I have lived at the 400 Apartments during this time and I have quite literally no complaints about the property, company, and staff. The property is well maintained, the staff is very responsive and respectful, and the apartment itself is very homey. Whenever I have a maintenance issue, they get back to me and fix it within a day. With that, the staff and maintenance personnel are friendly and easy to talk to. It really feels like more of a community rather than just a place to live. I have lived in other apartments in Muncie, they pale in comparison to this company and property. In addition to the well maintained property, friendly staff, and convenient location, the cost of living is very affordable. Any other place in Muncie would have you paying more for the same level of quality, if not worse. I have personally recommended this company to other students who have also thoroughly enjoyed their experience. When I moved out the proceeded to charge me 300 dollars for a door crack when it is 50 dollars to replace a door. If you want your security deposit back in full I recommend that you do not rent with this company.

One of the only things I do not like about the 400 is the laundry situation. I feel like when I go to do my laundry there is always clothes in there.

Experiencia negativa: I am a BSU student and I lived in the 400 apartments owned by Live Near BSU, formerly RentBSU, for two years beginning in ‘21 and had ENDLESS issues. DO NOT sign here. The price may be tempting, but I promise it is not worth the stress. I cannot express how much I regret choosing to live in these apartments. The buildings are extremely old, there was very obvious mold in multiple different spots in both apartments I lived in. Instead of dealing with the problem, they painted over it which obviously does not work, you can figure that out with a simple google search. It took months for them to eventually cut a hole in the wall and fix it, which showed an absolutely absurd amount of BLACK MOLD inside of the walls. It’s in the air vents as well. We had a pipe burst causing our AC to go out for over a week in extremely high temperatures, destroying multiple air filters we purchased that they didn’t replace, and the pipe was never fixed. My locked up bike was stolen from INSIDE the building, and when I asked if they had footage on their security cameras they said they “were down,” despite signs that said they record constantly. I was told by Sami it was likely a homeless person that stole it. The day we moved into our second apartment there, the door rack in our fridge broke off. We filled out several maintenance requests and it was never fixed the ENTIRE YEAR we lived there. We asked them to at least duct tape it if they weren’t going to replace it and they wouldn’t even do that. I have had multiple EXTREMELY disrespectful and disheartening interactions with management, specifically Sami and Doug. I was gaslit into believing these are all normal issues. They almost towed my sister’s car who was visiting after giving NO warning. They claimed to have put a warning sticker on the car but claimed they didn’t believe me that there wasn’t one. Mind you these “stickers” are the size of a full sheet of paper and are nearly impossible to take off. Doug, a GROWN man, attempted to get into a literal shouting match with me after asking him about it because he “didn’t like my attitude.” The parking is extremely chaotic and genuinely dangerous in the winter. They barely salt it. There have been multiple occasions that someone has blocked my car in, causing me to miss school and work because Sami was nowhere to be found and wouldn’t answer her phone during office hours. I have a prescribed emotional support animal. The worst part of my experience here was caused by Doug making it IMPOSSIBLE for my paperwork to be approved. He was ridiculously uncivil and insinuated that I didn’t even need an ESA because the pet fee “isn’t too expensive.” Funnily enough, the fee was raised the next year. I made an effort to explain that it wasn’t about the money, and was belittled. My doctor, who has prescribed ESA’s for years told me that she has never been asked for more documentation for ESA paperwork in her entire career. After turning in 4 different letters with more in depth information about my disability added every time, (asking for specifics about a disability is ILLEGAL,) and it still wasn’t enough information for him. It’s obvious this process was made difficult for a reason. In my current house, different company, my letter was approved immediately. I also spoke with FIVE+ other residents at the time and they expressed having the same problem, valid letters not being approved and being extremely disrespected by Doug. After moving out, we were charged for holes in the wall from nails even though there were a great deal of nails and holes left in the walls when we moved in. I wish I could say these were the only issues we had, but unfortunately this only scratches the surface. I have NEVER been treated with such disregard by grown adults, let alone adults that I am paying and I have only treated with understanding and appreciation, while again, not understanding these issues are not normal. I cannot dis commend these apartments and this rental company enough. Save your time, money, and mental energy.

