Experiencia fantástica: On a snowy and cold afternoon four weeks ago, my wife and I made one of our biggest dreams come true by becoming homeowners. Being a first time home-buyer came with a lot of questions that started before the process even began. However, one question we did not have was who would be our realtor. It was Adam Feldman. In 2019, Adam, who was property manager at the time, showed my wife and I our very first apartment in the Montpelier area. Throughout his tenure as our property manager, Adam was always quick to respond and deal with issues, as well as being an all-around good guy. When Adam informed us he was becoming a realtor at Greenlight it was bittersweet, we were sad to see him go, but knew we had a great realtor waiting for us when we were ready. Six years after moving into our apartment, my wife and I were finally ready and reached out to Adam. Within a very short amount of time we were communicating with Adam, discussing our house search “guidelines”, as well as what we needed to do to get the home-buying process started. Once ready, we were viewing the houses we asked Adam about in a very short amount of time. The second house we viewed ended up being the one we now call home. I truly believe a large reason why we were able to obtain and execute the contract was due to Adam’s personability, way-of-communication, and relationships with other realtors in the Montpelier/Barre/Central VT area. Adam was very helpful answering questions we had as well as guiding us through the process. Within a day and a half of the close of bidding, we were informed the buyer chose us. Throughout the remainder of the process Adam was there to answer any questions for us we needed! If you are looking for a Realtor and Realty Company, I can not recommend Adam Feldman and Greenlight Realty enough! We would go weeks with no word from her. She rarely answered emails, and when she did they were vague and sometimes confusing. We did not feel valued or cared for through this already stressful situation. I am giving 2 stars because I did feel heard by others in the Montpelier office when I called Green Light Real Estate.

At his initial walk through, he listened and took notes, and reserved any price estimates until he was able to review comparable units. We had a call with Ray where he walked us through his value assessment. He shared the criteria he used and showed us the comparable homes on the market. He helped us understand market factors that were driving prices. When we listed his marketing team shared the listing and open house on their social media. They also gave us pictures and language to share on our media and FPF. When the offers came in, Ray helped us understand what the process would look like moving forward. He helped us through negotiations and closing. Ray said selling a house can be stressful but it was very easy, transparent, and clear. We were really happy with the entire process.

Experiencia negativa: Bailey Kuban put nightmare tenants into my home under the supervision of Ray Mikus. The tenants first attempted to shake us down for three months of free rent, then when told they were legally obligated to pay independently decided that they will pay late every month for the duration of their lease. Bailey stated that she had fully vetted these tenants and that they had more than enough funds to pay rent plus utilities on our home for a year and I foolishly trusted her. In addition to not paying their rent, these tenants leave garbage all over the front of our property, the yard, the porch, the driveway--everywhere. Bailey told me that she had placed "hundreds" of tenants into rental properties with 100% success rate and zero issues. Now that she has put nightmare tenants in our home she states "this has never happened before." She seems to be living in some sort of alternate reality in which all of this is OK and has taken no responsibility for putting my family's home and our finances in danger. It has been an absolute nightmare. Avoid at all costs.

Experiencia negativa: On May 22, Zillow connected us with Jacob Davignon. After several great correspondences JACOB decided on the best date and time to coordinate a walk through of a listed property (cash buyers here). We planned a weekend trip 9 days in advance, from out of State, to see this property with Jake. We also planned our daily activities around his scheduling, and then he BLEW US OFF. He stated that he would not be able to show us the property due to being held up at an inspection and provide no resolution, no other agent, just went radio silent. I would not ever recommend Green Light Realty based on Jacobs actions, we were extremely disappointed.

Experiencia fantástica: I've worked with Ray Mikus on three real estate transactions in seven years as both a buyer and a seller. He is professional and personable, but one of his greatest skills is his "can-do" attitude and his willingness to tackle any hurdle, and he knows who to call when extra help is needed to overcome a potential problem. I appreciated his attention to detail and his commitment to keeping me informed through the process. It is fun to go through the real estate process with someone who enjoys his job and is so competent at it.

Experiencia negativa: We sold our house through Kate and Mattie at Green Light this summer/fall and although the sale went through in the end, our experience wasn't super positive. Kate and Mattie came out twice for initial visits and to talk price and selling strategy. Our home and property were a bit unconventional and we emphasized on several occasions that since the house had once been a mobile home (now completely renovated and with a huge addition put on) that financing options for a prospective buyer would be limited. They assured us they understood. The next step was the photo shoot and this went really well. The photographer was really professional and took amazing pictures. We really appreciated this aspect! The first negative experience came on the day the listing launched on Zillow and MLS. Kate wrote the ad and posted it without having us read it first and there were numerous serious inaccuracies in the listing. Most egregious was that she listed the house as 600 sq. ft. when in fact it's 1200 sq. ft.! She fixed it later that day, but over there had already been 1000 views and that intital debut is really important in a tight market. After 9 or 10 days we had an offer which we accepted and we were told everything was all in place and all we had to do was wait. A month passed with almost no communication and we started to get a bit anxious. When we asked if everything was still a go, we were assured that everything was still good. Another two weeks passed and when we checked in again we were told that the buyers lost their financing due to the house originally being a mobile home and that they had sent a letter of cancelation! Exactly what we had warned against. Luckily, the buyers agent worked with the sellers and convinced them to seek alternate financing and eventually they got a loan. The whole process caused us much anxiety and stress at a time that was already very stressful. Overall, Green Light did sell our home and property and did so just a few thousand dollars under our asking price. However, the process was really stressful and there was a real lack of consistent communication and due diligence. We know our property wasn't a giant sale, but we expected better from a local company.
