They made the process as easy and efficient as possible by scheduling multiple property showings in one visit, which saved us a lot of time and effort. They also simplified the paperwork, so we didn’t have to spend an entire weekend stressing over forms. Overall, the experience was seamless and very helpful.

Experiencia negativa: I would HIGHLY recommend against renting from/working with Valley Property Management. In renting an apartment managed by them for three years, they made it clear that they are a poorly managed and unprofessional company. Here are some of the experiences my roommates and I had during our tenancy under them: Upon move in, we were told the apartment would be professionally cleaned. The bathroom was full of black mold, and the floors were so dirty my socks turned black on the bottom within one day of walking on them. The owner of valley property management entered our apartment with no prior notice, while no one was home. My roommate came back to find both of our doors wide open and someone who we did not know in our living space. Our hot water heater frequently stopped working and would need maintenance to come fix it. This happened once every month or two. No permanent fix was ever implemented. I was applying for a lease somewhere else that required Valley Property Management to fill out a form about my rental history. They did not, even after reminding them, and I was unable to finish applying for the lease. Upon move-out, we were told we would receive our security deposit return within 30 days. We did not. When we did receive it, we were charged extra for a missing cabinet door, that was missing and documented when we moved in. This further elongated the process of getting our security deposit back. These were only some of the examples of poor management and unprofessionalism that we experienced. DO NOT rent from this company, unless you want to experience the same. Edit in response: Maintenance was NOT called for when management entered. You sent out an email apologizing to us and the other tenants AFTER you entered all 4 units without prior notice. I replied to that email voicing our concerns. I have the email chain on record and can provide it if you would like. The place was not left a mess, all of our belongings were removed and the unit was cleaned before the end of our lease. We received our fully owed security deposit balance more towards 40 days after moveout because of your error. Honestly really embarrassing to accuse your tenants of things that were 100% the fault of the property management.

The house has become a wonderful, safe, and perfect home for me and my roommates. Had to add to this review - this is our first time renting a home, so that said we are often a little lost on the maintenance or what the house may need based on snow, rain, and general weather. They have gone above and beyond this winter for us. John one of the repairmen and someone who helps take care of the property has been really amazing. He has come in and checked on things when rain or snow is coming and it has taken so much pressure off of us. This kind of service is really amazing because we are four ladies in our 20s, and we don’t have a ton of experience regarding some of these matters. I hear a lot about flooding and issues coming up for people who rent with other students because we often have no idea. Valley Property has taken care of things and checked on things before an issue arises, and this has been really amazing for us considering we are college students. They really care and have shown us that over and over again throughout the last 6 months we have rented with them. Living on your own for the first time can be stressful for both our parents and renters and they really do such an amazing job. we appreciate you all so much! thank you.

The application process has been really smooth and simple thus far, and there is a great selection of houses available. Experiencia negativa: Basically have a monopoly of properties in Amherst so they can rent HORRIBLE quality housing for high rent. There was lacking communication and when we did receive maintenance and other information it was conveyed in a pretty rude way. Would recommend college students go through an individual landlord because I had a much better experience renting the two years I chose to do that. Edit in response to the reply I received: This was not completely accurate so it seems necessary to elaborate on the lack of communication issue so I’ll explain the situation. We had submitted a form provided by Valley Property Management on which the new tenants signed in agreement to take items/furniture that had been left there when we moved in. Without any communication from Valley Property Management a significant portion of our security deposit was talked from us even though we left it in MUCH better condition than when we first moved in. This was both unfair and, to my knowledge, not even legal. That was one instance of the lack of communication I mentioned above in addition to our concern about loud animals in our walls during our lease which was repetitively ignored. These things are to be expected to some extent when living in college housing but I have lived in three houses in Amherst and would suggest going through an individual landlord over this company.

Experiencia negativa: Literally if you can rent from anywhere else, do it. They are not responsive and really take advantage of the fact that students live in the area.

Experiencia negativa: Rented from them for a year. Felt the communication lacking on their part. Had to ask them for warning before maintenance would come to the house. When we asked for the warning, they responded in a passive aggressive manner that we found to be uncalled for. When it snowed, our driveway had not been plowed by 3pm and I emailed asking if they were coming as I had to work at 5. They responded with basically "we have a lot of houses we will get there when we get there." Most recently, we had a portion of our security deposit taken for a paint job in a bedroom. When we asked for confirmation as to what bedroom it was, and expressed concern that this was addressing damage to walls that was there BEFORE we moved in, our emails were ignored and we had to ask multiple times just to receive short and unhelpful responses. We waited weeks and tried multiple times to get an answer from them and all that we got was "it's a very busy time of year" and "there's no way to know." Very disappointed after having rented from them for a year, paying every month on time, being respectful of the property and neighborhood, and not being met with the curtesy of timely response or even a little effort on their part to help us out. It's a shame because they manage so many properties in the area, but if you have an opportunity to rent elsewhere, I would take it.
