Fantastic experience: I had a great experience with Cumming Home Property Management from start to finish. I rented a home for 2 years through them. The home was very clean, well-maintained and exactly as described. They were very responsiveness anytime I had a question or needed a repair. They were quick to respond and handled everything. Overall, I recommend this company to anyone looking for a reliable and well-managed rental company.

Positive experience: I have rented from them for the past 8 years. During that time there have been a lot of changes with management. With the newest management change, I have seen a lot of improvements. They have quick Lee response times when there is an issue that needs to be addressed. Everyone is kind and willing to work through any issues that may arise.

Fantastic experience: They take care of issues with my home pronto! I have not one time in 4 years had to ask twice . It’s done next day or same day. The service employees are respectful and kind . I appreciate this so much. Love my home too!! I’m adding to this to my original post. I have now been in my little house for 7 years. I adore my tiny house, CHPM is still pronto when there are problems with my home mainly sewage issues I hope resolved now. The company is not bad you must work with them for them to work with you. I hope to rent my home for another 7 years, I love my little house, I have made improvements to make this house even cuter !!! Have we had our differences thru the years oh absolutely however they have come thru every time if there is an issue with my house. Don't be so quick to judge get to know them. Especially Lindsey she will fight for you she is relentless “get it done gal”. Thanks for allowing me to share my experience!!

Fantastic experience: Awesome Management team. They stepped in to manage our community during a rough time as we were in the process of firing our previous company and we had some major projects going on. They have gone above and beyond to get our community on track and productive again. It has taken a lot of time on their part and as the President I really appreciate that! They have listened and given feed back and that is what a good team should do! Thanks CHPM!

Negative experience: Have not rented from them, but we looked at one of their properties. They charging $1750 for a 3 bed room in cumming near the lake. Single story home, very dated, absolutely disgusting. Hole in the roof on the back of the house, large enough for animals to get in. moldy smell through out, worse near vents. Foundation is rotting. The fact that these people are trying to charge this much for what is quite frankly an expired house, is criminal. This house should be condemned, not for rent.

Fantastic experience: Very responsive and helpful. Signing the lease, move in, move out, and deposit return was smooth and flawless. I highly recommend this company!!

Negative experience: Rude! Unprofessional! Will lie to you to your face without blinking. Hard to get a hold of on the phone. They don't answer emails. I cannot say this LOUD enough...Don't waste your time or money. If I could give zero stars I would. Edit in response to your statement - you are correct in that I never rented from you, and I never will. I have the correct company.

Fantastic experience: Great company to work with - highly recommend!

Negative experience: I normally only write good reviews. I have never dealt with any business that communicates like this. Absolutely terrible! They just leave you hanging and during they will increase the price on the listing. They want to get you interested and then tell you that that was an old price. There's too many of these companies out there, to be dealing with one like this. Maybe not a company review but the person I was communicating with, sucked!

Negative experience: They have not issued deposit from 7/31/22. Georgia law states it should be refunded within 30 days. The tenant is Hispanic, elderly and desperately needs the deposit to rent another home. First, they said it was mailed to her old address. They know she doesn’t live there as the property was managed by them and it has been sold for months! I telephoned the office to try and help. They only want to speak with the tenant. Josh said if the tenant called and setup an appointment he would have the broker write the check and have it for her. She had the appointment last Thursday and with no explanation, he said come back next Friday. She has to walk for miles or pay for a taxi to get to the office. This is not how to manage property or treat people. They told me I didn’t know the whole story. I really would be interested in the whole story because this is so wrong!

Fantastic experience: I have to say that the people here are by far superior to other home rental companies I have dealt with. Customer service is wonderful. They will follow through with what requests for repairs, etc. They take care of their tenants and subcontractors. I also think that their guidelines to be able to be a tenant help keep the bad ones out and good ones in to maintain their properties at a higher quality.

Fantastic experience: They were so helpful! First time using them and they went above and beyond in my experience! I used other rental companies and they were rude. When I had called this one, Shelby answered with a bubbly personality and made me feel very hopeful that she could help. She always finds a way to make sure any issues I am having are going to be fixed promptly. I highly recommend this rental company!

