Experiencia negativa: Avoid Gerard Realtors – Ruthless, dishonest, and completely uncompassionate My boyfriend and I lived at 1025 South 15th Street in Abilene, TX, for nearly three years. He rented the home starting in December 2022, and I moved in with him in September 2023. Our rent was paid reliably and on time every single month. Despite us being excellent tenants, dealing with this company for maintenance or repairs was always like pulling teeth. To make matters worse, their staff was unorganized; they scheduled two different property inspections over our three years there, canceled both times to reschedule, and never actually inspected the property once. However, the true colors of Gerard Realtors showed when my boyfriend unexpectedly passed away in August 2025. When I reported his passing, a staff member named Melissa explicitly told me it would be no problem for me to take over the lease. Not even 30 minutes later, she called me back to state they were evicting me because I wasn't officially on the paperwork. Gerard Realtors was fully aware I lived at the property for years. Instead of working with me, they forced me into court during the worst moments of my life. In court, they sat there and lied to the judge, claiming they had tried to contact my boyfriend’s mother to see if it was okay for me to take over the lease. This was a bald-faced lie. When I informed his mother of what they said, she called them immediately, and they lied to her as well. It was never a matter of rent not being paid. They claimed "legally" they had to empty the house, change the locks, and make me move completely out just to reapply for the home—yet to this day, the house has sat empty and hasn't even been listed for rent again. Because of their greed and absolute lack of human empathy, I was given one week by the court to pack. I had no time to grieve the love of my life, no time to properly go through our belongings, and they were perfectly content throwing me and my two dogs onto the street. Rent from anyone else in Abilene. This company lacks basic human decency.

Experiencia negativa: Anyone who will listen I have been renting from Gerard real estate for a year now on May 15 we (the tenant down stairs and I) received a notice of eviction for foreclosure on the property. We are assuming the property owner got a loan on the property and never paid it back. The other tenant and I reached out Monday morning (since we received the notice late Friday evening) and Gerard real estate could give us no answer stating they had no idea that what was going on. We reached out multiple times for the next 10 days with no answer to what’s going on other than show up to court on May 27th and find out what happens!! Yesterday we went to court and to much of our NOT surprise we were still given the run around. Melissa and Cyndi stated in court that we would have water and gas until June 2nd (as the water and gas were included in the rent) at which point we or the new owners would have to get the water and gas turned on until we were officially evicted. To add insult to injury Gerard Real Estate left court and with NO WARNING scheduled to have our water and Gas turned off the next day (which is today) it was NEVER RELAYED THAT WE WOULD BE WITHOUT WATER OR GAS AS OF TODAY so the we could immediately reached out to have both utilities turned on. I called today to see if they had actually had the water and gas turned off (since they are doing work in our area) and Melissa stated that yes they had had it turned off when asked why she had never given us a head up that they would be doing so she stated that she told us the day before in court (did not happen) and the proceeds to get very angry and say that I was being rude and disrespectful to her and her office (I was very polite and respectful to her the entire time) I then proceeded to call her boss and he says pretty much that it’s no longer his problem and best of luck. We had plenty of problems with this company from things that were never fixed (leaking roof and flooded kitchen) to pest and rodent problems things management dropped the ball on and never resolved I wrote all of this to say Please DO NOT DO BUSINESS WITH GERARD REAL ESTATE MELISSA, CYNDI, and MIKE were so very rude un humane and unprofessional with how they managed the situation and problems!!
David - your Google reviews reflect your poor attitude in general. Appears you have lots of problems with multiple folks. So, let me rate you as a 1-star tenant as well - delinquent rent, unauthorized dog and extremely rude to my staff. There's just so much we can take from you and I truly dislike you as well. There was no need in the horrible phone calls today to my office. You said you were going after us, going to sue us...on & on. We are not the reason the house was foreclosed and it beyond our control.
