Fantastic experience: My experience with Property Solutions the last few years has been completely positive. They have always worked with me and been very kind and professional, I recommend then highly.

Fantastic experience: Ive rented a home under Property Solutions Management for going on 3 years now and i have to say they're very responsive and quickly address any issue I may have, most issues are fixed same day. They're also very respectful of your space and always give a courtesy if they need to come in for any reason.

Negative experience: Clearly clearly do not care about their tenants. Moved into a place that has several very obvious things wrong with it day one, as in just simply a working shower, not clean, food left in the house. These people are disgusting. They also MAKE you sign up for a whole bunch of SPAM for an extra monthly fee to no benefit at all to you (in response to her response no benefit to you at all!) mandatory sign up you cannot opt out. Use a different company!!!! These people are out for the money that's it. And don't bother asking what all they are signing you up for because they don't know either (in response I did ask what all I was signing up for and "Assistant" and owner both had no idea of specifically what I was signing up for, I was told coupons to use around town, you find out pretty quick though when you get spammed with emails and phone calls for stuff they automatically sign you up for, for renting one of their broken down houses. Have to use AI for any communication that doesn't understand what you're saying is always fun. Flooding situation turned into a response 7 hours later and out stuff ruined, and no repair or concern as to why flooding is occuring in the first place, owner said well it rained. . After response from them my rating and statements still stand as is and unfortunately accurate! Good luck out there renting. Find someone honest, not them. These people are plain gross!

Fantastic experience: I just moved into an apartment and had a problem as soon as I plugged up my microwave. I sent a text to Property Solutions and someone came in about 15 minutes. He replaced the outlet. That’s awesome timing! Fast and friendly service too!

Negative experience: I would not recommend a property managed by this company to my worst enemy. Their leases include a mold addendum, preventing tenants from holding them responsible for medical issues caused by the presence of mold in the home- this should’ve been my first sign to stay away. I paid my lease in full, over $13k. They took my money and all but disappeared for the first year. The resident benefit package is a cash grab, there are no benefits worth what they’re charging and IF they send you an air filter, it’s the cheapest one you can get. I was lied to by maintenance on multiple occasions when I inquired about the water lines in my house, just to find out that they had run a line from my home to my neighbors and I was paying for all of the water used by multiple addresses- TPWA has only been able to locate one water meter for 3 properties. When I have tried to contact Property Solutions regarding this, I have been blatantly ignored. I was told my only recourse at this point is to take them to small claims court and I MAY be able to recover SOME of the money I have paid over the past 14 months. On top of that, I had a leak that was repaired, but all of the damage was left, including damage caused by maintenance when they were doing the repairs. The representative for property solutions LIED TO A JUDGE that the maintenance request had been completed, and then went back to their office and completed the maintenance request 40 minutes after we left the courthouse. This home is riddled with mold now, it’s completely unlivable. But I’m sure it’ll be back up for rent in a month at an even higher rate than what I’m paying and the next tenant can also pay for all of their neighbors water usage too because it was made clear that they do not plan to have additional water meters put in for the other addresses

Fantastic experience: The staff help me is some paperwork I did not understand they also got me into the place that I desired to rent and have worked with me since I have moved in and if there's an issue they are quick to fix it I will be renting through them again

Negative experience: They charge too high for the poor condition of their properties, raise rent every yet, tack on fees for renters' and pet insurance, and show up without notification which is against state law.

Negative experience: I was denied a place to live because of my background and I’ve been in recovery for over a year now working to get better but now I cannot find a place because of my background I don’t know what I’m gonna do people do deserve second chances

Negative experience: Lived with property Solutions for over 3 years (more due to lack of availability of other option in the tahlequah area.) I would highly not recommend them. Especially to college students, and the family’s. They over charge horribly on rent for the barely live-able “remodels” they do. They’ll raise your rent every time you resign (without any reason.) and your neighbors are more than likely on drugs/alcoholic screaming at 2/3am and they’ll do nothing about it. They don’t care who they rent to as long as they can over charge. Let’s also address the fact that roaches the size of my hand would be crawling on the walls coming in from under the front door that the landlords wouldn’t properly seal closed.. Also got hit with some HORRID fees when moving out. DONT EVEN TRY TO THINK ABOUT A SECURITY DEPOSIT.. that’s up in smoke when you move. Basically horrid owners, money grubbing company, and the ladies are extremely rude. Only person that was a decent person to talk to was the dude Ryan Tinsley. Everyone else truly wants to see you fail. Do not rent with this company.

Negative experience: My husband and I have lived here for 3 years and we would never recommend the property to our worst enemy these are slum landlords and I have videos and pictures to prove it if I can figure out how to post them we will never be back to Tahlequah or through these properties again... Crime drugs and pest control is absolutely terrible.

Negative experience: By far the worst place I have come in contact with. They dont EVER respond back to you, through phone or emails. When they finally do get back to you, they treat you like your money isnt green and doesnt spend like anyone elses. We inquired about a rental, sent an applicaton through and were told we could view asap. The next day we got a call back saying the place was already pending with someone who hadnt even sent an application through yet. TERRIBLE SKETCHY PLACE. AWFUL PEOPLE.