Negative experience: Three words can describe this agency: prejudiced, unprofessional and petty. Long story short, this company has majority of the houses me and my partner are looking at in the area and price range we need. I have been the person trying to get in contact with them, yet they continually chose to go through my boyfriend (ex of one worker who apparently knows my name) whom I had not mentioned at all through emails after the initial phone call. They then proceed to tell him they can not work with us because of a "broken" lease he had under this agency with his previous girlfriend (did I mention she works at the agency already?) after weeks of trying to get information and viewing appointments. I have been nothing but professional before and after I found out who the worker was and I was expecting to be treated in the same regard or at least transferred to an unbiased person. Safe to say that this company puts personal matters above business opportunities to stick up for employees that may or may not have caused the "broken" lease.

Negative experience: This property management company has been a nightmare. We should have seen the early warning signs when it took 5 requests just to have minor services completed before move in. I will say, when our heat going out, twice, they did have someone out to "fix" it relatively quickly. However, they only approve partial repairs and anything non-life threatening, good luck getting it repaired. Our dishwasher screams. Our porch wiring is bad so no light. But the worst and most dangerous if our HVAC. We sent them video of rust fragments falling through the VENTS and the repair guy confirmed there's a major leak that needs to be repaired, our vents should be totally cleaned as they are filled with RUST and the HVAC systems needs to be replaced....thus far, no response to his or our request meaning, the heater is functional but the leak and rust remains. They'll approve a quick fix just to have it break again and our electric bill goes through the roof. Just trying to reach them to pay the rent is difficult and the best part is, IF you do reach them, they will make you feel like you're literally interrupting their day. Rude, short, and exasperated. My fiance has to call everyday trying to reach them at the beginning of the month to pay rent since they have no electronic solution. So, we live in a house with certain vents closed to avoid wet rust fragments from falling through and just keep documenting their lack of response. It would be on thing if they were sweet people and good to work with/responsive; but, absolutely not. (fyi this is not a hole in the wall place; it's a 3bdrm 2 bath 1/2 acre lot).

Fantastic experience: I have been renting from this company for over 6 months now. They are absolutely amazing. They have came and fixed anything that I have had issues with within 24 to 48 hours. I would recommend this company to anyone who is looking to rent or buy a home. The staff is very friendly and so easy to talk to.

Negative experience: Worst rental company ever!!! Please save your money and go elsewhere. The staff is very rude they never came to fix the walls of my rental home and that place was falling apart! Mold was growing in the windows and shower. When confronted about it all i got was attitude. The day we did a walk through of the home it smelled like smoke but they ignored it. Then they tried to blame us saying we smoked in the house and that we wasnt going to get our deposit back bc it was prohibited to smoke in the house! Last day of lease they literay kicked me out of the property while i waited for my ride to get their in the rain! And then had me pick up garbage from the property that wasnt even mine! Dont make deals with them, their the worst!!!

Fantastic experience: CHPM was organized and prompt with the move-in and move-out process throughout my lease term. They were quick to assign a contractor to any work order that I had, and even after I moved out, they continued to assist me with my needs. Their dedication to being available has exceeded my expectation -- even at 11pm at night, they responded in a timely manner! I've rented from many places, and know that the type of care given from CHPM is a rare find. I would absolutely rent from them again!

Fantastic experience: 3 yrs and counting.... I have rented from them for 3 years now. I have had no issues and They communicate with me about everything. They are fair, courteous, and the girls in the office are lovely and square dealing. CHPM keeps in direct line with the landlords and tenants alike. Very good!!!

Negative experience: This is by far the worst rental company I have ever had. When we first moved in there was a smoke smell that they coincidentally "couldn't smell" so they couldn't do anything about it. Nothing in the house has been fixed timely and the front desk will give you an attitude if they ever have to do anything other than sit at their desk. I highly recommend looking elsewhere to rent.

Fantastic experience: I have been with this company for about three and a half years now and I love them! My wife doesn't have very good credit and they took the time to work with us. Lindsey has been such a great help answering any questions that have arisen. Any time we have had an issue with a property it has been resolved quickly and professionally. CHPM takes great care of the houses that they own. I would recommend this company to anyone looking for great customer service and great houses!