Now, onto the main problem. Yes, the home was foreclosed on and we had no prior knowledge of it. We tried multiple times to reach out to that owner once you brought it to our attention and couldn't get a reply. Unfortunately, the home has already been foreclosed on and therefore ownership has officially changed hands to the lending institution. Meaning, we no longer have the legal ability to manage the property. Melissa and Cydney told you and the other tenant that due to this we would have to disconnect utilities immediately and effective immediately we weren't managing the property. The other tenant even said she would put them in her name. Call it a mix up on your end or blame whoever you want to, but bottom line is that we aren't the property manager from that point forward once we discovered the ownership change.
We fixed every single work order you submitted. The fact that you are lashing out at our office due to frustration is unwarranted.

The carpet was supposed to be replaced as we were told and it was not the smell of dogs is overwhelming on that side of the house! We have shampooed the carpets 3 different times and the smell will not come out… we live in a 3 bd house but we are all stuck in our master room because my infant is having the worst allergies to whatever dog was here… it breaks my heart to see his nose running and eyes red watery and puffy anytime he wants to play in his room the carpet is ripped everywhere!! I could go on and on about how this house was not move in ready at all but please save your self a headache! Side note don’t get me wrong they were a very nice company and understanding of our frustrations but nothing was done to fix the situation

Experiencia fantástica: Well this was my actual first home & renting from Gerard, upon moving into my new home the floors were not in good condition an the previous tenants had pet urine all over hard wood floors. Neither i or agent showing the property could see this during the walk through because previous tenants had covered it up with thier furniture & rugs that was still in the home at the time & there was still things left from previous owner when i moved in an actually still things in the shed from previous owners that is to heavy to move so we have kept it there lol needless to say I spoke to gerard an they were willing to put brand new carpet in my home for me!!!! I've lived here at my residence for almost 4 years an every work order I've put in has been completed within a timely manner unless its a emergency. So far I havent had any issues.
Experiencia negativa: We rented through Gerard for 6 years. We never paid rent late for 6 years during Covid/inflation. They raised rent $400 on Easter weekend & I was told I had by the end of the day to decide if we would stay or be out by end of month. After trying to find something in such a short time we did not find anything & so we stayed. We got contacted about a yearly inspection on the house which didn’t ever happen before but hey no worries so we cleared the day for this. I took off work to be there & when I got a knock on the door it was the Owner of Gerard & another male. I asked are yall both here for the inspection & they said no this is so & so he is looking into buying the house from the current owner. I mentioned how there needs to be more honesty when communicating with us about these things he did not like my comment. After that the relationship seemed to sour. One month we were going to be a little short on rent due to my income being slashed for that month (I’m self employed) I told them we would get them the rent (mind you we never ever had been late on a single payment in 6 years) they told us no problems you guys have been great renters & no problem. The day came that I needed to pay the full rent & it was going to take another day or so. Mind you the month hadn’t even finished. They brought over eviction paper work to us on Friday & said we had 24 hours to be gone (you can’t give someone 24 hours anyways) they went from hey no problem yall are great to eviction paper work. They also kept our deposit for a bunch of BS. 6 years at this house & not once did they paint walls, put on new roof, put in new carpet, or make any other updates to the house. We kept telling them about a tree in the back that needed to be cut down we have dogs & children they never did anything about it until one day it fell. I called they did nothing a month later I call again & said hey the tree is down I’ve already called. But this was constant with Gerard. If they did fix something they went the cheapest route & seemed to hire people on probation/parole to be there “handy me” I would not recommend Gerard if Ethics & Character are important to you.
