Fantastic experience: By far, the most friendly and accommodating property management company in Bend. Stephanie and Heather were amenable to showing us listings in person so we could determine specs and preferences whereas other companies have policies that required that we pay a non-refundable application fee before a showing, if at all. Highly recommend!

Fantastic experience: Been renting with Austin Property for almost five years now. In the meantime, Bend’s housing market has gotten scarier and more uncertain for folks like my wife and I who, unfortunately, will never be millionaires. Thanks to Austin, we are not homeless, and enjoy a quality of life only found in the PNW. Caring, professional, and diligent when it comes to all things property rental management.

Fantastic experience: Accommodating, caring, prompt, fair, and communicative are adjectives I would use to describe the folks at Austin Property Management. My landlord recently switched to Austin , and I have had the best experience working with them. Our former management company was aloof and hard to get ahold of, but with Austin Property Management I’ve had prompt responses and genuinely helpful and kind interactions. Austin PM cares about me as a human being, and not just a renter or a number. They have gone out of their way to help me on multiple occasions for which I am truly grateful. In speaking with several local property owners, maintenance contractors and renters who have worked with APM, we’ve heard nothing but good things. They truly have a wonderful reputation in Central Oregon. I would recommend working with them to anyone I care about including family and friends.

Fantastic experience: I am not saying this lightly... Austin Property Management has the Nicest people working there. Plus Super Cute places to rent. We were in line for a place and even though we didn't get it :,( they called us back at the end of the day and put wind back in our sails to keep looking. Austin Property Management and Bend Property Management are the only two property management companies I would recommend dealing with in Central Oregon. The rest are B-A-D.

Negative experience: We inherited Austin Property Management as part of a purchase of a quadplex. The ladies are nice enough, but their interests didn’t seem to be aligned with ours. They get paid based on gross rents received and they don’t seem to care if expenses get high. For example, we have a yard that is very small. It takes me about 8 minutes to mow the entire yard for the whole quadplex with a small electric mower. Stephanie told us the lawn care company was overcharging and said she could find someone cheaper. She proceeded to hired her husband’s company to maintain our lawn and funneled over $400/mo to his company to maintain our tiny lawn. That is over $600/hr for lawn care!! What a racket. If this is what these people think is reasonable, then we don’t want to be associated with them. We do not recommend this company for managing your property.

Negative experience: I consider this a scam versus a business. I inquired about a property and was pushed hard to submit payment for a background check. Paid and was told I had the property and sent a copy of an invalid lease with a request for a security deposit in no more than 24 hours. Emails never returned about the invalid lease and property disappeared from the site.

Fantastic experience: These people were so communicative and even tried to do a virtual tour with Marco Polo when FaceTime wasn’t working (not great internet service). They went out of their way to get me a showing, were forthcoming and communicative. Honest. I did end up choosing another place, but I would recommend Heather and Lori as being easy to work with and if I ever own and lease out a unit in Bend in the future, I will consider them to manage my property. Thanks for the good experience!

Negative experience: To echo what the other bad reviews referenced as well- the security deposit/cleaning/move out process was terrible. We rented a house for a year. We left in very good condition at move out with what most would constitute normal wear and tear. We got charged $250 for cleaning, $600 for painting, and $230 for mandatory carpet cleaning (which was part of lease, can’t really argue that but does seem like a scam). At day 31 after moving out Lori texted me if I knew the garage door code. Was never given. I asked her when we would get the security deposit back. She texts back “in 31 days after moving out :)” to which I text back a screenshot showing the time between dates, which was 31 days. She then says it was mailed. Why not just look that up before sending the dumb response as if I don’t know the law? Aside from that, everything else was mediocre.

Fantastic experience: Austin PM has been a gift from above as I've been working with them for almost a year now. Stephanie, Heather, and Lori are all such gems and are always happy to help. No matter how big or small the ask, they're responsive and are also well versed in landlord tenant guidelines. They do a great job in educating new landlords on everything they need to know. I truly love working with these gals and consider myself lucky that I found such a dependable & trustworthy team. I can consistently rely on Austin PM no matter what the situation and they always step up when I need them to. I'd give Austin Property Mgmt 10 stars if I could!

