I'm new to the Andalusia area and Outlaw Realty was recommended to me by someone that I trust who had used them. This is the most professional agency that I've ever worked with and they are nice people too. Cody Perrault went above and beyond to assist me with questions about the area to even the local internet providers available. He just made everything happen without the need for any follow ups. In fact, he even called to assure me that everything was proceeding as planned. I would definitely use Outlaw Realty again and recommend them.

Experiencia fantástica: We signed our sellers’ contract with MaryAlyce on Wednesday afternoon. At 8:30 the next morning she called to say she had potential buyers for our home. Keep in mind it had not yet been listed on the Outlaw site! Well it sold- in less than 24 hours. MaryAlyce knows her market and truly cares for her clients.

Experiencia negativa: Listed our home with Mary Alyce. She seemed nice and knowledgeable when we first spoke, but after the listing i couldn’t get her to return my calls. I wanted her to change the square footage of the home because it was wrong. My husband & I had measured it ourselves. It seems that the laundry which is in the carport section of home was always assumed to be NOT an insulated heated and cooled part of the home. Different than most homes in the area. At first she got a little obstinate about it but finally agreed to have it changed in MLS. There were other things listed in the description of the home that were wrong since we had remodeled, but I decided to let that go, since she made such a big deal out of changing the size. I figured the photos would show the beautiful changes we had made. Initially she had told us she would also be working hard on another home for us too… When she came back to show our home I think she finally remembered which property she was at. She said “This should sell quickly, you better hurry and find yourself a place”. So much for her help. Every time I asked her about another property, she would try to turn us away from it or down talk the realtor (which I think is in very bad taste in ANY profession). I had almost fired her after the first 2 weeks but we decided to give her a month. A local realtor showed our home and made an offer. She called and told us the offer and sent it to my phone. Her office was only 20 minutes from my home, but no “in person” offer delivery anymore I guess. We discussed the offer and of course she berated the selling agent along the way. I have to also say she isn’t very good at reading a text and understanding what she read. Several times she would ask me for something, I would send it and she would ask for part of it again. I wanted to say, scroll back in the texts I’ve already answered, but decided to avoid conflict and answered again. The deal closed I think the new buyers live the home! But I see in online homesites Mary Alyce even had the gall to claim she was the buyers agent too!! That’s patently false!!! Kim Turman of Covington Realty LLC. bought us the buyer…

Experiencia positiva: We are writing this review specifically regarding their property management. We had a real estate transaction and were not satisfied with the service. Outlaw commented in our real estate review- on property management, so we felt that we should review them for property management too. We were with Outlaw for several years with them managing 2 different properties. Overall- with the property management we felt that Cody did a great job. He was our main contact and he was very attentive , worked well with our tenants and always called back. He is the only person we interacted with regularly and We did not have any issues at all with him. He was great in fact and we told him regularly that we felt that he was doing a really good job. If it was not for how his broker - handled things, we would have given Cody a high ranking on the property management review. Although we only spoke with the staff a handful of times in the approx 3-4 years we worked with them, They were nice. They have some kind of software for payment, however they paid our rent to the wrong account and we have not received rents from October, November or December. They said they were sending a check, but they sent it to an address that is not ours- not even in our city. So that is a problem for sure. They could use a better system of dealing with receipts/ expenses because it was a hand written side note next to the monthly rental spread sheet they sent. We had 37 units so keeping track of this became a little tedious but was not a huge issue. A clearer accounting would be beneficial. The biggest problem we had was after we concluded our real estate transaction on one of our properties, they ( the broker) posted signs on the tenants doors, saying they were no longer managing our other property. They did this mid month- stopping immediatly. They never notified us, never called us and has never even returned a call after we inquired about what the heck was going on. They gave our personal information out, including our home address to tenants which was both completely unsafe and highly unprofessional. WE received no notice at all from Outlaw Management and we have not received past rents, the deposits, KEYS to our property because they sent everything to the wrong address- again!!! . Outlaw should act more professionally when they no longer want to do business with someone. WE did want to address Outlaws statements ( in our real estate review) regarding our property management ( supposed) issues. We had no prior issues with our manager. She was in her 70's and retired after 12 years of work and suffering health issues . We have never spoken with other agencies and we never worked with anyone else in town. No idea what they are even talking about with this one as we literally have not spoken with or worked with anyone. We never had an issue with the office staff and actually spoke to them maybe 4 times in the past 3 years and an email here or there. Not sure why it would say that we treated anyone poorly as we barely spoke to them and we always told Cody how much we appreciated him. Regarding a vendor issue, WE only had 1 issue with a vendor ever and it was our fault for sure. There was also some confusion on what was being paid as we had a fund for Outlaw to pay bills. The hand written notes did cause some confusion, but still our fault on the 1 time that we had a delay of less than 30 days for a payment to a vendor. That was 1 vendor not many vendors as stated. This is an honest review of the services we received for property management just as our real estate review was an honest review of what happened during our transaction. The way they handled the end of the property management was totally unprofessional. The way Cody actually managed the property was good.