Experiencia negativa: I'm very disappointed with Gerard Real Estate. I really wanted to give them a decent/good review but after renting from them, I can not recommend them. We can start with when we moved in. The place was dirty and the lawn wasnt taken care of when they told us that it was ready for move in a month prior to relocating. When we got there, we were surprise on the condition of the home. The last thing on our mind after traveling a distance is cleaning and mowing. We had to clean the house ourselves since we didn't want to move into a dirty home. When we called them, all they did was apologize that the home was vacant for 3 months, but the pictures we took when we opened the door was due to lack of cleaning (see for yourself). They did send someone out to clean and mow but at that point, they barely had to do much since we did majority of the work!! When we moved out, we paid someone to clean the home because we wanted to leave it better than we received it so we pass fourth their "Move out instructions" to a cleaning company. When I called them about my security deposit they said they were charging me $135 for cleaning in which I questioned because we hired someone to clean it. Their response was the baseboards was dirty and that they found spider webs behind the door. To be charged $135 for that is insane so I spoke to the person in charge of the findings and they said it was suppose to be "light cleaning" and that they would charge me $75 instead. That's still a lot for majority of the uncleanliness coming from baseboards and spider webs. Not to mention their move out check list does not even state anything about baseboards and my instructions to the cleaners is to folllow the move out instructions... Rent was always paid before it's ever due. We maintained and left the property better than we received it. We were never a problem for Gerard Real Estate. I hope this review helps individuals and/or families. **Response to their reply: -Smoke detectors were already removed when we moved in, there was a housing for the light by front door which was on the floor that I could not reach due to not having a tall enough ladder. Part of the house trim above the garage door was in the garage upon move in and I had to call to get put back on the house. There were GFI outlets in the kitchen that did not work when we moved in. The garage door did not work either. Stay safe out there! ***UPDATE 05/19/25*** It took nearly 2 months to receive my security deposit back. I gave them my forwarding address twice and they decided to send the check to the address we rented from.. Two weeks after moving out, they told me they would charge me $135 for the cleaning (baseboard and spider webs). They decided to refund me $60 after I had called and disputed the charges. When I finally received the check, a SURPRISING $510.32 WAS DEDUCTED after they told me (over the phone) that they would only charge me for the cleaning... I called them and disputed the charges AGAIN. I had them revisit the pre-move in check list where I had documented everything they are trying to charge me for when we moved in. I was left charged for the side of the house that isn't mowed and "trash". It is very apparent that they did not do a post inspection with the tenants before us, but want to charge us for it.. They mailed me 2 checks with each correction to give me my deposit back. I will be receiving a third check for the additional refunded charges. I have never dealt with this much headaches from a property management.
Mr. Eliares - I'm sorry that you had a bumpy move in. We did send someone back to touch up clean and mow. Now let's talk about your move out condition. I have reviewed your move out pictures and here are just a few things that you failed to mention: You left the backyard so tall that the pictures show the grass laying on its side. It's probably 3-4' high on the side yard. There were missing smoke alarms, missing light bulbs, light globes missing, dirty baseboards, food/drink on walls and doors, dust on walls and in corners and it just goes on from there. You most certainly did not leave the property better than you found it based on the pictures of your move out. Best of luck to you in your future endeavors, but if you are going to leave a bad review like this, please understand that we are going to give our side of the story as well.
Experiencia fantástica: I have worked with a few property managers to handle my properties and Gerard is the best of them by far. Its been my experience that if they make a mistake they acknowledge it and work to make it right. I haven't had any issues over 2 years in receiving my monthly report from them, which isn't something I could say about all property managers. One time I emailed them on a sunday expecting a response on monday at the earliest, and I got a response in minutes! They are the gold standard.
Experiencia negativa: Our experience with Gerard has been absolutely terrible. First off, I’d like to say we have been great tenants. We keep the house spotless and rent is paid on time. Well it’s time to move out, March 30th is our move out date. In their lease agreement be CAREFUL unless you want them constantly showing your home that you’re renting for the last thirty days of your lease. They do not care they will bring in 5 or 7 prospective tenants up in your house ALL DAY every day until someone agrees to rent your house. So basically for the last month that you pay full rent, you’re sharing it with random strangers constantly walking through your home. Their employee Cydney is absolutely unprofessional and extremely rude. She displayed acts of aggression over the phone along with other employees who are notorious for being distasteful and rude to their clients tenants. I would absolutely try your best to avoid this agency at all cost, whether being a landlord or a prospective tenant.
