Experiencia negativa: worst property management ever!! julie sun was rude and unprofessional the whole time we were signing the lease. tried to make me pay for my documented ESA. her business partner shi cao is even more disrespectful and is the worst landlord i’ve ever had. we’ve had multiple times where he has walked in the house without notice. he refuses to fix any issues in the house unless you pay him a ridiculous amount. STAY AWAY!! UPDATE: after moving out we were charged for all the damages that we had documented in our inventory and conditions from at the beginning of our lease. A few of the charges included: $75 for a single toilet seat screw, $25 per fan in the house because of dust, $60 for oil on the garage floor, $30 for scuffs in the paint in the closet. ALL OF THIS WAS DOCUMENTED WITH TIMESTAMPED PICTURES! The landlord refused to send me the full deposit and told us to take him to court for the money!!

Experiencia negativa: We were going to lease a house through them but I'm happy it fell through. They said our dog was too big AFTER we paid the application fees and sent in the applications (nothing on the home listing said small dogs only, nor did they ask about his size before hand) and then they refused to refund our fees even though they didn't even run our credit or backgrounds which is what we were told the fees were for. I will never use this company again. $232 down the drain.

Experiencia negativa: We had a property through Julie Sun and it was the worst experience I’ve had by far. Shi Cao is our landlord and is disrespectful of his tenants and the property. He walks in without permission or a notice and we had to request for deadbolts put in on our doors even though it’s required by Texas Law. He’ll cut corners just to save some money. He verified with me that he cleaned his properties before we moved in and in fact did not. After we asked him again to please clean the housing he told us he didn’t have to. We had to badger him to have someone come out to “clean” the property after we had already settled in. It’s ridiculous. He finds the cheapest services to come fix your problems and they never get fixed. Also on the photo they advertise they have a picture of a pool and after calling it was confirmed there is no pool. So false advertising in its laziest form.

Experiencia negativa: I had the unfortunate experience of having Julie Sun as my property manager. Not only is she very unapproachable but was always unprofessional when she needed to be contacted about regular house issues. If you can avoid working with her it would save you so much stress and confusion.

Experiencia negativa: Julie Sun was the property manager for the first house I rented after graduating and moving to college station. It was only after i had rented property at several other places and bought my own house that i realized just how unprofessional she was. She is not only rude in her everday correspondences but also overcharged from our security deposit hundreds of dollars for everyday wear or damages that simply werent there. Have never had anything close to such a bad experience in several rental properties since. Renters and buyers STAY AWAY.