Experiencia negativa: DO NOT USE THEM. I had the experience of working with them on the sale of a large apartment complex in Andalusia. They were our property managers and I felt that it was fair to use them. Originally, I asked them to put our apartment complex up for sale. That never happened. They brought their own buyers in, but it never actually was advertised to any other agents. Then, I found my own buyer. I still felt it was fair to use them as they were the property managers on the complex and it seemed like the right thing to do. After agreeing on a commission with their agent and son Cody- who was my actual agent, Mary Alice called up demanding a higher commission and saying that no one works for 2%. Keep in mind this is almost a 3 million dollar sale- I brought the buyer in, I agreed upon a price with the buyer. They did not have to do 1 bit of marketing, no negotiating, no open houses and I really just needed them to facilitate the meeting with the buyers themselves for inspections( 2 times) and paperwork/closing. I felt that it was more than a fair price. I called 2 other brokers in town to see if this was a fair price and all said if Outlaw did not want it - they would jump on it. After I sent them the buyer contract, the communication almost stopped completely. Even though i asked for them to make sure to update me- i heard nothing. They never called to update me on status, never reached out to check when the deal was 2 weeks past closing to see what was happening- nothing. The only response i got was when i reached out to ask them if they spoke with the buyers etc. I am an agent, but i hired them for a specific reason. Not following up on a deal, not updating a client- basically making me work my own transaction is not doing your job. When i called for a question on a possible title issue- i was told to handle it myself. What the heck was i paying you for? You had a responsibility as my agent to represent me. Not just pick up a pay check.

Experiencia negativa: The septic tank was damaged. The two specialists who came to inspect the problem stated they had been called by the previous owner. The problem is not reparable so we have to have a new septic tank installed. This was not disclosed by the previous owner.

Experiencia negativa: I was interested in some land on Princess(Ln, rd, ?) this company had listed. I live in Arkansas and have a realitor here so I had her call on Saturday, she was told they didn't have information on the land that they will call us back on Monday and find out all the information on it. Around 4pm...Monday I called asking if they found out the information I was needing they said "no the person who had that listing isn't here today" and promised they would give him my message first thing this morning. Well its now 3pm , 3 days from the first day I had my realitor call and not ONE call has been returned. I sure wouldn't list with this company as obviously they are un no rush to sell their clients listings! This was a cash deal, I will find somewhere else!

Experiencia negativa: I do not recommend them!!! I was forced to move for work and needed to buy a house with short notice and didn’t have time to research different Realtors in the area. The mistake I made was using them to represent both parties and therefore causing a conflict of interest. The home inspection was not thorough and I have had multiple issues since purchasing the home. Since Outlaw represented both parties all that mattered to them was getting to closing so they could collect a check. As the buyer they did not represent me well and took shortcuts to make the sell. They also lied twice first they told me they would have the property surveyed and it would be included in closing costs, that didn’t happen, then they told me they would make sure I had a home warranty that covered the roof, that was also a lie. If you decide to use them be very cautious.
