Experiencia negativa: TL;DR: Rude staff, lied about amenities, commonly face legal issues, disorganized management, rent $2K/month overpriced. Now that I have finally left CMB, I can offer my thoughts. I lived at their Broadview Ln location. in a single-bed unit. The staff was incredibly disorganized and rude. Here are all the issues I had to deal with: When they began to have people tour the apartment, they did not ask me what times would be good for tours; they just sent me an email with 5 days' notice. This is technically legal, but it is usually common courtesy for owners to ask tenants for times to schedule tours. I emailed and called them to ask if it was okay that I was unable to clean for the tour (I am disabled and was literally in the hospital), and asked if they could push the tour back (I had a virtual doctor's appt). The front desk man said that a failure to clean the apartment would "sabotage their business" and that they could "threaten legal action" if I did not clean it. He was also short with me and told me that it was "not their problem" if I was disabled and couldn't do it. I immediately called a lawyer through UM student services, and she informed me that she had faced several issues with CMB in the past. They only let the issue of the apartment's cleanliness go after she contacted them. Even after that, they continued to schedule tours without checking with me first. When I moved in, I was given forms to evaluate the apartment's condition. It said on the paper to return them, but when I called and asked how to return them (email, in person, mailed, etc.), the woman said I didn't actually need to return them since they had already inspected the apartment, so I kept them. However, when I went to return it at the end of the year, the same front desk man who threatened legal action against me was incredibly condescending about this issue. He told me I should have returned it and that I would be responsible for all damages. I explained what the original lady told me, but he just pointed to it and literally read the document off to me. I said it was okay because there were no damages anyway, and he said, "We'll see." When I first moved in and went to check out the advertised fitness center, there was nothing but storage space. The unit has a sign that says the lot is monitored and requires a parking permit, and so does the documentation. However, I requested a permit 2 separate times (both by phone and in-person) and was told both times that I didn't need it. I was never ticketed or towed, so I have no clue if the permit was even necessary. There were not enough washing and drying machines at the laundry. I had to wait most times I wanted to do laundry, even despite trying at different times (weekends, weekdays, nights, mornings, always full). Machines would also frequently break. They were very disorganized when contacting me. I was frequently pestered for information that I had already provided. For example, I was called and emailed multiple times asking to renew my lease, even though I had already informed them that I was not renewing. Other times, they would send nothing at all. For example, they never sent me any information on what I had to do to move out, so I only figured it out a few days before when I had to contact them and ask. Maintenance often failed to resolve issues adequately. My bathroom lock had an issue where it would sometimes lock from the outside since there was no door stopper. I was locked out several times and asked maintenance to fix it. They came to unlock it, but not fix the actual issue. Overall, I will say that the apartment itself is actually fairly nice, but do not be fooled. For the cost, it is ridiculously overpriced. I am moving into a new location that's only a few minutes away, but it is ~$2000 less rent/month (including utilities), yet has the same quality, more amenities (an ACTUAL fitness center, community center/rec room, etc.), has easier access for transportation by bus/car, and has actual personable and accountable management and staff.

Experiencia fantástica: I've lived in the same apartment now since 2024 (and have already renewed for a third year), and I'm so happy living in an apartment with AAA/CMB! I'm especially happy because Jenny, Woody, and the construction team, did a phenomenal job with a renovation and enhancement to my kitchen. You can't find a better value for your money here in Ann Arbor than with AAA/CMB!

Experiencia fantástica: Highly recommend Ann Arbor Apartments! The apartment I lived in over the course of my senior year at the UM was wonderful. The AAA staff is really friendly and understanding. The communication with the staff was great, payments were easy to handle. I never had a single issue during my stay. I am really satisfied and happy with my choice of AAA! It was a pleasure to work with them!

Truly the best experience from touring all the way to the day-to-day living in a beautiful apartment. Maintenance is timely, efficient, and caring. No complaints. I have had many less than ideal landlords — CMB / Ann Arbor Apartments has been a very refreshing change. A very special shout out to Savannah, Kay, and Jenny. Keep up the good work, we see it and feel it!

