Thank you for your interest in Goss Management & Realty. Our rental list is updated regularly and can be picked up at our Office, faxed to you, emailed to you or viewed on our website. We are here to assist you in locating your next rental property!
1. There is a $40.00 non-refundable application fee for each applicant over the age of 18 years. Fee is to be paid by money order or cashier’s check at the time the application is submitted. The fee will only be refunded if the application is not processed, no exceptions.
4. Applicant must have good landlord references or mortgage company payment history. Acceptable rental history must be for 1 year or more within the last 18 months from at least one applicant. College dorms and relatives are not considered rental references.
5. All units are available to occupants with children and to the physically impaired. Two occupants per bedroom are acceptable, with children under 12 months not being counted.
6. The Application must be signed by all applicants. We can hold a property for an approved applicant for 10 business days after the applicant pays the Security Deposit.
Income is to be 3 times the amount of the rent of the property applicants are applying to rent. Applicants must provide the last 2 months of pay stubs. Documentation for any other income (SSI, child support) must also be provided. Unemployment income is not considered. Self-employed applicants must furnish a copy of their Schedule C from their last tax return or furnish a copy of the last 6 months’ bank statements, verifying monthly income of 3 times the rent amount.
Any criminal offense which has taken place within the last 7 years, will result in a denial. If there is a criminal conviction and the applicant has been out of jail/prison less than 5 years, they will be denied. If the criminal offense was of a physical or violent nature against either person or property, the applicant will be denied. If the criminal offense took place more than 10 years ago, or if the person has been out of jail/prison more than 5 years and has perfect credit and rental history, they may be approved (provided this was a one-time offense and was not of a physical or violent nature). Multiple offenders will be denied no matter what the credit and rental history shows.
The tenant’s security deposit will NOT be refunded unless the tenant completes the full term of the lease and meets all other conditions of the lease.
A $350.00 non-refundable fee is required for each animal. This applies to all inside and outside pets. There is a monthly pet rent of $25.00 per animal. No Pit Bull, Rottweiler or Doberman Pinscher dogs are allowed, even if they are registered. NO EXCEPTIONS. Fee is waived for applicants providing a medical letter stating that the “pet” is, in fact, a medically prescribed assistant or companion service animal. Applicant remains responsible for damage done by ANY animal brought onto the property.

Experiencia negativa: This company does not do right by their tenants. They renewed my lease without even giving me the option or discussing it first. Any time I need maintenance, I have to submit the same work order four or five times before anyone responds. I’ve always paid my rent on time and never been late, but the respect is not given back. Anika only cares about money, and Sharon is rude and unprofessional in the way she talks to people. I will not rent from them again—tenants deserve much better. Experiencia negativa: Subject: Concerns and Disappointments with Goss Management Services Dear Goss Management Company, I hope this letter finds you well. I am writing to express my deep disappointment and frustration with the quality of service provided by Goss Management, which has led me to leave a one-star review on Google detailing my experiences. Throughout my tenancy, I have consistently encountered issues with maintenance requests being ignored or inadequately addressed. The practice of sending random contractors to the property without prior notice has not only been inconvenient but also disruptive to my living situation. Furthermore, despite leaving the property in pristine condition and providing a 30-day notice of my intention to move out, I was shocked to discover that my entire security deposit was withheld. Despite my explanation for providing the notice on the 9th rather than the 1st of the month, your company refused to pro-rate the remaining days and instead unjustly retained the entire deposit. Additionally, the lack of online rent payment options is archaic and inconvenient in today's digital age. Requiring tenants to obtain money orders and physically drop them off at your office is an unnecessary burden and inconvenience. Moreover, the difficulty in reaching your office via phone and the dissemination of misleading information via email only exacerbate the already poor experience of renting from Goss Management. As a tenant who has resided in your properties for three years and upheld my end of the rental agreement, I am deeply disappointed by the lack of consideration and fairness demonstrated by your company. It is disheartening to feel disregarded and mistreated despite being a loyal and responsible tenant. I strongly urge Goss Management to reconsider its policies and practices to better serve its tenants and uphold the principles of fairness and transparency. Until meaningful changes are made, I cannot in good conscience recommend Goss Management to anyone seeking rental accommodations. Thank you for your attention to this matter. **Update** we moved a year ago from 609 E 17th st and that property still hasn't rented out till this day 1- 21-25 they never re done the floors after we left and there was a water leak for a year. They only changed out counter top, new deck in the back, and a new roof. That property is still as garbage as it was when we first rented. Cant hold heat in the winter. Cant hold air in the summer!
Mr. "Ray Moore", thank you for your feedback. At this time we do not have a resident by this name so we can only assume this is a false review. We truly value all short - long-term residents. Our office is the management company on behalf of any/all owners in which we represent. We provide the services as per the request noted with work performed by third party companies required to have a high standard of General Liability insurance, etc. This office does not have control over the workforce and/or the employees of another company as it relates to different individuals, etc. Based on this review vs. our currently tenancy, the owner of your property has the choice to make improvements as they are the homeowner which was provided as an update. You have the right to move-out, but a proper notice must be provided in a timely manner and not when you choose to provide based on your personal change of plans.
Regarding the usage of online payment options, this system works well as long as the correct information has been input, but if human error occurs this is outside of our control. After a resident profile has 2 errors based on human error, this office will cease the online payment option and require certifiably forms of payment to avoid an owner not receiving their payment in a timely manner.
Work orders are through a online portal which has been shown to work proficiently for any/all of our residents unless there is a lack of level of comfort with someone using technology overall. If/when a resident is contacted by a third party and a resident does not have the capability to receive a call/text due their lack of phone , that is outside of any/all parties control.
We value the systems, processes, relationships of each and every person we come in contact with is appreciated. If at anytime a discussion to improve the Goss Management & Realty experience better, I/we are here to have that discussion. Thank you!
Experiencia negativa: We now have new ownership of our rental. From the beginning it was a crap show to be managed by this company. Terrible website and customer service. Before we moved in we found many areas that needed to be maintained or installed and we left a list of items per their instruction. Not a single item was attended to, this included gas being safe to use, dishwasher being wired, washer/dryer not being installed properly and more. The nail in the coffin on this review is after 2.5 years of living here, our furnace started to act up. Our new management company sent technicians right away and the technicians quickly discovered that our heater has been dispensing an unsafe level of CO2. Glad to hear my life expectancy of both myself, my roommate and house cat likely took a hit since living here. GOSS... ya'll suck and I'm glad our new property management company replaced you.

