Experiencia negativa: Find somewhere else to live if this company is managing the property. They effectively stole $600 dollars from me after making me pay last months rent when I was required to pay first and last, plus deposit before moving in. I was also denied my deposit and instead given a bill for several hundred more dollars. This is after years of having maintenance requests ignored. Staff is also rude, passive aggressive, and generally unhelpful.
CoCo Knut, the condition you left the home was not worthy of any security deposit. All sorts of trash left throughout the home. Dog feces in the carpeting. The environment you and your family lived in was terrible. It’s unfortunate your child is exposed to this filth. Stole $600…You brought in two unauthorized dogs so $600 was for the 2 dogs.

Experiencia negativa: Scam company. They're only trying to collect money on application fees.. turning away truly qualified people for no reason. As if they don't want to actually rent their properties. P.s. the exhaust in the bathroom didn't work
Nathaniel, we are truly sorry you feel that way, but in no way are we a scam company and we were following our policies and procedures for our rentals and we were unable to verify one of responsibilities for our applicants in regards to your application and unfortunately we were not able to approve it. We wish your outcome was different and apologize for any inconvenience that may have caused you. We pride ourselves in being as thorough as possible because ultimately we need to protect our owners investments.
Experiencia negativa: Wife and I were forced out of our old rental due to a poor roommate situation so we started looking for a new rental. We found these guys and all was well in the beginning and through the stay. They fixed stuff when it broke and did everything they were supposed to do. The house itself was dirty when we first moved in. Cigarettes smell and when I cleaned the countertop and cabinets, nothing but yellow came up. Same way with the windows. I assume the walls weren’t like that as it was a landlord special and painted over the cigarette smoke/residue. I could always smell cigarette when I came home and walked in. No matter what smell good stuff we had. Same thing with the older two air conditioners that they didn’t replace. I had to clean them as they left them dirty for us. And of course they had the audacity to take all of our deposits after they gave us a letter saying we would get $20 back from our $1100 deposit. Once they processed they move out they took that extra $20 for themselves. Also said in the lease we didn’t need to touch up the paint or fill holes in the wall but that section alone was $160. When we moved in we noticed the fence was falling down and was letting in stray dogs into the yard. I tore the fence down and stood it right back up and made it sturdier than it has ever been. We also noticed the lease said nothing about the dishwasher so I took it Upon myself to get that replaced and bought a new $400 dishwasher for a rental property. Knew I should have taken it back. Another things is when we went to move out They make you add up your own prorated rent then get mad when you don't send them the correct amount. Anyway. Just look at the old pictures and the ones you take with my updates and make more from the next tenant. You’re welcome capital real estate. Glad we never have to go through a garbage company like you guys ever again.
At Capital Real Estate, we take all feedback seriously, as we understand that unexpected outcomes can evoke strong emotions. However, it is important to address the facts with full transparency:
During the tenant’s stay, there were only four work orders submitted, and the move-in checklist, signed on January 20, 2024, noted just two items of concern. There is no record of work orders related to the dishwasher, dirty air conditioning, smoke odor, or a damaged fence.
Per the lease agreement, the dishwasher is specifically addressed, and prorated rent is calculated based on the date keys are returned—not the tenant’s stated date. The monthly rent was $850, with an $800 security deposit along with a $300 non-refundable pet deposit. The lease also clearly outlines the process for submitting work orders and that no repairs are authorized. We specify no touch-up painting is allowed due to quality and color-matching issues. Additionally, when damage such as dog scratches occurs, appropriate painting charges are applied.
Unfortunately, the home was not returned in the condition it was provided. Upon move-out, the fence remained broken, trash was left in the backyard and garage, and a large birdcage was abandoned.

Experiencia fantástica: Connie and Jeanette have been so wonderful to work with on a rental home. We lived in a rental they managed for 5 years and we don’t have one bad experience to share. They always handled any issue we had in a timely manner. We just purchased our own home and moved out of the rental, and they made that process so easy! Experiencia negativa: Do not use this awful company we moved into a rental they had available and it was a nightmare start to finish the plumbing was first and the carpets smelled awful and they noted they were bad before we moved out they are trying to charge 5 grand lol after taking my deposit . Worst company ever do not use!!!