Experiencia positiva: I had a great experience with Savannah as our leasing agent. She is quick to reply, kind, and puts us first. I took off a star because of the conditions of the home when we moved in. This doesn’t reflect Savannah at all.

Experiencia negativa: If this is the kind of fraudulent assertion, landlord power play treatment that you look for in your property managers, then CMB is the right landlord for you. EDIT: In response to CMB's hilarious response - I take it to assume that you have been also similarly charging frivolous and falsely claimed garbage mishandling fees to the other tenants who have actually been doing the misdeed that you charged us $350 for recently? Per your own feedback posted below, your failing to equally apply charges "as determined by [your] groundskeeper" to whomever may be improperly disposing of trash on a frequent basis, would be an example of a possible FHA violation - would it not? :) My girlfriend and I have been documenting every single time that we have disposed (properly and in accordance with the terms found in our lease - as we have always, in every past instance and circumstance) of trash for the past several weeks. We have observed that there has been a regular disregard for abiding by the trash disposal terms specified in our co-inhabitants lease agreement. Now that you mention FHA regulations, I am quite curious if you have been charging any similar meritless fees to any other resident who has been similarly abiding by the trash disposal terms asserted in our lease agreement - or if you have applied any other fees to the party that your groundskeeper has presumably identified as the culprit? lol. Your mentioning of FHA guidelines is intriguing and probably was not the wisest idea, given that you do not have much footing to stand on in support of your false claims and assertions.

Experiencia negativa: I am writing this review because of the previous Google review from three weeks ago posted by Matthew Murad. We had almost the EXACT same experience. We also paid the "holding fee" of $500 and was told if a unit was NOT available we would get the money back. We called to verify this and they emailed us to ask if we still wanted the unit. We never responded so they "assumed" we did not want the apartment although we never said we did not want it. They never sent an email saying whether we got the apartment. After calling and emailing many times to find out if we got the unit, they said the "holding fee" is non-refundable and I told them we have it in writing that it is. Then, all of a sudden they say they do have a unit available, and "if we don't sign the lease then we don't get the holding fee back". They never sent the lease even though I emailed several times asking them to send it. At this time, their website says they have no units available for fall of 2024. I think they are running a scam, keeping people's "holding fee" even though they tell potential renters it is refundable. And they count on people giving up because they don't answer your calls (caller ID) or emails. I am going to go to small claims court because if they are doing this to us and another Google reviewer, I bet they are doing this to many people and should be exposed.

Experiencia negativa: If I could give a 0 star review for this management, I absolutely would. The service we received from CMB Apartments was absolutely TERRIBLE. Let’s start from the beginning: Me and my roommates applied for a ranch-style unit here in October. They were polite in their email and notified us that they received our applications. They also told us there is tons of units with not many applicants, so there is no rush. Okay, cool. Then, a few weeks later, we received an unexpected email from them warning us that they only have 1 more BI-LEVEL unit available, and that we would have to pay $500 holding deposit by the end of the day to claim it. Despite all 4 of us (me and my roommates) applying for a ranch-style unit, they kept emailing us regarding a bi-level unit, which is way too small for 3 people. We told them that there must’ve been a misunderstanding, as we applied for a ranch unit. They then replied and told us that they are no longer accepting applications because they could not guarantee us housing. The next day, they emailed us again saying that they actually CAN accept more applications after a “talk with the manager”, but we would have to pay the $500 by the end of that day. Weird, we applied for a ranch unit anyways, so we clarified that we were not interested unless offered a ranch-style unit. They replied saying that they have not had ranch units available for a while. Anyway, they then emailed us a week later saying that they now magically can accept another ranch application. At this point we were sketchy, so we told them only if we knew FOR CERTAIN that we would be guaranteed a ranch, would we then pay the deposit. They followed up by saying, in writing, that we would be GUARANTEED a ranch style unit this fall if we just paid the $500 by the end of the day (seems to be a reoccurring theme of wanting the $500 asap here). We paid the $500. We didn’t hear from them again until we reached out in March asking for a tour of our unit, to which they replied that they are going through tours now and will get to us shortly. Not long after did they email us again saying that we actually don’t have our ranch-style unit anymore, because a tenant renewed last second, which “has never happened in the past 20+ years here”. We have now found alternative housing, but we were put in a terrible position because of their irresponsibility and lack of notice towards us and their tenants. Additionally, we have been emailing them for days requesting that we have our holding deposits refunded (per policy), and they have been ignoring our emails for this matter, despite responding to our emails within an hour when we were still interested in housing there. DO NOT TRUST THIS MANAGEMENT. They will scam you if you are not careful. We are currently investigating our legal options and will take action in the case that we do not receive a response soon.

