Live St. George Realty Property Management

Fantastic experience: We rented through Live St. George Realty for just under two years and had a great experience! They were always responsive, friendly, and easy to work with. Rent payments were seamless, and maintenance requests were handled promptly. We ended up needing to break our lease early after purchasing a home, and they were incredibly cooperative and helpful throughout the process. They worked with us to get the property rented and kept us updated every step of the way. We really appreciated how easy they made everything and would absolutely recommend Live St. George Realty to anyone looking to rent!

Negative experience: The absolute worst experience you may encounter with a property management company. Ran by one guy with no knowledge of how to properly run a property management company. They use old photos for all their rental listings. The homes for rent will come with one bulb if your lucky in every light fixture, no joke. The yard is not taken care of. You will mention issues with the property that dont affect everyday living but the home owners would want to know you would think, but nothing ever gets fixed. Very sad company.

Negative experience: This property management company has been TERRIBLE to work with and take zero pride in taking care of the properties they manage. The photos we saw online (as we are long distance) didn’t include the urine stains ALL over the carpet, nor the mold that we have found. The house not only smelled of pet urine, but was dirty and disgusting. This was after they “paid a cleaning company”. They have yet to take care of the moldy insulation they ripped out of the wall in my son’s closet, and refuse to replace the carpet “because the owners don’t want to” It’s not only disgusting but extremely UNHEALTHY for our college students to be living in these conditions. Unbelievable.

Negative experience: I never had any problems with any communication or anyone working for this company until it came to Shalise. There was a lot of miscommunication between them and us when we were trying to rent from them. There was a miscommunication and when I was trying to get it cleared and expressing my frustrations Shalise said “well you don’t have to rent from us” and hung up. She was very rude, disrespectful, and unprofessional. I then called to talk to a manager and she basically refused to and said he was busy and so it wasn’t until I had to talk to someone else to try and get ahold of Trent. I told her if I couldn’t reach him then I would write a review and she said “that’s fine but make sure you also write about what you did.” Finding a place to call home is stressful enough but having the property management disrespect you like that? I do NOT recommend renting from this company because of the way they allow their employees like Shalise to interact with tenants.

Fantastic experience: We’ve rented from Trent and the team at Live St. George Realty for 8 years now, across two different houses here in St. George, and we couldn’t recommend them more highly. Over 6+ years in our current home, they’ve been amazing to work with every step of the way. Any time a problem comes up, they jump on it and get it resolved right away — no chasing them down, no waiting around. Trent has been a fantastic landlord and genuinely cares about his tenants. If you’re looking for a property management company you can actually trust, this is the one.

Fantastic experience: Rented from them for almost 4 years, no problems one maintenance issue water line leaking outside responded within hour and fixed. Don’t really care for frequency of inspections but understand with rental. Thank you

Fantastic experience: We rented from this company for a little more than a year. Had one maintenance issue where our water heater gave out and they were quick to respond and replace it. On move in our rental was practically in new condition. Clean and ready to go. Only negative thing I didn't enjoy too much was the inspections which I felt were a lot for just a year there. I think maybe 4-5 times? But besides that they were great. We moved out a month ago and left the house in great condition. They returned $1900 of deposit which I was super surprised on based on the google reviews that are on here. Only charged us for a few things that were way reasonable. If you are on the fence I say give them a go! We had a great experience with them!

Negative experience: If I could give them negative stars I would. They take people's money by misrepresentation of the home. Pictures were not accurate to the property. No shower head holder, leaking water heater WHICH WAS AN OBVIOUS FIRE HAZARD, broken windows without blinds or curtains. Mutilated countertops and that's not even all the issues. Refused to refund full payment upon seeing the "home" and refusing to take possession. Just a total bait and switch. These are slum lords! Beware! Will continue to leave accurate reviews until they become honest. Writen by a concerned citizen of the community. Shame on you.

Negative experience: Luckily I have never had to deal with them personally but have had to help out others who mistakenly rented with them. They don't care about tenants and if you are an owner using them know that they don't care about your property and if they are willing to screw tenants thing of what they are willing to do to you!

Negative experience: Living here was one of the worst rental experiences I’ve ever had. The place was in terrible shape when I moved in — filthy, broken fixtures, and obvious pre-existing damage that they later tried to pin on me. I documented everything, but they still tried to keep money from my deposit. Maintenance was a joke. Requests were ignored for weeks, sometimes months, and basic things like doors, plumbing, and appliances never got fixed properly. On top of that, the HOA is ruthless. Cars were towed without proper notice, and getting them back cost hundreds of dollars. Management offered zero support through the whole ordeal. Live Property Management is unprofessional, careless, and only interested in squeezing money out of tenants. Save yourself the headache and stay far away.

