Melanie helped me with all the information I needed with this transition in such a timely manner. I was so thankful for that. On top of moving to a great location in West Hartford in a very cool building!

Experiencia fantástica: Very attentive! Lived in my apartment with them for two years and it was great the whole time! When there were security concerns, Mod Equities took it upon themselves to install a new security system without asking us to pay any additional rent. Whenever we had an issue it was fixed within a day of our maintenance request. All in all I had a great experience living in their apartment and only moved because I was graduating! 10/10 would recommend!

Experiencia negativa: I lived at 100 Howe St for over two years, and I’m only writing this review now, after moving out, because I was genuinely afraid of retaliation while still living there. I want future tenants to know exactly what they’re getting into with MOD Equities (and their partners at Farnam Group). For most of my time, I actually felt grateful. Amado—the only truly decent person in the building—was always kind and helpful. Management kept my rent the same for my second year, and I trusted them. I genuinely thought I was in a safe space. But in the last six months, everything changed. I was promised—verbally and repeatedly, by Alyson Heimer (leasing manager at Farnam Group)—that my rent would stay at $1,350/month if I renewed for six more months, even though the lease said $1,450. I have contemporaneous notes and a paper trail showing this was the deal, and they honored it for more than a year before suddenly “reinterpreting” it. After my renewal, they gave me a partial rent credit for a few months, then completely ghosted me and refused to honor the rest—leaving me out $300 that was rightfully mine. When I brought this up, Alyson lied to my face, denied the agreement, and tried to gaslight me into thinking I “misremembered.” Instead of explaining, she and Eitan (MOD’s finance director) kept sending me in circles, then actually told me if I couldn’t afford the rent, I could just bring in a random roommate—into a studio apartment. As if that’s a normal or reasonable solution for someone already struggling. Then, when I pushed back about the missing rent credit, they tried to hit me with a $300 Wi-Fi charge—despite the fact that I never used their Wi-Fi, never signed up for it, and it was never in my lease. It felt like pure retaliation. Let’s be clear: I kept up my end of the bargain. I paid my rent, I documented everything, and I acted in good faith. They did not. They took advantage of the fact that I was a young, international tenant with no family in the country and no legal leverage. The moment it suited them, they rewrote history and left me hanging. If you’re considering renting from MOD Equities or Farnam Group, know this: any “deal” you make with them is only good until it’s convenient for them to break it, and don’t count on decency or follow-through. Expect to be stonewalled, lied to, and blamed for their own broken promises. The only person who ever treated me with basic respect was Amado—the rest will do whatever they want if it benefits them. Rent here at your own risk. And to Farnam/Mod: you know exactly what you did.

Experiencia negativa: These reviews must be fake, this company has the worst customer service I’ve ever experienced. Never answer the phone or email, not interested in fixing broken appliances, and charging incorrect rent. Awful.

Experiencia fantástica: I lived in 516 Orange St for about two years now… The place is situated in a beautiful neighbourhood and I enjoyed my stay there! Mod Equities managed the maintenance of the building and they were always very responsive and prompt in taking care of any of the problems in the apartment… A maintenance request placed in the tenants’ portal is usually addressed within 2-3 days depending on the situation… Eitan from the management was very helpful in communicating with the owners and sorting out any payment related issues

Experiencia fantástica: I was a tenant at 588 East St for 2 years. Rent was reasonable for the East Rock area. Eitan from the Finance department and Amado and Peter from the Maintenance department were very responsive and tried to resolve my issues ASAP.

Experiencia negativa: I lived in 575 Whitney Ave for a year. Apartments are new, beautiful but too noisy, our apartment had a crack on the ceiling and we could hear EVERYTHING from the neighbors. We brought it to ModRents attention several times, and not even a call or a proposed solution. We ended up moving out. Matt is great, who manages the building but ModRents office attention is non-existent, very hard to get in touch with them despite tens of calls. Also, several personal items were stolen from the basement of the building, where I had them stored because private storage was not available for months (it is available now). I reported it and not even a call back or an offer to compensate for what was stolen (gold clubs and other small items). There are cameras but apparently nothing was recorded. Summary, beautiful apartments but hard to get in touch with management. If you have any issues, my experience is that they don't respond unless you are able to talk to Matt, and he goes outside his duties and helps you.