Experiencia positiva: I lived in High St Apts for 2 years. The apartment itself was nice and sunny. I had an amazing view and great location. Maintenance was extremely hit or miss. They would come fix small problems right away, but more concerning requests would take days and multiple contacts. For example, I once went 3 days without heat and was instead given space heaters. I had to contact CMB four times when I had an ant infestation. When I finally was able to speak with someone, they asked if I would be able to wait until the weekend for someone to come out and lay traps. It was very obvious all they cared about was my rent money and not the actual state of my apartment. Rent was raised during covid and they continue to raise the rent drastically without making a single improvement. If you are willing to put up with the company it can be a nice place to live.

Experiencia fantástica: I have lived in the Geddes Hill Apartments for three years now. Ann Arbor Apartments has been an amazing landlord and I have had a great experience for the last 3! Thank you for all the quick maintenance, constant willingness to answer any questions, and help solve any problems I have! A couple quick anecdotes: About a year ago the apartment got a little bit cold (not unreasonably so, I just like keeping my apartment at 75 and it was around 69 in the apt) one night because the temperature dropped to like -25 at night, so I emailed the office at midnight and asked if there was any way to get the apartment a little bit warmer. The next day at 8 am there was a maintenance person at our door waiting to come in and put weather strips on our doors and windows for free. The next night it was equally cold outside, but a toasty 75 in my apartment! A couple years ago I started regularly having like 8 or 9 people over to my apartment, but only about 6 or 7 people can fit in the provided furniture. I was about to head to target to buy a couple pieces of furniture, but on a whim I decided to email the office first. The next day at 8 am there was a maintenance guy at my front door with an extra couch, table, and chair! They obviously didn't need to do this, but chose to because they are the absolute best! If you are on the edge about whether or not to live here, go for it!

Experiencia fantástica: Everything that happens here is quite possibly the best of the best! The shuttle driver Chuck is always there ON TIME on campus and at Broadview whenever I wake up late (cause I'm never on time) and when the weather is bad, and every time in between with great conversation and is 10000% better than the blue busses. Also, after putting in a maintenance request, maintenance is always there asap (i think his name is Tristan, if not I am so sorry cause he's so nice). But everything here is taken care of asap if not earlier!

