Experiencia negativa: They made the process of buying a new home as easy as possible. Super friendly, super responsive, and extremely accommodating. They were willing to work with us on any concerns we might have had, and were willing to go the extra mile to see the deal through! Great experience!! (Update: The home we purchased a little over two years ago quickly became a money pit. Shortly, after moving in, we ended up having to dig up the front yard and a section of the driveway due to a sewer drainage line being collapsed. This was not caught on the home inspection, because while home inspectors offer a broad scope, they don't get too in-depth. Word to the wise: Get an separate water line / drainage line inspection. That hit us for over $6 grand, alone. During closing, the home was stated to be in flood zone x. Therefore, FEMA determined that flood insurance was not necessary. Big... BIG mistake on my part. The home flooded twice in the two "100 year floods." Yet, inexplicably it was NOT deemed to be located in a flood hazard area. Then, Ida hit, and this family of three with a son that had just turned one lost just about everything. It was then that we discovered a few things. 1. The neighbors told us that this area flooded all the time. 2. There was black mold present in the home that dated back to the 2016 floods. This really should have been caught during the home's renovation before we purchased it or at the time of the inspection. But, it wasn't. And, we were sold an "as is, no liability complete with hold harmless clause" home with black mold. Needless to say, we weren't too happy upon that discovery. The roof was beyond its useful life expectancy (recently replaced) and the hvac system was on its last leg (and has also been replaced). The electrical system has issues that will need to be sorted and the home is showing signs of foundation problems. Now, granted Ida forced a lot of issues and made the majority of the repairs an immediate need. However, if Ida hadn't hit, we still wld have been making all of these repairs in the near future. For what has been spent, we should have just built. Please don't get my words twisted and construe this as blaming the seller. But, if I'm a seller (who also happened to be the one that did the renovations), I think I wld be aware of the home's issues and wld think twice about placing it on the market with my name attached without first trying to rectify what I cld and disclosing the rest. But, business is business and is no place for a conscience to reside. People, do your due diligence when making a major purchase or be prepared for the consequences. We were somewhat in a rush to get settled at the time of purchase as we soon had a baby on the way. So, we perhaps, didn't go through everything as thoroughly as we should have. After Ida, I reached out to a member of the Will Frederick team to have him call me, so I cld discuss the black mold we had found and urge him to be more diligent in his future projects. Yeaa... I'm still waiting on that phone call. So, to sum up this update and the overall rating reduction, the before and during home buying process with the Will Frederick team was absolutely great. The after has been a nightmare. Let this serve as a cautionary tell for anyone in the market to buy a home.)

Experiencia fantástica: Selling my house for the first time was stressful for me. I had to give up control and trust everything would work out like I wanted it to. It wasn’t easy. There were days where I’d panic. Think I wasn’t doing enough. Got my feelings hurt on a review after someone saw the house. And like he just knew it, Will would call to check in. I’d call it my talking me back from the cliff talks. He’d remind me to be patient. That this was a process. He’d educate me on the process so I better understood it. And more than anything. He let me feel my feelings and never said they weren’t valid or understandable. My house sold in 6 weeks, under conditions that were better what we thought we would get. I still have the text he sent me that my house sold. If you want someone to walk through this process with you while also working for you. Will Frederick and his team are the people for you. I will use him every time and recommend him to everyone. Above and beyond the call, patient, kind, honest and fair. You won’t find anyone better.

Experiencia negativa: Long story short, because the house we put an offer on was in the flood zone. They “verbally” accepted our offer. Their reason behind that was because “they didn’t want us to back out the deal”. Once we saw the flood insurance we continually called and called and called to let them know that we are fine with the flood insurance. We left voicemails and everything, never got a call back, but when we did FINALLY receive a call back. They proceeded to tell us they accepted another offer, and they they will move us to a backup offer!!! They told us that they will keep us updated and let us know within 5 days if the new buyers actually approve of everything. OF COURSE WE DIDNT HEAR BACK FROM THEM. AND THE ONLY TIME I WILL GET AN ANSWER, WAS WHEN I CALLED FROM ANOTHER NUMBER!! So unprofessional! So disrespectful! No communication skills at all!!! They really did us bad and dirty! We should have known something was up when they “verbally” accepted our offer!
