Fantastic experience: I had the pleasure of speaking multiple times with Nicki L. of the leasing team at Latitude 44 in Brookings in order to learn about the property and units available. Nicki is phenomenal - professional, knowledgeable, efficient, highly organized and friendly. Thank you, Nicki, for your great help and guidance!

Negative experience: Maintence speed was fine, but don’t even bother cleaning your place before you move out. You will get no money back and they will always charge a large cleaning fee. I would not recommend them to anyone.

Negative experience: 100% recommend that you never rent from this company, if you unfortunately have to deal with the company stay away from Nicki Company has terrible behavior and temperament

Fantastic experience: Easily the best property managements my wife and I have rented from - we rented in the Monument View property and have had nothing but positive experiences with the neighbors, maintenance, and especially Crystal who is always on top of it!

Fantastic experience: I've lived in an apartment through BPM for 8 years and it's been a good and peaceful experience. If I ever had maintenance issues, the maintenance team were usually prompt with fixing my issues after contacting them. There were also never any surprise inspections as management were always good about alerting us in a timely manner whenever inspections were scheduled.

Negative experience: Rude staff and slow maintenance people and the maintence parks in tenant parking instead of somewhere else and the staff doe nothing about complaints that are given or submitted and neighbors can be rude by slamming doors 24 hours a day and not be respectful to others in building.

Fantastic experience: Great to deal with Shawn and his crew. They get to our questions quickly and go above and beyond.. Really appreciate all they do! I would highly recommend them for any type of rental!

Fantastic experience: Rented from BPM while in school. We had a great experience with the property we lived in. Anytime something needed to be done their service techs would be out ASAP to take a look. Would recommend BPM to a friend!

Negative experience: I lived at Lofts at Park Hill and moved out in April 2025, unfortunately, I cannot recommend this place to anyone. The biggest issue was a $350 charge for cleaning and maintenance. We spent an entire day thoroughly cleaning the unit before moving out — it was spotless. I even submitted photos to prove this. Yet, we were still charged a large fee. I don’t usually write negative reviews, but I felt compelled to share this because future renters deserve transparency!

Fantastic experience: Best experience I have had renting in Brookings!! We lived in 2 seperate properties over the years and never had much issues. When we did have an issue, Crystal and I believe the other ladies name is Tracy were amazing and on it right away! From my experience, they treat their tenants well, take care of issues, and don't steal unneccessary money from your deposit like most of the slumlords of Brookings. Highly recommend!!

Negative experience: I would absolutely not recommend renting from this place. I’ve been renting for over two years and they care more about charging a fine for dog waste than they do apartment security. They will also use the cheapest appliances, doors, trim, windows, patios and try and make them look nice. The inside of my apartment building and the other apartment building I lived in is not taken care of. I’ve had many packages stolen although it claims the building is a protected area. Save yourself time and money and don’t rent from this place. I also spoke with them about the internet wires in the wall which they are responsible for, we’re not working correctly. They tried claiming it was the internet company’s issue. You will not get your deposit back from this place because they use cheap stuff to keep their maintenance people employed at the expense of the renter.

Fantastic experience: I lived in the Lofts on 6th for two years, and I have never lived in an apartment building that is so well managed. It is kept very clean, maintenance is very fast and efficient, and Emily is always available for questions and is very personable. This building is also very quiet which is really nice. Overall, couldn’t recommend the Lofts more.

Fantastic experience: If you aren’t renting a place from BPM you are a fool and should be ashamed of yourself.

Negative experience: I will never go through a third party rental service again. Brookings property management has done a great job stealing money from broke college students. We lived in a home for two years and called on many occasions on faulty things in the house that would result in a higher bill. We were great and respectful tenants, no noise complains, parties, nothing. They were diligent in coming over but ultimately never fixed the issue as over the span of 6 months we were overcharged by almost $200 dollars on every monthly bill. They refused to be helpful in the matter and left us saying it was our own fault. And problem to deal with. (It wasn’t ) and basically there was nothing left they could do. We knew the people that moved Into the same location and checked out the place ourself to see if what we were charged for was actually replaced. To our surprise (not) everything that we were charged with from our deposit was NOT REPLACED. We were given 19% of our overall deposit. Shameful.

Negative experience: Apartments they run are poorly managed as well as maintained. You drive by most locations and you will see trash and debris all over. Southland courts are especially horrible.

Negative experience: Very unprofessional and disappointed I never received keys nor did I move in and 2 yrsu still fighting with Nicki to get my deposit back I paid almost 1500.00 when in fact Nicki sent email stating she has a new renters and my deposit would be returned. Don't trust this company

Negative experience: I highly recommend to stay far away from BPM. They will enter your place unannounced and throw whatever major expenses they can grasp. Unless you like spontaneous tours while you are in bed, I would look for another renting company.

