Experiencia fantástica: The Management team with Amanda and Steve is top notch. We work with quite a few managers and Management companies and the two of them stand out. My whole team and I are very impressed. There are times we can’t get a call back the same day, cars stay parked and block paving and clients pay more, work ceases because unforeseen issues can’t be discussed in a prompt manner, etc. They both responded instantly, handled the issues with care, kept things moving, reduced additional cost to the community, and showed true pride and passion for what they do. The whole process with Steve leading up to the project, including the questions, the research, the pre-con meeting with the Board, etc are what set our project with one of their communities up for success. Truly unparalleled service. I have also worked with Claudia, Lori and Kyle quite a bit and both have been great. The team is great!

Experiencia negativa: Dear RealManage Team, Let me start by congratulating you—our community has now had three HOA management companies, and somehow you’ve managed to keep the tradition of disappointment alive. We were hoping for something different, but clearly, that was too much to ask. Recently, I’ve had the pleasure of dealing with your parking enforcement circus. And when I say “circus,” I mean no one—and I do mean no one—is actually vetting how this operation works. The result? Unwarranted parking fees that seem to appear out of thin air. Today, I received an email from Cristal Murtha, who apparently moonlights as a detective, informing me what vehicles I “own.” Her assumption (or the HOA’s assumption) is that if a car is seen in my garage and I drive it, that magically equals ownership. Fascinating logic. To make things even more absurd, you’ve decided to play law enforcement by claiming that if a vehicle doesn’t display a “proper” license plate, it cannot be identified. Newsflash: in some states—like mine—temporary plates aren’t even a thing. We get a temporary operating permit displayed on the windshield. But because that’s not “standard” in your world, you’ve apparently given parking enforcement free rein to issue warnings and fines as they please. RealManage, like every other property management company we’ve had, seems to forget that homeowners actually live here and deserve representation. Instead, you treat us like unwelcome guests in our own community. If this is your idea of service, I’d hate to see what negligence looks like.

Experiencia fantástica: I have lived in Rancho Carrillo in Carlsbad for 21 years. Walters took over management some years back. The previous management company was a nightmare to deal with. Walters and especially Matt Mc Cann, who handles our subdivision have been absolutely great to deal with. Matt is very responsive and reliable. He gets things done!

Experiencia fantástica: We have worked with Walters Management on a couple of painting and construction projects throughout Southern California, and our experience working with them has been incredible. For example, I worked with a manager in the Carlsbad office named Louie; his attentiveness to communication during the bidding process was an enormous help. It streamlined the bidding process, and we were able to make adjustments to the scope of work in real time, which benefited the proposal turnaround time for the community. Also, the Carlsbad office Director, Claudia, was extremely knowledgeable with over 20 years of experience in the HOA sector and was extremely helpful during the entire process. We look forward to working with their office more in the future, and highly recommend this HOA management office for community management. Cheers

Experiencia negativa: Over an 8-year period, Walters Management has been the property managers for Old Creek Ranch. I have rarely encountered people of such arrogance and incompetence in my life. They have absolutely no regard for your well-being as a customer who pays their salaries. It's no wonder that this group will shortly be terminated by our community.

Experiencia negativa: Rates have increased steadily after HOA switched to this company. (Did not increase under last company in all the time I lived here). Slow to no response on issues. Even with a response that someone will “look at it and investigate” there is no follow up or resolution of issues.

Experiencia negativa: As far as HOAs go they are one of the worst I've dealt with. Very quick to enforce the dumbest rules but they drag their feet on repairs they need to make and it always seems they go for the cheapest option despite how much they charge residents of their community. They are unresponsive when you reach out, emails go ignored, they never answer, you can leave a message but they don't call back. It's taken literal days to finally get through to someone before and then the answer is useless.

We work diligently to pay our vendors timely (we cut checks weekly) so any time there is a delay there are usually extenuating circumstances. Experiencia negativa: I just moved in to the Valencia neighborhood 6 days ago, and every single day since, with the exception of the holiday on Monday, I have called and left a detailed message on the HOA is answering machine regarding the registration of my car to this neighborhood. I own the property, I don’t rent, and they had the audacity to tow me in front of my own home after 11 hours on the property! I’m writing this as a way to also get their attention, seeing as I have still not received a phone call or email back. Believe me, towing fees are cheap, compared to the hell I will put them through if they do not respond to me.

These ladies strive to accommodate the high demands from residents, meet the demands for the Homeowners Board of Directors, and comply with the demands from Walters Management Corp. Well, it is my opinion they have accomplished their goals. I am a 16 year resident of our community. They are nothing short of professional, cordial, kind, inviting, welcoming, supportive, and encouraging. They are helpful. If you have experienced something less, remember they are only human, not Super Gods, and have a mountain of work to handle. Be patient with them. Experiencia negativa: Walters Management in collusion with the Board of Rancho Montecito HOA is spinning a very biased and prejudicial Addendum with an increased fine schedule that applies mostly to Landlords. Kyle Kruger Flat out LIED to me in writing, telling me the increased fine schedule only applies to short term rentals. When questioned where in the Addendum does it state that? NO RESPONSE. $ 500 1st Violoation/1,000 2nd Violation/1,500 3rd Violation/$ 50 Per Day thereafter...applies to violations of ALL RENTAL/LEASE Agreements...Folks, this can be applied if as a landlord you don't submit benign information to the HOA, such as the personal RELATIONSHIPS within the household or LICENSE PLATE NUMBERS of your tenants!! They are trying to spin this addendum by saying it mainly applies to BNB's--FALSE. This Addendum has far reaching implications and will affect ALL homeowners-NOT just those who choose to rent their home to others. It will increase Rancho Montecito's Dues and deter renters and homebuyers.

Experiencia negativa: I have been trying to get a key cut for the restrooms in the pool area of the condo complex I live in. I've called a few times but have never been able to get a hold of a live person. Each time I'm sent to a voicemail, leave a message and never get a call back. I also sent an email last week and still there's just radio silence.... Unbelievably poor customer service. My wife was at first upset with me, thinking I was making excuses, that was until she saw all the multitude of poor reviews both here on google and on yelp as well
Experiencia negativa: This is the absolute worst HOA I have ever seen. Vindictive, petty and works in their own interest, not in the interest of the residents. They fail to fix & maintain the community, illegally overwater the plants, raise dues without offering anything in return (which is not allowed by bylaws). The HOA board is an absolute joke and should quite frankly be ashamed of themselves.

I left 2 msgs for Jennifer ohayda and she never called me back. she is going to cost me money now in fines because she is not or Jessica willing to help me. it is now Friday and we have some of the documents but not the really important ones. Ithe ordering system is not allowing me to place an order, so what am I to do? can I charge the hoa because I have been asking for assistance most all week and now I will miss my filing deadline?
