Fantastic experience: Our realtor, Nancy Newman May, did an absolutey incredible job guiding us through the sales process of my mother-in-law's home in Avon Park, FL! She came recommended as a Dave Ramsey Realtor and boy did she meet their high standards! I would give her a 15 out of 10 rating if I could. Our home took 6 mos to sell and there were so many ups and downs throughout the process, but she guided us with experience and steadiness, and NOT with knee jerk reactions, and that absolutely paid off in the end. She remained cool, calm, and collected in the face of pressure on our behalf and that is exactly what we needed. We are most appreciative of her work and expertise and would use her again in a heart beat. Thank you so much Nancy!

Negative experience: Do not go with this realty if Diana Williams is put as your agent. She is unreliable, causes conflict between other tenants, twists stories and does not take a Godly approach in helping during crisis situations. I had always paid my rent at least a week ahead of time, for almost 3 years. My children ran into a crisis situation and came to stay with me (without my planning) which caused a financial hardship. She said they had to leave, refused to add them to the lease temporarily and refused to work with me when my rent payment couldn't be taken from by bank because the funds were being used in the crisis. She gave me 3 days or I had to immediately vacate - after being an above average tenant. I'm having to find something now before tomorrow... She plans to force me out... AGAIN, after being a perfect tenant. You decide

Fantastic experience: Whether you're buying or selling a place Greg and his team have the best realtors in Highlands county working for him. If your realtor is a buyers agent or a sellers agent they have your best interests. We have used Advantage to sell many properties of ours and they have always gotten us the best price. Looking out for us as a seller having the expertise to know what to look out for in our closings. With their knowledge they have the advantage of knowing when to say something that will cause problems that can be easily avoided. Saving you time and money. Highly recommended if you are buying or selling a property in Highlands county.

Negative experience: They have a real estate agent by the name of Debra Rikardson that is dishonest and untrustworthy. I personally witnessed her write on a signed contract of her clients after they had signed without their permission. She also made a lot of untruthful statements.

Fantastic experience: All the personal at Advantage was very personable and helpful in the sale of our house. Special thanks to Laura Higgins and Greg Carlson. We had a great experience and highly recommend them.

Negative experience: They never followed up. I called 2 different agents, left messages but no call back. So I listed my property with another agency.

It was disturbing at first but theirs no dance in allowing this 1 review to destroy my pease of mind. Poop happens, move on at let God handle it.

Negative experience: Very unprofessional and rude. Rented a duplex for over 2 years, ceiling fans were hanging from the ceiling when I moved in, as well as a bent window frame that caused air to leak out and gave me a monthly light bill of $300+ in a 2bed 2bath duplex, notified them, they sent out a maintenance man with no notice who said he would come back to fix it and never did. When I moved out I was treated with such disrespect all because the walls had to be repainted and carpets replaced. (normal wear and tear on a rental in my opinion) after doing the final walk through, Dana, the realtor asked me to sign a document that hadn’t even been filled out saying how much of my deposit I would be getting back and was told she would fill it out later. 2 months later the duplex has been rented out, I have contacted Dana multiple times asking for receipts for the damages she claimed she would send as soon as she got them and for a copy of the blank document only to receive no reply. The duplex has now been rented so why I can’t get these documents, I don’t know. If you plan on renting from them, be prepared to never see your deposit again because they will be sure to find a way to keep it. After putting up with this from 2 years almost, I notified Dana that I would be moving out, and left on somewhat good terms other than Dana’s poor attitude as usual so I’m unsure why Advantage Realty is saying anything about eviction, I would just like the receipts and the documents I have requested and was told i would receive..

Fantastic experience: Yezmin Restrepo was our realtor for the purchase of our 1st home. She did an outstanding job. She is incredibly knowledgeable about all aspects of the home purchasing process. She was astonishingly responsive, always immediately available to help right away no matter how many emails and texts this 1st time home buyer sent. She helped us find the perfect balance between pushing for a great deal but not losing the sale and we ended up with our dream home at our dream price. Thank you Yezmin!

Negative experience: Kim the sellers agent at advantage realty was the most unprofessional agent I've ever met. She lost the sale for the sellers. She was so rude to me. If she would have kept her mouth shut, I would have bought the property. Would never use this company.

Negative experience: Unprofessional, rude and dishonest. There are several negative reviews on different platforms, that should give anyone an idea of just how bad they are. There are plenty of other agencies with good reviews. Stay away from this agency, unless you want headaches or your money mismanaged with no recourse. There is no management, everyone works as independent contractors and you have no recourse to escalate situations or try and hold anyone responsible- even when they keep your money!

Fantastic experience: It was truest a blessing working with Ann as my realtor in the purchase in my first home. I was very nervous and had a few challenges but with guidance from Ann, everything worked out wonderfully. I highly recommend Ann Wilson to be your realtor. She is very knowledgeable about the housing market and was there for me every step of the way!! Thank you so much Ann. I could not have done this without you!!

Positive experience: Friendly the guy that brought my order out to me

Negative experience: Greg Karlson was unresponsive, for WEEKS, to my emails. He failed to show up for a buyer's inspection of the property the day before the closing. But he was pretty quick to cash his six figure commission. If you want a responsive, professional commercial realtor, I'd suggest going elsewhere. Greg's rating would be lower, but he's gone in and given himself five stars.