Experiencia negativa: This place started off professionally when I inquired about the property, but their professionalism vanished after I signed the lease. My first issue arose when I first entered the property after signing the lease. I could smell nicotine before I ever entered the property. As soon as I walked in it was unbearable. I could barely breathe because of how strong the smoke smell was. It’s bazaar because when I toured the property during the open house there was no presence of a nicotine smell at all. I immediately purchased commercial grade deodorizer. It barely worked for a few minutes. This was an ongoing issue that I dealt with for a whole year. The nicotine issue was so bad that the countertops, tub, and toilets were stained yellow. After continuous cleaning the yellow lifted and returned to natural color. Also the air filter was never changed. Filthy and gunky when I first replaced it on the second day of living here. It is a requirement to replace air filter before the final walk through. Another issue I encountered was pet-sitting for my sister. Despite the dog being outside, they swiftly served me an eviction notice, insisting I pay a $300 pet deposit and remove the dog. Their response was far from understanding. I decided not to renew my lease after this incident. During my walk-through with Connie, she arrived early and entered my residence despite my unpreparedness. While inspecting, she praised the cleanliness and move-in readiness of the property. However, she falsely claimed it would take 45 days to process my deposit return. It's now October 24th, and my deposit still hasn't been returned, despite multiple attempts to contact them. When I visited the office, I encountered an unhelpful older lady with a short temper and received a message from Connie requesting a waste management receipt for items already scheduled for pickup. After providing the requested information, I was charged a $125 cleaning fee, despite Connie's earlier acknowledgment of the property's cleanliness. In summary, my experience with this company has been unprofessional and frustrating. I strongly advise against doing business with them.
Megan, as the owner of the company I take great pride providing the best property management service for our owners who have entrusted us to maintain and sustain their home. We ensure tenants are protected but also adhere to the Oklahoma Landlord Tenant Act.
In conclusion, we show that your deposit was refunded to you on 10-23-23. There had not been a work order submitted for the nicotine odor or staining during your time at the home. You mention eviction notice for pet-sitting, whether inside or out it is a violation and more likely than not was posted as a violation, not an eviction as you contradicted in your next statement of "my decision to not renew my lease".
False statement with claiming cleanliness. Final walk-thru you were still moving out as Connie had to start on the other end of the home. She may have complimented your effort thus far, but trash and debris were left at the curb when there was no scheduled trash pick-up that week and professional make ready deep cleaning was required. The terms of your lease state you are to return the home to the same condition in which you received it.

Experiencia negativa: No thanks. Don't ever use then to rent your properties or to rent from. They do not do as they said they would. Zero maintenance was ever completed or done when asked. They don't return emails or physical mail. They never answer the phones and they steal money
The property managements position is to sustain, maintain the owner's investment, their home. Many times, things will go well between all parties, and we can address the tenants needs within reason. This wasn’t the case for this tenant as the owner brought forth many challenges and difficulties to authorize scheduled maintenance of his home. As the owner of Capital Real Estate, we mutually agreed to terminate our agreement with the owner. The owner took over the responsibility and we had provided the tenant the unfortunate news that we wouldn’t be their direct contact for repairs to the home.

Experiencia negativa: This has to be the worst landlord company you can have. Their property manager, Connie Downs, can’t even fix her contact information after being told many times, over many months, that she has my number on her notices versus hers. At all times, day and night, I get calls and texts from frustrated tenants with serious problems with their homes. Broken water pipes, leaks, blown toilet seals, no working toilets, even false eviction notices. They all sound the same—tired of not getting help. Again, I’ve told her multiple times, and the calls just keep coming. Instead of fixing the issue, and helping her tenants, she simply ignores me too now. She obviously doesn’t care about tenants. Ironically I also manage properties it isn’t that hard.
I've spoken to KM T and corrected the issue with numbers that were transposed causing him duress. Months have passed to ensure he was satisfied with the efforts of informing the tenants to not call his number.
His review is an outside perspective of the real estate brokerage and property management company and the staff which he has personally named here.
As the owner I take pride in addressing concerns head on, learning and growing from it. I mentioned to Mr. KM T that a 1 star is warranted due to the personal duress and stress my company had caused him.
Yet, personally naming staff members and believing the tenant complaints i.e. false eviction notices.. those are pay or quit notices to pay their rent. Well, this comes off as petty and tantrum worthy.

Our homeowners retain our services to manage their assets. We ensure strict adherence to the lease agreement and the Oklahoma Landlord Tenant Act is enforced. From the occupancy screening, collecting rents, timely coordinated maintenance, etc. When the home isn’t returned to the same broom swept condition it was provided there will be retention of the tenant's security deposit to clean what was required to bring to a move in condition. If any money is left it is refunded and if not, the rest will be elevated to collections if required.

Experiencia negativa: Rented a house for a year in 2019. Everything was amicable when we left. Just learned today they charged me $1800 for "cleaning and damage" though there was none. They didn't try to send a bill, they sent it straight to a collection company. If I could I would give them 0 stars.
Hello Vincent, I am not seeing you as a past tenant. Are you writing this review on behalf of someone else? If it is in collections, it is more likely than not a legitimate charge as a result of not communicating and being in direct violation to the terms of your lease.

Tenant who had a bad experience not paying his rent on time. Still out there complaining. Look at the recent McDonald's and Long John Silver's 1 star reviews. Let the record show he is a complainer.