Experiencia negativa: CMB is a huge company with tons of properties. I only lived at one of them: 220 North First Street. Don't live here! The complex is close to downtown and Kerrytown, but everything else about is awful. The neighborhood attracts lots of sketchy people because it's close to the Delonis Center (a homeless shelter in Ann Arbor). Drunk and intoxicated people are always wandering around the neighborhood at night. Inside 220 the apartments are small and poorly maintained. CMB takes no responsibility for the property and there's no accountability. They denied that there were problems with the on-site manager all year and then at the end they finally fired him. I found out after I left that he was only kept on because his mother is one of the owners of the property. Unless you're looking for a neglected studio, or happen to be the beneficiary of this specific instance of crony capitalism, then live somewhere else. Edit 9/22/2022: Well, 7 years later CMB has chosen to respond to this review. I don't know why. This review isn't intended for them; it's intended for others who might be thinking of living here. I complained to CMB many times while I lived there and they never cared then, which is when it actually mattered, not 7 years later when I've left their housing, left Ann Arbor, left Michigan. It's easy to type that you "strive to deliver a five star experience," because that's what some social media management blog said you should say in response to negative reviews, but that doesn't mean you actually did that then or are doing that now. I can assure you that CMB was not trying to deliver a five star experience when I lived there. I complained many times to the front office and they accepted the legitimacy of my complaints to the point where they said that they would fire the on-site manager at 220. When I went to pick up my deposit refund check, they said that they had fired him and his mother (who worked in the front office). Then a few months later, the on-site manager was quoted in a local news article about the housing market as a representative of CMB. I called CMB to ask them why he was being quoted as a representative of CMB if he had been fired, and they said that they never really fired him or his mother. I said, "Then you lied to me." They said, "Yeah." I said, "You don't care that you lied to me?" They said, "What do you want me to say Brent?" and then they hung up. That's how much they're striving to deliver a five star experience. They really care about their tenants, and they really care about the customer experience they deliver, and they really care about telling the truth. They're just all-around great people.

Experiencia negativa: I would literally rate this place 0 if I could. My sister is a first time renter at the packard complex, and she received a post it note on her car telling her she was in the wrong parking spot and to contact a number. The number was another tenant, and not the complex. My sister then called the complex to confirm she was in the correct spot, and the complex confirmed on the phone she was in the right spot. Today, she walks outside to see her car being towed. It turns out, there are two number 9 spots and she was in the wrong one. No call or email to her beforehand, just towed her car even though she called and was told she was in the right spot. To make things worse, she has had a broken air conditioner and no bar in her closet to make it functional since she has moved in, which has been over a month now. She also has a broken thermostat piece leaving her with no way to adjust her heat in the winter. No maintenance has visited her apartment. She is left to pay for towing on her own when she was parked in her number 9 spot, just not the “right” number 9, even though she called to confirm and was lied to by the office. Poor management, even worse customer service, and absolutely no regard for the tenants.

Experiencia positiva: Super nice staff! The entire process of getting the lease and moving in was very easy and straightforward. Literally any question I had big or small, was answered (through email) extremely quickly and kindly. Some parts of the apartment are kind of old (heater and carpet floors in some of the apartments), but they are transitioning to making updates. It’s a little inconvenient that the changes weren’t made during the summer or some time when tenants don’t live in the apartment, but at least the changes are being made. I moved into my new apartment, and it had a weird smell. I was able to email the maintenance manager Jenny, who was able to inspect the apartment and get the entire floor replaced. I was worried that since I had moved in a lot of furniture already, that I would have to move my things out, but I was able to leave everything inside! Would recommend living in 220 N 1st st. Edit: I'd also mention that not all apartments have air conditioning (220 N 1st st. didn't), so that was pretty miserable, especially since summers are getting hotter and hotter. I had to have multiple fans going off, and it kinda helped, but didn't really fix the heat issue.

Experiencia negativa: I am a Umich student and I am now living in CMB BroadView. I have to say the maintenance is so bad. I report a noise that happens at everyday’s 5 am and every time they tell me that they will fix it, However, they never do and I keep being waken up by that noise at 5am everyday and what makes it worse is such noise will last for 1 hour. I highly recommend not to rent their house! Plz go and find other apartment. I feel so sorry for myself that I need to live here till July. What I can do now is warning you guys go and not renting an apartment here. Plz go. Plz

Experiencia fantástica: I have been living in Broadview for almost a year now, and I have loved it! One of my favorite services is the complementary shuttle. Chuck, the driver, is the best. He is super reliable and always helpful! The best is on holidays when Chuck decorates the shuttle.