Experiencia negativa: People are confused about what this management company’s job is. They seem to think it is their job to make repairs to the building, provide prompt and courteous service to their tenants, create a welcoming and well-functioning living environment - this is incorrect. Their job is to extract the maximum amount of rent for the building they have been contracted to manage - AS IS - and retain as much of that money for themselves as possible in the form of Fees. In that capacity, Mod Equities is a performer par excellence.

Experiencia negativa: For this price, DO NOT RECOMMEND. They regularly mark maintenance requests as "completed" without ever even checking them, and recently just blocked my account from submitting maintenance entirely. They also gave out more parking passes than there are actual spots in the building, so finding a spot to park at your own home can be a nightmare.

Experiencia negativa: This is an awful management company—work orders are not responded to on time if at all (there were two leaks in my bedroom ceiling for the last month I lived here and the dishwasher/plumbing was broken and no one responded to my work order regarding these issues). Nothing is up to code and the fire Marshall recently came by to shut things down until these issues were addressed. I was not told when prospective tenants were coming by to view my apartment. My parking spot (that I paid for) was regularly blocked in because management let too many cars then there was space for park here. I would strongly encourage you to speak with a current tenant if you’re thinking about living in a MOD building.

Experiencia negativa: Hands down the WORST EXPERIENCE I have ever had looking for an apartment. Garbage service. Completely disorganized - no internal communication between employees. Wasted my time and money. Don’t know why I had to fill out an application form, since I was asked (right before I am supposed to view a 2Br that they had already leased but failed to communicate to me) if I was looking for a 1Br. Literally filled out two applications (roommate and myself), had email and phone communications, and they had to ask me something as simple as if I was looking for a 1Br and had no idea which apartment I was going to view. I told them multiple times I had to drive 3hrs to new Haven so to let me know if things change. I receive a text prompting me to confirm I will be at my apartment showing at noon. 30 minutes later I get a call from the agent (after getting called by a separate agent who was not representing me) telling me the apartment was leased the week prior. WHY WAS I NEVWR TOLD THIS, WHY AM I RECEIVING TEXT UPDATES THAT ITS STILL AVAILABLE! I was 1.5 hrs down the road when they told me this. Their excuse was they don’t communicate internally - which is a weird and blatant issue to admit to - but clearly they all have access to my information because I was contacted by a separate agent.

Experiencia negativa: Truly the least professional management I’ve ever dealt with. They never answer their office phone and when they do I am never provided with answers, just promises that they will call me back once someone knows how to help (for things as simple as adding parking to a lease). I had similar experiences both my first and second year living here, where the only way I would receive any response from them is if I asked about breaking my lease (in which case they would email and call me repeatedly until I responded). I would never recommend anyone move into one of their properties and we suggest looking at other places throughout new haven with more professional and responsive staff. The ONLY positive aspect of my experience living in their properties is the maintenance staff. They are always professional, responsive, and kind. They do great work! Perhaps management could learn something from the maintenance side of the business and apply that to how they function and run their side. They could only improve given how they are now. Just terribly run and organized. Steer clear!

Experiencia negativa: MOD Equities offers apartments that are nice on the surface, but I had a really bad experience with management (literally someone else was living in my apartment on the day I moved in). I know other tenants in my building had a terrible experience too, because we bonded over it when we had to evacuate for a gas leak. I recommend doing due diligence before signing a lease at any of their properties, particularly the two apartment buildings on Whitney Ave. Talk to current tenants when you tour the property because many of these reviews are from employees of the company.

Experiencia fantástica: Mod Equities just took over managing our apartment complex and right away I saw things getting fixed that should have been fixed long ago. They take very good care of the grounds. We haven't had to use maintenance yet so can't speak of that but overall impression of Mod Equities so far has been super. I also highly recommend the apartments in West Hartford they manage as they are fabulous big apartments in a great neighborhood with an easy walk to many restaurants.