Negative experience: This was honestly a nightmare. The house was dirty when I moved in and had existing damage — which they later tried to charge me for, even though I had video proof. Showers didn’t work, doors fell off the hinges, and they ignored most of my maintenance requests. On top of that, the HOA was horrible. They towed cars constantly — including ours — and it cost $350 just to get a car out the same day. There were barely any warnings, and Live Property Management did nothing to help. They don’t care about tenants. They’re disorganized, shady, and just in it for the money. Avoid this company at all costs. You’ll regret renting from them.

Fantastic experience: They have helped us manage a property while we have been serving a church mission in Germany. We wanted someone that we could use and not have to worry about anything. They give us peace of mind and follow through with what they say they will. Highly recommend!

Negative experience: Don't expect to get your deposit back. Don't bother cleaning when you move out they will charge you cleaning service no matter what. They will not address maintenance items either. Worst rental company I've ever dealt with.

Negative experience: The management company is charging me late fees on my HOA fees every month even though I pay the HOA fees automatically from my bank account on the first of every month. I contacted the company through the owner portal about the problem and they didn't respond, and nobody answers the phone when I call.

Fantastic experience: I had the team @ St George live help me when I was looking at a rental investment. They have been so helpful from day one! Efficient, knowledgeable and have made this whole journey easy! I could not have done this without their expertise. They are managing two properties for me and it’s the best decision to have them manage them for me!

Negative experience: Horrible. No heat or A/C and they wouldn’t send anyone to help. Tower both of our vehicles within 5 hours of them being there because we couldn’t park due to our neighbors.

Negative experience: I've had so many issues dealing with Live Realty. They have created extra addendums out of thin air. Staff has been mostly helpful and friendly but Trent has been very very rude over the phone. No respect for renters. After Saint George has a massive rain storm, and a lot of flooding, we called in and put in a maintenance request to get the water damage handled. Not only did we never hear back, but we also had zero help.

Fantastic experience: After dealing with various property rentals over the years, my wife and I are super happy with Live St. George Realty! They are professional and amazing.

Negative experience: Zero if I could. Who ever the cleaner is does the most absolute worst job. My mom just moved in and there is nothing but mold, trash and everything and was left FILTHY. My sister and brother in law also moved into a live and everything was left horrible and broken. We took plenty of photos and videos. These people need to be reported to the state for having unsafe and unlivable conditions.

Negative experience: They do not remotely care about their renters. They are out to make the owners money and will take their side no matter what. We were supposed to move in the third week of July, but they said that wasn’t fair to the owner so our rental started the 1st of July. We go over there to move in and there are zero window coverings. I asked them if we were supposed to provide blinds and they assured us that the owner was taking care of it. When did we finally get blinds? The third week! Yet, we had to pay to live there when it’s solid windows and no privacy. We go to install our washer and dryer as they aren’t provided and luckily we know a plumber because nothing was set up properly. The town house itself is so poorly built it just blows my mind. If you have any water source on and try to start another one..it trickles. So if you are running the dish washer or clothes washer you can’t do anything else. Landscaping wasn’t completed until December..we were told it would be done in July. We have 4 kids so that was a joke. It started getting cold out and we turned the furnace on only to find out that ….it wasn’t even installed! How did they get occupancy? So we have the pleasure of freezing for a couple days with 3 small children. They are supposed to supply air filters in the agreement and guess what? We are going into month 10 and they just came over to check it and put new in. We have a monthly charge in our agreement for it and they don’t even do it. Complete joke. Just know that when you complain they give zero f’s because you aren’t the owner. I would never ever tell someone to rent from them! AVOID! When I brought any complaints to Trent he said “Don’t kill the messenger! I’m just the middle man!” No, you are the rental manager.

Fantastic experience: When no other property managment company would help us live did. I am very happy with the house I have it is so beautiful. I went from living in the homeless shelter for 6 months to having a new house. Thank u very much live.

Fantastic experience: Such a differences of opinions. I guess you either love this company or don't. I have had nothing but good experiences with them. They have managed my property for years now and it is always rented and they take good care of it. I was using another property management company, (slum lords) when I first bought the condo in St. George. So glad I found Trent.