If this is from TCS (no name mentioned) is a scammer; unethical business practices; unable to properly handle their financial lanes within the business; unable to follow through with proof of their work with photos as required by our office as per the emailed work orders; has continuously indicated suing this office for their lack of having funds to operate their business, etc.
The GMR staff which hired TCS should have NEVER entered into a relationship with this company based on our experience with them.

Experiencia negativa: Goss Management is not a good company to rent from nor do business with. Charging someone $100 application fee per adult is shady business. The software they probably use to run both credit and criminal is roughly $25-$35 a person but they are charging triple that just for the application fee. The owner Anika is rude, ignorant and doesn’t have people skills at all. As the aunt of a former client I wouldn’t recommend doing business with them at all. They are a bad management company. Stay away.

Experiencia negativa: I would not recommend using this realty company, this management company is a joke! The staff is RUDE, especially Sharon, she does not know how to speak professionally and constantly provides false information. When requesting maintenance request they do not coordinate or attempt to provide a timeline if when repairs will take place, they just send contractors to your house and if you are unavailable they get an attitude. I am sure if the owners of each rental knew how their properties were being managed they would find a new management company. Appliances are outdated, including heating and air. I am moving at soon as I possibly can, I wouldn't recommend for my dogs to live in one of their properties. They must have hired their staff from the half way house, they are extremely unprofessional. DO NOT RECOMMEND!!!!!!

Experiencia negativa: The absolute worst people to rent from! The owner is very disrespectful and think she knows it all. Very, very, VERY unprofessional. MYRANDA is the absolute worst as well She is unprofessional, she responds to things when she wants to respond to them. However if and when you don't respond to her In a timely manor she will threatened to send a police to your house for a welfare check. Her attitude is horrible, she does not know how to Conduct business. She asked that I only communicate through text and email. However once I sent a text message, I never received a response. I went to the office to try and conduct my business since I never received an answer. Her response was, "I saw your number pop up on the screen, I Just didn't respond to it". If you go to Facebook the reviews are horrible on there as well. This isn’t the same owners as before she T bought the company and the name. Please don’t confused the two. The business isn’t the same. These people are rude and half fix things as well. I will post pictures as well. Edit, look at the response and you can tell How unprofessional this place is. This is a business woman who responded so poorly.
Thank you for your review. It is very obvious you are a resident which was asked to move out of the house for the owner's personal reason and you demanded to continue living in the property. Fake names/reviews have been submitted for several months since a request for move-out was made.
This was taken very personal by you with this owner based on your not moving until a 3-day eviction was demanded; staff with their personal matters which you choose to take the time to research vs. moving out of the owner's property; and continuous attacks of each staff member within this office until the police was most recently called during your hostile visit to this office. This matter will continue being resolved legally based on this ongoing harassment and/or post move-out condition of the property in question.
Property management is a business with proper business being conducted by the full team of Goss Management & Realty. When emotions are involved by a residents based attachment to a property, proper business must be/will be handled as in this case or any case with an owner in which we represent.

Experiencia negativa: "Good afternoon, I looked into attempting to place a work order for you but I no longer manager your property and I am not authorized to send out any contractors. I do apologize for any inconvenience this has caused you." - Goss Management's response to an emergency work order. I signed my lease with Goss and pay my rent to Goss. I have been beyond patient with the constant turnover of staff, lack of communication and incomplete repairs. I have taken it all in stride until I received the above text in 100 degree heat. I would not rent from them again nor have them manage my property.