Fantastic experience: We used Austin Property Management for 5 years- until we sold our rental. They are outstanding property managers. They were extremely proactive and responsive to both owners and tenants. We would recommend them to everyone who needs a property managed and wants the best!

Negative experience: Worst property management in Bend. They kicked us out of our house with barley a 30 day notice. The two women running the business, lied to my roommates and I, telling us that “the owner wasn’t sure what he wanted to do with the house, and that he might sell.” Really for them to just raise the rent by $800 after we were out. They also kept 95% of our security deposit when they had no right to. I dont think they were legally aloud to do any of this. I hope they feel great about robbing 3 mid-twenty year olds, and leaving them homeless. Stay away from this place, and the woman running in charge, Lori.

Fantastic experience: It has been a challenging year due to COVID but Austin Property Management maintained their professionalism throughout, offering advice, guidance and assistance. Maintenance needs were immediately addressed and quickly resolved. Stephanie and her team have proven to be both dependable and capable over the past three years. I couldn't be more satisfied with their service and recommend them with complete confidence.

Negative experience: My wife and I were looking to use this management company to rent out our lovely home in Bend. My family in Missouri needs our attention and we need to move. Unfortunately, several times the company dropped the ball and did not return our phone calls for many days and did not keep our appointment times with an apology. The owner Stephanie must be overwhelmed and no time to individualize her attention to clients. I understand being busy, but we must rely on a company if we want to have a trusting and respectful relationship. I can not recommend Austin Properties.

Fantastic experience: Austin Property Management has been a perfect choice for us. They are very responsive and detail oriented. They ensure any needed repairs are done timely and by quality contractors. They are fair to all parities and follow the law. Sometimes this was not in our favor, but we were satisfied knowing there would not be any legal ramifications that would come back on us. We had some accidental damage occur and they were very responsive. The nightmare of dealing with insurance and contractors, especially during Covid and an unusually busy building and repair industry, was handled with professionalism and acute attention. It has been a frustrating situation for all. They kept us informed of what they knew even when they were left in the dark by insurance and mitigation companies. Again, they followed legal protocol even when it was unpleasant to do so. I highly recommend Austin Property Management.

Fantastic experience: We are going on 2 years and on our second house with Austin Property Management. These guys have been so great to work with, I really can't describe how nice it's been working with them. Any time there is a maintenance issue, they are on top of getting it taken care of and communication couldn't be better. Prior to renting from them, I was against going through property mgmt. Now I realize that there are just bad property managers and these guys are one of the few good ones. After reading some of the reviews here regarding this company, I have to say the following: We are professional cleaners and know what it takes to get a house ready for new tenants. We had no issues getting our full deposit back minus the carpet cleaning which was part of the rental agreement. In our line of work we have seen so many rentals get left uncleaned on a professional level and it is easy to put 15-20hrs into a house. A lot of people do not understand what it takes physically and financially to properly do a changeover and end up shocked when they find out. Heather and her team are doing an amazing job with all they have to deal with! In fact, I complained the day of my first move in about the condo not being up to my standards and Heather got a team within an hour to come clean properly. Super impressed! November 2020: Update on my 2nd moveout. Im no longer renting with APM as I moved away from the area but highly recommend them if you're needing to rent. They were very good at communicating what needed done to get our deposit back and made the process very easy for us. Note to renters; take care of the place like it's your own and leave the place in better condition than when you found it and the team at Austin will take care of you. THANK YOU for being the best property management company I've dealt with in central Oregon!

Fantastic experience: Stephanie & APM are truly a cut above all the other property managers in Bend. We have rented multiple luxury homes through Stephanie & APM and never had an issue, in fact Stephanie has gone out of her way to make reasonable accommodations. If you need a rental or the services of a PM start with Stephanie, you'll be glad you did!

