Experiencia negativa: 1-Star Review: Pyramid Properties LLC Absolute worst property management company I have ever dealt with. My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn’t until July 9—26 days later—that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it—we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Here are just a couple of examples of meaningless emails from the director Eddie none of this was ever fixed or attempted to be fixed.. Dusty Lambert

Experiencia fantástica: We’ve had a couple of maintenance issues lately, and have really been impressed by Pyramids staff. Yesterday there was a power outage that was a problem with the main breaker (so, a property problem not a power company problem) and we called for help at 7:30pm. We didn’t really expect service quickly because it was so late in the day, but in a little over 90 minutes the problem was resolved. We also had to have the dishwasher motor replaced, and they took care of it no problem. Update 10/1/26: We had a two minor plumbing issues--a sink and a toilet--and both times the plumbers arrived quickly, did their work cleanly and well, and the problems were resolved with no hassle. We’re very happy with how we’ve been treated!

I ended up staying here because they provided the best service. Experiencia negativa: My experience with Pyramid Property Management, specifically with Mikelle Kempton, was incredibly disappointing. After speaking with Mikelle, I was told my application was approved and that I was first in line for the property. Based on that conversation, my understanding was that we would be able to tour the home before deciding whether to pay the security deposit and sign the lease. At no point did I understand that another applicant could secure the property before I even had the opportunity to view it. After waiting for the property to become available, completing the application, and staying in communication, I was shocked to learn that another applicant had paid the holding deposit and the home was no longer available. What made it even more confusing was that Mikelle was still contacting me about the property, and when I asked to schedule the tour, I was suddenly told it had already been rented. I understand that properties move quickly, but this process was not communicated clearly, and the expectations set during our conversations did not match what ultimately happened. If being “approved” and “first in line” doesn’t actually mean you’ll have the first opportunity to move forward, that should be made clear from the beginning. Unfortunately, there aren’t any other properties in their portfolio that meet my needs, so my application fee was essentially lost over a process that I feel was poorly communicated. This experience left me feeling misled, frustrated, and extremely disappointed. I would encourage future applicants to get every step of the leasing process in writing before assuming an approved application or being “first in line” means the property is actually yours to pursue.

I reached out to Ascend Property Management, and from the very beginning, they were amazing to work with. They called me the same day, walked me through the process, explained all of my options, and made me feel confident about moving forward. Shortly after, I was connected with Codi Farrington, who has been absolutely incredible as my main point of contact. Codi reached out the next day and even went onsite to help me understand what needed to be done to get my house ready to rent. Since I was out of state, I had no idea how bad the grass had gotten because my realtor never told me how the property looked. Codi immediately helped line up someone to mow, clean up, and remove all the clippings. She also found someone to paint and help get the home ready for renters. She has been extremely friendly, responsive, and easy to work with throughout the entire process. You hear so many horror stories about using property management companies, but I have not experienced any of that with Codi or Ascend Property Management. This has honestly been one of the best and easiest experiences I have had. I do not often write recommendations, but Ascend Property Management absolutely deserves a 5-star review. Experiencia negativa: DO NOT RENT FROM THEM. They are a scam, and will lock you into the most intrusive, penny gouging ridiculous contract you’ve ever seen. Their owner/manager Samantha is utterly without morality or consideration for her tenants. If you dare challenge her on an issue, such as repairs, inspections or fees, she will come after you with the entire will of a person who never had power before so therefore thoroughly enjoys lording over petty renters. I will be pursuing legal action against her, and strongly strongly recommend you do not put yourself at risk renting from them. These other reviews have got to be AI.

As a first time renter I never thought I’d get approved for this gorgeous, spacious house. It has nice interior and pretty much everything I had expected. The price as well is fairly good for such a nice home. All the process and things were taken care of and within good communication with Mikelle and Adriana. I was satisfied with their service, giving specifically instructions and follow up with any questions or informations. I would definitely recommend to rent this place!!
