Colby is fortunate to have many great real estate agents representing both buyers and sellers, but Melanie is by far one of the best. Over the years, my husband and I have worked with many agents in both Kansas and Texas, buying and selling homes and commercial properties. After working with her on other projects, we decided to hire Melanie to sell our beloved historic home in Colby, KS. The experience cemented Melanie as one of the most outstanding, trustworthy, ethical and HARDWORKING agents we've ever encountered. She went above and beyond the call of duty to sell our home and we are so grateful for her tenacity. Every decision she made had our best interests at heart. She works for her clients. She worked night and day to serve our needs. Over the course of our sale, she always exhibited the highest level of professionalism and respect; whenever needed, she backed up every encounter with our buyer with photographic and written evidence to protect us and circumvent problems. She ensured all contracts and agreements were official and done on paper, always requiring understanding by both parties before anything was signed. She effectively and regularly communicated with us, provided counsel when necessary, and gave referrals for other services. Melanie only surrounds herself with skilled, upstanding, and good people; her network of fellow professionals are of the highest caliber. So, when you hire Melanie, you're also hiring the best team of surveyors, the best title company, the best financers, the best inspectors, the best contractors-- everyone. Experiencia negativa: Beware if she doesn't work on your behalf. Not very trustworthy. We were told we would have access to the house a week before closing, that didn't happen. We paid $2400 extra to the sellers to pay their mortgage and utilities on a house that was empty. We found out the mortgage & utilities did not come close to $2400. We also were told the sellers would be staying in the house over the holidays and again that was not true. They traveled to Colorado. We had a gentleman show us the house and Melanie did not give him a percent of her cut. The whole experiece was a complete nightmare. Wording was added to our addendum saying if we didn't close on a certain date we would loose our earnest money. Always read the contract carefully. We were threatened with lawyer's. Over all a horrible experience. We were warned to not use her and now I know why. Her advertisement signs say integrity I would say that is the farthest from the truth. If I were any of you I would use a different realtor. It shouldn't matter if I was your seller or a buyer we should of been treated the same. Not lied to and manipulated. Your ethics should go both ways and clearly they did not! When we asked to see the house again to look at paint colors we were told we could wait till closing. When I called her out on her lies, Melanie had the audacity to act like she done no such thing. Very good actor. Melanie did act as a buyer's agent so don't let her fool you that she had nothing to do with our purchase on a house she had listed. Once again she is trying to act like she did nothing wrong. One thing she is right about she had nothing to do with the sell of our house but we did deal with her on a purchase. Days before closing she didn't want to do a walk thru with us until I mentioned it to the title company then she came up with I didn't contact her to do one, when I clearly asked her when our walk thru was and Melanie replied she wasn't doing one. The reason I told our story is so the next person that uses her knows to watch themselves. If she can do it to us she can do it to anyone. She has no morals at all. We are looking into turning her into the state. Worst realtor in town.
