Negative experience: We initially paid a $45 application fee, and they reviewed mine and my wife's information. They then said we had to pay another $45 fee because we were both over 18 regardless that only one of us was working at the time. At the beginning of the application, we told them we were moving 3 hours away and would find work when we got there, they were fine with this at first. Well they then after about a week changed their mind and wanted me and my wife to have jobs lined up regardless of having 2-3 months rent paid in full.so we got jobs lined up within a week, well they rented our house out from under us and then tried to show us other houses, we werent happy

Their office team has always been friendly, helpful, responsive, and the sale went smoothly due to their partnerships with local contractors and in-house realtor Tristan Hopkins. If you're going to use a management company to rent your properties or looking to get into real-estate investing, reach out to Spectrum.

Negative experience: This company has left us without air for 2 days now and I have a 4 yr old. When I specifically called more than 4 times and left messages,they never answered or called back and then I find out that they have temporary air but they only give it out if you are without for 3 or more days... Absolutely unacceptable!!! I have never had a problem with them until now but this is ridiculous!!!!

Negative experience: For the price of the apartment, it was an ok place to live while attending Carson-Newman. Spectrum did everything in their power to take my security deposit, even though the place was left BETTER than how I first moved in. Spectrum took over 3 months to give me the small piece of the security deposit they gave back. They claimed they sent notifications and checks, but none were received until I personally got in contact with the CEO. The company constantly dodged my calls when trying to connect and felt like they were making up rules on the fly. Grass isn't always greener on the other side, but I would rent from other places!!!!!!!!!!!!!

Negative experience: We sent application fees and everything the management company asked for and 10 days later they still have not contacted us if we have been approved or not. Communication is not great. Can’t imagine what it will be like if we actually rented through them. We decided to move on.

Negative experience: We rented from spectrum management group for two years an the OWNER decided to sell so they did a wellness check on the place after two years... An I'll tell you when we moved in the carpets turned our feet black the walls were poorly painted no door would shut all the way... An on top of that the AC unit needed maintenance every year we were there. So back to it they put the property up for sale didn't tell us posted pictures of our furnished rental an thought that was ok . Then tried to say we bailed on a month rent and they never sold the property they had to rent it back out. So please don't give these people your business they will take advantage.

Positive experience: It was a good experience, then I moved out. Read the lease. Your response for what ever they want to charge you to have carpets professional cleaned. Should have looked at that before moving out and buying a steam cleaner to clean the carpets. I feel cheated on this.

Negative experience: Spectrum was the first company I've ever rented with and I 100% would never recommend them to anyone. Being a young woman, when issues came up, they were not addressed in a serious manner. We had a leak from the upstairs bathroom that spread through the upstairs flooring into the ceiling in the kitchen to the point where we had mold grow on the bathroom ceiling. It took them from when we first contacted them September 26, 2020 to mid November, when they finally replaced the toilet and found the source of the leak. We had mold on the ceiling, to which the maintenance man told me it was "dust". They also told us we'd receive a dehumidifier to help with the moisture in the walls and mold issue, but we never did. I also went without heat or AC in May of 2021, and when I asked for a deduction on rent for being with out proper living conditions for 23 days, they never contacted me back. They finally replaced the unit after nearly a month without proper heat or air conditioning. If you want to be taken advantage of and made to feel like less of a human being, please do business with this comapny.

Positive experience: They are pretty responsive and have gotten to our maintenance requests pretty fast. They have been a good company to deal with.

Negative experience: Rent at your own risk. They seem to want to pay bottom dollar for anything and everything. Maintenance appears to be done as cheap as possible. I had a small roof leak in July that was fixed with caulking to fill the gap in my ridge cap. Inevitably, the roof began leaking again and I submitted a maintenance request in September, again in October, and again in December. It was not until I threatened to have the roof repaired and deduct the costs from my rent that they finally put a new ridge cap on the roof. Almost a month later, my ceiling still is not fixed from where rain water leaked for 5 months. Complain or assert your rights as a tenant, and they refuse to renew your lease and send you a notice to vacate. Horrible horrible company.

Fantastic experience: I rented from this team for 6 years (2013-2019)and have no complaints! I have rented many places, in many states. They by far, are the best in management. If you are consistent so are they. If I needed to rent again in the area i would ask them first!

Fantastic experience: I usually don't leave google reviews but I am going to this time! We are about to move across country back home to the Knoxville area & I have been nothing less than stressed about finding a home to rent. We live in Colorado, but we are from Eastern KY. We are wanting to move a little closer to home and family. We have about a month until we move, & it is crunch time to find a place. We have had 3 houses fall through with someone renting them out before we got the chance to. I had almost given up hope... and then I called Shannon. Shannon has been nothing less than helpful, professional & extremely responsive & patient with me being so stressed. I have communicated with her constantly about a home my husband and I are extremely interested in. From the first time speaking with her, I knew this is the company we want to rent from. Negative experience: Rent here if you want to be treated like a lesser of person and judged also if you like your personal property ruined from damages from the rental property and you would like your repairs done never or a month later and like smelling mold and dead things. And to have the manger of the office come out of the store and say things to you that is not her place unprofessional glad I was only a witness they will also find any excuse to keep your deposit
