Negative experience: **BEWARE** DO NOT use this person ( Heather) for any rental services! Usually do not write reviews, but this one needs to be put out there! Most unprofessional and condescending person I have ever encountered, and the worst experience I have had with an individual who supposedly owns a business and serving the public! Curse & abuse for no reason, could not deliver as promised etc… We own two businesses, excellent credit, approved through their service, but never followed through as stated. NEVER use this woman for any rental services, you will be highly disappointed!!!

Negative experience: The employee Heather was very mean to my family and didn’t took time to talk about the property we were planning on renting. She was not willing to communicate with complete and elaborated sentences seemed like she was rushing us out.

Negative experience: We were looking for a nice place to rent and when we went to see the property, Heather just wasn’t the nicest to us. We tried to introduce ourselves and she didn’t give us the time. Also, the rent per month is not worth it and it’s also not in Lexington. I’d understand if it was in town but it’s outside of town. Overall, Heather was rude to us and we didn’t feel welcomed or even comfortable to rent the property.

Negative experience: Very unprofessional treatment from Heather. For she looked at us with an unpleasant face and treated us very badly as soon as we met each other. She clearly didn't want to be there and do her job, but at least I would expect some decency from her and cancel the appointment instead of treating us badly. I have nothing against H & K properties but Heather should treat clients with more respect and better treatment.

Negative experience: Just experienced the most terrible showing by Heather. As soon as we introduced ourselves she had a judgmental look on her face. Did not show us around the house or explain anything about the property. We had to be asking all the questions. She is not professional at I can’t believe she even got real state license because she has no people skills at all. Heather look for another job

Fantastic experience: Heather and Amy have been fantastic as property managers for both my personal and commercial rentals. Whenever I have had an issue or concern it was addressed immediately, professionally, and with minimal involvement by me. Most recently, I had an urgent situation and not only did Heather respond to my call on her personal cell phone, she proactively came down to my store to inspect the situation, and took steps to resolve it within 24 hours. Could not recommend them more!

Fantastic experience: I am very grateful to Heather. When I gave notice that I was moving, she was very careful about showing the apartment and appreciated my need for security re: letting others in to the apartment. In fact, she did a virtual showing and was just generally very kind and responsive about my concerns about showing the apartment. She was not my landlord; she contracts to show apartments for other landlords in addition to her other services...But, I think it says something to everyone who might work with her that she was just as nice when I moved out as when I moved in. Over a 5 year period with COVID in the mix, this really shows a lot about a person.

Fantastic experience: Amy was terrific while we were renting. She was responsive and helped in a few "emergencies" well after hours. She is terrific. When it came time to purchase our rental property, Heather helped make the transition smooth. I highly recommend both ladies.

Fantastic experience: I've been super impressed by how quick and responsive the team at H and K have been regarding maintenance calls. If there is a problem at one of the properties they manage, they are on it without delay. I also get a kick out of some of the comments that chide H&K for being rude. Who cares if a property manager is rude? I just need them to be competent, which they 100 percent are ... they happen to be very friendly too, FYI.

Maintenance always responded to issues way faster than expected, and great quality. If not leaving Lexington, would absolutely continue to rent from H&K and would recommend others to do so!

Fantastic experience: I rent through H&K since 2018, they are awesome people and very nice. Heather is very understanding and she works with you with whatever problems you have. Nobody should have problems with H&K. Pay your rent on time, keep your property clean and presentable, you wont have any issues.

Heather is hands down one of the worst property managers I've ever dealt with. Her attitude and demeanor is disgusting. Lexington would be better off without such selfish people. *editing to add my review was about Heather's mannerism and attitude. Her professionalism. Her response, putting my personal business on the internet, just goes to show her disrespect for tenants now and/or in the future. Highly disrespectful.

Fantastic experience: We recently rented from H and K. Heather was incredibly flexible and professional as we looked to move to Lexington in a short timeframe. It was a huge weight off our shoulders when Heather was able to move so quickly and have the house ready for us to move in. If we hadn't already purchased a home we would have for sure continued our contract with H and K. We highly recommend working with H and K if you are looking to buy or rent in the area.

My fiancée and I have always felt like she has our back, and she is very responsive to any issues on the property. I did not have any issues with the security deposit when I moved out of my first rental.