Experiencia fantástica: Have rented an apt managed by CMB for about two years now. I’ve never dealt with a residential property management company as compassionate and responsive as CMB. Everyone there is just a pleasure to deal with from the office staff to the maintenance workers. Now leaving Ann Arbor, it seems crazy to say I’ll actually miss my landlord haha.

The complementary cleaning service is easy to schedule and very thorough given my needs. Maintenance is fast, easily accessible, and happy to take care of any issues. Great location, lots of parking, lots of space inside the units. It seems like the owner really cares about his tenants.

Experiencia fantástica: The best perk of being a CMB resident would be the bus shuttle!! For 2 years now I have been using CMB’s private shuttle and it’s super reliable. The shuttle follows an extremely consistent schedule and in my opinion, way faster than the University blue buses! Ask for Chuck he’s super helpful!

Experiencia negativa: I was FALSELY advertised and sold an apartment that looks nothing like the pictures provided. It was not even livable for me the first week. The furniture is out dated and broken, the flooring is outdated and smells, every drain is clogged, the shower constantly changes the temperature of the water and is more like a bath since the water does not go down, I have no where to store my clothes, my closet barely opens and is shattered on top of that, the walls are chipped pretty much in every room, everything is just dirty in general, the list goes on honestly. I was DEFRAUDED and am expected to live under renovations for who knows how long sooooooo yeah if I could rate no stars I would. (False advertisement = fraud = illegal)

Experiencia fantástica: I didn't think that high quality, reasonably priced rentals still existed in Ann Arbor until I found my town house. They haven't raised rent in over 3 years and they use high quality materials in their renovations, don't charge hidden fees, are super responsive and respectful and the neighbors couldn't be any better.

Experiencia fantástica: Great environment! My favorite part is their couch. I don't think I will ever get to sit and relax on a couch like that after a tiresome day. I live on the third floor so the lighting and the air is perfect when the weather is about 75 and sunny. My other favorite part is the work service is one of the best. When I tell the office that my bathroom's light is not working, they fix it within an hour. Not only once, but four times I have problem in the apartment, they fix it right away. I don't think you could ask for a better service. No one could ask for a better environment! I highly recommend this apartment.

Woody and Brian came in to renovate my kitchen cabinets and replace the counter. They were so friendly the entire time, and the kitchen is so beautiful and much more spacious! I've never lived anywhere managed by staff this friendly before! Amazing service!

Experiencia fantástica: I moved into my apartment (managed by Ann Arbor Apartments/CMB) in August and have been really happy with my experience. Good value apartment in a nice and quiet neighborhood. I live a renovated furnished apartment, and they recently replaced my kitchen cabinets and countertops. The maintenance crew, Woody and Brian, were very friendly and professional. They did an amazing job in the renovation, and were very efficient. The maintenance manager, Jenny, is also super nice and helpful. In general, the maintenance team is very responsive. The team has also helped me fix other minor issues in the apartment, too. Great team!

Explained the various issues to me, as well as the steps they would be taking to fix them. Experiencia fantástica: I am a new tenant with CMB, and I recently had a series of work orders for a few things in my apartment. Tristan and John came out to do the work, and I was very impressed with their expertise and professionalism. They did a thorough job, actually fixing the issues rather than just implementing band-aid fixes. In addition, they corrected a few issues that weren't in the work order that I asked them for help with. Overall, this was a great experience and these two workers are a credit to the CMB team.

Experiencia fantástica: My husband and I began renting through CMB because we wanted something bigger than an apartment. They rent 2- and 3-bedroom townhomes for a very affordable price compared to other places with an Ann Arbor address. We had have several maintenance requests since moving here a few months ago, and the employees are extremely friendly and responsive. Tristan has done great work on multiple townhome repairs of ours. Woody was a friendly face who also did great work on our front door. They also love our puppy, even when he gets in their face. We feel very safe here, love the fenced in backyard, and love the woodsy feel of the west side. Highly recommend!