Mariah - I'm sorry that you feel that way but my staff is simply requesting showings. This is in your contract during the last 30 days and is very common in Texas. You mentioned it wasn't like this in California and perhaps it isn't, but it is in Texas. As a matter of fact this is standard Texas Association of Realtors language in the Residential Lease contract. I informed you we would work around your schedule and do our best to accommodate you on showing requests. We do work for the owner of the property and the reason for showing during the last 30 days of your lease is so we can minimize the downtime between tenants. When I spoke with you yesterday about this it was because you had a negative interaction with one of my other agents. You were abrupt on the phone at the beginning, but after I calmly explained the lease to you I thought we were on the same page. Cydney called you to discuss a future showing and I believe she was met with the same resistance that I encountered as well as the other agent. I wish we could please everyone, but sometimes that just isn't the case. My fiduciary responsibility is to the owner. While we do our best to accommodate your needs, it is the ultimately the owners best interest that we have to look out for. Our hope is that a few showings and we will secure a new tenant and then we can remove the sign and the box.

Experiencia negativa: If I could give 0 stars I would, I talked to quite a few different agents and they all told me something differently, our application got denied and they didn’t even tell us why, the application fee is non refundable and they won’t do anything about it, they won’t even ask questions or even talk about your application or even how long it will take, it took me 2 days to try to even get ahold of someone to even look at a house, I’m a mom of almost 3 kids and they just dropped us like a drop of a hat without any questions or explanation, just a text message that says, “your application has been denied have a good day” like no explanation no answer to anything I’m honestly REALLY DISAPPOINTED, WOULD NOT RECOMMEND THIS PLACE IF YOUR IN AN IMMEDIATE NEED
Jasmine - Our office was in constant communication with you. I show that you wanted to look at a house on Westmoreland and then ultimately decided on a different one on 21st. The showing for the first home you wanted to see you didn't even notify my agent that you didn't want to see it until she reached out to you 15 minutes before the showing to reconfirm. This showing was booked the day before and set for 10:30 the following day per your availability. That's no problem, because you ultimately decided on the other home. However, when you speak about communication issues you clearly didn't keep us informed. When you finally got your documents to our office late afternoon last Friday we promptly ran your application and told you it would probably be Monday before we would have an answer because we were waiting on a rental verification to come back. Yes, we do have to pay for background checks and we can't just refund them because you were denied. While I understand the frustration on being denied, I do not agree with your rating of our office. Your review is not valid in any form or fashion and your statement is far from the truth. We performed our job and were in constant communication with you. We wish you luck in your search for a home elsewhere.
Experiencia negativa: I move in town due to school with my family. I only have been renting the property for less than 2 months now. I am very disappointed on how this agency handles the security and/or safety of the tenant. I have a great infestation from ants to rats (serious infestation that this place has way before I moved in). I made my first complaint to the office the pest control company came a week later to fumigate. Later, thanks to my dogs we realized that the house is infested with rats. Urination, poop, they ate the potato, onion, banana, tennis ball, destroy the cabinet of the house. We have checked the possible area of where they could be coming from. Behind the fridge dirt and trash including holes poop and urine. Same goes with the sink and dishwasher area. I made a new request and still they have done nothing. I am suffering from allergies more severely. My dogs are desperate everything they heard the rats. I have an elderly person and a disable husband which I fear for the health of all of us due to the nasty smell. I wish I could share pictures that I have collected as evidence. I do not think that Gerald Real Estate understand what renting a livable home is. This is really sad and that has to say a lot from them being residence of Abilene. I do not want to think what more capable they are when is time to rent a house. Please be beware before renting with them.
Yazaira - You did turn in a work order on 9/13/24 and we immediately assigned it to a contractor to come seal holes, put out traps and or bait. The contractor we assigned missed the email and for that I apologize. I did not receive any further communication from you until I got a letter on 9/26/24 and I immediately called you. I came to your home that same day with the contractor and we came up with a plan to address your issues (there were 12 things that you requested to be done). The contractor made an appointment based on your schedule and performed the work on the day that you requested, which was 9/30/24. I hope that we have resolved this issue to your satisfaction and after explaining what happened with the email (failure of contractor response) you might reconsider your review of our company. Please let me know if you need something additional.

