Experiencia negativa: Our experience with Tenant Planet was, without question, the worst renting experience we've ever had. From the very beginning, communication was inconsistent and often misleading. We were given incorrect information multiple times regarding our lease, payments, and move-out process. At one point, we were told conflicting things about whether last month's rent had been prepaid--something that should be very straightforward for any competent property manager. Maintenance was another major issue. Requests were either ignored or took an unreasonable amount of time to resolve. We went over 3 months without a working laundry unit, waited weeks for basic fixes like a dishwasher, and even dealt with delays just to get a laundry key from the HOA with little to no assistance from tenant planet. More concerning, there were serious habitability issues--including mold and multiple instances without hot water--that were never properly addressed in a timebound manner. Upon moving in, the unit was covered in mold (our lease said the owners would not be held responsible for mold). Upon moving out, they charged us hundreds of dollars for the mold- so they aren't liable for the mold but we are?? The move-out process is where things became blatantly unacceptable. Menahil and Anthony managed our moveout process and it was a complete mess. It took them weeks to even acknowledge we were moving out, then Anthony showed up on the wrong date for our move our inspection without any type of notice our apology. During our walkthrough, we were explicitly told that any charges would be minimal (roughly $300-$500) and that the unit was left in good condition. Based on that, we paid for a professional cleaning service as instructed. Despite this, we were later hit with nearly double that amount in vague and inflated charges for cleaning, paint, and minor repairs--completely contradicting what was communicated in person. Then came the handling of our security deposit. Under California law, it must be returned within 21 days. Not only was it sent late, but we were met with contradictory statements, deflection, and denial even when we provided proof of the actual deposit date. At one point, they claimed the deposit wasn't late despite clear evidence showing otherwise. Communication deteriorated into delayed responses and repeated avoidance of direct questions. What stands out most is the complete lack of accountability. Instead of addressing concerns transparently, we were met with excuses, shifting narratives, and a refusal to acknowledge clear discrepancies. If you are considering renting through this company, proceed with extreme caution. Document everything, take photos of the property at every stage, and do not rely on verbal assurances--they will not be honored. This company consistently demonstrated poor communication, questionable practices, and a disregard for tenant rights. Our unit specifically was 16911 Bluewater Ln. Huntington Beach, CA 92649. Menahil, Anthony, tenant planet and the owners of this unit you should all be ashamed of yourselves.

I purchased and closed escrow on 15-June for a rental property in San Francisco's Nob Hill neighborhood. I researched numerous Property Management companies and on 24-June, I decided to work with Tenant Planet who assigned Mason to work with me. Immediately after signing the contract/agreement paperwork, Mason posted my property online knowing my greatest concern was my rental property being vacant for an extended period of time. After only a few days of my property being listed, Mason started to host showings. He accommodated the availability of the prospective tenants, making himself available outside normal business hours - weekends and weekday evenings to show my property. In less than one month, Mason was able to find a tenant. By mid-August, tenants moved in and I started collecting rent. Thank you Mason and Tenant Planet!

Being on a time crunch to rent my place out, not knowing where to start, having asked around by word-of-mouth, and unable to know where to draw clients from, I was beginning to get worried. They take care of identifying and sifting out good renters, preparing lease agreements, and take care of the tenant concerns. They also manage the move out process as well. Being a noob and not knowing where to begin, Jessica basically held my hand from the beginning to the end of the process of looking for tenants with an only a few weeks to spare. She did it! She was patient, thorough, and experienced in knowing what to look out for and what to expect from the process. Jessica was reassuring and her confidence made me feel more at ease. I highly recommend Jessica, who also manages my friends property as well. She has a confident, get-it-done attitude which I appreciated so much from a property manager. I like that Tenant Planet has a “small business” feel to them and has a very personable relationship with homeowners looking to rent their place out. EDIT** 9/2025 - Mahnoor W, has been instrumental in getting things done in a short time frame for me. Therer had been a change in ownership of Tenant Planet in recent months, so perhaps some changes created some new processes where Maintenance and Solutions have people working on answering owner/renter questions a lot quicker than usual. I like that, because previously, I was concerned about the turn-around and it was frankly, frustrating. A lot of placating, not enough accountability and not a lot of direction or getting things do in a timely manner. I’ve been a lot more confident lately. Thanks in part to Manhoor, was quick to make decisions that were in my best interest and was forward-thinking in terms of things that have my interest at hand too. For example, when a refrigerator belonging to a renter had issues, I had her speak directly with the tech scheduler and she was responsive. Mahnoor also asked me for the warranty service to attach to my records so she can call them in the future for me, instead of reaching out to any tech on their contact list. That’s the kind of intuitive action taking place. Thank you.

