Experiencia negativa: Very poor service and follow up. We have spent thousands of dollars to make our house worth what we paid after discovering numerous defects upon taking possession. The house inspector and appraiser conveniently failed to note the very obvious. The "professional" cleaning we were promised failed to remove the filth including dried animal feces in the carpets. We had our homeowners policy cancelled without notice after only a month due to the roof condition. We have since had it inspected and found it had been pressure washed and older than the seller stated. We have now contracted for a new roof and found a better insurance company. Many fixtures were rusted and had to be replaced. The carpets had to be cleaned as well as the entire house. We had to repaint 2\3 of the walls and ceilings, the front porch and back deck. No...we would NEVER recommend these people. If they had followed up after the basement flooded we might have a different opinion. The seller is mostly responsible for staging the sale of her home. Who was a licensed agent and knew what she was doing. We trusted them, their inspector, appraiser, insurance agent, and selling agency to represent us and protect us which they failed to do. In response to Ms. Collins reply, no, we made an offer, not because we were aware of any issues with the property. We made the offer because that us what we could afford to spend and what we felt the property was worth. After having a new roof installed for $27k, we now have photos of the existing roof that had been overlayed on top of an existing shingled roof with significant damage to the wood. We had several areas that had to be completely replaced especially on the back side of the home. The inspector, who actually walked on the roof taking photos, had to have seen the obvious damage. Along with the kitchen stove that was so ill fitted into the countertop the drawers in the kitchen wouldnt open. We had to cut the countertop back, remove and replace the stove at a cost of $700.00. The light fixtures were so corroded in the basement at least 2 had to be replaced for safety reasons. Again, something we paid the inspector to find and what we couldnt have known. The same inspector noted the stove timer did not work but not the fact it did not fit into the counter properly. Again, something we couldn't have known. The interior walls were so poorly painted, they left off areas that seemed ok. We had to repaint most of the interior due to the poor quality paint and workmanship. The cleaning provided by the agent who claims they did it as a "favor" was unacceptable. My opinion is they saw what the seller had left for us to move into and didn't want any problems. Unfortunately they failed to clean anything. I had to clean the carpets, all the fixtures, bathrooms, ceiling fans, windows, even the microwave had dried food inside it. They agent has repeatedly stated that we thought the floors needed replacement. We never said that to anyone. In fact, the flooring is the least of our concerns and is in good enough condition. The agent has repeatedly remarked about the seller's age, but failed to mention her prior real estate experience. We dont believe her age prevented her from disclosing so many obvious defects and that it shouldn't excuse her from telling the truth. We discovered her prior licensing after closing. In the seller's disclosure, she failed to mention any of the obvious maintenance issues with the home. She denied knowing about any problems, and in fact, stated that if there "were" problems found, that she would not repair anything. We relied on the honest report of the inspection, seller disclosure, appraisal, and our agent to represent and protect our interests. There are many other problems we have had to address since closing that would require an at length statement. And after learning about our complete dissatisfaction immediately after closing, Mr. Collins did offer the purchase the property back from us, even though we had just invested another $5k in a carport installation which he told me he couldn't pay for.

We were met promptly and provided a large portfolio of listings that all met our requests for properties. After first day, our heads were spinning (in a good way), we viewed several quality properties. 2nd day, same! On the 3rd day, Johnny Collins showed us the "Magic" home! Exactly what we were looking for. Johnny and Lucretia tag teamed the process to get our bid, counter bid, etc. into hands of seller and their broker quickly. In this HOT market this is very KEY! The Lucretia Team kicked into high gear. Great efficient negotiations and an agreement within 2-3 days. Our closing went without any issues as well. The Collins Team even helped us after we closed when a large rain storm damaged the property we just closed on the prior week. I called in a panic seeking their help due to still being in Florida when this happened. "No worries we're on it. Went WAY above and beyond representing us in the purchase of this wonderful property. Helped us secure the appropriate repair of our newfound problem after storms hit. So wonderful to know we had the Lucretia Collins Team on our side. Class / Professional team for sure!