THE WORST THING ABILENE TX, DO NOT MAKE CONTRACTS WITH THEM, THEY ARE LIARS, WHEN YOU NEED FIXING YOUR PROPERTY, SOMETHING IN YOUR HOUSE THEY TAKE MORE THAN A YEAR TO FIX THE DISH SCRUBBER AND THAT'S THE WAY THEY ARE FOR EVERYTHING. BEFORE WE WERE BETTER OFF WITH THE PREVIOUS REALTOR COMPANY. BUT WE HAVE PROOF THAT WE LEFT EVERYTHING WELL, AND WE HAVE LAWYERS WHO REPRESENT US AND THEY ALREADY HAVE THE PROOF THAT WE DID NOT HAVE ANY CONTRACT WITH THEM. Experiencia fantástica: I have been with Gerard for over 2 years and they have been nothing but great. If something is broken, someone is here to fix it literally the next day. One time I was only able to make a partial payment on time and they didn’t hassle me. They just asked for the date that I would have the rest.

Experiencia negativa: Editing my review cause Melissa was upset I didn’t leave a good review. Also called me bitter, you would be too if you were lied too. Not sure name calling was real necessary. They took off the late fees, yay! Now we just wait to see if they charge 180 dollars to clean a ceiling fan again. Was great at first, and it’s not the landlord that is the problem. It’s gerard real estate making things up, lying to people they rent to. Evicting people, stealing security systems and using them (it notifies me when they turn it on and off) was told by justin they would cancel the eviction and he knew i was not up to date on rent, but as long as i told them i was out that they would cancel it. They sure did not cancel the eviction, melissa called me back after i told them someone stole the security system and plugged it in. I was then told by melissa it was not cancelled cause i was not up to date on my rent. Well that is certainly why you start an eviction and i did in fact tell them id pay more than what they’re asking. I still have late fees and im sure more in damage than my security deposit will cost that i was willing to pay. The landlord was amazing himself and worked with me on being late on my rent and even lessened my rent when going through a medical issue and losing my job. So don't waste your time with this company, lies and scams with security deposits.

Experiencia negativa: Rented for almost 4 years, never paid rent late, and maintained the property. When we moved out walls and floors were scrubbed, property was in better conditioned than when we moved in. But of course they made things up to take our deposit. Cleaning fee of $325 and $300 to “patch up 2 screw holes”( mind you there were screw holes EVERYWHERE when we moved, everything was documented on our move in paperwork), “replace ALL smoke detector batteries which were all BRAND new and we even left an extra new battery on the counter for them, they said we didn’t change out the filter when we did and left 2 brand new filters in the plastic in the closet where the unit was. So for “patching 2 holes, changing batteries, and a filter”= $300. We called the maintenance guy (Justin) who said oh it’s bc there was a battery on the counter so, he admitted they didn’t touch any detectors, also admitted they don’t even do walk throughs themselves, just send contractors out. I also asked what standards do you consider “clean” with properties bc the place was SPOTLESS. Then he proceeds to say well what do you want us to do the money was already paid out so, I can try to ask the owners but pretty sure you won’t get the money back smh, $625 !!! It’s ridiculous to try and take people’s hard earned money like this, especially tenants who returned the property in better condition. Plot twist we knew the family that moved in and Gerard lied!
Hi Mr. Jones - I've read your review and I've also reviewed the pictures. Please feel free to give me a call and we can discuss. However, contrary to your description of how the property was left it was not as you described. We do walk through each property and we have the pictures showing what was left either dirty or in need of repair. We document this on each house for this very reason. The filter was completely impacted and while there was one in the closet, you weren't changing them as outlined in the lease contract. The shower had foot prints in it, fans had caked on dust and there were TV mounts left on walls and numerous holes throughout. Like I said, I'm happy to discuss it with you, but from the pictures alone I'm not understanding your 1 star review. We do not have a profit center in security deposits and each contractor is an independent contractor so there is literally no benefit here to our office. I have the receipts and we can review them with you if you like. Thank you and I look forward to hearing from you.