Experiencia negativa: (NOTE - Several of the reviews on this listing are false -- from colleagues or staff over the past couple years. ) I rented an office over the past few years in downtown new haven from MOD equities. The quality of service and lack of communication has only gotten worse during this time. Long story short - we were told that we'd be able to use the thermostat in our unit to control the heat and air. This was not true, it is actually not connected. Instead we had no control over the temperatures which ranged from 59 - 90 degrees. Many clients had stopped showing up because of this, and I was unable to have prospective clients meet there. There were constant leaks into our unit from the roof. They repeatedly said it was fixed, but it still leaks as of a few weeks ago whenI left. Due to these leaks, we had a computer which was dripped on, company policy postings water damaged, and VISIBLE mold growing in our unit. The mold was the last straw - Upon doing several air and surface swab tests, and seeing that they indeed grew mold, I immediately told my team to stop coming into the space. I've since moved our office to a nearby space downtown. They have not responded in months to the leaks, heat/air control, or mold growing in that unit. Additionally, we had a light fixture swing open and drop a large bulb to the ground right near one of my employees -- Fortunately, it missed her. However, its debris did shatter everywhere and was potentially very dangerous due to not only the glass, but the possible chemicals it released. The last item I'll leave in the review was that we were told they would have an exterminator call us due to a cockroach which fell from a hole in the ceiling tiles... They never had the exterminator call or show. I will say that the initial property manager was a pleasure to work with, and the second property manager seemed to try to help -- but it seems as though their hands are tied and way overwhelmed with what they can handle. I hope that the MOD Equities team in new haven is able to step up their game, communicate better with their tenants, and provide adequate office space to other businesses that approach them. Because our experience was downright terrible. The attached photos are some of the documentation from our experiences there.

Experiencia negativa: They bought the building I’ve lived at for 2.5 years this January and did extremely disruptive construction work while tenants were still living there. They had zero concern for the people still residing in the building. They are by far the worst management company I’ve ever rented from.

But the main reason I love MOD is for Mark!!! He is by far the easiest person to deal with. He gets things taken care of on no time and is always so calm. I hope these guys stick around because I honestly wouldn’t deal with anyone else. Thanks MOD!!!!!

Experiencia negativa: DO NOT RENT WITH THIS COMPANY. When I moved in, the apartment was a mess. Carpet had cat hair all over it and the appliances were very dirty. They sent maintenance to clean later. Now that I am moving out, I noticed that my lights weren't turning on. I submitted a maintenance request over 3 weeks ago and they came by to check it out. They said that the light switches dont have power running to them and that they would be by the next day to fix it. Still without power. I guess this is how they treat tenants who are moving out. I've called over 10 times and I've gotten the usual run-around about how they are sending someone to fix it. I've been getting ready in the dark since this has occurred. SAVE YOURSELF THE HASSLE. Price may be decent and they location desirable but it is not worth it. This current management team does not seem to care about their tenants.

Experiencia fantástica: I've never written a Google review (actually had to Google "how to", ha), but felt compelled to write this after a recent experience I had with my management company; Mod Equities. I have been renting my apartment (which is amazingly beautiful, btw) in the Wooster Square area with them for the past two years, and I can honestly say that, in all my years of renting, they are the ONLY management company I've ever had who truly listens to, and cares for (and about) their tenants!!!! The maintenance guys (June & D.J.) are incredible, and have always responded to any request I've ever had, immediately - even when that meant coming out at 7:30 pm on a Sunday evening when my heat was not working properly. ...and then there is Alexis, who is their property manager. She has always been a consummate professional in all of my dealings with her, but most recently, when I was experiencing a maintenance issue, she listened intently, and responded immediately in the most amazing way with a series of resolutions that were above and beyond anything I could have expected and dare hope for! It was also her idea to host several incredible events for all of her tenants recently, as a way of "giving back" and to allow us all to come together. As someone who has been renting apartments for over 20 years (and as a professional Event Planner), this is something I've never, ever experienced in my lifetime! I hope to have the opportunity to stay with Mod Equities as their tenant for many years to come, and can't thank them enough for being a truly wonderful, supportive, kind and caring company!