Fantastic experience: I've been renting from H and K for about 9 months and have been incredibly happy with the experience. I called Heather inquiring about one property when the pandemic hit and she was able to spend some time talking to me and getting to know me, helped me realize that apartment was not ideal for my situation and found me a better option. She sent extra pictures and videos and info since I could not tour in person, gave me information about the area to help with my move, and was a great resource. I adore my apartment and have had nothing but responsiveness and support from the staff.

Negative experience: Many of the other reviews complain about not getting their full security deposit back and they are absolutely right. First, you are required to pay $150+ to get the carpet cleaned out of your own pocket when you move out. I've had many apartments and have never been asked to do that. Whatever, it's annoying but it is what it is. Then come to find out they take more out of the security deposit for "cleaning". This is a tiny apartment, it wouldn't take hours to clean if it was full of stuff. The apartment was completely empty, the carpet was steam cleaned, it had been fully cleaned already. They somehow found hours worth of cleaning to be done and took it out of the security deposit. It seems I am not the first one with this experience. I have had plenty of apartments throughout college and this is the first time anything was ever taken out of a security deposit and it's also the first time I was asked to pay out of pocket for steam cleaning the carpet. Landlord needs to pay for natural wear and tear on the apartment!

Fantastic experience: We have been renting through H&k for little over a year. This is the best rental management company we have ever used. Heather has been absolutely AMAZING. She has been ON TOP OF ANY AND EVERY ISSUE we have had with our rental home. It’s completely unheard of for a property manager to literally be available and accessible 24 hrs a day which she has been. No matter the time or issues she responds IMMEDIATELY with an answer and solution. Thank you all so much for all you do. Fantastic experience: I have been renting my house since 2010 and you won't find a better property management company, I give H&K the highest review. All of the H&K staff are extremely professional, helpful, and kind. All of my maintenance request are handled in an extremely timely fashion, I've never had to make a second request and honestly all of my request have been taken care of in 2 to 3 days! In Emergency situation's the same day, you couldn't ask for better. But in my experience H&K has went a step further they have the same goal as mine they want to keep my house well maintained. I also had some health issue's and Kathy made sure I had accommodations for me to live safely in place before I came home from the hospital! She is amazing and the new location is great!

This was late in the evening too, and I appreciate the entire team coming out to give me a spare key. This was just one instance I greatly appreciated their service, and the team has always been extremely responsive in my email questions as well as checking in consistently on my apartment situation. Fantastic experience: H&K manages some great properties in Lexington. I moved from one apartment to another, and H&K reimbursed my security deposit when I moved. They've been great about getting repair people out to fix odds and ends around the awesome very old house we rent. I think they're very fair, and I would recommend H&K to anyone looking to rent in Lexington.

Negative experience: In response to the owner's comment. I read the lease. My father read the lease and he is a lawyer. He said that you had no right to keep any part of my security deposit. No where in the lease does it say that you can keep it for "finding the new tenant". Especially when they moved in the day after I moved out and you nor the owner lost a penny. He also said that since I did everything listed under your section on "how to get your security deposit back" that I deserved it back. I did everything you asked of me. To future renters I want to point out how the owner assumed I didn't read and understand the lease. This comment is rude and a glimpse of the person you will be dealing with. I rented from both H and K as well as JM Moore in Lexington. I should have listened to all the people that told me not to rent with H and K. When I rented from H and K I left the apartment clean and did everything Heather asked of me. Kathy told me I was getting my full deposit back. Come to find out they kept my security deposit because they "found the new tenant". This new tenant was friends with my neighbor. She knew I was moving and I told her that Heather would be posting the apartment for rent. There was no lapse in time between when I moved out and the girl moved in. But Heather and Kathy felt that by posting the apartment on their website and showing it to the girl warrented them to keep my security deposit. The posting was up for less than a day on their website. Showing this girl the apartment before she moved in is their job. The Virginia Rental Laws say that security deposits can only be kept for damages and unpaid rent. They knew I had no family or friends in the state and thought why not screw over a pregnant girl who always paid her rent on time and left her apartment clean and spotless. It also says in their rental handbook the things that need to be done in order to get your security deposit back, all of which I did. They are crooked and Heather is a terrible person. Rent from JM Moore because they are honest and wont screw you over.