Experiencia fantástica: LiveNearBSU (formerly RentBSU) is easily one of the best renting companies for Ball State students to find safe and reliable housing. They offer renting space for both houses and apartments, all of which are relatively close to campus. Speaking from experience, living in The 400 Apartments has been amazing. When moving into my apartment, I was shocked at the cleanliness of the unit, especially when comparing it to move-in photos of other apartments in the area. I instantly felt at home in my unit. I love my neighbors and how friendly they were when moving in. The apartments are simple and sleek upon entry. There are washing machines and dryers in each building that are affordable in comparison to the local laundromats. You have a reserved parking spot assigned to you and there is also visitor parking along the side of each building. Many of the units have been updated with new kitchen appliances (dishwasher, garbage disposal, microwave, and fridge are provided), new bathtubs, and vinyl flooring. There are garbage dumps outside of each building that are emptied consistently. Recycling can be separated and brought to a facility about a mile away from the complex. There are also security cameras outside of each building. The management team (Sami, Doug, Cynthia, and Phil) are phenomenal and actually care about your experience while living in their space. If there is a problem within your unit, the maintenance request will be taken seriously and be fulfilled quickly. While the state of the apartment is important, the location is superb. The apartment complex is less than a block away from the Blue Loop bus stop, which takes you to campus. It is about a 10-15 minute walk from campus. There are also bus stops for the local public transportation system close by, which take you all around Muncie. The complex is located on Riverside Avenue along with the fraternity houses, but noise from the parties during the weekend is not terrible. Looking for student housing is difficult and spaces go quickly, so if you are looking for an apartment or house to move into for the next school year, renting through LiveNearBSU is going to be your best bet!

I wish I had found friends to live here because it’s such a good location close to the student center, especially for health majors. The house was newly renovated before we moved in and we really haven’t had any issues with appliances or such. I would recommend they add gutters to the house because it needed it during heavy rains. Overall a good experience and awesome home.

Experiencia fantástica: After renting with RentBSU for the past two years for my undergrad at BSU, I can confidently say that their homes and apartments are absolutely worth every penny. I cannot begin to count the amount of times I received compliments about my home from friends and family, and how the property felt like a proper home to me. When I would visit friends in other campus rental properties, there was a clear difference between my home with RentBSU and their rentals. All the appliances at my home were newer, cleaner, and well-maintained. The laminate flooring in the living room and kitchen were a breeze to clean, and there was ample closet space for all of my clothes, and the house had a new roof that had just been put on. I really appreciated the access to off-street parking, and I loved how quiet my street was, considering the proximity to campus. It was easy to say that my house was the nicest on the block. The entire team at RentBSU (Sami, Cynthia, Doug, and others) treated me with respect and always answered my questions or maintenance requests within 24 hours (shout out to Phil the maintenance man, you’re the best!). I never had a problem that they couldn’t repair in a timely manner. After hearing of the horrors that BSU Rentals caused via Facebook and social media, I knew I needed to write this review stating that RentBSU and BSU Rentals are two separate entities. They have zero affiliation with BSU Rentals! All in all, this is THE company to rent from if you’re looking for clean, well-maintained housing near Ball State. RentBSU set a new standard in college housing, and it will be a real task to find another company that will better suit your needs. I will forever miss the time I rented from RentBSU, and I highly recommend touring their properties as soon as they come available! They go fast!

Experiencia positiva: I signed my first off-campus lease through RentBSU a few years ago and it was an overall good experience. Any other first-time renters should look at state renters’ guides and/or talk with Ball State’s Student Legal Services before they sign leases — they’re great for basic FAQs and advice. With RentBSU, my roommates and I had a few maintenance issues but someone always checked them out within a day of us alerting them. Doug had a GroupMe with the four of us roommates and some office staff which was nice to confirm they received maintenance requests. Definitely a more specific lease and quicker response time than some other off-campus rental options. Just take good care of the property and you’ll probably get your whole security deposit (minus carpet cleaning) back.

When she was a freshman and looking for houses to rent, Doug took his time to explain everything to them, encouraged them to talk to their parents and was fair and honest about all aspects of the lease and house. Her home is beautiful and well maintained. Maintenance requests, there have only been two minor issues, are dealt with quickly. Her home is very safe and she and her roommates are always treated with respect. I wish I could give them more than 5 stars!
