Experiencia fantástica: As an agent myself, I've always been very leery of using a property manager after seeing conditions that some allow homes to land in. When I bought my first out of state rental in KC, I was referred to Teresa by my Realtor. I've worked with Teresa Penner and her team for almost 5 years now managing 2 properties I own in the area. The thing that stood out to me, is I expressed that I wanted to work with someone who can help me keep my tenants happy and keep the property up and she told me she was glad to hear it because she won't work with slum lords. My properties have always rented relatively quickly and her guidance on what to do to make them pop has been instrumental in my success. We've even gone through a full remodel and my first eviction together. Both would have seemed like an impossible chore from over 1500 miles away, but Teresa and her team helped me through every step of the process. I've never seen my properties in-person, but know they're in the right hands. My only complaint is that I can't use Penner for my Arizona properties!

Trying to get approved and they did say 1 applicant was ahead of me, so I didn't send my wife's application in yet as it's $70 per applicant. Kept trying me to pay that knowing they already approved the 1st one to apply it to the other two properties that I don't want. Shady and underhanded.

Experiencia negativa: Showed up for a showing and had to see the property with another family that was really weird but also the house had so many stains on the wall and smelled like dog and not to mention the bugs where everywhere if your going to show someone and are wanting $1400 a month at least make it somewhat presentable and the agent could not stand still enough to ask her a question and when I did she said that is not our job to know that we only worry about the property not the neighborhoods Teresa the owner needs to get this company and property in check

Experiencia negativa: This company had me and my wife show up for a house as we pull up there's another family waiting for it to be shown to them and as we wait for the realtor to get there six other families pull up then someone from next door comes over also to see the house yeah they're all about getting application fees and the house is still up for rent a month later

The staff goes above and beyond to meet renters needs, and maintenance is always kind and responsive, fixing any issues right away. I’m genuinely thankful to have such an amazing team.

Experiencia negativa: This pretend company wouldn't even allow me to schedule a viewing of their property because my dog (my emotional support pet) isn't neutered. Are they serious?! But that's okay, I later found out that I dodged a major bullet. Look at God.

Experiencia fantástica: Me and my husband have been very pleased with Penner. Me and my husband have never rented, due to buying a home right when we got married. We decided to sell that home after 3 years to rent and take a break from home ownership and focus on our raising our kids instead of taking care of a house. Our realtor recommended us to this company because she knew the owner and my close friend used the owner as her own personal realtor so I knew right away I could trust them because of the high recommendations. We ended up getting an apartment in Lees Summit. The first week moving in we ran into a few problems with the apartment. It was discouraging and we were immediately nervous because of our bad experience with our old house and having so many issues. Penner was QUICK to respond, so quick to send people out, very accommodating and compassionate. I did grow up in rentals so I knew a little about the process of how maintenance works. But I was pleasantly surprised to see that they hire vendors according to what your issue is instead of having a generic maintenance man for all issues. We have experienced a few different vendors and they all have been extremely nice, quick to come solve the issue and do thorough work. They definitely hire reputable companies. It has been a huge relief for me and my husband to know that we have a company that takes great care of us. We can now relax, focus on raising our boys and love our home without the stress! Lastly wanted to mention that I believe their prices are very fair. Because of that, we were so excited to now be able to live in Lees Summit! We love it here.

Experiencia negativa: Does not reply to calls or messages for days if at all. Horrible customer service from office staff. If you ever get the owner Teresa, she is sweet and will take care of things. They hire maintenance out and even those folks say that the staff don’t ever provide full and accurate details. Penner will not let maintenance In for repairs, but instead require you to miss work to get work done. Office staff are extremely rude when you do make contact with them. As long as you take care of issues like a home owner, they are not the company for you.

Experiencia negativa: Petty. Never send maintenance when basement flooded with sewer almost once a month. Then charged 2 security deposits after we moved in. Then when you move out they charge you for chalk on concrete from the kids drawing, that can be washed away with rain, meaning they came the day after we moved out, and therefore also charged for the trash on the curb because it wasn't trash day yet. Yeah so small company equals petty charges. Won't recommend this place to my children again nor anyone else.

They were so quick to respond and resolve any issues going on. I would & have recommended them to everyone. I hear such horror stories about so many other property management companies - you will not have that experience here.

Experiencia negativa: This one star review only really pertains to one thing. That’s communication. I recently filled out an application for a home through Penner property management being told that it would take 2-3 days for them to process my application. It was then declined because of either myself or my fiancé s credit history and for that I understand. The simple fact that I filled out the application on June 27th only to hear today July 7th that I’ve been declined. Also to add insult to injury here I was told on multiple times on my follow up calls that I would receive a call regarding the application only to have my phone call ignored twice before I got an email. I suggest for anyone who values proper communication to rely on a different company rather than Penner.

Experiencia negativa: Penner Properties likes to play a game where you pay an application fee for each adult, then they give the house to someone "more qualified". They also like to lie about why you were not approved. Our report came back clean, no evictions, decent credit, no previous issues with past landlords, stable jobs and income, etc. But for some reason they decided to ignore the bank statement proving that we have sufficient savings for the security deposit, all fees, 1st month's rent and more. Watch, they will conveniently respond that I did not share that bank statement with them although I already double checked: yes I did share it. Of course, they will be keeping our "non-refundable" application fees. I would not have written this review if they had simply not lied to me about my savings. They check two boxes on the report: one saying I didn't have savings and the second one saying that there were multiple "more qualified applicants" than myself. Waste of 2 weeks and $120 dollars. Don't waste your time if you are moving to the area from out of state.

