Negative experience: They are ridiculous been with them for 10 years and they dont wanna work with ya more than willing to just throw you out

Negative experience: Extremely unprofessional, will tell you a time and then show up hours later and still expect to be allowed inside property. Very greedy, inconsiderate of anyone elses' time but their own. They will try to blame the tenant for their own mistakes. Ran by a bunch of emotionally immature and unaware adults who will never stick to their words. Do not rent from these people.

Negative experience: I inquired about a house that wasn’t even cleaned out yet and the realtor told me it would be on the market the following week and never made it to market and my inquiry was ignored and the next thing I know people are moving in and I was the first person to ask about it

Fantastic experience: This rental agency has been incredibly helpful and communicative in my wife and I’s time in an apartment in Big Rapids managed by this office. They work well as the go-between for the property owners and the tenants. The office has communicated everything that’s been needed well; they’re easily accessible for any questions. When I leased my apartment, it was quick and straightforward, and then when I got married I had my wife added to it - no issues! I recommend them to any potential renters in the area. They might have a small office, but don’t let that be a hindrance. They receive phone calls or in-person visits during the week well, and are well known in the community as being a company of good repute.

Fantastic experience: I’ve never been the type to leave reviews because being a business owner myself, I know sometimes reviews aren’t always the honest truth, but I had to give Silvernail the 500000 star review they deserve. My family and I have been renting from Silvernail since we moved to Big Rapids about 4 years ago. They’ve been nothing but exceptional to us. Sue doesn’t sugar code anything and is honest and straight to the point and we love people like that. In our four years renting from them, they’ve never once gave us a problem and has always informed us at least 24hrs before when maintenance will be over. They’ve always been prompt with sending someone over if something went wrong. To be honest, if you dont give them a problem, they wont give you one either (remember the roads goes both ways). Also, Katy, Cherie, and Emma are amazing people. As renters, now homeowners, Katy has went above and beyond to make sure I get the deal I deserve and even hired out inspectors on my behalf. She is knowledgeable, honest, and works really hard for her clients. You can tell her team does not do it for the money but that they generally care about their clients. I mean, Katy was in Europe on a vacation but was still working to get my deal to close. Cherie is her assistant and together they worked Diligently from afar (mind you time difference from EU and US) to make sure I was taken care of before and after closing. They’re always willing to help. And Emma is always so sweet and friendly when I’d stopped by for any questions and if she can help with anything, she always does her best to guide you in the right direction or find someone who can. Highly recommend Silvernail for renting and for all of your real estates need. I sure as heck know, for as long as I live in Mecosta County, they will be forever the only team I choose. Thank you ladies for being so freaken AMAZING!!

Fantastic experience: After months of searching for a housing company that would assist with non-student housing, I found Silvernail Realty. They were not only helpful, but they were fast and efficient. I spoke to them late afternoon on a Wednesday, set up an appointment for the following day to view a house, within hours of viewing the home we were approved and signing a lease for the new house. We move in later this year and we are looking forward to working with Silvernail Realty! Highly recommend!

Negative experience: Ive rented from them for 6 months and i pay 850 for a place thats falling apart. my washer went out and thay havent fixed it and its been 2 months. I also have a broken dishwasher thats been that way for 5 months. not just that but i came home to find someone in my apartment twice while i was at work. I doubt ill get my deposit back cus everyone thats tented from them hasnt got theres back so stay far away from thease people otherwise youll be in the same boat as i am

Negative experience: Do not even think about to do any business with Silvernail Realty. These women are very dishonest with Ugly face and Ugly attitude. They have no sense of responsibility and just robbing customers. There is only one positive review about them, I am sure these ugly women wrote it.

Negative experience: I 10/10 would not recommend silvernail to a friend! They will tell you many things by mouth like agreements and such but when it comes down to owning up to it, they won’t hve it written in paper so you end up getting screwed! I subleased a house and was told I would be the only one staying here and it was agreed upon! Now the old tenant who couldn’t find a subleased for his room over the summer decides to come up and stay for the weekend and I’m the one getting screwed over here. Forced to stay the weekend with a stranger in my house because silvernail won’t do anything about it.

Negative experience: Literally the worst landlord you could sign with in this area. If I could give less than one star I would, I read the reviews down there and I’m shocked at how some people could rate them anything higher than a star. My landlord decided he no longer wanted to manage the houses he owned in BR so he hired Silvernail to take over. In the 9 months I lived there, not only did they try and fine me for things that were not in my lease, but they threatened to take me to court over $50! I explained I was not legally supposed to pay anything to them seeing how my lease was with my prior landlord and they freaked out and started threatening court! Not only that but Sue does creepy drive by’s to make sure you don’t have any animals in your house... none are exceptions! These people are incredibly rude, and I will never in a million years recommend them to anyone! Honestly if you can sign with someone else you’ll save yourself a lot of hassle and time!

Negative experience: Very rude and uncaring. I rented a home only to find out it had a rodent problem and when maintenance was required they took roughly 6 months to start a project rather than the couple weeks they had promised. The realtor is one of ghe most impolite people I've ever met. Do not use this realty.

Fantastic experience: I had zero issues with Silvernails management. They were awesome when I had roommate issues and helped me find a subleaser. I really don't know what everyone's issue with them is. I got my security deposit back. As long as you don't completely destroy the property and pay your rent and water every month on time, you won't have an issue. This is a college town, you are always going to pay more and your gonna have to deal with it of you choose to live IN Big Rapids. Get over it. But act like a responsible adult and you will have a great relationship with these guys. They even offered to put their number down for good references!

