Experiencia fantástica: We flew out to Texas to look at homes in Mansfield, planning a move there. When we told Brenda that we were coming she blocked out her entire schedule for the week to show us around. Brenda drove us in her car and offered insight on Mansfield we wouldn't have been able to get from someone that hasn't lived there for 18 years. Brenda was also a teacher in the school district so she understands the challenges and changes each zone within the ISD is experiencing. She is ear to the ground and finger on the pulse for the city all the way. She did a great job helping us find exactly what we wanted and getting long showings with respective sellers. She follows up with sellers relentlessly and would rather you avoid a bad deal than make a sale. She pointed out cracks in walls which indicated foundation issues that would have been absolutely devastating to get stuck with. She was also really excellent in pulling seller disclosures, which informed us about foundation inspection and mold abatement that had been performed on properties. Before she showed us homes we asked to see, she researched them and handed us worksheets with data we were able to mark up our thoughts on. What I found particularly helpful was her thoroughness in helping estimate costs, like in getting utility estimates from sellers along with property taxes and insurance/utility district costs. She's 10/10 and you shouldn't consider anyone else you buy in Mansfield.

Of course, as life often goes, we ended up finding the one and made an offer right away—including a down payment—because what’s life without a little risk? On our way back home, we had to make a quick decision: Should we list our home with an agent or go the fast route by selling to a company for significantly less than market value? With only a 25-day window to get our home into escrow, time was tight and the pressure was high. We reached out to Mark and his team late on a Sunday night through his website. To our surprise and relief, Mark responded promptly and said he would call us Monday morning to discuss next steps. True to his word, he called right on time, and we scheduled a home visit for the very next day. From the start, Mark was candid and strategic with his advice on pricing and how to navigate the current market. We decided to trust the process and list our home traditionally, even though it was no small feat given that we both work from home—and have pets! We listed our home that Tuesday, and within just 11 days we had 16 showings and 4 offers. In April 2025, with a less-than-stellar market, we were thrilled to accept an offer that was slightly over asking. Mark guided us through every step—inspections, appraisal, and all the moving parts in between. He never missed a call, and anytime an issue popped up, he would talk us through it before following up with an email. He was thorough, calm, and completely reliable throughout the entire process. Today, we sign our closing documents, and our net proceeds are more than we ever imagined when we first started this journey. We made appointments with the 3 realtors which fit our needs most, and asked the same 22 questions of each. We hit a "Home Run" when we chose the Mark Cabal team to guide us through selling our home. Mark shared his marketing plan, in detail, and posed his expectations with the metrics from his experience. After sharing his marketing plan, he said "I expect 1 offer from every 10 showings". When we listed our house with Keller Williams/Mark Cabal they, along with his network of realtors, showed our home 54 times in 4 days and we had 7 offers (4 cash offers well above our asking price). After we selected the buyer we wanted to sell to, Mark and his team continued to interface with the buyers agent to work out those small details that probably always occur during the house sale process and kept us in the loop all along the way. When confronted with an issue, Mark stated the problem/issue, and his suggestion to mitigate or solve. He was right every time, based on his experience.

Experiencia negativa: Based on my experience, I would recommend against using Mark Cabal and his team as a seller agent or buyer's agent. We were trying to buy a home for our family and it felt at each step of the way, Mark would either not give us the information in a timely manner if at all or he even tried to bully us into signing a non-standard TREC agreement that said we also couldn't review him on yelp, BBB and that his broker and himself wouldn't be liable for lack of disclosure about the foundation or any single item on the sellers disclosure.

Experiencia fantástica: This being our first time to buy a home, we were extremely nervous! The path started over a year ago when we spoke with Brenda Cabal from Keller Williams. We explained we would be in the market to buy our first home but it would be almost a year due to our new lease. She set us up with a couple different lenders to reach out to, and a portal online to start finding what we liked and didn't like. She checked in with us and made sure all questions were answered and reassured us. We started looking in earnest about 6 months before our lease was up. Brenda explained the process from start to finish on what to expect. After looking at a few houses, she had all the info regarding the properties ready, and pointed out what may work best for us, and what wouldn't. Any time we asked her honest opinion on something, she gave it. We found the perfect house for us and from the moment we put the first offer in, she tried to make this whole process as painless as possible. We were always able to reach her any time, with any questions, and she kept us informed on every detail. I have heard a lot of horror stories about buying a home, about things falling through at last minute, pushy realtors, etc. But I was amazed at how painless she made this process and we were even able to close early, with no issues!
