The office ladies are always nice and Mr.Blake the owner is amazing. Pest control comes every other month, maintenance is quick when you need them it’s just all around a great company to rent from.

Experiencia fantástica: The apartment complex is very clean. very spacious. the office personnel are very easy to talk to and very communicative. the key is know everything that is going on and keep us updated with the world around us and news on the apartment and changes. very satisfied.

Experiencia negativa: I moved out in good condition. I cleaned the unit, wiped surfaces, and left it neat. I paid for only the days I lived there, which made sense. The complex still charged $140 for cleaning. My lease did not state an automatic cleaning deduction, and this was not explained before move-in. I provided photos from move-in and move-out that showed the unit was clean, yet they kept the fee. Make sure you understand the deposit process before signing. Save photos and videos. Ask for cleaning terms in writing. --- I saw the photos. We are talking about light dust on a fan and some freezer frost. Charging $140 for that level of cleaning feels excessive, especially when the unit was not flawless at move-in. The sinks had rust from day one, yet I still left the space in clean, respectful condition. I take pride in how I returned the apartment. The lease did not list automatic cleaning deductions for minor touch-ups, and that expectation was never shared before move-in. My review stands so future renters know to document everything and request all cleaning policies in writing. Transparency protects everyone.

Experiencia negativa: Trashy property and Management.. I rented from them for 3 years never been late once on my rent .. . and they refused to refund my deposit.. They don’t refund your deposit back!!! .. they will come up with some excuse about not defunding your deposit . Example . like they to paint the apartment.. The apartments are trashy and have dog poop everywhere .. They don’t care who they rent to .. I was happy when I moved from there .. It was a nice place.. but since the previous owners sold it to the TLR it went to poverty level .. Nice area .. but trashy tenants!!!

Experiencia negativa: My Husband have rented a home under this management company. We just received our keys on Friday . We began moving our things in on yesterday and discovered our hot water is not working. My husband went in to the office and the young lady who he spoke with had an attitude, talking about poor customer service. She told my husband that we needed to put in a work order for something that should have been working before the keys were handed to us. So I went in and she gets up to go get the owner, who looked just like the rude little girl who we were speaking with from the beginning. He cane out with just as rude as she was. Now I have to give credit where credit is due. Michelle and Cedra were great . Wonderful customer service skills. These young adult children that they have working in the front who are my children's age who's daddy has given a job along with her bestfriends need to take a class...1st on being respectful. This is going to be a long year.

Loved the location .. and never had any problems with the neighbors except when some Of them let their pet poop and they don’t clean it up.. but far most everything was good .. Maintenance is great!!! They have great up keep with their property!! So I give it a 4 star! And I lived here for 2 years!!

For example, there have been multiple times when a neighbor noticed a package had been delivered to my doorstep while I was out. Instead of leaving it there, they brought it inside and let me know, which was incredibly thoughtful. Acts of kindness like these are common here and really make Lexington Square feel like home. Parigi Property Management did a fantastic job before TLR took over, maintaining our community, ensuring it was safe, well-kept, and enjoyable to live in. Their professionalism and dedication to resident satisfaction were truly impressive. Overall, my experience living here for the past seven years has been fantastic, thanks to both TLR Solutions and Parigi Property Management. They actually care, your ac goes out, they care, your apartment flooding, they care. I can’t tell you how many horror stories I’ve heard and seen. If your in the market for a place to rent, absolutely try to go through TLR. - Ms.Yesenia and Ms. Sedra are so sweet.! And just down to earth. And Pablo and maintenance crew are friendly fast and efficient. I could go on for ever.! Just take my word for it.! You wont regret it .!

Experiencia negativa: BEWARE! This is the worst apartment that I have ever had. This is my third time renting with them and this has been the worst experience ever! Since day one I have had several problems with them & this apartment . It’s literally a problem every single week in this apartment. I have been with them for seven months now I have been in the Willowchase apartments for seven months now and it’s still problems after problems after problems. When I first moved in every time it would rain, my living room would flood because there were huge gaps in my front and back patio door. It took several complaints in almost 2 months later for them to fix the issue they made it seem like it was small drops of water when in reality my whole living room was flooded. Almost once a week here the water turns does brownish color. They made it seem like it was the City of Beaumont’s problem when in reality it’s actually this apartment complex. The plumbing issues are TERRIBLE & very SERIOUS ISSUES. There’s a back up almost twice a week here sometimes more.The water doesn’t drain out of the bathtub when you’re taking a shower, the dishwasher backs up the dirty water into the kitchen sink sometimes the dirty water doesn’t even drain out of the dishwasher. I have put in several work orders made several complaints and all they do is put “Band-Aids” on these problems. They act like these problems are an inconvenience for them. My refrigerator has went out for the second time within one month. I spend hundreds of dollars on groceries and now for the second time I had to throw it all away because they tried “fixing” my refrigerator instead of giving me a new one. It took them one whole week to order a part for my refrigerator when they literally can go to the store & buy it. I had to call to check to see when they were coming because Ms.Yesenia, the property manager, who did not keep me updated so I was left in the blind not knowing when my refrigerator will be prepared and not having any food in my home for a whole week. Now I’m gonna have to go through this all over again. Also, one of the neighbors upstairs (bout above me) “flooded” her apartment due to a backup so somehow a ton of water made it it my bedroom closet. & when I finally noticed a couple of days later that there was water on my closet floor, there was mold growing on the wall & the floorboards & walls were cracking due to water damage. These apartments are supposed to have ASSSIGNED parking spaces, but visitors & tenants park anywhere they want. They knock on your door at all times of the night (11pm-4am) asking “who’s in they’re parking spot or who blocked they’re car in” It is very UNSAFE especially if you’re a woman living alone. I WILL NOT BE RENTING WITH TLR SOLUTIONS EVER AGAIN. & do not trust those fake reviews.

Experiencia fantástica: Of all the management companies in the Beaumont area, NONE operate with the character, honesty, and transparency as TLR. Ron, the owner, is succinct and plain spoken. He 100% honors federal housing law over the wishes of owner or renter and this is what puts him at the top. TLR has licensed electrician, A/C, and plumbers on staff which saves me a TON in repair costs. I use him exclusively for my rentals and highly recommend him to other investors.

In the last 16 years of owning these properties, we've had on-site employees, owner-managers, and one other management company. What a series of headaches we've had to endure. Finding and hiring TLR Solutions was one of the best decisions we've made. From being budget conscious to truly having the interests of everyone in mind (from owners to residents to resources) and making the hard decisions, TLR Solutions just handles it. Of particular note was their response before, during and after Hurricane Harvey (2017). They ensured the safety of our residents (and we have many who are elderly), they coordinated with us owners to get clean water (from Houston and Alabama) to all of our residents, and they worked with residents in the aftermath to ensure no one was evicted. (This compared to when our manager during Hurricane Rita (2005) evacuated the area without giving us warning and without ensuring the safety of our residents.) I wholeheartedly recommend TLR Solutions. Ron and Dani Grant are a hardworking, delightful, stand-up couple who keep our properties humming along.