Fantastic experience: For starters me and my fiance are real Ferris students who really do rent from Silvernail, and we did this out of respect, not out of compensation. Silvernail may not be best the rental place in the world, but in Big Rapids I honestly think they beat out the others. Before my apartment was placed under Silvernail's management, not much really happened to it, especially in terms of care and repair. After Sue took over, this place has been getting the attention its needed. I called about a barely leaking bathtub faucet, and within two days she had two really professional guys fix the entire bathtub, including tearing out and replacing bad tiles, all without any charge to me. Ive never once had an issue with rent from Renee or any of the new employees, and there has never been an issue with an employee entering our home without 24 hours notice. Honestly our experience has been hassle free, and Silvernail has shown a lot of care and respect. I know there are a lot of horror stories about this company, and honestly I think most if not all can be linked to tenants who dont understand the rules of leasing. Trust me when I say, give them a call, show some respect, act responsibly, and you should never run into an issue with them.

Positive experience: I have been renting from Silvernail for the past year and had a great experience. In fact, I resigned a lease with them. Whenever we had questions or a maintenance issue, they got us answers and sent someone to fix the problems. In fact, Sue took a trip out to talk to us herself. They are very flexible and I think their pricing is great.

Positive experience: I rented through Silvernail Realty from August 2013 to August 2015 and can truthfully say I was more than satisfied with their services. In the two years that I rented through Silvernail, I ran into zero problems with the management. There were several occasions in which I needed something to be fixed and each time I called, maintenance was there within a couple hours to fix the issue. As long as you are a good tenant, pay your rent on time, and treat the management respectfully, they will treat you the same way and you will not run into any issues. Whenever I went in to pay my rent, Renae and Sue were always extremely nice and welcoming. I would certainly recommend Silvernail to anyone looking to rent or buy in the Big Rapids area and would rent from them again if I ever had to move back to the area.

Negative experience: Don't rent from them. They are slum lords. They don't have a single license anyone do anything. They grease the palms of the inspectors to get away with it and will use any e cuse they can to not give your deposit back. Then if for some reason you end up in court they have the judge in their pocket. They wanted to sell the house I lived in so the spruced up the outside then raised my rent to pay for it. Did nothing about the paper thin windows, lack of insulation, or electric wires that 60 years old that made my utilities unmanageable...or anything with paint chips that I am sure were full of lead if I tested them.

Negative experience: I had a terrible experience with these people. I set up an appointment to see a home in big rapids with One of the realtors. She knew I was driving two hours just to see the place. During the day the house became unavailable and she never let me know and let me drive all the way down to big rapids to find out once I got there. They are very disorganized with information on properties and scheduling to see places. They are rude when you ask questions about properties on the phone as well. I was very disappointed and will never go here again to find a place.

Fantastic experience: I have rented through Silvernail Realty since August 2014 and have been perfectly satisfied. We moved from out of state and they were helpful during our transition. When we first moved in, our refrigerator wasn't working properly. I informed them and a new refrigerator was installed days later. I pay my rent on time and communicate when something needs to be handled and I haven't had any problems. I read my lease and understood the terms before moving in. I would recommend Silvernail to anyone who is moving to the area to either rent or purchase.

Negative experience: They absolutely suck. First of my rent for a SMALL 2 bedroom apartment, my rent is $650. Not to mention the $800 deposit to move into the place, plus a prorated amount of rent with it. We moved in December, and my lease isnt up until august. Its now APRIL and they want to already start showing off the apartment. And the only way we can stop that from happening is extending our lease.So here comes another 6 months with these people. They are the most money hungry, unethical, rudest people ive ever met. DO NOT RENT FROM THEM.

Negative experience: COMPLETELY TERRIBLE. My boyfriend rented from Silvernail and had nothing but problems. Sue and Renae are the main two there and they are both rude, unprofessional, money hungry snakes. Honestly, I have never dealt with a more rude company. You would get better service at a McDonald's in Detroit than what you would receive here. I visited my boyfriend several times and I have a dog, while visiting for several hours at a time I would bring my dog with me. They have decided to charge him with a fine saying that the dog lived there. ALSO, when I called to clear the air about their misunderstanding they were submissive and blew me off. NEVER RENT OR BUY. The places are nasty to begin with and everything is broken already. Save yourself the headache and stress. UNPROFFESSION COMPANY.

Negative experience: This realty company is just horrible! My husband and I pay $600 a month for an extremely small apartment. What gets me the most is that we signed our lease in August of last year but they wanted us to renew our lease in January! We asked them for an extension to decide if we'd like to live there for another YEAR AND SEVEN MONTHS and they start sending potential tenants out to look at our apartment. We asked why we need to renew so early in the year and they said so that the apartment will not sit vacant. So basically if we say we are not renewing our lease and end up not being able to find another apartment we will be homeless...but if we renew our lease and find another place then they will make us find someone to take over our lease or we will be penalized...Don't sign with them! :(

She lets me know about properties I might be interested in and follows up to make sure everything goes smoothly when selling or buying properties. I was so please with Silvernail and Sue, I asked her (actually begged) her to manage my rental properties both residential and commercial. She has always been on top of any issues that have come up, delivered practical solutions in maintaining properties, paying bills and finding good tenants. I have a full time job and working with Sue has made my life much easier, knowing she is taking care of everything in a professional and timely manner.