Negative experience: This team used to be ok, but have really gone down hill. Sharon, when you speak to someone on the phone, try not to sound like you are being put out. Advice number 2, always say goodbye and never hang up on someone first, especially so rudely, no matter who they are. Business comes from anywhere, and as an owner of multiple properties, I would never allow this outfit to manage them. We are all measured by our weakest link, and I'm not even sure she's it, but she's a place for HR to start.

Negative experience: Thieves. These people will take your money for your application, approve it, and rent to someone else. Avoid these people at all cost.

Fantastic experience: Austin Property Management has bent over backwards for us and been our advocate on the property we've rented. Lori is an excellent listener and works hard for all parties involved. I would definitely recommend them to those looking for a rental in Bend's scarce rental home market.

Negative experience: Austin Property is a very unethical rental agency. Beware of their shady business practices. Like others have posted here, I had a similar experience with Stephanie when moving my family of 5 out of our rental property. Its disappointing to find folks operating with such a lack of integrity in the town of Bend. We should not support these unethical business practices. I highly recommend looking elsewhere.

Negative experience: After signing a rental agreement and paying my deposit, the contract was cancelled by Austin less than a week prior to my move in date. This was done due to the smell of cat urine in the home and what I was told the owners unwillingness to take care of the situation. One day later they re-listed the home for an additional $100 per month. I had to pay movers twice and could have legally taken action - not worth my time. If you rent from them, you should know they are far from honest.

Negative experience: Austin property management gave us roughly $200 back from our $2,000 deposit for the 1800 square foot house we rented from them. Supposedly it took the THREE cleaners an entire 17 hours to clean the house, which was roughly $600!!! This wasn't including carpets. There is no way this is possible, especially considering we are EXTREMELY clean folks (OCD). My husband and I only approved 8 hours max of cleaning and they went ahead and did 9 more hours anyway with approval from Stephanie and Heather who never communicated ANY of this to us! We were completely in the dark until we got the bill. We ended up paying the price for it. Stephanie and Heather are the least considerate and unprofessional women we have ever rented from. Clearly no regard for other people's finances. I also left several messages with the front desk gal at the cleaning business, which was FSI (Focused service industries) and never got a returned call from the owner or Michael, the gentlemen who quoted me 8 hours of work max. One last thing, there was wall damage upon moving into the house that we also got charged for, even though I have emails to and from Stephanie letting her know and then in return her letting me know we wouldn't be charged for that...guess what, we got charged $700 for it! DO NOT rent from Austin.

Negative experience: Don’t bother. They’re rude, unprofessional and completely uneducated on their own policies. They denied us because we didn’t make 2x the rent each even though we were applying as roommates and their own requirements on their website states “household income” not individual income. When that fact was pointed out they had to stop to read their own policy. They stated that they needed to correct that mistake on their website, total scam. If the market in Bend wasn’t so bad we wouldn’t need roommates and if we made upwards of $4g’s a month individually we sure as hell wouldn’t need a roommate. Laurie was rude, unprofessional and argumentative. Keep your money, keep your info, save yourself the time & trouble.

Negative experience: I have rented through this company for over 1.5 years now. There is always someone new there. The customer service is like -10 because they are very impolite, rude, and careless. When you call, they act like you're the problem. They contract people who don't even show up to the rental to fix the issue. They never get back to you about maintenance issues in a timely manner. Sometimes they even forget to put in requests. They're just very unorganized, rude, and over the years less and less of a pleasure to rent from. Don't rent here.

Fantastic experience: Austin Property Management managed my home for several years before I sold it in 2017. They were always on top of every issue. They were responsive and professional. They made extra property condition checks when requested, and my.home was always in great condition, Their monthly statements were easy to understand and yearly 1099s were accurate and timely. As an out-of-state owner, I was never disappointed with their service. I would use them again in a heart beat!

Fantastic experience: Austin has been top notch all the way around - responsive, accommodating, professional, easy and very helpful. When I decided to rent again, I looked at only their properties as the experience is so much better than others I've used in the Bend area. Definitely recommend.

