Experiencia negativa: They kept $900 of my $1200 security deposit when I left the house in almost perfect condition. Nothing was beyond normal wear and tear. I patched and painted all tv wall mount holes myself. Scrubbed everything clean. Paid for professional carpet cleaning. AND have photos to prove it. I paid rent on time the entirety of my leasing through rent lbk and RARELY ever bothered them with maintenance requests. I was 100% scammed out of my security deposit which is so unethical. I am in another state now which makes legal action very difficult. This business is terribly run by seemingly morally corrupt individuals. Please steer clear.

Experiencia negativa: Not impressed, and won’t recommend them to anyone. We’ve done 4 maintenance requests for the flooring and our roof due to numerous leaks. The floors are peeling up in every single room and have been since about the third week we moved in (this house isn’t even 5 years old), and we have a baby who is crawling, so the floor scratches his legs. One of the times we requested them to get the floors fixed, they marked that someone completed it, when they definitely had not. Our roof leaks any time it rains because of a hail storm, and also still hasn’t been fixed. I would like to mention (incase i get a reply, which i probably won’t) that I am home all day, as i am a stay at home mom, so i know no one has come to try and fix these issues. We’ve made every payment on time, and make sure to take very good care of the house indoor and out, so i’m not sure why these issues are still not fixed. When these are fixed, i will change my review.

Experiencia negativa: DO NOT RENT FROM THEM! Not one maintenance request will be answered. Promises will be made, new monthly "administrative fees" will be applied. Please do not rent from them, especially in North side of the town (N Ave P, O and N). Stay away, expensive rentals that are difinitely not worth the price and the service is genuinely terrible.

Experiencia negativa: HAVE YOU EVER IMAGINED WHAT ITS LIKE TO LIVE IN HELL AND RENT FROM SATAN? Well....just rent from LBK Rentals and you'll have a great idea of what it is like. For reference sake, I am a current tenant who rents a house from LBK Rental on North Ave P. I put in a maintenance request because during the last storm my China cabinet in the kitchen damaged the wall and other dogs are damaging the wood fence in the backyard. The maintenance guy came out (I don't remember his name, if I did it would be mentioned) took pictures and sent the pictures to Terri and the Property Manager. All 3 of them came to the conclusion that I damaged the wall and the backyard fence. That's absolutely ludicrous. They will not upkeep their own property. This is awful and disgusting service. DO NOT RENT FROM THEM!!!!!!! YOU WILL DEFENITELY BE SORRY...TRUST ME THIS IS COMING FROM A TENANT WHO IS CURRENT ON HIS RENT AND MAINTAINS THE PROPERTY. RENT FROM ANOTHER COMPANY EVEN IF THEY CHARGE MORE. And they currently have nice reviews because they give people incentives to write a good review. I have been a current resident for over a year. This year all residents were forced to sign up for a $25 per month amenities package (that is absolutely trash) to renew their lease. The amenities package includes quarterly air filters. I contacted LBK over 8 times over the past 2 months because I had never received the air filter. When the air filter did arrive, it was the wrong size. It was the wrong size because who ever put it in the home before I rented it put in the wrong size, and I therefore gave LBK the size that was already in. I spoke with Mardi Gaza and Kristal Sherwood today regarding this and they both blamed me for the incorrect sized air filter that I received. They are rude, bad tempered and belligerent. This has been a degrading experience I have had to deal with. The company is nonresponsive and a hassle to deal with. I wouldn't wish this experience on my worst enemy. If you rent from this company, you will surely regret it. This is the absolute worst experience I have ever dealt with in regard to a rental company. I highly recommend that you use a different rental company, even if the other company has more expensive rentals because you don't want to put yourself in a tormenting situation like I am in. After being hollered at by Mardi and Kristal, I am now waiting for a phone call from Tristan. Let's see how this goes. Response to owner: Yes, all of this is over an air filter. Ask your staff. I have called and texted them at least 8 times over the past 2 months. Mardi and Kristal always blame the third party vendor. It would have been quite nice if your response to my review would have been, "I apologize for the miscommunication of my staff. The company will purchase you an air filter and bring it to you." This is sooooooooo bizarre. Again, I have never dealt with any rental company like this before. If this is such a correctable issue, please fix it. Oh my gosh!

