Experiencia negativa: Changed my review from 5 stars to 1. At this point, I’m not sure who has been more disappointing: the property management company or the landlord. The home was in subpar condition when I moved in, which was documented during the initial inspection. I spent a significant amount of my own time and $$ cleaning and disinfecting it before I was able to move it. The oven wasn’t clean, the walls had scuff marks everywhere, the carpets were filthy, blinds were disgusting, and there was mold under the sink. I saw the place in person, but wrongly believed it would be cleaned before I moved in. I have to complete two self-inspections during the year in addition to an inspection by property management. Not totally sure what the point is since the mold under my kitchen sink remains unresolved. The last inspection, the guy, Bill, was hours late without contacting me, resulting in me missing half a day of work. Apparently there was conflicting information about whether he had been told about the appointment time, but regardless, the lack of communication was frustrating to say the least. While Bill is there he asked if anything needed fixing and I told him the toilet was dripping. Bill made it worse and I came home to water everywhere in my bathroom and ended up calling a friend to help because I could not miss another day at work just for Bill just to be 4 hours late again and pull on random things and make it worse. Also, I’ve reported ongoing HVAC issues for the past 3 summers. Despite repeatedly bringing it to attention, I’ve been told the system was operating normally, or it’s just too old, or it’s too hot out and everyone’s air was struggling (my neighbors’ air works fine and their bills are lower that mine plus have multiple people in their home). Occasionally a bandaid would be put on it. This summer, it got bad enough that I had to sleep on the couch downstairs for multiple nights because it was too hot upstairs. Finally the HVAC issue has been diagnosed and is still being worked on but it’s been a week since I’ve heard from anyone. And now I have also had water leaking from the ceiling near an HVAC vent. Adding insult to injury, the landlord asked me to contribute toward the HVAC repairs. Property management presented this as an “act of good faith” because I received a good deal on my lease renewal. I find that reasoning absurd. I’m a tenant, not a homeowner making an investment in the property. I’m also paying the electric bills associated with an INEFFICIENT HVAC system, with no assistance from the landlord. The bill was $1200 and it’s concerning the landlord didn’t want to pay that when I’ve been paying $1750 a month and have lived here 2.5 years. I’m genuinely concerned they’ll just stop making repairs on it all together because AC in NC is a luxury and I’ll surely melt and perish from a heat stroke by next summer. Oh and I’m also charged approximately $388/year for a mandatory “benefits package,” which includes air filters being sent 3–4 times a year. Literally that’s it. The other “benefits” don’t apply to me. I’m not sure how sending a few air filters is worth $388 annually, especially when basic maintenance has been such an issue. Maybe the $388 could go to the landlord since they seem to struggle with finances and keeping up with repairs on their property. I genuinely wanted to like living here, which is why I originally left a 5-star review. This townhome is exactly where I want to live and now I deeply regret not moving into one of the other homes in the neighborhood ran by a different local property management when I had a chance. Unfortunately, the repeated maintenance issues, lack of follow-through, serious communication problems, and request that I contribute financially toward repairs have completely changed my opinion. I have documentation of my maintenance requests, inspections, and communications throughout my tenancy. If anyone is considering renting through this company and wants more information about my experience, I’m happy to share it. I keep a binder.

Experiencia negativa: Started out with a small management company that was merged into Raynor. I'm a single unit owner so don't expect to get alot of attention. My biggest problems are with their Maintenance organization (under the same company) and the multiple changes to my assigned property manager. I have used their services twice during rental tenant turns. Both times the quality of work was subpar and multiple attempts had to be taken to reach a reasonably acceptable results - and they charge a premium for their services with the last turn work being estimated at between $10k and $14k. The unit was pretty much completely rehabbed before the last tenant so this cost is exorbitant. During the last turn the upstairs flooring was replaced including the stairs. Now, after only two years all the stair molding is pulling loose due to lack of adhesive (see pics). Raynor refuses to do anything to correct this issue. It is difficult being an out of state owner since I can't be involved on a daily basis and have to rely on the management company to protect my interests, which they have failed to do.

Experiencia negativa: I would not ever rent a property from this company. Firstly, I was charged an additional $40/month for a "tenant benefit package" that was not outlined in my original lease (when the company was owned by Betty Raynor), nor did I sign any addendum with the new business owners regarding this additional monthly fee. This fee was foisted upon me for 3+ years without any real benefit being received beyond cheap air filters being delivered every 3 months. I could have purchased my own air filters and the quality would have been much higher. Secondly, the new business owners are attempting to keep the majority of my security deposit for a repair that should be covered by my non-refundable pet fees. I was told by the original business owner, Betty Raynor, at the time of the in-person lease signing, that the non-refundable pet fees would be used to cover any damage done by my pets and beyond that amount would come out of my security deposit. They quoted in an email a repair cost of $600. My non-refundable pet fees totaled $540 and my security deposit was $750. Based on those numbers, I should receive $690 back from my security deposit if they follow the original business owners intent. They are now trying to tell me that the non-refundable pet fees are a "pet rent." This was not what I was told at the lease signing and it was not the original business owners intent. I have filed a Better Business Bureau complaint regarding these discrepancies and shady practices and am asking for an appropriate refund of my security deposit and the $40/month I was charged. RENTERS BEWARE! This company used to be great under Betty Raynor but now it is terrible. The new owners are terrible to communicate and work with. AVOID AT ALL COSTS.

Experiencia negativa: DO NOT USE THIS COMPANY!! There is plenty of competition. Awful!! as an owner, the RR staff rotates every 3-4 months (there must be a reason why, so get ready for a ton of inconsistencies). The last PM I had sold out to Raynor Realty in the Raleigh, NC area. The agreement on terms was a courtesy of the last PM and I was told after 1 year there will be renegotiations about how to proceed. 15 months later I got a nasty opinionated email from CJ that the fee was increasing 2.5% and just like low budget airlines there will be multiple fees for anything extra that used to be included in monthly fee. Opinionated referring to "I'm sure this will be a smooth process". Well guess what wasn't so smooth, the exit plan. This process started with CJ stating "I don't know how to do an exit". Followed by the scam of how they can use unethical tactics to hold me hostage and embezzle as much money as possible, just because I reported I did not like their business any longer and would like to go with a competitor. Example of unethical I learned by looking at my bank statements that RR took it upon themselves to raise tenets rent and start charging tenets pet fees and other fees without informing me. When talking to the NC real estate commission about this they reported it would be a tough call cause I didn't have any evidence that I was not informed. But at least NCREC knows RR is shady now. During the transition period lasting about 3 months, it was discovered that RR never returns calls to tenants or communicates valuable info between owner and tenant. Both sides are left in the dark about the other's desires on issues. For example, I learned from the new PMs that 1 tenant wanted to move out and RR had no idea, when I asked about there knowledge of this they wanted to avoid the answer and distract by interrogating me on how I found out. This company is highly frustrating with their alleged 'business practices' and it is just easier to find a competitor that does a better job. Final piece of advice for owners learned from this company: make sure your PM contract coincides with renters lease.

They are not responsive to calls or emails in a timely manner, when they do respond it is a few days later if at all. 4/26/2025 After my review the company did reach out promptly and promised to right the wrongs. I was impressed with the way this matter was handled very professionally. It changed my rating to a 4.