Positive experience: This organization has great properties available, however their application process is very long and time consuming. I was asked to fill out a application and pay a fee before even touring a property to see if it would meet my needs. Do Note, this was my interaction with them virtually. I cannot speak for their application process in person

Fantastic experience: Reed's maintenance team is amazing and does a truly fantastic job. Has helped us numerous times and is always quick and kind to all of us.

Negative experience: This company trys to rip you off every chance they get. All their property managers are crocks save yourself some piece of mind and go with another company.

Fantastic experience: I worked with Amanda Huber and still live at Lofts at Park Hill. She is easy to work with and responds to my emails right away- even late at night and on the weekends! When I need maintenance done, she informs me that it has been added to the maintenance list right away, among other small things.

Fantastic experience: Brookings Property Management is very easy to work with and are very accommodating with different situations. I have been renting with them for off and on for the last 5 years. Their people are very friendly.

Fantastic experience: I lived at The Lofts At Park Hill for about a year. I worked with Amanda Huber and she was one of the most responsive, helpful, and kind apartment managers I have ever had the pleasure of working with. The apartment I lived in was incredibly nice and I felt safe there. Whenever I had an issue, Amanda solved it usually within the next business day. I was snug as a bug until life made me change plans and move away. Whichever property you choose, I know for sure she'll/BPM'll be able to get you settled happily.

Fantastic experience: I have rented three separate properties over five years through this company and they have been quick to respond to any issue, big or small, I’ve had in all three. If you’re looking to rent from a place that knows you by name rather than by address this is that place.

Negative experience: Worst place to rent from. In 3 years they have had to enter my apartment more than a dozen times to "make inspections" Would never recommend renting from them

Negative experience: Greedy management property service that tries and take any amount of money from there tenants. Definitely would not recommend them if you are trying to rent in Brookings, SD. Over charge properties that are not worth living in.

Fantastic experience: Always available when I need something from them. Any work orders taken care of quickly and the maintenance people are professional.

Negative experience: We were never informed of showings until the day of (if that). Very bad communication. Not approachable people. Townhome windows and back door leaked VERY bad - had to put up plastic. But overall, place was in good condition and we enjoyed all the other aspects of living there.

Negative experience: A lot of stuff just doesn't get done when you call. Staff is rude a lot of the time. After our last experience with them we refused to rent from them again, but then they became the new owners of the property. And when we left the last time, they charged us a dumping fee for a table that was in the house when we moved in. I worked with the next renter, he said it was still there. They charged me for something they didn't even do, on a table that wasn't mine to begin with!

Fantastic experience: I had a wonderful experience with BPM everyone was very friendly and always came out for anything I needed fixed and were very prompt on responding to my needs. I guess it’s pretty easy to have a great team when renting to responsible tenants!

Negative experience: Awful company to rent from. The staff is rude and the maintenance crew is incompetent. They are not timely when it comes to repairs, and don’t fix the problem. We have had several issues in our current house, and the maintenance man will come to “fix” the issue, but after he leaves the problem is not truly fixed. We have had our garage doors “fixed” multiple times, but within days or less they will be having the exact same problem. This winter our furnace went out during the night, causing the temperature to drop to 42° while leaking gas into the house. When we called in the morning, the on-call maintenance man was very snippy on the phone and said he will come whenever he wants to come. He did not come for multiple hours while our house got colder, and more gas leaked into the house. It was “fixed”, and the next night the same event transpired. Again, they said they would not come for multiple hours due to needing to scoop sidewalks, as if sidewalks were a more pressing issue than our house being 40° degrees, and gas leaking while children and pets were in the home. Naturally, we were upset and expressed that when calling. Now they will not respond to our maintenance request, sent in December, for our garage doors (again) and plumbing issues. In addition, they have shown our house a few times and gave absolutely no warning before showing up and letting themselves into the house, without even knocking. One of my family members works nights, and woke up one afternoon with people in her room for a showing. This company has no regard for their tenants’ comfort, schedule, or privacy, whatsoever. I would not recommend this rental agency to anyone, ever.

Negative experience: Will not give you a notice on when they have showings of the house you are leasing. Also they will accuse you and your Roomate’s of not paying rent when you have paid rent. They will try and make you double pay rent all because they can’t keep their records straight.

Negative experience: Doesn’t give 24 hour notice for showings or any notice at all. Accuses tenants of not paying rent when rent was paid on time and even early, making tenants have to go through their bank records because BPM can’t keep track of their records. Better of doing yourself a favor and not rent from BPM.

Negative experience: Bats and Rats in their Homes and Apartments .

Fantastic experience: We've rented from Brookings property management for the past 5 years, and I could not be happier with the care they give us and the respect they show us.