Negative experience: Never called or helped me find anything

Fantastic experience: Working with Susan Geitner has been a tremendous pleasure. Her professional skills and knowledge of the industry are as good as it gets. I highly recommend Susan for all of your real estate needs.

Negative experience: I am absolutely appalled at how I have been treated by this company and our property manager. Dana Is incredibly unprofessional and treated my family like we were less-than for whatever reason. I can’t pinpoint it. Perhaps she just believes that she is better than others in general. Who knows? She was unresponsive to emails, rude, tried to get more money out of us when we tried to break the lease 20 days early to move into our new place after being perfect tenants for 2 years. Ultimately we ended up paying for 2 places at once to SAVE MONEY. Not to mention the outrageous deductions from our security deposit that were not warranted at all whatsoever. To top it all off, when I called to discuss the security deposit, I was mid-speaking and she hung up on me! I did nothing to disrespect her or warrant that sort of treatment. When I spoke to her supervisor, I was met with condescending comments and was told that I was trying to not take responsibility for things that I did. I didn’t do anything to deserve this. I left the home clean and in great condition. I am disgusted. I would never ever recommend dealing with this company. Absolutely unprofessional. Do not rent or buy from them. Do not.

Negative experience: You know my lot #fixit

Negative experience: I was a tenant for over 4 years. Paid rent on time every single month even through covid. Paid rent EVERRY. SINGLE. MONTH. They wouldnt respond, wouldnt call back, wouldnt fix anything, broke the lease on multiple aspects, then kicked us out as soon as evictions were allowed again. Ya know most people in the pandemic got kicked out for non payment of rent. But I paid rent. So why we asked why we were told "We can and we want to so were doing it." Extremely disrespectful. Our house was full of asbestos and mold. Its sad that a small town community is failed like this.

Negative experience: This company uses an unsecured website (A site where anyone can steal your information) for you to fill in your rental application. The application consist of question such as name, d.o.b, ss#, bank name, complete Bank Account #'s, and other person information. This easily leaves you open to identity theft. Although, my interactions with the agent was pleasant, I found their application process to be unsettling. Thanks

Fantastic experience: I just called with a question about 1 if there properties, that someone was trying to scam me with. But the lady that answered was nice & courtious.

Fantastic experience: When we moved to Highlands County we didn't know anyone or have a realtor. We did not want to buy so we went through the rental department of Advantage Realty #1. Dana Olson assisted us and found us the perfect rental. When my in-laws decided to move to Highlands county they wanted to purchase a home and I recommended Advantage Realty #1 to them and CB Brewer helped them find their retirement home in Lake Placid. Thanks Advantage Realty #1 for helping our family in multiple ways.

Positive experience: I don't know yet I'm still waiting on an answer

Negative experience: I called this Real estate company and spoke with the Agent, and scheduled a time to see a property. I drove 45 minutes to view this property and the Agent was a NO SHOW. And i called the Office-And they said they said they would locate the agent, and call me right back. They never did. (I waited in the dark, and rain)When I set the appointment with the agent she didn't give me her cell phone number. She was reluctant to even a schedule a showing, because I couldn't view until after 5pm she took my cell phone number and stated if something changed with the home or her schedule she would call. She never did. Her or the office couldn't be bothered to call me back. They lost a potential Cash sale. And they could have listed 2 lake view canal front homes I own. But their inability to be descent human beings, prevented that. I did call the office the following day, and leave a message. But its been 5 days and no one has called to Apologize. I am VERY glad this happened, will not EVER buy or sell through this Agency.

Fantastic experience: Went by to check on property

Negative experience: Have to send multiple emails to get response. Tenant was late (5 months in a row and late after included 5 day grace) and I was never informed about it nor was the late fee ever charges as it was spelled out in the contract. In the end both agents left and there was no forwarding address to see who and how will I get my keys back. In addition they are more expensive than other agents in the area. Very disappointed. To me the idea to pay someone to manage is that I do not have to check every month what is going on.

Positive experience: Great agents and service to customers.

Negative experience: I rented form them and the realtor is a scam artist. Had 2 leases on the house was charged 700 per month when it supposed to be 450-550 per month. When something goes wrong you have to fix it yourself. You call and sent in the requests and nothing gets done. The over went out the first week I was there and it took a little over 2 months to get it fix. The septic for my house and the other ( it was a duplex) leaks and puddles in my back yard and it smelled roof leaks. And when I was late on rent I was charged 100.00 and it was only supposed to be 18.00. The windows didn’t stay in the frames and if you don’t open or close them correctly they would come out. We had to duck tape all the windows so the bugs wouldn’t come in. The gaps under both doors were about an inch so the weather would just come in. And when you try to call and talk to someone you would have to hope and pray someone would answer the phone/ text/ email. Sooo I would not recommend anyone to do business with this company. Total scam.

Negative experience: Terrible realtors, they treat their tenants like garbage, refuse to get anything fixed around the apartments even when something major like extreme water leakage causing mold occours. The property manager Diana Williams is incredibly rude, unprofessional, and a liar along with almost everyone else at the office.

Negative experience: Horrible. "Property Manager" Amelia Duran is very rude and unprofessional. Never want to fix anything but wants their rent on time every month.