The maintenance team, led by Mikey, is just as fantastic. They’re fast, reliable, and always respectful when coming into our home. Whether it’s a big issue or a small repair, they handle everything with a great attitude. They even took care of our “broken” garbage disposal like pros—turns out it wasn’t broken, it was just heroically battling a rogue measuring spoon that had fallen in. Thanks to Mikey, the spoon didn’t stand a chance! After nearly six years, we still feel grateful to live here. Madi, Mikey, and their teams truly make this place feel like home. Experiencia negativa: This company is bad to deal with. I had a leaking ceiling for a year, dishwasher stopped working and they didn’t fixed it either. I left the house for all the issues and told them I was leaving a month early for that reason and I bought a house, tried to have an understanding about the issue with them and they just ignored me until last minute and then send my account to a collection agency even when I left the place immaculately clean and perfect, they tried charging is with pain for no reason and were very rude because we weekly leaving just a month early and they claimed they fixed the ceiling but I told them the person didn’t fixed it yesterday they never checked or followed up with my emails about the issues or the move. I definitely don’t recommend them. Our rent was 1458$ and deposit was 1500$ they wanted to charge us 1667$ extra for touch up paint on one wall. The house didn’t even had nail holes. Ridiculous. Reply: I didn’t left a bad review before because I was giving you guys the chance to keep the deposit for the last month so you don’t lose on our lease, which shouldn’t have been the case anyways because the Texas renters laws say I can move out, giving landlord enough time to fix an issue, like a leaking ceiling for a year, giving them 30 days notice. You guys decided to go ahead and charge for ridiculous things instead of just keeping the deposit and call it even.

Experiencia negativa: As someone who had just moved out of my mother’s home, this was my first experience renting independently. Unfortunately, it was deeply disheartening and filled with challenges that no tenant should have to endure. Shortly after moving in, I experienced a gas leak that went unaddressed for three days. Even after it was finally looked at, the issue persisted for a full week before management decided to shut off the gas completely. They replaced the gas stove with an electric oven, but it was installed improperly—the side panel detached every time the oven door was opened. From the beginning, the refrigerator drawers didn’t fit properly, making day-to-day use inconvenient. The situation became more serious when the gas was turned off during the winter, and I was left without heat. On my graduation weekend, when my father came to visit, we were without electricity for the entire weekend. This occurred twice during my time there, due to the breaker being tripped. However, I did not have access to the breaker, so I had to wait for the issue to be resolved externally. A particularly distressing issue occurred regarding my lease. I had originally signed an agreement ending on March 31st, but the management somehow altered the documentation—with what appeared to be a forged signature—stating the lease ended April 30th. This was not only unethical, but incredibly stressful. In addition, when I was two days late on rent (with two more days legally remaining before an eviction could be filed), the property management entered my home without notice. I was locked out, and the AC was turned off during a 110-degree day—while my cat was still inside. I was told they had “fed” my cat, despite me never giving permission to do so. To justify entering my unit, they called for a wellness check under false pretenses, and during that time, proceeded with an eviction, turned off the AC, and again claimed to have cared for my pet. I remained locked out of my home for 16 hours. This experience, especially as a first-time renter, was emotionally exhausting and left me feeling unsafe and powerless in my own home. I share this not out of bitterness, but in hopes that others will be encouraged to advocate for their rights, thoroughly document interactions with management, and prioritize living environments that respect tenants’ well-being, safety, and dignity.

Experiencia negativa: Me and my wife were supposed to pick up the keys, everything was fine, she went to get them and all of a sudden we owed a month of rent. They said nothing about it until our move in date and I reached out multiple times to clarify that we were good to move in. I understand that it is "common practice" but it wasn't in the lease. I struggle with having autism and so I see things very literal and they treated me so rude and like I was stupid because of it and had multiple people in the room trying to say I was wrong but they couldn't prove it. On top of this they made it very hard to get my service animal allowed and asked for things they were not allowed to but we loved the house so we ignored it. I also have seen that they like to respond snarky to bad reviews, I will not hesitate to attach the recording of our conversation and screenshots of the disrespectful messages. We asked them to just drop the lease and return our deposit because of the incredible disrespect and we had two days to find a place to live. I cannot imagine what it would be like down the line and I recommend you don't get involved with this group.

Experiencia fantástica: We do not have Rent-LBK anymore as landlords and I sorely miss them. With them I felt I had a partner in my living situation and my voice was heard, everytime. During a heat spell, hey, Texas, our living room fan switch failed. After requesting we had a new fan the next day. It was not a cheap piece of crap, it was a few steps over what I might have paid in my old house! If you rent from Rent-LBK, be assured they care about both you and the property.

Experiencia negativa: Been a tenant at my current apartment for over ten years. I started trying to be nice but that only got me an eviction notice so what's the point. After all it's not easy trying to get on with Edward Jones And Getting Series 7 license. The roof Still has not been maintained since the new owners. I am ready to see more damage, considering they spend more money fixing up the apartments and avoiding the Flat roof repair. One day it's just gonna Domino. Not even 15 days of being behind one time out of Ten years AND U THREATEN "EVICTION". WELL I THINK I FOUND THE GRINCH.

Experiencia positiva: One of the best living situations I have been in! They made moving in very easy. Anytime I have an issue or a question they are on top of fixing my issues. They can be a little hard to get a hold of, but after a couple of quick calls, they are very attentive.

My neighbors have been great and there is community support. We’ve had some plumbing issues but that was on the city to fix the issues we had. Other that I love my home. Thanks.

Making payments and submitting maintenance orders are very convenient with online services. We definitely highly recommend!!