Experiencia negativa: The apartments at CMB are nice, well maintained and comfortable to live in but the administration is unorganized, lacks professionalism, and can be unresponsive to urgent issues. They have lost payments, assessed late fees even though my rent is always paid on time and used unnecessarily aggressive tactics to get me to resign my lease 8 months in advance. They lack the structure that would allow them to run more efficiently. Everyone outside of the accounting administration (the shuttle driver, maintenance, leasing agents) are absolutely amazing to work with. Everyone else is a hot mess and I cannot wait to leave here. I have never had this many issues in the 8 years I have lived on my own.

Experiencia fantástica: My fiance and I rented from CMB for years all throughout undergrad and even after we graduated and started working. They are amazing. They are not only compassionate (we missed rent twice and they were understanding, although I don't recommend missing rent haha) but they respond quickly. Trust me when I say this, after dealing with other staff from other apartment companies in the Ann Arbor area, you will start to appreciate how amazing CMB is.

Experiencia negativa: As a student or young professional, please be very careful renting from CMB Management. Your time living at their apartments is average. However, if you plan to study abroad, accept an internship and/or job, or just need to sublease/transfer your lease, please do not choose this management company. I transferred my lease to someone else in March of 2020. I am still trying to get my security deposit back from CMB (apartment was left in pristine condition). My communication with CMB has been a joke. This management company will not do anything to make a situation right, they will continually lie to you, and make up bizarre excuses as to why they are falling short. There are so many other management companies in Ann Arbor, this one takes advantage of younger renters. Thank you.

Experiencia positiva: Generally good company, but they have their issues as well. The units themselves are very fine, but management engages in questionable practices - they’re reluctant to fix issues in the apartments (sometimes maintenance requests are “forgotten” or passed off), and they will try to get as much out of you as possible (explicitly stated I wasn’t interested in doing general apartment tours, they scheduled them anyways and I had to turn them away at the door)

I love that it's a family-owned, small company—They know me by name, and I know who will be answering my calls on their end. Every request I've ever made has been answered and resolved immediately. I would highly recommend this company to anyone looking for housing in the Ann Arbor area. They really do go above and beyond, and I couldn't be happier to be one of their residents!

This has been a great experience for me and I hope that continues into the future. The renovations although inconvenient at times are making 1700 Geddes even nicer with each passing week. Management has always been friendly as well. It is not a bad walk to campus plus the oxford shuttle runs down south u.

I have an extremely fast paced business and they accommodated me through every step of the process to get me in and on the lease. They even streamlined the apartment viewing for me. I couldn't have asked for more.

Experiencia negativa: CMB was not a good management company. I lived in Carriage House apartments last year and we experienced so many problems which weren't dealt with professionally. The apartment was supposed to be cleaned when we moved in (they claimed the carpets would be cleaned, the kitchen, etc.), however when we arrived, there seemed to be a layer of dust on everything, the apartment smelled like tobacco, and the oven was filthy. They were slow to do repairs all year, usually doing a mediocre job. I felt as if I was not treated as a "real" customer because I was a student, as they would fail to return my calls, and if they DID pick up, they'd make empty promises. Also, our apartment had a lot of bugs, which we complained about a couple of times. At least a couple of neighbors had leaks in their roof which were not properly fixed all year. On top of everything, we were actually CHARGED for unspecified wall damages which we were not responsible for. I would not recommend CMB Management as a rental company. Especially if you're a student, they will not treat you with respect.

Because it was a holiday weekend, I thought it would take forever to get it fixed, but he showed up early on Tuesday morning and had the part ordered and fixed by Wednesday! Experiencia negativa: I have called CMB 4 times in the past 4 days to just confirm if they received my fax I sent 4 days ago to apply for a rental property that my fiance and I looked at and have been told multiple times that I would receive a call back and still haven't talk to any one. I understand that the application can be a process but I do not even know if they received the application and no one can confirm if they received it. I am extremely upset and we are very interested in the place. Its just upsetting because my family and I have to be out of our current location in 3 weeks.