Communication is huge & I never had to wonder what was going on because Teresa & her amazing team were always one step ahead and made sure they communicated with me. They were professional, friendly and I felt like my assets were in good hands. It is hard to keep both the tenant & owner happy, but they were successful with both! I have sold off my portfolio in their region but am considering re-investing there BECAUSE Penner PM was SO good. A good PM is worth its weight in gold and they were great!

Experiencia negativa: I was denied due to unable to get a hold of landlord at the hotel i stayed at for 4 years i have proof of receipts for that and paid rent on time and I did not file for a second person staying on the property for the application due to her having an eviction from 10 years a go in 2015 unpaid due to him not fixing anything and I applied I realized I did not make 3 times the rent if I added her to the application separately then that would be different my credit score is above 700 to be denied for a rental especially for one near 23rd and crysler for 595 with utilities paid since we owe money to utilities and I applied to many websites and was declined every time and they did not disclose a reason now were homeless on the streets no help and will always be that way thanks a lot private landlords are no where to be found in this day and age nuff said

Experiencia negativa: Looked at the apartment for 595 a month, expected to pay 620 before any utility fees. Applied and went to bring a cashiers check up, they changed the price to 840 a month (with utilities) as i was about to pay them. Wasted money on a cashiers check, and an application fee due to a lack of communication. Kelsey seemed irritated that i was frustrated about the lack of professionalism and communication. Wouldn't really even let me speak my issues either. That was a mess. She didnt even try to shake my hand. I feel disrespected as a very interested renter, and i got scammed out of the application fee. I also tried looking at their other apartments, they didnt even give me the opportunity to tour them before finding this one. I want my application fee back but i doubt I’ll get it because they have not reached back out, i also asked for her supervisor which i have yet to receive contact info for. Save your time and go elsewhere when renting Can someone contact me more than being brief? This is the worst business practices i have ever experienced in a rental property company.

Experiencia negativa: I had a horrible experience with this company they started to do walk through every so often to check the place out I was told they never did that until I moved in, this isn’t section 8 if I pay full rent I don’t need anyone checking to check out anything! i recently moved me got my walk-through paper work , in the mail it was literally a joke I cleaned the place and still ended up owing them 324 $ a little tree branch fell from the tree and they charge me for that, that’s mother nature , How am I responsible for that ? and at the time I moved in a washer and dryer came with the unit .The washer stopped working. They told me to push it to the side they charge me to haul it away. HOW !!! It wasn’t mine to get rid of. Don’t expect a deposit back from this people oh, and a crumb was left on the kitchen counter. They also charged me for that. My deposit was $750 at the time it’s no way I left 1,074 worth of damage. Everything sounds like a scam

If I call after hours- they always respond in less than 24 hours -every time. Their staff is friendly and personable and follow up to make sure you are satisfied with their service and the outcome of your call. The service techs are professional an friendly as well. I know if I ever have a problem or concern- someone will get in contact with me quickly and have the situation under control in a timely matter.

When they found Out I was getting divorced they started treating me unfairly.Unable to care for my brothers dogs and they wrote me up and not my neighbor. They made me take down the trampoline I was told I could have for my autistic kid but didn’t make the neighbor take his down. They have violated Vawa act and the fair housing laws. Too add the biggest cherry instead of 90 day notice like most landlords give if they are renovating they gave me 30 days where it hasn’t given me much time. I’m a single mom with one income. I lost my kids to family bc I will be homeless 9-30-2023 bc of this company who have no morals or sympathy for their tenants especially tenants who have never missed a payment. DO NOT RENT FROM THEM!! And landlords stop using them for their services.

She takes care of the tenants and treats them as people which as an owner is what you want in a PM. Her team responds promptly and clearly to not only my own but also the tenants' questions, concerns and maintenance items ( which is very important for both the tenant and the property). I could go on and on about Penner Property Management's responsiveness, professionalism, honesty, integrity, humbleness, courtesy and transparency but I think the five star review says it all. Experiencia fantástica: I rented a quadplex apartment from Penner and it was a very enjoyable experience. Their customer service, maintenance, and response times were absolutely superb. I couldn't recommend them more highly, especially in the Lee's Summit area. Theresa is very pleasant and understanding to deal with. The maintenance guy is quick. I had my oven and dishwasher go out. Each time he was pretty much there same or next day ready to go with a new appliance. They were always in contact about upcoming changes, shutoff, outages, etc. If they were in my current living area I would definitely choose them again.

Once they take your money for application fee you never hear from them again about houses etc. What kinda business doesn't reach out to help when you paid them to help you. Do not use them

They found a place that suited me perfectly and they made the whole process easy and painless. In the end and for personal reasons I couldn't complete the move but they we're very understanding. I put down a substantial security deposit and even though I couldn't give them very much notice they worked with me on getting my security deposit back.