Positive experience: Not very impressed as an owner. I called them and asked to get a copy of there contract, they never sent it. Not a good sign for a management company. I gave them 3 stars to be fair of not having any other experience with them.

Fantastic experience: I have never been more impressed with a property management company. There are only four people in the office, so it's always easy to get a hold of someone who can answer any questions or concerns. What many of these negative reviews don't mention is the fact that they probably did not leave the property as they found it. Everyone's perception is their reality, and there are always two sides to every story.

Negative experience: I am very disappointed in APM at the time I moved out. I leased a brand new house for 2 years and took care of it as it was my own. Their move-out list was ridiculous (place looked almost new when I moved out), but they tried to charge me for landscaping at move out. Also, they deducted for painting/siding repair but that is where Dish put in their satellite. I am a lawyer by profession, and I got most of what I was told I was going to get back from security deposit. But, if I was not a lawyer and could cite them legal provisions from what constitutes "reasonable wear and tear", who knows. I would, at a minimum, get everything in writing, including move out instructions, before moving in. I had been a home owner for 20+ years before leasing from APM, and am now back to being one, thank goodness. I was pleased with them while there, but very disappointed at move out.

Fantastic experience: APM is by far the BEST Property Management company in C.O. They are extremely honest, very understanding and completely fair to tenants. I rented with Deschutes Property for years and was completely shocked with all the crap I had to deal with upon moving out. APM was very up front with what they wanted to see done upon my move out and I was able to get all of my deposit back minus the carpet cleaning. While living at the property, they were more than great when I wanted to plant, change the landscape, etc. I would recommend this company to anyone looking to rent a home. The staff is amazing and very friendly..

Negative experience: Very poorly run property management company. We rented a home through their company and found Stephanie Kramer very unresponsive to requests. When we moved out of the property we gave up our $1500 deposit so we didn't have to clean the house when we moved out, we then get an invoice for additional charges, mind you the home was not well cleaned and touched up when we moved in. If you read through other reviews you will see that this is there standard operating procedure. Very unresponsive and then try to charge you for things they should have taken care of in the first place. Rent from anyone but them!

Fantastic experience: Hands down the best Property Management Company in Central Oregon!! Heather and Stephanie(and everyone else I have ever had contact with) are truly amazing and actually take the time to get to know you and your situation and what you need as far as your living requirements are. This is a family run business and it shows. They are honest and very trustworthy and will definitely work with you when sometimes other places will just treat you like a rent check. Maintenance has never been an issue and always seem available to take care of any issue or will at least guide you in the direction you need to take care of the problem if there ever unfortunately is one. I have rented from Austin Property Management for going on 8 years now and if I am in Bend, Oregon, I will rent from Austin!!

We have owned this home since 2014 and have utilized Austin Property Management (APM) to oversee its maintenance and manage the tenants residing there. As we live thousands of miles away, we wanted to ensure that a professional and reputable property management company was taking care of our home. Without a doubt, Austin Property Management was our choice. Austin Property Management of Bend was referred to us by our realtor as well as friends who live in Bend. It was clear from my initial conversation with APM's owner, Stephanie, that we would be in good hands. The maintenance required at our home was top notch. They took care of our yard, winterized our home and kept it looking as beautiful as the day we bought it. Our rental income was always promptly deposited into our bank account. Tenenat issues were dealt with in a courteous and professional manner. In closing, I give high praise to all of the good folks at Austin Property Management of Bend.

Fantastic experience: Having moved to Bend only 7 months ago, I'd highly recommend working with APM. Our experience has been fantastic and we have nothing but positive things to say about the company and its employees. After renting a great house from APM for roughly 6 months, we were lucky enough to find a home to purchase. Unfortunately, purchasing the home meant that we had to break our lease - which mandated a penalty fee. The penalty fee was detailed in our rental agreement and did not come as a surprise. APM also provided us with a move-out checklist that was designed to help us receive a refund on our security deposit. We worked with APM during the move-out process and followed the checklist they provided, and they were able to rent our house to a new tenant very quickly. It was a nice surprise to receive a check refunding our security deposit (less a charge for carpet cleaning services, which was also in our contract and was a reasonable amount), but APM went above and beyond by refunding a large amount of the penalty fee as well. APM is doing business the right way - openly, honestly, and with integrity. We would work with them again without hesitation.

