Despite touring a property nearly a week earlier, their agent Erik informed us a day before offers were due about a potential issue affecting year round occupancy, which I needed to confirm was acceptable to a lender. While my lender scrambled to get an answer, I called 6 minutes after the supposed deadline to make an offer, which Erik declined to hear or present to his sellers. As a buyer, Erik was obstructionist. As a prospective seller, I’d have a problem with an agent refusing to hear an offer moments after a self imposed deadline expired, especially when that agent only disclosed something affecting submission of that offer a day prior.
