Eric Oliva has been our manager and has been extremely diligent, patient, and communicative. He’s taken real ownership over all our matters. Some additional context is that taking over our account was far from an easy matter: we had a lot of key items in-flight and a ton of complex transition details. Despite this, Eric and RPMS have been extremely reliable (pun intended) and have done a great job. Highly recommend them.

Experiencia negativa: Horrible--just trying to get a guest parking pass, and can't get ANY response. Voicemails, e-mails, contact form online...nothing! Avoid them, they make it extremely difficult to contact them, never answer the phone and hide behind e-mail.

He recently helped me resolve an issue with the owner portal when I couldn’t log in. Not only did he fix the problem, but he also followed up afterward to make sure everything was working correctly. Experiencia fantástica: I recently bought a home and my purchase was caught in the middle of a transition from the old management company to Reliable Property Mgmt Svc. There was a short window of opportunity between my purchase, my pre-payment of HOA fees during closing, and setting up the new automatic withdrawal in order not to be late with my first HOA payment. All this had to be accomplished while moving in, transferring my address over to all the related services and utilities and trying to navigate my way around a new neighborhood. Colby at Reliable responded promptly to my frantic emails asking for help, took the stress and extra work out of setting myself up with the ACH process and accommodated my request for a certain withdrawal date. The word in the neighborhood is that the new management company is SO much better than the old! So far, I'd highly recommend them!

I recently had an experience in my unit where I had to have bees remnoved from a vent leading to the downstairs powder room. I was not quite sure how to address. I reached out to RPMS and connected with Crystal Bentle. The community manager. She was great. Guided me through the whole process and also assisted me in finding some one to repair damage that had to be done to remove all the bees. She helped make a stressful situation much better. Experiencia negativa: If your HOA board is looking for a property management company, STEER CLEAR of Reliable. They are anything but reliable. The unprofessionalism and rudeness of Vanessa and John is unacceptable. Making claims such as our community is too demanding and homeowners are micromanaging are excuses. Maybe if they followed through and gave us what we asked for in a timely manner, we wouldn't have to be demanding. Remember the motto, 'the customer is always right?' We were your customers and you will continue to lose customers with your poor work ethics and mistreatment.

Colby has been incredibly helpful to both me and my elderly dad on several occasions, and I cannot say enough good things about the level of service he provides. From the very beginning, he has been responsive, professional, and genuinely kind. Anytime we’ve reached out with a question or needed help with something related to the HOA, Colby has gotten back to us right away, which makes a huge difference—especially when you’re trying to sort something out for an older parent. He has always been very understanding and empathetic, taking the time to listen carefully and make sure we felt supported and informed. It’s clear that he really cares about helping residents and making things easier for people. On top of that, he clearly knows his stuff and is able to explain things in a way that is straightforward and reassuring. His combination of knowledge, responsiveness, and genuine compassion is rare, and it truly reflects outstanding customer service. There was an issue with my HOA bill being sent to the property address instead of my primary residence, which caused a late fee. Once I contacted him, he quickly updated my address and waived the fee without any hassle. I really appreciate his responsiveness and professionalism. Great experience!

Experiencia negativa: Lack of Professional Competence. Working with RPMS has been a deeply frustrating experience characterized by hostility rather than professional service. My interactions with our assigned representative have been consistently negative. When asked for clarification on simple matters, she frequently cites her legally required timeframe for addressing said issues rather than addressing the problem. If the legal requirement is your standard of service, you’re a poor customer service agent. Communication regarding financial matters is particularly concerning. In December, I had to repeatedly explain a simple concept of front-loading payments for an assessment because the representative claimed she couldn't explain it properly to those assigned with approving payment plans. Despite being told there would be no issues, an overwhelmed accounting department led to rejected payments and late fees. When I followed up to resolve these fees—which I was told would be waived—my emails were ignored for four weeks. After my third follow-up, the representative dismissively told me she was 'not a financial advisor.' To be clear, I was not seeking financial advice; I was seeking clarification on a payment portal that is unintuitive and unable to distinguish between assessments and standard dues. It is disheartening to be told an accounting department is 'too overwhelmed' to handle basic payment structures. This review isn't about a minor late fee; it is about a systemic lack of professionalism and a representative who is consistently unfriendly and easily overwhelmed by standard management tasks. Potential clients should be aware that if you encounter an issue here, you may be met with hostility instead of a resolution.