Negative experience: This is a dishonest and disputable company. Stay away. I am a landlord myself and would never get away with cheating tenants like this. They are trying to charge me $3200 to replace 11 year old carpet that is perfectly fine. We spent over 50 hours cleaning every square inch of the home (including under the appliances), and they still charged is $400 for cleaning. Very unprofessionally managed. I do not think they ever return security deposits. Do not make the mistake I did, avoid them.

Positive experience: I had a good experience with APM. While other companies in town were not helpful at all when I was initially searching for a rental, APM was good to work with. Heather was very helpful in my efforts to rush over to the APM office right before closing to get an application submitted and I ended up in a unit I was very happy with. This was a nice change from other companies in town scheduling showings with me and letting me drive to town before telling me not to even bother with an application since it's basically already rented. I only had a couple minor maintenance issues come up but they were dealt with promptly, so no complaints there. While I did have to pay a substantial deposit for a couple of cats in addition to the normal security deposit, I got most of it back and the deductions were reasonable and expected… no bogus charges blamed on pet damage or anything. Good experience overall.

Fantastic experience: The lovely staff at Austin Property Management are so accommodating, down to earth and helpful. Heather, Stephanie, and Joe made the move to Bend for me and my roommate feel less intimidating in a saturated housing market. We were nervous when we first researched housing agencies but upon meeting with them they were so kind and considerate, no gimmicks involved. While we didn't end up with a house through them, we were so happy to have met them. The way they deal with the business is straight forward and efficient. It is evident that all they want is to find a home that is suitable and affordable for their customers, and have everyone be happy in the process! Thanks APM from some very happy new Bendites :)!!!

Negative experience: I had a 2:00 appointment with Heather to view a home. She showed up 15 minutes late. Stuff happens, understandable. When she was unable to gain access to the home because "I don’t have a key" she proceeded to look under the mat and when there was not a key there, stated that she was going to "break in." At this point I left.

Fantastic experience: I have been a tenant for over a year with Austin Property Management. When I tell you they are by far the BEST rental company I've worked with, I mean that wholeheartedly! Stephanie and her crew are absolutely amazing. An excellent inventory of properties for you to choose from along with impeccable customer service. If you're looking to rent, Austin Property Management is the BEST way to go!

Negative experience: When I was moving to Bend just under a year ago, my company paid for several house hunting trips from a nearby city. On one of these visits, Stephanie showed me Acadia apartments (apartments above Backporch on Newport Ave.) -- I liked the property and decided to send in my application and Stephanie told me the property was mine. Wanting to double check that Stephanie had everything she needed before I left town, I called her at 4:30pm to ensure that all the paperwork was in order. She told me that, unfortunately, someone else had previously submitted an application on the apartment. I found this upsetting, especially considering she had told me that "the place was [mine]" earlier that morning. I found it incredibly upsetting when she told me that she had known about the other applicant early in the day; after all, I was going to leave town thinking I had secured a place to live and Stephanie didn't take the initiative to call me to let me know. Over the course of the past year, Stephanie insists that she was "going to make this right" and to hold off on leaving any reviews until she could "go to work for [me]." After reading the other reviews, I'm not surprised at my experience. To this day, I suspect that they may have accepted a back-dated application from a friend. As to the reviewer who suggests people are inclined to only leave negative reviews, I've left plenty of negative and plenty of positive reviews. I'd like to think my reviews are fair and true to my experience. RENTER BEWARE.

Fantastic experience: GREATEST The thing is.. Everybody wants to write a Review For Someone/Something when it's bad, well take some time out and Give someone Props when it is deserved!!! And "Austin Prop Mgt" Deserves Good Reviews! They are So WONDERFUL, All of them, Heather, Stephanie and David! They MORE then helped us out a few times when we were in need of a Home.