Negative experience: At first glance, this company seems put together and organized, but after only 1 day of dealing with Trent and his team, we soon realized that it is the exact opposite. We went to view a potential property, and to no one’s fault we weren’t able to see it because of a mix up, but they still insisted we make a decision without seeing it. Every employee we dealt with was unprofessional, they gave us contradicting information, and the manger himself was degrading and rude to all parties he interacted with. We are happy that we found this out before we got locked into a contract with them.

Negative experience: Update: Since posting this review things are still left unfixed. There has been no response to requests. I also find it fascinating that the new five star reviews appear to be from the same person... Buyer beware!!! This management company lies to potential tenants to make them think they are here to help you have a good home. I decided to rent an apartment from them based on their promises to fix and clean certain things before I moved in. The only part of my apartment that was clean when I moved in was the new carpet. The kitchen was covered in sticky grease residue. The doors are broken. The paint is patchy. There are nails in the tile on the floor that I had to put rugs over to avoid tearing up my feet. I was told that the air filters were replaced and clean but they are disgusting. I was told a missing gate would be replaced and a broken window would be fixed. They have not. I put in a few maintenance requests that have been ignored for weeks. I am disappointed by the lies all while being smiled to. My advice, take it at face value. Don't believe promises. If it isn't the way you want it before you move in it won't be taken care of after.

Negative experience: St George Realty is a company I have decided to avoid. There are outstanding property management companies in every state and awful ones. In my short experience working with this property management company, I have heard from tenants, and home owner's about their exorbitant fees, total lack of responsibility to tenants, and the "good old boy" attitude that seems to be so prominent in Southern Utah. So I was not surprised when I finally experienced it first-hand while sending my team on a service call for Live St. George Realty, then trying to get approval for an invoice. Live St. George Realty called on my team to perform a garage door service call, then when I called to get approval for the work that my team needed to do. I was told that my company was charging too much for services and materials and that they were referring work to other companies because my company was "too busy,” which wasn't the case. We were just going through a short transition period, and I felt completely taken advantage of in the situation with this company. If you perform services in Saint George, I would recommend avoiding Live St. George Realty. They don't want to pay their contractors for their time or materials. It’s understandable to want to get the best deal. However, once a property manager starts threatening to send work to your competitors, that property manager starts losing respect. What made it even worse was that I was in a local BNI chapter with a representative from this company. I had higher expectations from this company based on the fact that we were in BNI together.

Fantastic experience: Live St. George reality did a great job of taking care of our property for the past 10 years. When I went in to inspect the property before selling it, I found it in excellent condition. The real estate agent was impressed with how well it had been managed. I wish I could find a property manager in Salt Lake City that provided the same level of service.

Negative experience: If I could give this place -1000000 stars I would. First of no one who works here actual cares to work and aren’t willing to help tenants. They only care and view people as atm machines. I recently moved into my townhome, however there is no parking spaces besides the assigned parking spaces, the visitor parking spaces which is only up to 6 hours, and handicap spaces. The management only allots two parking spaces per unit, however if a household has more than two cars then where can the third person park? Cause there’s no other options. Corrie who I spoke with on the phone lied to me telling me there were. My car was towed away simply because my car was in the visitor parking space but where else would I park? After telling them the situation to have the tow fees waived they said there’s nothing they could do even though they lied. Mind you we’re in a pandemic and in a recession so most people are still out of jobs and money is tight so having to have my car towed away with no care or concern from them I had to figure out how to come up with 241 dollars to get my car back simply because they won’t waive my fee and they won’t provide the appropriate parking spaces for tenants. They have placed a rule that goes against residents in order to l their greedy capitalistic gains without caring about who they hurt. They never offered any solutions to my problem and they wouldn’t take responsibility of the unfair rules they’ve placed. 6 hours for a visitor parking is ridiculous.Most places allot 72 hours. So I can never be allowed to have visitors visiting such as family over because they’d get towed. Where do families with more than 2 cars park? Cause it can’t be visitor, can’t be handicapped, and it can’t be the side if the street? But do they care, nope. They only want your money. And they refuse to help.

Negative experience: Very poor service in helping us as tenants resolve maintenance requests. They will look for any way to get out of doing maintenance even if it is covered in your contract. Our experience was that there was an issue with the lights, sprinklers, and toilets before we moved in. Our contract states that all repairs not caused by the current tenants are the responsibility of the owner. They refused to address the toilets, tried hard to push the lights repairs on us, but fixed the sprinkler. We would not recommend this property management company to anyone.