From the get go, Jessica was impatient and pressurizing, which we ignored. She sent us a lease and gave us 24 hours. We were well within this timeframe, and had called Jessica, ready to sign the lease and was asking some questions, unfortunately she lacks patience and concept of customer experience/ or how to behave and told us “I should not have chosen you guys”.

Experiencia negativa: HORRIBLE company! Tenant Planet drags out maintenance and ignores residents! It took nearly 2 months for them to fix the A/C in the unit we moved into last summer. We spent the entirety of September sweltering, and I have a chronic pain condition which is exacerbated by heat. They didn't even give us a pool key to beat the heat, and they STILL haven't! In the first week, we found BLACK MOLD due to a leak under a bathroom sink and I woke up to a COCKROACH crawling on me on our 10th day in the residence. We can only HOPE that THOSE treatments are still working. They are now uncommunicative on my shorted dish washer. We're closing in on 3 weeks without it and the only information they're giving me is that there is a warranty dispute with their contractor who fixed it LAST time. *I* *DO* *NOT* *CARE* what needs to happen behind the scenes; just like the A/C, all I need is a working appliance!

The key qualities are that Stephen is very timely and prompt with any concerns and requests. Experiencia negativa: this is so far the worst property management group for renters I've dealt with. we have been calling and emailing for over two months to get the prorated $1.2k rent amount back for moving out early and they've been flat out ignoring the emails and cycling the calls and dropping them. we were notified to move out with two months notice after we've caused zero issues with the apartment, paying rent on time, and even left the unit in a better condition than when we moved in. there is no way to get the money we are owed back as they refuse to follow up on emails and calls. I am attaching the photos that were taken during the move in inspections to show the horrendous condition of the apartment/not meeting the move in standards even for San Francisco apartments vs. when moved out we left the place spotless and in a better condition than before. Renters, run if you want to get your $ back after you move out. It's absolutely frustrating to have to waste more time chasing them to get this $ back.

Very through record keeping - with a full monthly download of all monthly activity from repairs, complaints, income and expenses. Also, if I have a problem that they can't readily solved, the company's owner - Parker - is very quick to respond. Best - by far - property management company that I have ever used.

I drove two hours to get to it, so I am frustrated that I haven’t been able to get in touch with anybody over phone or email. This entire company may be a scam.

Experiencia fantástica: If you have a rental home, please finish reading my story. It begins with a tragic opening, but it has a good ending. I bought a house in Boise in 2018. My intention was for retirement, but involuntarily I became a landlord. I rented my place out for 2/3 of the market price. 4 years later, my tenants bought their own home. They moved out in the middle of the winter. I lived far away, knowing it would not be wise to leave a house empty there, I went online to look for a property management company. I wanted that company to handle my house and care for my tenants . I saw two companies with good reviews from Yelp. One asked for 8% from the rent for monthly charge and the other 9%. I thought good things came with a price, so I signed my house away for 1 yr with 9%. It took two weeks, the house had gone through a total make over, and my wallet also. I discovered I over paid about 30% for the projects that my property management company had directed. I had the freedom to hire my own contractors, but in reality, it was not easy. I was bombarded by email and miscellaneous charges. According to the contract, there was a 10 % overlooking fee for every project for my house. It's better be late than no knowing that I was fallen into a scam. To stop the bleeding, I had to weigh on dying from anemia or from hemorrhaging. I consulted a real estate lawyer, but I had no case because the stupid contract which I signed! I prayed every night and asked for guidance. One day, my prayer was answered. My persistence in saying NO to that management company worked, after 2 months of misery and apprehension, we dissolved our contract mutually. My bleeding finally stop! Here comes the good part of my story. I went online again and looked for another property management firm. Since I've learned from my last mistake, I swore to God I would not be fooled again! I found Tenant Planet Property Management. They charge half of what I had paid for management fees. There is no kick back or conflicts of interest among us. I was not coerce into projects. I was super cautious about contract though. My memory about that blood sucking company was still fresh. I am opposed to contract. Fortunately, I am with Tenant Property Management on monthly contract for almost 3 months now. I feel confident enough to say that I hired a good company. I like my agent Ryan Von Knipe, I can hear his voice full of eagerness and energy. He is approachable and patience. He contacted my former management firm and transferred everything to under the care of Tenant Planet. Among their team members, I contacted their accounting department most. I can rely on them to take care of my house and tenants when problems arise. Since I am half a world away, portal access does not work for me. For my situation, accounting department is flexible and willing to send me my monthly statement by email. They will also take care of other errands like property tax, home association fees and insurances etc. If you are reading this, I wish you the best of luck! I hope you don't have to go through what I had gone through before I found Tenant Planet!