Legally an owner has an option to sell their property without any notice to the resident as housing is still being provided to you. Yes, your lease was signed with and by Goss Management & Realty. Our office provided the OWNER SELLING update to you as a professional courtesy only as this repair may have been in limbo. We also informed you of our HVAC vendors may be on a 24-48 hours work order delay due to the 100+ temps, but based on us having a contractor our within 12 hours of your initial call; your numerous calls to our office during and after hours in which we answered every call and took care of this matter until it was no longer within our control as the management company as we do not own the property in which you are resident. As we are no longer your management company, we wish you the very best. We also wish your new owner/management company the very best with you as their resident.

Last year, we invested about $2000 into updating the flower beds and adding a BBQ pit area in the back. We are non-smokers as well. They are refusing to give any deposit back due to nail holes did not have putty in them, and several more LIES including the house being smoked in - 150% untrue. We were told to move out of the blue, totally unexpectedly during the blizzard in February. The owner all of a sudden decided to sell. It took my spouse going up there to the office for them to speak on the deposit. Emails & calls were going unanswered & ignored. Think long & hard before renting from Goss.

Experiencia negativa: I give this company 0 stars. I was inquiring about an apartment on Mara Lynn Rd in Little Rock. There was a for rent sign in the window of the apartment. Trash was everywhere. And there was an awful stench in the parking lot. Definitely didn't call. I can see that this company doesn't care about their property.

If you prefer a management company that leaves you in peace but responds to serious maintenance issues promptly, then Goss is the management company for you! To be clear, I take care of minor maintenance myself...because I prefer to...so I have no idea how they are on that front. Otherwise, the office staff is very friendly and professional. Experiencia negativa: I am currently in the process of terminating my contract with Goss. The only management they are doing is collecting the rent and their management fee, I recently had to have repairs on the A/C unit. There were so many delays, I had to step in and handle the details. They got two estimates to replace the unit...$4,000-$5,000. The company I contacted found the unit under warranty and did repairs for $1300. Had I not stepped in I would be out an extra$2700.

I asked my question and they said they arnt responsible then was hung up on. When ever I can I feel Imthey don’t want to be on the phone or help me. Will never be using them and will recommend to everyone to not use them. Very disappointed.

Im in California so you can imagine how difficult this was. Paige was an ENORMOUS help through out the whole process. Always keeping me updated, answering/returning all my phone calls and emails...even during non working hours! I would 100% recommend Goss mgmt to anyone looking to rent thier home. Experiencia negativa: I had been with Goss management as a home owner for more than 10 years and recently canceled my contract with this company. I speak for my own experience. I found it has become more and more difficult to work with this company since the ownership changed last year. 1. the manager pushed me to make unnecessary upgrade to the rental property. 2. Their communication often lost in the follow up and they can give you all kinds of excuses for not replying email and phone call. 3. I am not sure if they really want to manage my property and work for my best interest. For me, the previous tenant moved out in the first day of July and this company spent 3 months (1/4 of a year) to finish up the cleaning and fix. It's unbelievably inefficient and lacking of communication from their end. 4. The new owner of Goss promised to give me a selling estimation by herself and it also took her 3 months before referring me to other agents. Really lack of candor.

We have placed a few tenants with this company and every time the experience has been the exact same HORRIBLE!! Currently made the news for refusing to fix a bat infestation issue that is causing tenants to be bitten and sick!!!!

Experiencia fantástica: I was a medical student between 2001-2005, and during that time I rented from Goss management. It was a great property, very convenient to school, and overall in great shape and well maintained. Mrs. Goss was always a pleasure to deal with, and always professional. Towards the end of my lease I inadvertently damaged the refrigerator and it was replaced right away. I really enjoyed my time there, and overall had a very positive experience.

Ive had quick response time with repair request, and they ROUTINELY come out to spray and change air filters like they are supposed to! Experiencia negativa: We rented for 3 years through Goss. The staff is friendly and polite which I value, but we were not pleased with our experiences. I could write a book about every little thing, but I don't want to waste anymore energy on this. All I want to say is if you can avoid renting through this company, avoid them. (Avoid renting in the state of Arkansas for that matter, laws protect homeowners not renters) If you must rent from them, for lack of choices then protect yourselves. The most IMPORTANT thing to do is to take pictures of everything, I mean everything, upon your move in. Even a video walk through would not be too much. Make sure a time stamp is on every image and video. Also do this with all repairs, before and after. Record dates, times and service on all repair requests and actual work before and after. Pre-move in inspections are not performed and move out inspections are performed after the tenant has moved out and without them present. What does that mean? They can charge you as much as they want, unless you have proof saying otherwise. It doesn't matter what kind of a tenant you are. Also I wanted to note, the review posted on here by David Cummings, is in his own best interest, because he is a contractor for Goss Management for garage door repair. If Goss is successful, he is successful.
Experiencia fantástica: I have rental properties that Goss Management takes care of for me. I have two other businesses to run and don't have time to take care of myself. One of my main concerns is that any work or repairs to be done, be done correctly and NOT necessarily the cheapest. As a general contractor and property owner this is important to me because this is a long term investment and needs to stay in good condition for many years. My experience with Goss Management has been very positive and they have made everything easy from record keeping, screening tenants, to quality repair work. I would highly recommend them to anyone who needs a company to look after their investments! David Cummings
