tenants when my tenants move out, and completing as needed repairs or upgrades to the home. Everytime I call the office they promptly call me back or send an email or text. I always feel informed on what is going on in my home. I would recommend anybody in the area to use Uintah Basin.

They always go above and beyond, they have great service, fast response time, I can always count on them being there for anything we need and is always done right! One example: Our pipe burst water flooded into the basement, called them and they were there fast (within an hour) and got all the water out. Very professional and we are very pleased with the work they have provided. They do a great job!
